autumn is one of the most spectacular seasons for colour with hot reds, orange, yellow, blue and shades of pink to brighten our gardens.
With spectacular bon voyage celebrations from Southampton, Britannia will set off in March 2015 on its maiden voyage and will then sail to Spain, Italy & France. It is still over six months away from setting sail but the voyage has already sold out. The ship will be the third connected with P&O Cruises that is to be named Britannia. The first entered service in 1835 for the General Steam Navigation Company; the second entered service in 1887 and was one of four ordered to mark the Golden Jubilee of both Queen Victoria and P&O itself.

This mega-ship stretches to 330 metres, holds up to 3647 passengers, 1837 cabins and will feature more single cabins than any other ship. Wildlife Watch in your garden - Butterflies
L
ate August and early September is a good time to see butterflies in your garden. We had some extremely good sightings in early spring, but the main influx of summer butterflies seem to be very slow in coming, and might find food scarce after the early flowering of most garden flowers. Our buddleias have finished flowering before the main crop of butterflies have arrived. Peacock, small tortoishell, red admiral, comma are all common garden species and if you live near the canal or meadow you might see the smaller gatekeeper, small copper, speckled wood and even common blue. This year we’ve had more bright yellow brimstone butterflies than usual, and this species now seems to be well established all over the county. Several friends have recently reported seeing both clouded yellow and painted lady butterflies. These colourful migrant butterflies from the Mediterranean and North Africa respectively appear in small numbers most years, with occasional eruptions in others. 2009 was the most spectacular recent year for painted ladies with tens of millions appearing over the UK. A few weeks ago I saw hundreds of large white butterflies fluttering over the Gowy meadows, and they had emerged on the same warm summer morning as hundreds of meadow brown and gatekeepers. gatekeepers can be identified from their small size, orangy/brown colour and two prominent white pupiled eye spots, whilst small coppers have a number of small black spots on their copper coloured wings. One of the latest summer butterflies to appear is the ragged outlined, orange coloured, comma, which feeds on fermenting fruit in gardens or along the hedgerows. Peacock

Rainbow Colours in September - Autumn gardening autumn is one of the most spectacular seasons for colour with hot Early reds, orange, yellow, blue and shades of pink to brighten our gardens. Top of the list of flowers are Dahlias, if you can keep the slugs at bay. They are superb for giving flamboyant flower shapes and colours and range from tall (2m ) to small (50cm) so there is one for all situations. They need a sunny place and moist but well drained soil so heavy clay and dry soils are out with loamy soils preferred. They grow from tubers which should be lifted in late autumn and the foliage cut off then stored in a cool dry place over winter. A less well known plant for sunny positions are Caryopteris clandonensis – a small delicate shrub (1m tall) that will thrive in sunny well drained soil. Sandy soils are ideal but avoid heavy clay. They have small grey green leaves and clusters of light blue flowers in September. Another favourite are the Asters with many daisy flowers in shades of pink and lilac. The classic Aster Frikartii Monch has the lilac flowers over a period of weeks. Well drained but moist soil and sunny place is best for these perennials. Start harvesting apples and pears. Apples are ready when you lift the apple gently and the stalk breaks off easily. If you have to tug at the apple, it is not ripe and should be left on the tree. You can sow seeds of winter lettuce, lambs lettuce, land cress, rocket and spinach in early September for harvesting in winter and spring although the winter lettuce is not ready to eat until spring. Cover with a cloche or fleece in cold weather. Lawns can be scarified in September which will remove mounds of moss and dead leaves – it’s amazing how much comes out! Then re-seed bare areas or patch with turf. If you would like to visit gardens for ideas, I suggest you look out for gardens open under the National Gardens Scheme where all proceeds go to charities including Marie Cure Cancer Care and Macmillan Cancer Support. Mount Pleasant Gardens at Kelsall are always worth visiting with formal and informal areas packed with a huge range of plants, trees, shrubs and ponds. Paths ramble down the terraces with sculptures set in the landscape. It is open on 6th and 7th September. Prune apple and pear trees before March. You can also prune other deciduous shrubs in winter but remember to leave Forsythia and Ribes (flowering currant) until after they have flowered in early spring. TATTENHALL CROQUET CLUB
The Tattenhall Croquet Club is going from strength to strength. They recently took part in the North West Croquet Competition at Southport where clubs from the region compete in a 2 day tournament. Tattenhall, although a relatively new club, acquitted themselves very well and won a number of their games We are a small and friendly club playing at Tattenhall Recreation Club with outstanding facilities and are able to accommodate more players. If you would like to come along and have a go, we play each Tuesday 2-4pm and Thursday 6-8pm. There are always experienced players there to help and advise. We are currently in the process of creating a new match standard lawn adjacent to the club house and hope to have it ready to play for next season. Our next challenge will be a friendly match with Tattenhall Cricket Club in early September followed by a return match with Craig-y-Don at the Recreation Club in Tattenhall. The Risks Associated with Making a Lifetime Gift of your Property – Part 1 It is fair to say that for most of the home owning population, the property is the greatest asset, and, the desire to pass the property (or the value in their property) on death to children is paramount. (' #% ',0'#0! 0 & #"&0 #(' With people generally living longer it seems that a rising number of people will require ''#%" , & 0' 0 (' #% ',0'#0! care home care in later life. It is, therefore, hardly surprising that people are becoming increasingly concerned about how they will fund their care, and whether they can take steps now to protect the value in the family home. Here, in the first of a two part instalment looking at the options available to homeowners, Lynette Viney-Passig a Solicitor & Director at Swayne Johnson Solicitors discusses the risks associated with making a lifetime gift of your property.

your children were to divorce or become bankrupt. 3.Tax Implications If your children already owned their own property, they would be unable to claim sole residence relief, and therefore may be liable to Capital Gains Tax in the event the property was to gain
a Lifetime Gift without any agreement to protect your right to remain living in property. Even if you were willing to accept these risks, a Lifetime Gift of your property does not guarantee you will avoid paying care home fees in the future. As a result of statutory anti-avoidance measures in place, your Local authority may seek to have the value of your property added back into your assets if they are required to fund your care, and believe you made the gift to avoid care home fees. There is no set time frame for your Local Authority to make a claim for deprivation of assets, and you will be required to evidence that
Concerns over funding care home care are leading to an increase in the number of people considering the option of making a lifetime gift of their property to their children. However, few people considering this step are actually aware of the associated risks: 1.Releasing Capital Your property is a valuable asset and you may need to use the capital for your own benefit at some stage in future. Once you have made a Lifetime Gift of your property, you will be unable to release capital from it should you need to do so. 2.Risk of Divorce and/or Bankruptcy When considering a Lifetime Gift of your property to your children you should consider that your property will be counted amongst their assets in the event

Furthermore, Inheritance Tax may also be payable if you do not survive seven years from the date of the gift, especially if you were to continue living in the property, as this would be a gift with reservation. 4. Night Sky in September 2014 Last month on the 12th August the Perseid meteor shower reached its maximum intensity. This is one of the best meteor showers of the year. So, a group of us went on a meteor watch from a back garden in Saighton. Over a period of about one hour from 10 to 11 o’clock we saw about 12 meteors despite the poor viewing conditions of intermittent cloud and the glare of the nearly full moon. Some of these shooting stars were very bright, appropriately known as “fireballs”. As a bonus the International Space Station made its appearance as a very bright star crossing the sky around 10.20 pm, before going into eclipse as it approached the moon’s position. The next opportunity to guarantee seeing meteors will be on December 13th when the Geminid shower reaches its maximum. This month Venus remains a brilliant object low in the eastern sky before dawn, but will be too close to the sun to be visible by the end of the month. Mars is low in the south-west after sunset. On the 27th September it will be 3 degrees north (or about 6 moon widths) of the reddish star Antares, the brightest star in Scorpio. This will be a good opportunity to compare the redness of Mars with the redness of Antares, so named by the ancient Greeks because it was the “Rival of Mars”: Ant-Ares. On September 29th the waxing crescent moon will be about 5 degrees north of Mars. Jupiter is a morning star and rises at around 2 am by the end of the month. It is in the constellation of Cancer and completely dominates a rather barren patch of sky. Saturn is getting more difficult to spot low in the twilight evening sky. The waxing crescent moon will be slightly west of Saturn on September 27th. Geoff Chamberlain

Last month I mentioned that we have a new little brochure â&#x20AC;&#x201C; Additions to the Good Fencing Guide Range, which includes some of the new products we have developed over the last few years, and some new ones too, all gathered together in one cover. Now seems a good opportunity to follow up by telling you about one of the new products in there that may be of interest to you. We have previously made our wheelie bin store in response to pleas from customers, who wanted to hide their not very pretty and growing numbers of household rubbish and recycling bins. When we did this a few years ago we came up with a smart and strong unit made from our lovely Jakcured timber, so that it would blend in beautifully with the other Jacksons products in the garden, like the fencing and decking. You would think, job done, but no! A flaw in our cunning plan was soon revealed when council after council â&#x20AC;&#x153;re-thoughtâ&#x20AC;? their refuse schemes and started to introduce separate containers for paper, garden waste and cardboard, and another for plastics and hey-ho, what about food waste? We can collect that too, in handy mini bins. After carrying out a bit of research it was soon obvious that no one council had the same sort of bins, let alone the same number and type - â&#x20AC;&#x2DC;Quel horror!â&#x20AC;&#x2122;

It soon became apparent that weâ&#x20AC;&#x2122;d better do something to combat this bin epidemic. Aware that we have our standard bin store that houses two good, sized wheelie bins, we thought the
simplest solution was to offer an additional unit that can be added to it, to make a triple, or quadruple (Not sure that sounds quite right, maybe a four unit?), or however many you want. This means that customers who have already got a double bin store, but now need more capacity neednâ&#x20AC;&#x2122;t leave their bins out in the cold. The new additional units have optional slatted shelves and a cabin hook that can be added to keep the lid in an up right position too. It is the smallest car Ford makes with the biggest heart and reaches 62mph in only 6.9 seconds. OODLES OF POWER ~ But because Ford has fitted its extremely popular 1.6 EcoBoost petrol engine in it, you can still expect 179bhp of power, 290Nm of torque, emissions of only 138g/km and an average fuel figure of 47.9mpg. IT REACHES 139MPH ~ It really is a little stunner to pilot, and although under four metres long, it boasts a top speed nudging 140mph. So no wonder it is double the the cost of the 59bhp Fiesta entry model that costs £9,995. SECRET ‘OVERBOOST’ ~ Fiesta’s claimed 0-62mph time is only 0.2sec and 0.1sec shy of the Clio 200 Turbo and 208 GTI respectively. But Fiesta can run on overboost to 197bhp – which is why it’s marketed as having that much in the US. In the UK, Ford isn’t allowed to advertise this ‘temporary’ output as the headline number. THIS ONE’S ‘QUICKER’ ~ Comparison figures apart there is quick and quicker. Fiesta ST-3 feels just the ‘right’ sort of quick. It’s rapid enough for you to thrill at the thud in your back as you accelerate, but not so fast to frighten the life out of you! A SOUND SYMPOSER ~ The Fiesta is pretty much spot on in its performance. So, too, is its even, steady power delivery, backed aurally by a sound symposer. There is very little evidence of turbo lag – just a smooth, even, linear amount of power, as you’d expect from a car that has a moderate specific output and revs to only 6,500rpm. SLICK SIX-SPEEDER ~ That engine drives the front wheels through one of the better manual gearboxes around. There’s only the merest hint of baulk or bump between ratios on the slick six-speeder. WHAT IS INCLUDED? ~ Now fitted with all the kit you could possibly want, the Fiesta ST-3 is relatively great value for money. Included in your £19,250 is a whole host of goodies including 17-inch ST alloys, ST design full bodystyling kit, leather trimmed ST steering wheel and gearknob, chrome dual exhausts, Recaro heated sports seats, Ford’s key-free entry and auto lighrts plus wipers. OUTPERFORMS OTHERS ~ It is arguably better value and more engaging to drive than its competition, with that eager engine and superb handling that are the makings of an outstanding hot hatch. No wonder Ford’s sold 20 per cent more STs than it forecast. AND IT IS CHEAPER ~ The Ford Fiesta ST has always been about giving more for less, with knockout performance at a knockdown price. And now this range-topping ST-3 model is packed with more kit but is still cheaper than the Peugeot 208 GTi and Renaultsport Clio, the motoring world is its oyster. HAS SPORTS SUSPENSION ~ There’s no escaping the overly firm ride, and around town the car can feel stiff, but that’s compensated for by faultless handling and body control. If you prefer a softer set-up with similar punch, pluimp for the standard Fiesta with a 138bhp version of the 1.0-litre EcoBoost. ROOM IN THE REAR ~ You can squeeze three adults into the back, just, but the 290-litre boot isn’t as accommodating as the Clio’s. However, such minor flaws are hardly deal-breakers and the new flagship ST-3 builds on Ford’s reputation for producing outstanding-value hot hatches. ANY BAD POINTS? ~ Well not anymore, it seems. A slight niggle has always been about standard kit – or lack of it. Customers have complained, too, hence why Ford has introduced the fully loaded ST-3. If you feel the price is right, then this car is right for you. 34

S we enter the third trading quarter, Somerville’s Estate Agents have issued a housing market comment on the year so far and predictions for the autumn and winter periods. Directors, Richard Wheeler and Annie Somerville report a very busy spring and summer with high levels of sales activity in key areas and districts of Chester. Annie Somerville says “The year so far has been better than we expected and we have seen many properties selling for asking price or above, particularly in the sub £250,000 price range. Hoole, Upton, Vicars Cross, Handbridge and Curzon Park have remained strong in terms of buyer demand and the villages to the east of the city have been popular particularly with families.”
QUALITY The mortgage market review in April of this year has introduced a number of changes to lending criteria with buyers now having to undergo a ‘financial stress test’ to ensure they can cope with higher monthly mortgage payments when interest rates rise and this has affected a small percentage of buyers particularly at the lower end. The time taken
to process a mortgage from application to offer has increased on average by 2-3 weeks causing some property chains to stall and many sellers to become frustrated with delays. “With higher priced properties,” Richard Wheeler says, “the speed of sale and house price growth had been a little slower but this is largely down to other factors such as Stamp Duty Tax, fewer available homes and greater susceptibility to financial changes by those with high value mortgages.” He adds “As a general rule though, the best quality properties in any price range will always do well and if sellers want to achieve high prices, it is essential that they concentrate on the presentation of their home.”
STEADY So what does the rest of the year hold? Both Annie and Richard believe that the market will remain steady for the remainder of 2014 and into early 2015. The threat of rising interest rates has cooled the market slightly and cautious lending from banks and building societies will not support sharply rising prices. Richard adds, “I hope the attempts by Mark Carney, Governor of the Bank of England and George Osborne, Chancellor of the Exchequer, to throw water on an overheated London market will not have an adverse effect on other areas of the country, but time will tell!”

It is still over six months away from setting sail but the voyage has already sold out. The ship will be the third connected with P&O Cruises that is to be named Britannia. The first entered service in 1835 for the General Steam Navigation Company; the second entered service in 1887 and was one of four ordered to mark the Golden Jubilee of both Queen Victoria and P&O itself. This mega-ship stretches to 330 metres, holds up to 3647 passengers, 1837 cabins and will feature more single cabins than any other ship. Britannia will have 13 bars, and 13 restaurants and cafes – the appeal for many passengers maybe the chance to improve their own cooking skills with the help from a celebrity chef. The Cookery Club will be run in conjunction with top TV chef James Martin and will give holidaymakers the opportunity to learn from a man who has become one of the most familiar faces in British cuisine. A stateof-the-art kitchen, with 24 preparation stations, will be the venue for lessons and demonstrations.

The ship will also have a dedicated children’s club for two to 17year-olds, with an area for teens. wo weeks I tell you! Two whole weeks! I suppose there are worse things to put up with but two weeks is a bit much don’t you think? AND they’re coming again in October for the same length of time. It really isn’t fair on me at my age, inflicting me with house guests who disturb all my routines and pinch my favourite spot on the sofa. Now, I’m used to Sam getting up early and at the same time I’ll go and see that Him and Her-indoors are alright then go back to bed until a more respectable time to get up, you know, when I hear the kids going to school. But now what do I get but the two Pug dogs rushing upstairs when they’re let out of the kitchen where they sleep. They can’t just give me a friendly smell can they? No it’s the full lot, slobber, nipped ears and trod

all over. Then there’s their behaviour at meal times. I’ve always been a slow eater, most un-dog like I suppose, whilst Sam is dedicated to speed eating. But, he knows not to come near my plate until I walk away from it. Then he’s welcome to clean it until it shines. So what do those flipping Pugs do? One, usually Edward, will walk under me and while I’m distracted by this, Belle nips in and nicks a mouthful. I suppose I should admire such deviousness, once is ok but then it just gets tedious, but I still fall for it. I’ve warned them off with my best, most fierce growl, but they take no notice. I tell you the kids of today have no respect for us older ones. Him-indoors tells me that a bloke called Socrates was saying the same thing over two thousand years ago, roughly about the same time Pug dogs came into existence. Makes you wonder who he was talking about really doesn’t it?

New Kitchen Completed
The brand new kitchen is now completed. It has an excellent cooker, boiling water tap and many other features. We will be celebrating the opening of the new kitchen at the next function, which is the quiz on 5th September.

JOIN US FOR A NIGHT AT THE OPE-REU On Saturday 6th September, a unique operatic event will take place at the All Saints Centre in Hoole. The charity fundraiser for Reuben’s Retreat will play host to some wonderful voices in a night of Opera. Local musicians Michael Smythe (Baritone) and John Shirley (Piano) will be joined by renowned soprano Katherine Moore and will treat guests to popular classical songs whilst they enjoy a three-course meal supplied by Neverleeve Events. A silent auction will also take place with some great prizes up for grabs. The event aims to raise much needed funds for leading northwest charity Reuben’s Retreat. Reuben’s Retreat was launched in memory of Reuben Michael Graham who tragically passed away aged just 23 months old. Reuben had suffered with a very rare brain tumour which presented few symptoms and he sadly died in his mother’s arms just over a week after his diagnosis on 21st August 2012. His parents Nicola and Michael Graham vowed that his death would not be in vain and while he was poorly had already began to create the concept of helping other parents like them. Reuben’s Retreat will be a place where families with children with life-limiting or terminal illnesses can go to relax, recharge and create memories. The Retreat is situated within the rolling hills of the Peak District and will reach out to families all over the north west and beyond. Nicola Graham comments: ‘We recently smashed our first £1million target but that was just the beginning. We are always on the look-out for amazing fundraisers who come up with original ideas and the Ope-Reu is one such idea. It’s going to be a great night for everyone who attends as well as raising lots more money to help towards opening the doors of Reuben’s Retreat.’ Tickets are priced at £25 per person and are available by contacting Amy Smythe on 07916 141 932. A Final Thought … Wiggins in Waverton
W
hen I was growing up it was known simply as the Milk Race, one of the more unusual sports sponsorships, but this year, to give it its full title the Friends Life Tour of Britain is coming to a street near you, literally! In a year when the Grand Depart of the Tour de France took place in Britain, for the first time, this month’s event may still be one of the lesser lights of the cycling calendar, but it couldn’t be taking place more on our doorsteps. Having opened in Liverpool, the previous day, the second stage of this year’s Tour, on Monday 8th September, will depart from Knowsley Safari Park (hopefully avoiding the monkeys!) at 10.15am, and 125 miles and 5 hours later will finish with a sprint finish in Llandudno. It’s the middle section of the stage, however, which will be of most interest to our readers. At an estimated arrival of around mid-day in Waverton, and just 4 minutes later in Saighton, the full cavalcade of over 100 riders, and all their many support vehicles, should make for quite a spectacle. Cycling has become ever more popular in Britain over the last few years, as Olympic and World Championship success on the track was then followed by our first ever winners of the Tour de France, with Bradley Wiggins in 2013, followed a year later by Chris Froome, both finishing the race in Paris wearing that famous Yellow Jersey. As a consequence cycling has also massively increased in its popularity as a participation sport, with an estimated 8% of the population (3 million people) getting on their bikes 3 times a week or more, and an equally impressive 34% of the population (20 million people) doing so at least once a year. But we can’t all be Sir Bradley Wiggins can we! However, as a next best, we can all get to see him riding down the A41. The pretty impressive double of Olympic Gold and Tour winner saw Wiggo land both the BBC Sports Personality of the Year and a Knighthood in very quick succession, and (with his sideburns and love of Paul Weller) he remains one of our most unconventional and interesting sporting heroes. Riding in the Tour of Britain, as defending champion, to help warm up for the Road World Championships at the end of September, this is a great chance to see one of our true sporting icons at first hand. A final thought … don’t blink or you really might miss it! My brother went to see the Tour de France earlier this year on its Stage through Cambridgeshire. He said the anticipation was strong as first the television helicopters appeared overhead (not sure if there will be as many for the Tour of Britain!), followed by a building of tension as the Lead Cars arrived, but then, with the riders all together in one pack, the main field literally went through in less than a minute from first to last. You may need to be pretty eagle eyed then to spot Sir Bradley. If he’s in the lead after Stage One the Yellow Jersey should be a giveaway, but otherwise you’ll just have to look out for the Team Sky kit and the sideburns! 62
WHAT YOU NEED TO KNOW Online estate agencies Most if not all online estate agencies offer a lower fee if paid upfront. Most people see this as a great saving whereas it is actually a HUGE loss. Not only do these agents have no incentive to sell the property for you as you have already paid them in full but they also have no reason to get you the highest price for your property. It makes no difference to them what figure they achieve for you whereas an agent working on a commission fee paid on completion will achieve more themselves on every extra penny they make you. Any claiming to be 24 hours, 7 days a week are normally a call centre abroad and most consultants have not been to England let alone your village. They have little if not no local knowledge and struggle to answer most questions on important aspects like local schools for example. In America these agents are closing down because sellers have realised that they do not give the service, conduct viewings or provide photographs or full particulars or vet viewers and having been paid—actually do not need to do anything. Accompanied Viewings Many Chester estate agents do not use one of their in house staff members or sales consultants to conduct the viewings on your property. Instead they hire people looking to work a few hours per week which they can pay a very low rate. They also usually have no experience in estate agencies or in sales and don’t usually know the area you live in or schools, amenities close by. We recently had a property move over to ourselves in Waverton/Rowton area because of this problem. They have been on the market with that agent for many months now with viewings but none converted to any offers. They only realised this problem when they were gardening during a viewing and the agent’s viewer approached them to ask if there was a local high school, any shops and doctors nearby! They immediately issued notice realising why the viewings were converting any further and changed to ourselves. As Directors we carry out some viewings ourselves as do our Senior Consultants as we know they are one of the most important steps of selling your house. Our sales staff will visit your house to get first hand knowledge so they can talk to potential buyers from a position of knowledge.
