Everyone has a unique taste. Some prefer to incorporate calm and soothing colours in the interior while others prefer vibrant. Designers are confident that a successful interior can be done in any colour as long as the right proportions and combinations are used. The easiest way to make the atmosphere vibrant and unique is to use contrasting colours located diametrically on the colour spectrum; for example, yellow and purple or red and blue. In order to achieve maximum effectiveness, the colours must be rich and deep. Light shades and halftones are suitable for the creation of a neutral ambience which can function as a compelling background for bright accents. Generally, warm colours tend to be favourable to optimistic and kind people who easily find a compromise and have a vivid imagination. Presumably, the “warmest” of the colours is orange. It brings an appealing look to the kitchen, children’s room, dining room, and office. However, it is not very suitable for areas dedicated to rest with their windows facing south as this will

COLOURFUL HARMONY create an excessively bright premise. These areas can be hued with a peach color– a lighter version of orange. Calm and balanced people generally prefer green – it reminds one of trees, grass, and greenery in nature. It is the most natural of all colours, creating a peaceful atmosphere which has the ability to calm and pacify. However, it is important to consider the intensity of the shade: the darker the green, the lighter and contrasting its “pair” has to be. The combination of green and white is fresh and reminds one of grass peeking out from snow. In addition, brown effectively accompanies green as it creates harmony in the interior, making it stable and associable with nature. Green is appropriate for any room of the house; however, the shades must be taken into account. A dark or olive green are applicable shades for non-residential areas such as an office, lobby, or closet. Bright shades of green can be used in a section of the kitchen or children’s room, whereas the bedroom can make use of

a salad or pistachio green, as well as the shade of green tea. White-blue interiors have practically become a classic. This combination reminds one of summer, a relaxing vacation at sea, and calm atmosphere. Incorporating blue in the interior is generally favoured by trustworthy individuals who prefer a stable and safe environment. A close relative of blue, purple, is chosen by individuals with a developed intuition who pay close attention to details. This is a difficult and unique colour which has the ability to create a wide range of moods in the interior. Purple’s best companion is white. In fact, the less dark shades there are, the lighter the atmosphere will seem. Purple is also well paired with pale shades of green, yellow, and pink. Purple-grey and purple-brown are quite rare combinations which would work well together only with the vital presence of a third neutral colour.

Eternal Classic The world abides the laws of time which meticulously influence us and the appearance of objects all around us. Floor clocks can serve you for a long time and can serve as a wonderful addition to the traditional interior. Do not assume that floor clock mechanisms in the style popular near the end of the 19th century are currently out-dated. This is in fact an article of an antique nature; however, having this element in the home means possessing a priceless “keeper of the times and family values.” Not surprisingly, the floor clock is often handed from generation to generation.
PURE CLASSIC Classic antique floor clocks generally have a tall and narrow carcase made of natural dark wood. The tone of the wood can range from light brown to almost black. Traditionally, the clock mechanism was located a bit below the dial behind the door

MARSALA
– ITALIAN WINE OR A TRENDY COLOUR arrangement of colours it will not lose its lusciousness but rather the opposite – becoming even more interesting and unforgettable.
PROPORTIONALITY WITH COLOURS Marsala, analogous to the colour of wine, is a combination of burgundy-red and brown shades which create a warm and elegant chromaticity. Not surprisingly, marsala is suitable for all generations. MARSALA ACCENTS ON A WHITE-GREY BACKGROUND In the presence of achromatic tones (black, grey and white) all colours of the rainbow can flourish since a neutral background is one of best options that will enable the incorporation of difficult tones in the interior. With this tactic in mind, you can use an elegant shade of marsala wine in a small but necessary quantity to enhance the interior. For example, you can use this colour in decorative pillows for the sofa, the seat of kitchen chairs, or curtains.

Respect them and their expertise. You have to trust that they know what they are doing, and don’t assume that your “Google” search could ever equate to, often, decades of real world training and experience.

INSIDER TIPS on hiring contractors
For most homeowners, taking on a renovation project is a major financial, emotional and psychological investment. It can all go well or it can all turn into an exhausting nightmare that breaks the bank, and drains you emotionally. With over a decade of experience in hiring contractors for hundreds of projects, I will share with you some of my own personal “tips” to help steer you in the right direction.
Good contractors truly care about their clients and would only want to invest themselves with projects that are likely to yield a favourable outcome for all parties involved.

Start with yourself and take a look in the mirror. Most homeowners think that when they talk to contractors for a potential project, they are interviewing the contractor. Even though this is true, remember that at the same time, the contractor is interviewing you as well. Good contractors are not sitting around waiting for your phone call, and most are booked weeks or even months in advance. This means that most good contractors can afford to be picky in choosing who they want to work with.

Entering into a contract is entering into a relationship, and who would want to enter into a bad relationship with all kinds of red lights going off? Typical red flags for most good contractors are homeowners who: • Are confrontational from the start (maybe they watched too many TV shows that depict contractors in a negative light. • Are unrealistic about their budget, schedule or other aspects of the work.
• Want upgrades but don’t want to pay for them. • Want to bypass by-laws, building codes, and other regulations. • Don’t truly listen.

BUYING A CONDO

I deal with selling condos at the foundation stage. Most of my clients are investors who purchase with the intention to sell the contract by the completion of the project or make the condo available for rent. These deals are significantly different from those made on the secondary market and those regarding the pre-construction of homes and “freehold” townhouses. Many of my clients – especially those purchasing for the first time – ask me the same questions. In this article, I will provide an answer for the most common and interesting questions. WHEN IS THE BEST TIME TO BUY? AND HOW? Unlike the regular real estate market, the market of newly built projects is not subject to seasonal fluctuations; however, in periods of low activity, developers try to avoid starting new projects. Prices rise from project to project which is why options that work well in the secondary market (when buying in the fall will result in a lower price than buying in the summer of the same year) do not work well in the pre-construction market. Certainly the best option to buy is on VIP sales. There are several types of VIP sales. The best discounts and incentives occur on one-day VIP sales but they do not happen in all projects. Access to these sales is limited to a certain amount of Platinum brokers and even among these there are VIP agents who are able to be consistently successful in selling from project to project. As a result, they are given more trust from the developers and receive extra privileges. These are the so-called insiders: no more than 3-4 agents per project. Usually, these agents work with 5-10 projects per year and choose particular areas or developers to work with. Working with this kind of agent will help you purchase a unit under the best possible incentives.

A considerable factor in determining where to buy an investment real estate is its location. Buying in an area with a developed infrastructure will leave you depending on a market price hike. If you buy in an area where infrastructural projects – office centres, parks, subways, malls, hospitals, universities, etc. - are planned to be built, then not only will the market experience a price appreciation but also the area, which in fact can surpass the market escalation. When choosing an area, it is important to know the major constructional projects that will occur in the next 5-7 years. This will enable you to make the right choice. WHAT TO BUY? There is no definite answer to this question. Everything depends on the particular project. In some projects, you can buy practically any unit whereas in others we recommend selectivity. This decision depends on the project’s location, prices, and other factors. Always consider the area. For example, it is not favourable to buy one bedroom apartments in projects located near universities because they bring minimal profits. It is a better choice to buy a two bedroom unit or studio instead. In the exclusive areas with high prices, however, it is best not to buy studio as they may not be in high demand. In areas with a vast amount of office buildings, the best option is a one bedroom unit or a one bedroom with a den. The floor of the unit depends on your plans. If you plan to resell the contract or give the unit up for rent for 1-2 years followed by reselling, then consider buying a unit on a high floor with a nice view. If you plan a long-term rent investment, lower floors would be quite suitable. Apartments on the lower floors are cheaper while the rent price is not much different which will give you even more profit. If looking at the statistics that show the amount of apartments in projects undergoing construction compared to the overall amount, we can see that the amount of 2-bedroom, 2-bedroom + den, and 3-bedroom apartments has significantly decreased in the past few years. On the other hand, the amount of 1-bedroom and 1-bedroom + den apartments has increased as they bring the most profit to the builder. Developers are forced to construct spe-

cifically these units because in the past years, due to the sudden increase in town government fees, the income of developers has struck an all-time minimum. Considering this factor, in the next 3-7 years, we will experience a lack of large apartments. As a result, they will appreciate faster. SHOULD I BUY PARKING? If the apartment is in downtown, which, from the perspective of investment projects, is the location of the most profitable projects, then parking should be purchased only in buying a 2-bedroom units – or larger. Also, take into account whether or not you plan to sell the apartment in the near future. Generally, apartments up for rent come without parking as 90% of tenants do not need it. However, should such a need occur, the parking can always be rented separately. An exception is the projects that have a limited amount of parking spaces relative to the amount of apartments and as such, parking is in high demand. In such projects, the parking rent is expensive and there is no guarantee in vacant parking spaces. In this case, it is better to buy parking as in the future it can become the source of significant profit. In reality, there are not many of such projects as the developers are usually forced by the city development department to construct enough parking spaces which are often not sold out during pre-construction sales. WHEN IS IT BEST TO RESELL THE CONTRACT? The best time to resell the contract is between the times that you were handed the key (interim occupancy day) and the official closing. This time period is generally six months and is favourable due to the fact that you do not have to establish a mortgage and pay land transfer taxes. At the same time, the apartment is already built and you have the opportunity to show it to potential buyers.

decorations; however, incorporating live or artificial flowers with large inflorescences, dry petals, stems and an original composition is very much applicable. Large vases create a celebratory atmosphere in the home and make it lively. Floor vases are a sharp reception of zoning. A large vase is able to fill up empty space without overfilling it which can be the case if you use numerous small objects of décor or furniture. Where can you place a large floor vase? Just about anywhere; in corners, niches, alcoves, fireplaces, and staircases. A large floor vase can be arranged with smaller vases of a similar complexion. In an interior, the vase plays a stylistic role, therefore, keep this in mind when choosing the right one. There is no limit when it comes to choosing a colour for the vase. This can be an accentual option or the same tone as the walls. In the latter scenario, the vase will add texture and depth to the wall wall, thereby highlighting its finish.

If you have beautiful and expensive furniture and you like its colour, form, and material, consider choosing a vase whose tone corresponds to that of the furniture. In this case the vase will not monopolize the attention but will “work” in favour of recognition of the furniture. Contrasting vases is effective in the case of a two-coloured interior. This applies not only to the classical “brown-beige” combination, but to the whole variety of twocolour options. Vases can also be in different styles. Group them together or place them on different levels – this will avoid conflict in their positioning. Floor vases can also be used solo. In this case, they must be large, luscious and enhancing. Do not be afraid to create combinations of vases. It is effective to pair them up – same size but different colour or same style and colour but different size. In this case, it is a good idea to buy vases as a collection.

BATHROOM FOR BODY AND SOUL Despite the fact that most bathrooms are small in size, they serve a vital function. In the morning, the person goes specifically there to start the day. The bathroom is where the person first gets a charge of energy and mood upon which the rest of the day often depends. What does he see? Boring walls, mirror, facilities, curtains, and a floor mat. This is an accurate description of how the bathroom of Margaret’s family originally looked like. Buying a 35 year old house with no capital renovations, change was a necessity. After changing the kitchen and floors, it was time to pay attention to the bathroom. Like always, when choosing the design, you want something that is in style and creates comfort. An advertisement booklet caught Margaret’s eye. She went on the given site and was overwhelmed by the vast variety of choices and ideas. Beauty! But how is it to be arranged and where? She put the idea on the bottom of the priority list. She spent a long time going through stores searching for the perfect idea. Everything seemed repetitive and unoriginal. Margaret thought the designs were attractive but lacking originality. In the end, she decided to call the company.

The renovating process began with the designer taking pictures of the bathroom. In the new bathroom, the colours of the walls would be light and dark brown and green. There are no windows but there is a large wall that is asking for an accent. Due to the fact that the home owners do yoga and maintain a healthy lifestyle, the theme of nature and relaxation was chosen. The designer selected several pictures, drew sketches of vector projections, and applied these to the Photoshop program. It was decided to choose the picture with a large stone. Naturally, people are attracted to nature. Stones and water positively impact people. Furthermore, such a
design looks interesting and stylish. The designer chose corresponding waterproof wallpaper that was approved by the clients. Next, the company made a sample tile to see how it would look. In a week, these tiles were decorating the bathroom walls. It looked wonderful! This is how it looks like when people love their job and do it wholeheartedly.

Fast forward to the present and we get windows that are able to mimic natural light; opening a whole new range of possibilities. Made by an Italian company called “CoeLux,” this new form of artificial light replicates the effect of sunlight which makes a light-filled window possible anywhere. As a designer, I understand that windows have a special role in the home. They are often the focal point of the room as they add light, enhance the view, and stimulate ventilation.
Throughout history, windows have always been a vital component of the interior that contribute to the aesthetic and functional qualities of the home.
I love working with clients to select windows that enhance curb appeal while improving room functionality and energy efficiency of the house as a whole. Some of the most interesting advances I have seen lately come from a

I like to think of treatments as fashion for the windows and love to help clients find ways to update the look of a room by changing the color, style or installation of windows. My firm advises clients to think carefully and ask lots of questions before buying windows. THAT FAMILIAR LAMINATE Laminate flooring is the best for those who like experimenting with their home decor. Compared to parquet or hardwood, laminate needs no special installation skills. You can do it yourself if you install it over a cement floor that does not require any corrections. You can start laying laminate from any corner of the room. Laminate comes in a wide colour range and textures enabling any design solutions. Laminate can create a faux wood or stone, marble or tile effect.

The higher the class of a laminate is, the higher its price. To evaluate the quality of the material you need to have an idea of its manufacturing process. Is a multi-layer synthetic flooring product fused together with a lamination process? Laminate flooring simulates wood (or sometimes stone) with a photographic appliqué layer under a clear protective layer. The inner core layer is usually composed of melamine resin and fiber board materials. Laminate flooring is priced in direct relation of its class. Should you decide on laminate floor covering get the highest class possible – you will save money in the long run.

for the bathroom A room will be comfortable and cozy if everything is planned out, especially the details. In a bathroom, the details that initially seem minor such as a towel bar, accessories for the sink, and clothes hangers must be in their right place.
The most important aspect is the fastening. Nothing can crush a good mood like a dangling shelf or insecurely fastened soap dish. Try to choose accessories with a firm wall mount: a soap dispenser, cup for toothbrushes, hooks. Placing these on the wall will not only allow them to contain their respective necessities but will also effectively conserve space and alleviate the cleaning process. The design of the hooks and hangers depends on the style of the bathroom. If the bathroom design incorporates bronze, gold, or silver, it makes sense to pick out accessories to match these materials. In small bathrooms it is best to place accessories on walls but in larger spaces, there is more opportunity for creativity. Towel holders. The options are endless; hooks, rings, bars, or a wall compartment. The choice depends on the size and style of the bathroom. For a smaller bathroom, wall

attachments such as hooks or rings would be ideal. Another option is to attach towel bars to the sink cabinet. Note that this option is only convenient in the case that the cabinet is tall enough to allow you to avoid bending when reaching the towels. Soap dishes and dispensers. Some prefer to wash hands with the soap bar while others prefer a more modern method – liquid soap. In any case, the soap dish or dispenser needs to be conveniently placed, ideally beside the sink. For the soap bars, a soap dish may be installed on the sink. However, water getting into the dish is inevitable. This softens the bar and forces it into an inept condition. It is therefore much easier to use dispensers attached to a wall. Toothbrush and paste holders. These items have to correspond with other accessories in the bathroom; if the towel holder

and soap dish are in a chrome style, then the toothbrush holder has to be the same. There are many options available for toothbrush holders; those attached to walls or stationary models with one or many openings for the brushes and paste. Choose the style that is most comfortable and suitable for you. Toilet paper holder. The most common option is a holder attached to a wall. It can be either vertical or horizontal. In choosing the proper holder, pay attention to how the roll will be placed on the holder; it has to be easily accessed There are models designed for two or three rolls, some containing lids. Other accessories. In a bathroom, there may be holders for napkins, small towels, or cups for mouthwashes. Before using these, think about whether they are necessary.
