BLOOM MY MIND: BRING SPRING INTO YOUR HOME
S
pring calls for a mood-boosting, bright home. Freshen it up with these inspiring tips that will bring positive energy and splash of colour to your space!
INSIDE IS OUT Bring the nature in with leaf prints. A bold palm leaf print wallpaper or stencil with a subtle leaf pattern will add a holiday-like vibe to the whole room. A leaf pattern gives you both fresh and calm feelings. Complete the look of your room with leaf print curtains and pillows, wall prints and massive green plants like ferns or palms.
FLORAL FANTASY Nothing feels more like spring than flowers! Freshen up a neutral room with a mix of floral patterned elements. Combine the colours and patterns to create the chick look. Complement the interior with a mirror or rug with a leafy design. Then decorate with a tea tray and cut flowers arranged in vases, teapots and teacups to inspire British charm.
PINK FUSION For a colourful mood boost, introduce pink hues to your bedroom. After all, even imagining pink walls, candles and fireplace (!) in your living room feels exciting. Paint floors in pale grey and add glossy white chairs for a gorgeous contrast.
SET THE SUN! Infuse the colours of dusk and dawn to your house by mixing warm pink and soft sky blue. Mimicking nature will help you create peace and tranquillity in your space.
LAVENDER BEDROOM Are you a fan of pastel colours? Go lavender! The neutral shades of this beautiful colour will make your bedroom look sophisticated. Combine it with other neutral colours including grey and ivory to create a soft look. Brighten up the space with gold or chartreuse for a splash of colour.
ORGANIC TOUCH Use neutral finishes for an organic-inspired interior. When it comes to the walls and floors, go with light-coloured woods and earth-tone stone textures. Consider choosing natural wood furnishings and upholstery made with eco-friendly materials like neutral latex foam. Some sculptural accents can be created with lighting, accessories and plants.

Real Estate Investments. WHERE TO INVEST?
M
ost Canadians consider themselves middle class. In fact, the term is so vague that politicians know they have just about everybody’s ear when they talk about “middle class” goals and aspirations. We are so good at getting our college degree and securing a job, buying a house and a car, and retiring in comfort. However, we are never fully aware of what it takes to be financially free. And that is what leads many people to poverty. We heard about many successful professionals - lawyers, doctors, engineers, etc.,- who are getting really good money, but who are just too busy to consider investments or are spending it all and having nothing left to show. Where do all our earnings go? Why the ‘middle class’ is actually poor? According to Statistics Canada, in 2017 average Canadians spent a bunch of their money on the following: • HOUSING – The primary expense for the average Canadian household is the shelter. Simply, we have too much housing. Nearly 30% of our total expenses go to our homes. • TRANSPORTATION – Unsurprisingly, the second highest expense is transportation: 20.55% of our household budget goes towards our cars and gas. We want a really nice flashy ride, and we are paying for it. • FOOD - comes in as the third largest expense. We leave significant amounts of money in restaurants and bars. And guess what’s the biggest reason we are poor? The answer is having a job. There is nothing wrong with having a job, and some people truly like what they are doing. But sometimes a career can build the corporate glass ceiling that a lot of people don’t have the ability to break through. There are thousands of engineers, teachers, nurses, journalists, computer specialists, web designers and other critical to the economy professionals, who would never be steadily able to afford a house when the calculation is based only on their job income, without considering other types

of incomes. It’s a clear fact. Prior to getting into “how much more you are making”, it is important to understand that there are two ways to measure the wealth.
apartments (buying a random house and renovating it for profit) is often an option as well. Also, the client may choose to invest in commercial properties.
The first is how much you earn annually or your income. The second is your net worth or how much money you’d have if you sold all your assets and paid all your debts, including your mortgage. Together these measurements give you a more or less realistic picture of how you are doing financially.
But today we are focusing on the option of buying condos during the pre-construction phase, when the price is significantly lower and when you have primary access to locations and units, which you can resell as they are built (after 3-4 years, typically). By following this path, you invest in the development before it has been constructed and then you are relying on a set of architectural plans. Usually, the best pre-construction projects are selling out incredibly quick. Often the best units go to the “insiders”. This will be a major reason working with a trusted REALTOR, who knows the game and can ensure you choose the right property, put the reasonable amount of money into it and sell it at the right time. As a result, your investment return will be optimized and you will reach a maximum amount out of possible options.
You may be earning the big bucks, but your job income alone doesn’t make you wealthy. Your net worth is the best measure of your overall wealth. It takes into account everything you own (Real Estate, pensions, RRSPs and other investments), minus everything you owe. It’s obvious when you own more than you owe, your stakes are higher, and your wealth is more significant. Also, there’s no surprise that when it comes to wealth, families have the edge over individuals – in Canada, the collective net worth of the lowest 40% of individuals wouldn’t match the poorest 20% of families. About half of all households that own real estate have a mortgage, and, in general, the value of the property’s accounts are about half of the net worth. That sounds nice but only if the market stays up. Ontarians in the lowest net worth quintile usually have no worries, since most of them do not own any property or do not invest. However, homeowners in the second, third and fourth quintiles should be concerned. They are counting on their only property, but unlike their wealthier counterparts in the top quintile, they have no “liquid” assets (such as a variety of different investments) required to bail them out if the market starts going down and/or when the banks start calling in theirTFN debts. Realty Inc., Brokerage Ultimately, all the above creates an understanding of the middle-class population and the reasons to use investment as a security anchor for the future. There are many ways to proceed with investment in real estate market. The client can choose toTFN buy condos directly Realty Inc., Brokerage or rent out existing properties. Flipping

It is barely possible and practically unnecessary to have a completely spotless and tidy house all the time. However, you can contain the clutter by assigning a dedicated space for it. Let it be a table where your kids can throw books and craft supplies, or have a basket to drop gloves, bags and whatever else you bring in on a daily basis.
PLAY MUSIC When stress emerges, try playing relaxing music. Find the tunes that soothe the environment and make you feel better. Classic, jazz or soul music might be a good fit. In the morning, on contrary, turn on energetic music to get you moving.

SOAKING IN STYLE - Designer makes a splash in her own beautiful bathroom
T
he challenge of renovating as a designer and renovation expert is you can see all the possibilities. What’s the best layout for you? What’s your focus: family? guests? And depending on how long you plan to stay at home, you may also want to consider resale value. The confusion comes when all these goals don’t align. This was the case for my personal reno.
I debated to go either; option one, two bedrooms and two three-piece washrooms; option two, three bedrooms and a single large four-piece washroom. I leaned toward option one for my needs, but when I factored in the time I’d be there and resale value, I realized it made more sense to go the other direction. The benefit of option two is it allowed me to still have an ensuite (a door from the master bedroom to the washroom), plus a tub and a shower. The goal to create a warm aesthetically-stunning and functionallyperfect bathroom was achieved.

The delicatelycurved quartz backsplash and curved top medicine cabinet help soften the overall look. There’s so much here that you can’t see too! Adding to the sophistication and comfort of this washroom are the wifi enabled heated floors and the built-in speakers that all speak to my Control4 Smart Home system. I love that I can touch one button to set the scene for a relaxing long soak in this tub.
vandabaths.com
Now that it’s all said and done, I have my bigger luxurious ensuite. I’m sure it was the right decision and in the long run, choosing one larger bathroom, even with a few bells and whistles, can be cheaper than the two mid-sized ones.
TIPS Getting The Look: 1. Keep your palette low in contrast to create a sense of calm. 2. Don’t forget to address the ceiling - the fifth wall. It’s often overlooked and can really add drama and uniqueness to your bath space. 3. Repeat, repeat, repeat… design should always look intentional so repeat elements to build on your theme. Mike Chajecki
vandabaths.com
All the finishes share a hint of glamour with low contrast. The palette in soft chalky blue-grey adds an ethereal feeling of the space. The architectural ceiling details are accentuated by cladding the 12’ high shower wall in a delicate glass tile inspired by the sea. Your eye is drawn up by the natural light cascading across the wall from the ventilating skylight above. The surface mounted Victoria + Albert shower faucet
in brushed nickel blends well with the wall, but its strong industrial style feels masculine against the watery tile. This juxtaposition between masculine and feminine elements plays throughout the space. The gorgeous Victoria + Albert tub in a shade of light grey is a wonderful standalone element. And it is positioned in such a way that the window and robust wall-mounted faucets are centred on the tub.

STONE-FACED:
Stone Veneers Offer Cool Looks at an Affordable Price
S
pring is here - and, with the sunshine and warm weather, it brings an intense urge to renovate. Nowadays stone is an extremely trendy, and, thanks to its affordable price, could easily find its place inside (and outside!) any home. Its versatility and quality are hard to deny. Thankfully, you can get the look of stone for any budget. Stone veneers are relatively new to the world of design and decor, but they’re already making a splash with their wide range of looks for both indoor and outdoor applications. Here are some popular stone styles to keep your eye on in 2019 and beyond.
Rock Face (right), both by stone veneer company ERTH Coverings, artfully embrace stone’s bumps and grooves, adding that signature third dimension to flat - and otherwise boring - walls.

Within the parameters of this aesthetic, shape and colour are relatively not the main focus. Instead, texture plays a big role in keeping this trend exciting. Stone veneer products such as ERTH Coverings achieve a stunning organic edge highlighted by the interplay of shadow and light on its surface. Stone veneer products offer a lot more than just their aesthetically pleasing looks. Stone veneers deliver all the elegance of real stone, but at just 1/3 of the weight and a fraction of the price. Their applications are easy and virtually endless, making them popular among designers, decorators and homeowners. Whether you’re going for a French-countrylooking interior, or you want to complement an Arts-And-Crafts-style exterior, stone veneer is the natural go-to that rivals its realdeal stone counterparts any day!

Attractive Return: RENOVATING YOUR RENTAL PROPERTY
S
ure, a nicely-maintained rental property ensures happy tenants and higher rents. So it makes great sense for investors to spend money on some renovations that will increase the rental return. In a world of low-interest rates, it’s even more reasonable. Needless to say that whether homeowners lost their full-time job, the property still generates enough income to
cover its expenses and perhaps even makes some money for the owners. Here are some simple renovations that will help you maximize your rental return.
WASH AND REPAINT THE WALLS Fresh paint can amaze you with results. It makes the space visually cleaner and more
appealing for showings. Consider keeping the colours neutral, so the tenants can place their furniture without feeling they are competing with the space. A light hue on the window frame can draw the eye outside, making the place appear bigger.
CLEAN INSIDE AND OUT Make your house fresh and clean from inside and out! As for the interior, this means cleaning the floor coverings and carpets and deodorizing the curtains. The exterior works include pruning the trees and taking away dry leaves and garden waste.
FIX YOUR LIGHTING Brighten up your rooms by upgrading light fixtures. Additionally, you can change light switches to a new design and install sensor switches in the areas that you enter often for short time, such as laundry, bathroom or pantry.
CHANGE THE FLOOR COVERINGS Although carpets depreciate well, polished floors or porcelain tiles will probably increase the rental return much better. Choose materials, a polish of flooring and professionals depending on how much you want to invest in that feature.
INSPECT AIR-CONDITIONING Tenants will likely pay more for a property, where they can effortlessly regulate the temperature and feel comfortable. Therefore, consider getting a split system, which is cost-effective and can heat and cool the house.
PROVIDE SECURITY Many tenants are very cautious about security. Installation of secure locks and security doors will make them feel safe and help you reduce the risk of burglary.

DISHWASHER NOT CLEANING DISHES? It Might Be Time to Clean it By Dale Harris
used in the rinse cycles. Clogged drains and filters lead to leaks as well.
Also, vinegar is effective in washing away food along with grease buildup.
othing is more frustrating than a dishwasher that does not wash the dishes. In some cases, the dishwasher is a newer unit and is still not cleaning the dishes.
Another issue that may occur is dirty dishes. There may be food particles remaining on the dishes after the cycle is over. Also, there may be grease leftover on pans or cup stains.
Some have discovered that stopping the cycle mid-wash helps remove stubborn buildup. This lets the vinegar sit on the bottom where all the drains and grates are. Allow the vinegar to work for half an hour and turn the cycle back on.
N
In fact, 15 per cent of new dishwashers breaks within the first two years. Of these dishwashers that fail, nearly half of them break multiple times. One of the root causes of these failures may be that the dishwasher is dirty. A dirty dishwasher may clog the drain and prevent it from cleaning properly. Clearly, the dishwasher not cleaning dishes is a serious problem with long-term consequences. Read on to learn how to clean a dishwasher and prevent these issues from occurring.

A bigger issue could be seals that are breaking down in the dishwasher. This happens because of a buildup of grease and food inside. As a result, leaks are often observed by the bottom of the dishwasher door. Lastly, the dishwasher itself may be visibly dirty and smell bad. The dishwasher may also lose efficiency and take longer to clean dishes thoroughly.
HOW TO CLEAN THE DISHWASHER Although robots are changing the cleaning industry, dishwashers still must be cleaned manually. Most experts agree to clean dishwashers once a month.
WHAT KIND OF PROBLEMS DOES A DIRTY DISHWASHER CAUSE
There are a number of different ways to clean the dishwasher. Dishwasher magiccan be run with a wash cycle along with commercial products or vinegar.
The first problem that a dirty dishwasher will cause is clogged drains and filters. If the drain is not working properly, dirty water is

Another cleaning step is examining the drain. Remove the bottom rack and make sure the drain is free of debris. The spinning arms have holes on them that allow water to flow through. These also need to be checked for buildup. It’s important to wipe down the seals as well. As alluded to earlier, degrading seals are a common cause of leaks. To prevent this, wipe the seals down with a cloth soaked in vinegar. Depending on the dishwasher design, some may need a toothbrush to scrub the hard-to-reach areas.
DISHWASHER NOT CLEANING DISHES – WRAPPING IT UP The dishwasher not cleaning dishes is a strong indication that it needs a cleanup. By cleaning the dishwasher once a month, expensive failures can be prevented. Source: www.articlecity.com
