A proper kitchen floor is able to transform a simple cooking space into a truly comfortable family environment where you can not only prepare delicacies, but also simply rest. If the floor is not durable and does not correspond with the rest of the interior, then the kitchen will look incomplete and disharmonized, regardless of how you attempt to arrange the furniture and kitchen appliances.

In this article, we will attempt to provide an answer to a fundamental question you must ask when choosing the perfect floor for your kitchen: What type of material is the most durable, practical, and functional? First of all, the kitchen floor must correspond with the size of the interior. For example, small elements in the floor make the interior visually spacious. If this is your goal, then use small tiles with intricate designs. Furthermore, the finish of the floor is very important. A matte finish makes the kitchen cozy; however, unlike a glossy cover, it visually constricts the size of the interior. The fundamental request of the kitchen floor is durability. Keep in mind that the kitchen floor has to be water-resistant, hygienic, and reliable. In addition, the floor

If you wish to set your imagination free, consider the laminate floor. A laminate floor is relatively inexpensive, easy to mount, and outstanding in its exploitation qualities (water and damage resistant).

One of the most popular options is the ceramic tile. The popularity of this choice can be justified by the relative inexpensiveness of the tiles and the large colour scheme choice. Furthermore, it is resistant to moisture which greatly simplifies the cleaning process. However, we must admit a drawback of ceramics: it is not the best at resisting damage so cracks and dents are unavoidable. A secure and durable option is the tile made from natural stone. A floor made from natural wood can be presented in three layers of parquet boards or merely as a consolidated composition. The security and beauty of the wooden floor is evident. Moreover, this option is suitable for practically any kitchen, especially if the furniture in the kitchen is also made of wood. If you plan to use a wooden floor, it requires to be regularly polished and cared for.

LIGHTING BY DESIGN… The Dining Room

Light is a crucial component of design. Good lighting can certainly enhance your room, but great lighting can make it shine! Designing a dining room can be a tricky task. It has to be impactful, memorable, and above all a welcoming and cozy atmosphere for you and your guests. Since the chandelier is arguably the focal point in the dining room, ensure that you select the right one to complement your

furniture and design style as well as to enhance the interior. The chandelier for the center of the dining room defines the space and as such, it should be chosen first. Next, decide on the accent lighting such as recessed lights along the room’s perimeter that will brighten up a larger space or highlight artwork. Consider cove lighting; this would be a great accent light for your space that will allow you to light-up lovely ceiling details. Finally, address the accessory lighting in the dining room with the use of an elegant pair of crystal buffet lamps on the cabinetry or side table. If this is not possible, consider adding light sconces to the walls of your dining room. You should also ensure that you use dimmer switches as light always becomes warmer when dimmed, creating a lovely ambience for the evening. When choosing the correct size for the chandelier that you wish to display, there are a couple of general design tips that you can use as a guide to ensure that you take home the appropriate light fixture. When shopping for the light fixture, remember that the diameter of the chandelier should be approximately 12” less than the width of the dining table or three-quarters of its width, given that the table is of an appropriate size for the dining room. If you have the standard 8 foot high ceiling, the bottom of the chandelier should hang approximately 30” above the tabletop. If your ceiling is 9 feet or higher, you may want to incorporate a multi-tiered chandelier to fill the space and add some drama to the interior.

This is perhaps the most common question our clients ask. As such, in this article, we will shed light onto details of the different types of visas and the process of obtaining documentation that will allow you to apply for a temporary visa (for up to six months).

The chance of obtaining a visa in this case is much higher but this also means that you must show a higher income as you will have to pay for the plane ticket, the course, and living necessities.

If you have relatives or friends in Canada that are able to send an invitation and all of the required documents, then this option is the most viable, fast, and common. The inviter must present their material situation, Notice of Assessment, a reference letter from work, housing documents, and a printout from the bank showing that he or she is taking on the responsibility of financially supporting the invitee while they are in Canada, if necessary. Likewise, the guest must also present these documents. In fact, the documents from the invitee contribute more to the final decision of whether the visa will be granted. Furthermore, the likelihood of obtaining a visa depends on marital status, whether or not you have children, the prestige of your work, having other visas in your passport, and other factors. As the inviter, there is not a set amount that you must demonstrate; however, it has to cover the plane ticket as well as any expenses throughout the period

If the candidate owns a personal business or occupies a leadership position in a company (manager, director, or engineer), then it is possible to apply for a business visa for a seminar, gallery, meetings, etc. In this case, the chances of obtaining the visa greatly increase. In addition to the documentation previously mentioned, you will also have to provide documents regarding the business, hotel reservation, and a business invitation. For businessmen and investors, there is the option of visiting with the objective of opening a bank account, registering a company, or signing an agreement for one of the immigration programs. In this situation, there is the chance of obtaining the visa for the entire family.

For your information: the visa shows certain dates and clients often assume that these dates are the times that they are permitted to stay in Canada. These dates are in fact the time during which you can enter Canada – in other words, the time period during which the visa can be used. Regardless of the reason for visiting Canada, all candidates that have a temporary visa are able to legally remain in the country for six months. Upon arrival, a border officer will stamp your passport that will indicate the date of when your visit will end – exactly six months. If you need to stay for longer, other documentation has to be submitted. An exception: those who have a passport from Spain or Baltic countries and do not need a visa for entry into Canada can be restricted in the amount of time that they can stay in Canada as seen fit by an immigration officer. You must provide an explanation for the reasons of your visit as well as required proof: an invitation from relatives, a school, a seminar, etc. In the worst case scenario, the officer will not grant you entry. In my previous articles, I have mentioned strategies of creating a passive income that will provide a financially stable future. Today, I would like to discuss a project that will be of great interest to those who are seeking an investment in real estate and creating a passive income. Besides a beneficial location, this project remains interesting due to the “Turnkey Investment Package” – if obtaining a unit in this project; you will not have to search for the tenant or worry about property management. These become the responsibilities of the the management team; rent and management are guaranteed by the developer. Furthermore, the first two years are free for the investor. In the years to follow, the investor will have to pay only a symbolic amount. Now, I will discuss in detail about what makes this project so interesting and unique amongst many others. The location is in Waterloo, a bit more than hour drive from Toronto. This is one of the most fastdeveloping cities in Canada. It is Canada’s main technological center. It has the University of Waterloo and Wilfred Laurier University as well as a technological park known as “Canada’s Silicon Valley.” In Waterloo, there are representatives of many large-scale companies. It is the home to over 1000 technological start-ups and over 400 research laboratories and institutions. In the next two years, the construction of the ION Transit Line will be complete

which is a high speed train connecting the majority of notable locations in the region. When this transit system will be complete, Waterloo will be the only city in Canada with a modern and developed transportation infrastructure of the European level. Moreover, more university campuses and various research institutions are being built. The Canadian government plans to construct an analogy to the US Silicon Valley that will attract top notch specialists. In 2015, Waterloo was recognized as one of the best cities for investments by the Real Estate Investment Network (REIN). The city is fast-developing and there is a clear shortage in the availability of apartments for rent (there is a total of approximately 60 thousand students in the two universities but less than 9000 spaces are available for residence on campus). As such, renting apartments is very profitable and out-competes the Toronto statistics. In addition, experts predict a significant increase in real estate prices in the area. Considering all of the mentioned factors, you can be convinced that investing in real estate in Waterloo will bring large dividends with time.

The outstanding project is called “District Condos.” It consists of 25 floors which are made up of 250 apartments with one bedroom plus den and two bedrooms. Some features include a student lounge, rooftop garden, business centre, library, and an outdoor theatre. It is located right beside the University of Waterloo, the Wilfrid Laurier University, and the Waterloo Park which has an area of 111 acres. In addition, it is in close proximity with the central technological park and the ION Transit Line station. There is a limited amount of such buildings in the city and the waiting list for the rental units is quite extensive – it can take up to several months. This project will be complete in 2017. The expected profit in the first year upon completion of construction is more than 40% of the invested money. In the first two years upon completion the rent is guaranteed by the builder

for the price of $2.5/per sq.ft. Furthermore, the unit management comes with no costs for the investor and is taken care of by the developer. Recently, mixing and matching cabinet styles has also become a well-accepted
