O
ne of the most rewarding parts of a capital campaign is when drawings and concepts become a reality in the form of bricks and mortar. When the summer season
begins in June those who live off island will be greeted by a 100,000 square foot structure that will be nearing completion and will change a part of the Nantucket landscape for the next generation of islanders. The remarkable success of this campaign is almost as impressive as the building itself and should become a part of Nantucket’s lore. When an island of this size can raise as much as we have, with as many donors as have participated in the campaign, it makes a statement about Nantucket that few small communities can boast.
While we are clearly on the final stretch of our fundraising effort we still have a housing component to fund which will be our focus between now and the end of the summer. It is impossible to overstate the importance of on-campus housing as it will enhance our ability to attract and retain the best possible medical personnel and will ultimately improve the quality of care at the hospital. We want to again thank all of those who have made this mission a success but at the same time we cannot declare victory until we have reached our final goal of $120 million. We look forward to celebrating our collective victory this summer and want to thank everyone for a job well done.

Progress Update
A
fter officially breaking ground for Nantucket’s new hospital on July 1, 2017, the 57 Prospect Street campus saw a flurry of activity over the summer and early fall as construction crews completed the foundation and steel frame of the building. The mid-island skyline was briefly dominated by a crane, which erected the steel beams for the new facility, while cement mixers temporarily outnumbered ambulance runs to the site. In early October, the final piece of steel was placed in front of the current hospital for two days, allowing community members to write their signatures on the beam before it was set in place along Vesper Lane during a “Topping Off” ceremony to mark the construction milestone. With the concrete foundation and steel frame of the new hospital completed, a drywall contractor and a spray fire proofing contractor completed their piece of the puzzle to enclose the building and make it weathertight ahead of the winter months. Construction activity will now move into the interior of the building. By the end of the summer, the new hospital will be largely completed, and the final preparations will get underway to open the facility in October 2018, followed by demolition of the old hospital and the final site work finished in early 2019. And while the construction phase of the project is cause for celebration, the campaign to complete the hospital campus is not yet at the finish line, and Nantucket Cottage Hospital continues to seek contributions both large and small from the island community. The $120 million fundraising campaign will fund both the construction of the new hospital and much-needed housing units for staff. The staff housing will be located across the street on land the hospital already owns. Once the construction of the new hospital is complete, the next phase of the project will focus on building these flexible-design housing units that will be capable of serving a range of hospital employees.

A Look Back at How We Got Here Building It Together
N
early five years ago, after numerous studies and evaluations, hospital leaders decided it was time to replace the aging and outdated facility that opened on Nantucket during the Eisenhower administration. But the first order of business was to demonstrate to the community the need for the hospital. An extensive education campaign that included weekly tours of the current facility, community forums, and advertising, helped to build a consensus among island residents that the time had come to construct a new hospital. The next question was where to build it. The siting of any facility as large and complex as a new hospital on an island with an extremely limited number of potential building locations was always going to be a challenging process. But after listening to the community and weighing all the options, the greatest consensus was around building the new hospital on the current site. This required both a phased approach, and additional support from the community at the 2015 Annual Town Meeting.

At the meeting, island voters gave their unanimous approval to rezone the hospital campus, providing the needed flexibility in terms of setbacks, groundcover, parking requirements, and building height, to allow the project to move forward on the existing property at 57 Prospect Street. Town Meeting also voted to authorize the selectmen to convey the two unnamed ways abutting the hospital campus to NCH, providing necessary real estate for construction. From there, the design process got underway in earnest, with hospital staff, patients, and community members all providing valuable insights and perspectives on how to create a new hospital that will meet the unique needs of Nantucket.

Over the summer of 2016, Nantucket Cottage Hospital secured regulatory approvals from state and local permitting agencies, highlighted by a unanimous vote of the Massachusetts Public Health Council to approve the Determination of Need application for the new facility. With approvals in-hand, the enabling projects necessary to create a viable building site got underway in fall 2016. These projects included the relocation of the medical office building known as the Anderson Building, as well as the Founders Building. Two smaller structures were removed from the site, and a complete parking reorganization was implemented, highlighted by hospital staff members parking off-site in Gouin Village. In July 2017, NCH officially broke ground for the new facility – thanks to everyone who has helped us reach this exciting point in the 107-year history of Nantucket Cottage Hospital!

Quietly Supporting the Community Tracey & Bill Marshall's Donation Boosts Capital Campaign
W
hether they’re in Austin or Nantucket, Tracey and Bill Marshall seek to make a difference in the communities close to their heart, supporting causes and organizations that benefit children, education, and health.
Since they first came to Nantucket more than 15 years ago, the Marshalls have grown to love the island community, and have quietly contributed in numerous ways to organizations that enhance the quality of life for all residents. “Part of the original attraction of Nantucket for us was that it always felt more like a community than a resort, and we enjoy being part of this community,” Bill Marshall said. The Marshalls also came to recognize Nantucket Cottage Hospital as essential to the health of the Nantucket community, and have contributed a major investment in the construction of the island’s new hospital, as well as toward the vital services that will be provided inside. “This project is very important to the entire community,” said Tracey Marshall. “It’s not just about the essential healthcare provided by the hospital, but also the contribution to the community’s welfare that an active institution of high quality can make.”

The Marshalls’ gift has continued the incredible momentum of Nantucket Cottage Hospital’s capital campaign, which has now received commitments of more than $108 million toward the goal of $120 million for the new hospital and urgently needed housing for employees. The Marshalls’ contribution was initially given anonymously, and it was only at the urging of the hospital’s development team that they agreed to have it announced publicly in the hope that their generosity would inspire others. “It’s very rewarding to be part of something tangible, the bricks and mortar, but for me personally, it’s more satisfying to know that we’ve contributed to the sustainability of the community”, Tracey Marshall said. In recognition of the Marshalls’ generous gift to the capital campaign, the helipad at the new hospital will be named in honor of their family. It will be a fitting acknowledgement of the Marshalls’ generosity, as it is the connection to the mainland provided by the helipad, specifically to Nantucket Cottage Hospital’s affiliate, Massachusetts General Hospital, that was another important factor in their decision to support the campaign in such a significant way. “Our hospital is 30 miles at sea but it has the benefit of direct access to doctors from one of the best hospitals in the U.S., Mass General,” Tracey Marshall said. Beyond their gift, the Marshalls have also gotten involved with the hospital as volunteers by hosting events in support of the campaign, as well as helping to establish the new “Women and Wellness” event that kicked off last July at the Great Harbor Yacht Club with three Mass General physicians speaking on women’s health topics. The Marshalls hosted Dr. Jan Shifren, the director of the Mass General Hospital Midlife Women’s Health Center, at their home during the sold-out event, which was attended by more than 250 people. “The MGH physicians left the island remarking on our dynamic community,” Tracey Marshall said. “It’s great that there is such a strong wellness program supported by Mass General on the island.”

In addition to their philanthropic and volunteer endeavors, the Marshalls are also big fans of their four-legged friends. Their family includes two rescue dogs, Dixie and Georgie. “They love to be on a boat, they both love the beach, so they love Nantucket,” she said. Both dogs look forward to their time on the island, perhaps even more than Bill and Tracey.

Completing the Campus
O
n any given summer night, Nantucket Cottage Hospital isn’t just caring for an island
population that swells to more than 60,000 people. It’s also scrambling to find housing for as many as 50 visiting doctors, nurses, and other medical personnel to meet the needs of
the island community amid Nantucket’s deepening housing crisis.
Whether it’s the year-round nurse who just lost her rental housing, or a temporary radiology tech
who arrived on-island to find that his seasonal apartment fell through, or even a visiting physician looking to accommodate his family and dogs, the housing challenges facing Nantucket Cottage
Hospital run the gamut. They affect nearly every personnel decision, every department, and make the operations of a remote rural hospital 30 miles at sea even more complex.
“It’s difficult to expect our doctors, nurses and other staff members to bring their "A game" if they’re spending the night in substandard housing. The market is not going to fix this problem for us, so we need to be proactive in creating solutions for our team," said Dr. Margot Hartmann, President and CEO of Nantucket Cottage Hospital.
When Bruce and Elisabeth Percelay had both of their children at Nantucket Cottage Hospital,
it became clear to them that housing for medical staff was a significant problem based on their
interactions with those who helped throughout their deliveries. Bruce, who is a housing developer in Boston along with Elisabeth wanted to be part of the solution and made the creation of an
on-campus apartment amenity a condition of their $10 million naming gift to the hospital. The
combination of the Percelay’s vision and Bruce’s development expertise will provide the hospital
with this critical amenity for years to come, and allow the capital campaign to go beyond bricks and mortar to fulfill the promise of the new facility.

edge hospital requires sustainable programs and services, and most importantly, the people to deliver them.
The next phase in completing the hospital campus includes plans to build flexible-design housing units that will be capable of serving a range of hospital employees. The building will be located
across the street from the hospital on land NCH already owns, enabling employees to simply walk to work. The building will feature the latest in apartment amenities and a flexible design by using the model of extended stay hotels.
“We consider housing for hospital staff to be almost a medical care delivery issue – if we don’t have the people and the programs to deliver high quality care, the building is nothing more than bricks and mortar,” said campaign chair Bruce Percelay, who with his wife Elisabeth contributed the $10 million gift that propelled the expansion of the capital campaign.
Once the construction of the new hospital is complete, the next building phase will follow immediately and focus on the housing initiative.

Weathering the Storm
Nantucket's new hospital will bring a new standard of resiliency to the island. The building has been designed and is being constructed to withstand hurricane-force winds in excess of 150 mph. The design of the facility factors in lessons learned from other hospitals that have experienced crippling power outages and other damage during natural disasters such as Hurricane Katrina.
That’s why the new Nantucket Cottage Hospital’s mechanical systems have been installed on the roof, rather than in a basement, to preclude the possibility of a flood knocking out power. New redundancies in the electrical system, including two 500kw generators, will make the building even more resilient. The new hospital will also be certified as a LEED Gold v4 building, a standard that will provide synergies within the building systems, solutions for optimizing performance, and allow NCH to achieve better environmental and economic outcomes from the new facility. 12

T
ropical Storm Jose lashed Nantucket in mid-September 2017, dumping more than six inches of rain, unleashing wind gusts over 60 mph, and cutting off transportation to and from the mainland for nearly four days.
For Nantucket Cottage Hospital, the storm was a true test of its emergency preparedness apparatus, as staff members, supplies, and other resources – most notably the availability of Boston MedFlight – were cut off from the island for more than 36 hours. In many ways, it also underscored the need for Nantucket’s new hospital. At one point during the storm, every inpatient bed in the hospital was full, while the Emergency Department was at capacity. As hospital staff cared for dozens of patients, they also closely monitored the level of critical supplies, as well as the facility’s blood bank, not to mention the integrity of the 1957 roof straining under inches of water being dumped in a short period of time. For one island resident, Tropical Storm Jose coincided with severe abdominal discomfort that led her to the NCH Emergency Department. Tina Craig Moore was admitted to the hospital for further testing and observation, where doctors determined that she was suffering from an abdominal blockage. “With the start of Tropical Storm Jose upon us, there would be no boats or planes for the next three days,” she said. “Although we were hoping surgery would not be a first option, Dr. Tim Lepore was relentless in figuring out the best course of treatment for me. By afternoon my condition had worsened and surgery was the only option.”
Amid the powerful tropical storm that was testing the resiliency of both staff and the physical plant, the hospital’s surgical team and Dr. Lepore sprang into action to care for Moore’s immediate needs, performing a successful surgery. “I cannot even begin to express how grateful I am to Nantucket Cottage Hospital, Dr. Lepore, and the entire staff,” Moore said. “My care could not have been better if I was in a top Boston facility. I was at all times treated with professionalism, respect and compassion from every employee I had contact with.” “The hospital’s present building may be in bad shape,” she added, “but your staff is the finest.”

Maximizing An Expanded Surgical Suite in the New Hospital Welcome Dr. Frank O'Connor
N
antucket Cottage Hospital has welcomed a new full time staff surgeon, Frank X. O’Connor, MD, to the medical staff and the NCH surgical team. Dr. O’Connor, a former captain in the U.S. Navy Medical Corps, will bring vast general surgery experience and laparoscopic surgical skills to Nantucket Cottage Hospital, and will be an important part of the team that will maximize the capabilities of an expanded surgical suite within the new hospital.
The addition of Dr. O’Connor will complement the hospital’s current full-time surgeons, including longtime island general surgeon Dr. Tim Dr. O'Connor with his labs Stella Lepore and orthopedic surgeon Dr. Rocco Monto, and allow more and Leo patients to stay on-island for emergency and elective procedures. Dr. O’Connor, who moved to Nantucket with his wife Maribeth and purchased a home in the mid-island area, is a Massachusetts native who grew up in Woburn. The couple has four grown children: Kelley, Francis, Alyssa, and Ryan. He is the son of long-time Woburn residents Francis, Sr. and Natalie O'Connor. Dr. O’Connor has served as a staff surgeon at Naval hospitals in North Carolina, Spain, Rhode Island, and most recently at Camp Lejeune where he was also the director of a multispecialty clinic. Over his 26 years in the military, Dr. O’Connor was deployed to Iraq during Operation Iraqi Freedom, aboard the USNS Comfort in support of Hurricane Katrina relief in 2005, as well as in Kuwait, and Djibouti in Africa. “We’re looking forward to living on the island and getting to know the Nantucket community,” Dr. O’Connor said. “I’m going to be doing the basic gamut of general surgery and be able to offer some laparoscopic surgery, so hopefully we’ll be able to keep more patients on the island for their needs.” After receiving his bachelor’s degree in Mathematics from the College of the Holy Cross in Worcester, Mass., Dr. O’Connor went on to receive his medical degree from the Tufts University School of Medicine in Boston, and completed his general surgery internship and residency at Baystate Medical Center in Springfield, Mass. “Dr. O’Connor will bring skills that really complement what we have and I look forward to working with him,” said longtime island surgeon and president of the NCH Medical Staff Dr. Tim Lepore. “I’m very glad to see him come and I think he will be a big addition to the staff.” 14

Dr. O’Connor, along with Drs. Lepore and Monto, will soon be operating in the new Nantucket Cottage Hospital which will feature an expanded interventional services area, including two
operating rooms, one of which will be dedicated for C-sections, as well as a procedure room
for endoscopies. By adding a second operating room, the hospital will have the capability to accommodate elective and emergency surgeries, as well as C-sections, simultaneously. The
interventional services area also includes five private infusion bays for chemotherapy treatment and other infusion therapies, as well as a dialysis center with three treatment rooms that increase the hospital’s capacity to provide this critical service.

NCH Community Health Initiative Awards $762,000 to Local Nonprofits The Capital Campaign Helps Address the Island’s Most Pressing Health Issues
O
n December 1st Nantucket Cottage Hospital awarded $762,000 in grant funding to 13 non-profit recipients through its Community Health Initiative, which seeks to address the island’s most pressing health issues through collaborative, innovative, and sustainable programs. The Community Health Initiative grant funds were made available through the private donations to Nantucket Cottage Hospital’s capital campaign to build the island’s new hospital. This year’s awards are the first of five grant cycles that will ultimately invest more than $4 million in community health. The hospital sought proposals in four areas: behavioral health; women’s and children’s health; access to healthcare; and access to housing. “I want to thank Nantucket Cottage Hospital’s generous donors for making the Community Health Initiative possible,” said Dr. Margot Hartmann, President & CEO of Nantucket Cottage Hospital. “These grants represent a unique opportunity for the island to bring significant resources to bear in the areas of greatest need. I also want to recognize the dozens of community members and volunteers who engaged with the hospital throughout this process to bring a wide range of perspectives and expertise to our review process and ensure each proposal was extensively vetted and met the highest standards.”

Grants will be distributed through The NCH Community Health Fund, a donor advised fund of the Community Foundation for Nantucket, which collaborated with Nantucket Cottage Hospital throughout the grantmaking process and provided administrative support.
Why is Nantucket Cottage Hospital investing funds back into the community? Nantucket Cottage Hospital has received approval to build the new hospital through a state Department of Public Health program known as Determination of Need (DoN). This approval process is required of all health care organizations that are planning a major capital expenditure. One condition is that applicants create a plan to spend 5 percent of the total capital expenditure on community health initiatives. Nantucket Cottage Hospital will use these funds to make strategic investments to improve the health of the island community outside the walls of the hospital.

2017 Boston Pops on Nantucket It took a minor miracle of logistics and planning, not to mention a major break from the weather gods, but the 21st Boston Pops on Nantucket went on as planned on August 12, 2017, when more than 7,000 people enjoyed an incredible night of entertainment at Jetties Beach in support of Nantucket Cottage Hospital. Despite the torrential rains on that Saturday morning, the hospital forged ahead with its preparations and was blessed with a window of clearing skies for about seven hours that allowed the concert to happen. Chaired by Mary Jane and Glenn Creamer, together with Co-Chairs Laurie and Bob Monahan, the event featured Keith Lockhart and the Boston Pops Esplanade Orchestra, together with special performers The Beach Boys, in a concert that won’t soon be forgotten. 18
During the pre-show, Nantucket Cottage Hospital was thrilled to announce that it had reached the $100 million milestone in donations toward our $120 million capital campaign. Bruce Percelay, Chairman of the Capital Campaign, together with Dr. Margot Hartmann, President and CEO, shared the extraordinary progress toward our goal to fund the island’s new hospital as well as a muchneeded housing initiative for hospital staff. Many of the hospital’s most generous supporters were in attendance at the Boston Pops on Nantucket, and we appreciated the opportunity to recognize their generosity during the largest summer event on the island.
