Home Change is coming

May I Please? As part of your tenancy agreement you have the right to make improvements to your home, as long as you are not an Introductory Tenant.

This summer Manchester City Council are swapping residents’ rubbish bins for smaller ones; the new grey wheelie bins will hold 140 litres of rubbish, compared to the 240 litre size we have now. Less rubbish and more recycling will save at least £2.4million a year, which can be spent on other services that residents might want. A few key points for Manchester residents: • Up to 75% of household waste can be recycled but we recycle 33% • We spend £36million a year disposing of waste. • Collection days will stay the same • New, bigger or additional recycling bins can be ordered for free online. For more information about the changes or to order recycling bins, go to manchester. gov.uk/recycling.

However, there are a number of improvements which you need to ask permission for before you go ahead with the work. Often permission will be given but you will have to sign an agreement that any damage to the property caused by the improvement will be your responsibility to repair, or if the improvement has to be removed to carry out a repair you will be responsible for reinstalling it. Examples of improvements that you require written permission for are as follows: • Laminate Flooring • External taps • Additional outdoor paving, tarmacking or concreting • Water meters • Changing interior doors • Sheds, garages, workshops, pigeon lofts, conservatories • Removing fixtures and fitting. E.g. Kitchen cupboards • Changes to electrical fittings If you are unsure whether an improvement needs permission, please contact your Housing Officer on 0161 203 2600 or 0800 234 6826 to discuss BEFORE you do the work. Please be aware that if you have carried out work without permission you may have to have it removed at your own expense.

SATISFIED TENANTS MAKE FOR A HAPPY COMMUNITY! Key results from the Miles Platting Tenant Satisfaction Survey 2016 In May/June of this year, The Renaissance Consortium (Miles Platting) carried out their Annual Tenants’ Satisfaction Survey, designed to explore tenants’ views on a variety of issues including satisfaction with the local neighbourhood, opportunities for resident involvement and the level of customer service tenants receive. Here are just some of the key results to show exactly what tenants thought and how much improvement has been made in certain key areas since 2007 when we first took over the management of the area. Satisfied customers in Miles Platting! • Satisfaction in Miles Platting is significantly higher than national averages. Satisfaction levels are also significantly higher than the average for local public services (73.8% UKCSI 2016) and the leading companies in terms of satisfaction such as Amazon and First Direct! • Almost nine in ten tenants say they are satisfied with the local neighbourhood and, encouragingly, of those who have reported anti-social behaviour to us, most (83%) are satisfied with how their case was handled. • Satisfaction with customer service remains high more than nine in ten (93%) saying they found staff helpful and almost all saying they have been satisfied with the outcome of their enquiry, an improvement on last year. • Tenants felt the biggest problems in their local neighbourhood were drug use and rubbish/litter with more than three in ten tenants feeling these were a very or fairly ‘big’ problem. Car parking and off road/mini motorbikes were also cited as issues amongst a small few but this was not confined to any particular area of the estate. • Most were satisfied with the opportunities we provide for resident involvement Here is just a small selection of tenant’s comments about the improvements they’ve seen in Miles Platting: “I am very satisfied for the work Adactus provides to local residents” “Had a happy 28 years here and very happy with repairs and care received” “Thank you Adactus, I love this place” miles platting spotlight | 3

Now a constituted group, they are eager to start putting on activities and events in the area, both with the help of and for the residents of Miles Platting. They recently held a stand at the Summer Festival, asking local residents what they would like to see happen in the area and the feedback they got has helped them to get cracking.

“We would like to thank the local residents for your input on the fun day and also Adactus for the pitch. We are currently looking into funding for a couple of days out for all ages. We will keep everybody informed and up to date with what is happening. Thanks for your continued support” Anthony, Anne & Patsy, Miles Platting Residents Association. miles platting spotlight | 7

Environment WE HAVE A FOOD WASTE WINNER… QUESTION: How many bananas are wasted in UK households every year? ANSWER:

1.4 million! Carrying on with our ‘Food Lovers Save Money’ campaign we had a glorious food hamper donated by Fare Share at the Miles Platting Summer festival. The winner was Shelby who amazingly guessed exactly the right answer! She clearly listens in her Geography lessons! Yes that is right an astonishing 1.4 million bananas are thrown away from UK households. Last month we provided you with some top tips to save food and save money, I hope this has helped you in our battle against food waste. Top Tip – Always keep your bananas separate from other fruit unless you want your fruit to ripen quickly. You can slice your bananas up and freeze them to use in smoothies! Why not try this wonderful Banana and Honey muffin recipe; it’s ideal for using up bananas which have gone past their best. You can also use other fruits that need using up, such as apples, cranberries, oranges, pears or even some tinned fruit!

Banana and Honey Muffins INGREDIENTS: • 250g self raising flour • 2x5ml spoon baking powder • 1x5ml spoon liquid honey • 100g caster sugar • 250ml milk • 1 egg • 90ml oil • 150g banana cut into small pieces, (brown spotted bananas that need using up are ideal) METHOD: 1. Preheat the oven to 180c or gas mark 4 2. Sieve the flour, baking powder, into a large bowl, and add in sugar. 3. Whisk the egg in a small bowl using a fork. 4. Pour the milk, oil, honey and egg into the flour mixture and mix well to form a smooth batter. 5. Stir in the banana pieces. 6. Spoon the mixture into the muffin cases. 7. Bake for 20 minutes until the muffins have risen and are golden brown. 8. Carefully take the muffins out of the tin and allow to cool on a cooling rack.

STAY IN THE KNOW...

If you would like to keep up to date with what is going on at the gardens then you can join our Facebook groups – “Holland Street Community Gardens” and “Chippenham Road Community Gardens”. Search for us or request an invite by contacting Natasha on 0161 2032600. You can also request to join our email network to be kept up to date with the latest news and events.

Environment COMMUNITY GARDEN NEWS It has been a busy growing season for the gardens with lots of activity and lots of fresh fruit and veg. Our dedicated Community Gardeners have been working hard to look after the gardens and to try to get more local residents involved. Their stall at the recent Summer Festival proved a hit with many residents, who were interested in finding out more about the gardens. For those of you who don’t know about the gardens, there are two in Miles Platting – one on Holland Street and the other on Chippenham Road (key access only). If you would like to find out more, or if you are interested in getting involved and starting to grow, get in touch with the Chair of the ‘Friends of Miles Platting Community Gardens’ Group, Sonya, on 07761 714628 or Natasha from Adactus on 0161 2032600. We are always looking for new people who want to grow their own, or volunteers who would like to muck in with weeding and maintenance!

Illustration and recipe courtesy of local resident and community gardener, Safrana Musa. Find Safrana on Instagram #Safrana_m

ON A MORE SERIOUS NOTE… Whilst it has been an excellent growing season, sadly, there have been a few incidents of petty vandalism in both of the gardens – plants have been destroyed, the polytunnels damaged and there has been graffiti on the sheds. The community gardeners spend a lot of time and effort tending to their crops and keeping the gardens neat and tidy, and so the vandalism has been very disheartening. Please help us to keep the gardens as they should be by ensuring that children do not walk on the beds or climb over the garden fences. If you have any information about the perpetrators of any vandalism please report it to your Adactus Housing Officer or contact Natasha on 0161 2032600 or by email at natasha.laws@ adacushousing.co.uk . Remember – these are your community gardens –

LETS LOOK AFTER THEM TOGETHER. miles platting spotlight | 13

Pat’s Gardening Corner

As I write I can’t believe its September already - I don’t think we’ve done too badly this summer with the weather. I’m sure, like me, you have taken the opportunity to spend time in your garden to enjoy some of the hot summer days and lovely warm evenings we’ve had.

Autumn’s on the horizon As the summer slowly drifts into autumn there are things we can do to pro-long our summer colour in the garden: • Keep deadheading summer plants such as dahlias and geraniums this will prolong flowering • Keep up your weekly feeds • Replace bedding plants that are finished with vibrant violas and asters Autumn is a time when we need to prepare our gardens for the coming winter months ahead; there are a number of jobs which can be done now which include: • Trim hedges before the onset of winter to keep them compact and bushy from ground level • Check your lawn and make sure any weeds you sprayed last month are dying. Repeat the treatment if necessary. Aerate the lawn with a garden fork and scatter lime lightly over it. This sweetens the soil after many years of lawn food application. Rejuvenate tired lawns with an autumn feeding to ready them for the onset of cool winter weather. 14 | miles platting spotlight

• Gather fallen leaves, grass clippings, kitchen scraps and shredded prunings, and layer them in a compost bin. Turn periodically with a garden fork to allow air to circulate and feed organisms, and decompose the organic matter quickly. Don‘t overload your compost with one particular ingredient – maintain a mix. • Transfer the leaves that fall on your garden and lawn to the compost bin on a regular basis, otherwise they will smother your plants and grass • Divide evergreen perennials. Lift them from the soil, divide at the root and replant into well-conditioned soil.

Q&A Q&A

Q. My poppies have been the best ever this year; will they bloom again next year? A. Poppies tend to be a one-hit wonder, so it’s unlikely. If it’s a perennial variety start prepping for an even better show next year by feeding them once they have flowered.

Q. When is the best time to plant spring bulbs? A. Anytime between October and December before the first frosts. Avoid any that are damaged, shriv-

elled or feel soft and go for plump, firm bulbs. Aim to plant within a week or they’ll start to sprout. Plant at a depth around two times the size of the bulb and around 2 bulb widths apart making sure the top of the bulb if facing upwards. Replace the soil after planting, breaking down any large clumps and firm in gently, making sure there are no air spaces around the bulbs.

Autumn Garden Giveaways* Photo Competition • A selection of seeds • Plant ties • Terracotta trough – great for planting spring bulbs in • Handy gardening bags • A selection of spring bulbs • A selection of ceramic indoor plant pots • Rolls of garden twine (great for securing plants and climbers) *stocks are limited

Take a good look around, it won’t take you long to notice the many images of autumn all around you. Using your camera capture some of these images to win a £20 high street voucher of your choice. Email me your photos at patrice.campbell@adactushousing.co.uk before 28 October 2016, or send them to our office. (Open to Adactus residents only)

Don’t forget the wildlife this autumn and winter! Encourage birds into your garden by hanging out a couple of bird feeders; you can buy wild bird seed at most supermarkets or garden centres. Fat balls in the coldest of months are a favourite and a welcome treat!

…..Pause for thought Consider your garden as ‘AN EXTRA ROOM’ - it deserves as much consideration as the inside of your house. Please care for your garden and keep it tidy - it’s your responsibility! miles platting spotlight | 15
