After trending upward for the last year, local real estate data is showing signs of continued improvement. By KIMBERLY NICOLETTI

T

he number of real estate sales is on the rise, while the number of listings has decreased. Those two factors, along with other data and experience from real estate agents, points to a positive outlook for real estate recovery. In fact, most local REALTORS® believe Vail Valley, in general, is solidly on the mend. In the third quarter of 2012, new listings decreased 1.8 percent, to 432, and pending sales increased by 40 percent, according to the Vail Board of REALTORS®. The trend has been consistent for more than a year, creating a growing confidence. “There are more buyers, and they are sensing that we’ve reached the bottom in a lot of areas, and the prices are gradually getting stronger, so people are buying,” said Joan Harned, an agent at Keller Williams Realty. “There’s a little bit of a sense of urgency that it’s only going to go up now — more than we’ve seen in a long time.” As of the third quarter, the supply of inventory decreased nearly 39 percent, to a 12-month supply, which are “normal” levels, said Josh Lautenberg, owner of Sonnenalp Real Estate. He correlates the lower inventory levels to evidence that “prices have finally hit bottom.” Stronger sales have continued in the fourth quarter, with October providing the highest

November showed a large increase as well, Lautenberg said. And agents at Keller Williams were busier than they’ve been in years over the holidays, Harned said. So far, January also looks strong. Though the number of transactions has increased fairly dramatically, prices aren’t rising much yet. “We’re selling more, but for less money (than the height of the real estate boom),” Harned said. With the economic downturn, most properties in the eastern part of the valley dropped at least 20 percent from their high, while those in

the western region dropped as much as 50 percent, she said. Now, Vail and Beaver Creek areas are only down about 10-15 percent, while downvalley, they’re about 25-30 percent lower, she added. However, because Vail Valley consists of so many micro-markets — from small condos and relatively low-cost housing to some of the highest-end vacation homes in the country — looking at broad-spectrum statistics doesn’t always paint a clear picture, said Craig Denton, of Ascent Sotheby’s International Realty in Vail. For example, Lautenberg just sold a three-bedroom condo in Edwards for $50,000

more than a comparable unit in the same complex sold for a month prior. He said buyers could see a “steep turn-around” in neighborhoods that have been down 40-50 percent. In other words, some areas of the Vail Valley may recover faster, or slower, than others. “I think it will be about a year before we see the valley increase across the board,” Lautenberg said. Properties selling for less than $500,000 have been most active, and 80 percent of November’s transactions were for less than a million dollars, Denton said. He sees this as good news: “The trend I see is a user market — people that are buying to come up here and use their homes,” he said, adding that in a speculator market, prices can be artificially inflated. “A user market makes for a more solid market.” That said, he thinks multi-million-dollar home sales will begin to pick up again. The tricky part of the equation involves perception: When the market plummeted, it took awhile for sellers to drop their prices to match the economic downturn, and that created a stall out, Denton said. Now buyers will need to adjust prior notions of grabbing a steal of a deal anywhere they look, because these days, inventory has decreased, interest rates are still attractive, and transactions are on the rise, which sets the stage for a real estate rebound.

A: Based on the solid activity we have experienced in Vail over the past several months, I believe we can expect to see continued sales growth in our core resort markets. Countywide, sales volume is currently up 24% over a year ago. Inventory is down by the same amount, and less than half of what it was at the peak. Given the basics of supply and demand, these trends should begin to exert upward pressures on pricing. We are already experiencing this in the high-end niche of the resort markets, especially in Vail. Bottom line, we generally expect a gradual, positive trend in our market as we move into the new year, one which should bring renewed confidence to both buyers and sellers.

Nearly everywhere you look, you’re reminded about what people love about the mountains and the land’s connection to outdoor recreation, particularly skiing. Vail Village blends the charm of European architecture with American ski history dating back to World War II. Walking among stone- and stucco-crafted shops and restaurants against the backdrop of Vail Mountain brings the best of both worlds together: nature and culture. “This is where it all started. The village is ground zero for what we see in the valley (today),” says Robert Vogel. “It’s an incredible story.” >>>

Vogel’s father served in the 10th Mountain Division, so he has a special connection to the huge statue memorializing the mountain division’s soldiers, namely Pete Seibert, a veteran who returned to Colorado after World War II, where he suffered such severe injuries, doctors thought he’d never walk again. Ultimately, he not only regained his ability to walk, but also to ski, and moved on to develop Vail Mountain with Earl Eaton. The statute, along with the Colorado Ski & Snowboard Museum, which features Winter Olympic history, hall of famers, the 10th Mountain Division and more, makes Vail Village a special place to step back in time. Vail Village’s locally owned shops and restaurants weave Old World tradition with modern

tastes by offering high-quality items and cuisine with oldfashion service. Vogel shared countless memories with friends and family at restaurants like Sweet Basil, which opened in 1977 and serves contemporary American cuisine. One of the unique characteristics of Vail Village involves the fact that it contains so many locally owned businesses, like Annie’s — “a sweet place to get gifts and cards,” said local Karin Millette — and Karats “for jewelry, a small, boutiquey, comfortable (store) with a variety of pieces,” she said. “It has everything you’d want, from diamonds and furs to Pepi’s Sports high-end ski attire and ski-boot fitting by Surefoot — and bronze statues, art galleries, entertainment and nightlife,”

WHEN SNOW LIGHTLY FALLS, THE VILLAGE BECOMES A MAGICAL PLACE FROM A THOMAS KINKADE PIECE. said Melissa Dyer, a Front Range resident who often stays in Vail Village. “There’s shopping from all over the world.” By day, the village is a bustling gateway to Vail Mountain, as the clomp, clomp and squeak, squeak of ski boots hit heated cobblestone paths.

By night, shops and trees glow with intimate lighting. “It’s a very intimate, romantic village,” Dyer said. She recalls a special New Year’s Eve about 15 years ago, when she saw her new husband in a different “light”: They were babysitting a friend’s 6-year-old, and as they watched fireworks from the village, her husband hoisted the child on his shoulders so the child could see better. “It was just a really sweet moment,” she said. To add to the romance, many times a horse-drawn carriage awaits; people who roll along the cobblestone in the cozy carriage get a glimpse of days long gone, when motorized vehicles weren’t even part of the glimpse into the future. In fact, the absence of cars along the wide village

path makes all the difference in the world. “When there are constant cars going through the middle of a ski town, it loses something,” Dyer said. When snow lightly falls, the village becomes a magical place from a Thomas Kinkade piece. “The view of the covered bridge and the clock tower with snow coming down just tugs at your heart when you see it,” Vogel said. “And when you see the village lit up with the Gore Range in the background, it’s a visual eye-gasm.” Indeed, the village transforms to a magical getaway. “I feel like I’m away from the world, in a tranquil, enchanted village,” Dyer said. As the days warm and the snow melts, the village doesn’t lose its charm; some of Mary

Baker’s best memories have taken place during festivities such as Fourth of July, where she watched fireworks with friends and family from her balcony. She credits the village for becoming even more family friendly. She owns two rental condos and has seen the demographics shift from predominantly couples to more extended families that choose to vacation together, particularly since the economic downturn. “The families (often) include grandparents sharing the cost, and there’s so much to do in the village,” Baker said.

THE VILLAGE AT BEAVER CREEK Beaver Creek Village is so committed to providing a memorable, sophisticated

mountain experience that it whisks visitors up to its picturesque locale by escalator. As Vail Valley Getaway points out: “Beaver Creek regularly wins awards and accolades for its food, wine, service, lodging, safety standards and environmental efforts. It’s a place where the staff are trained to not just provide what guests want, but to anticipate it. Skaters gliding upon the central ice rink add a playful atmosphere and enhance the cozy, unhurried feel of the alpine village snuggled against the ski mountain. Heated paths link art galleries and shops like Avalon Clothing, which offers fine shearling and leather outwear. And diners can gaze at the lit village while enjoying Italian cuisine or a drink at Toscanini

or grabbing a crepe at Beaver Crepe. “It’s a unique fit,” said Mike Thompson, a Beaver Creek homeowner. “It’s very appealing to families. It’s an all-in-one village. It’s easy to let the kids go and let everybody go do their thing and not worry.” Regular festivals, such as WinterFest, PrezFest and SpringFest, cater to kids’ activities and theatrical fun. The village also offers plenty to please adults, including the FOOD & WINE weekend in late January and the summer Wine & Spirits Festival. And, since Beaver Creek Village sits above Avon, it has a tendency to feel even more like you’re tucked away in a special mountain place. “It’s such a good little niche,” Thompson said. “Not enough people know about it.”

These days, people are bringing the indoors out by creating outdoor rooms. Yet the “rooms” aren’t necessarily enclosed. Most have no more than one stationary wall. Some are almost full kitchens, with built-in barbecues and refrigerators. Others might have simply a fireplace or fire pit. Through thoughtful planning and imagination, all of them provide a graceful transition from indoor living to the outdoors. And the Vail Valley’s magnificent summers allow homeowners to create inviting spaces — some of which can even be enjoyed on a mild winter’s day. “The top request we get, when designing a new home, is to integrate outdoor living into the design,” says Hans Berglund, of Berglund Architects. “People are looking for a combination outdoor room and then some patio space. We get the same request when doing a remodel, particularly in the old homes where, initially, there wasn’t any particular outdoor or covered space.” Kyle Webb, of KH Webb Architects of Vail, agrees. “It’s becoming the norm to have an outdoor space,” he says. “It

becomes another ‘room’ in which to entertain in the summer.” Of course, there are many things to consider that help to make the outdoor space an extension of the home itself. It’s not just about a wall here, a fireplace there. “Because the sun is so hot here, having a covered outdoor space is really important,” says Berglund. “People need a place to get out of the sun. And also, because it gets cool at night, we often integrate infrared heaters and conceal them in the ceiling. We also incorporate a lot of outdoor fireplaces into our designs. A little warmth is a focal point.” Recently, Berglund added a screened sleeping porch to a client’s master bedroom. It is equipped with electrical that was rated for the outdoors and a stone floor, with a drain, that is lightly sloped to accommodate any water. As well, Berglund designed a big roof overhang and ran a continuous, linear drain on the outside of the room. “We work side by side with the designers, before we begin our stonework,” Avignon says. “We’ve built a lot of spas, barbecues, fireplaces and even pizza ovens outside. Of course, there are a lot of technical pieces that have to come together before we begin our work.” At its most basic, an outdoor kitchen can be lit by torches, with food cooked on a portable grill. Most installations are equipped with built-in grills, wood-fired ovens, refrigerators and electrical and gas hookups. Webb used granite and stainless-steel cabinets in one outdoor space. Currently he’s working on another that combines sandstone countertops, stone walls and stainless-steel cabinets. Except for the grill, everything is going to be concealed. Like Avignon, landscape designer Maria Meilinger, president of Van Grow Landscaping, meets with the architect before her job begins. “I have to first walk the property, and check out the exposure and soil where the project will be built, explains Meilinger. “The soil is the foundation, and then you build your way up. “For instance, you should have your vegetables and herbs for cooking in your kitchen area. Your water is very important. What is the access? That is the reason I have to be involved in the beginning — in case something has to be moved during construction.” To really make your alfresco eating space stand out, find a focal point. This is the most important tip of all. Be experimental with your light sources. Don’t be afraid to add new elements to get the right glow for different times of the evening. But don’t go overboard to take away from the feeling of being outdoors. At the same time, have enough light so people can see one another across the table. Set up a water line — even if it’s just for cold water — to rinse off dishes. You can

BE EXPERIMENTAL WITH YOUR LIGHT SOURCES. DON’T BE AFRAID TO ADD NEW ELEMENTS. even set it up so the runoff drains into your plants. Include electronics for sound systems and for those who can’t live without mobile devices. Use outdoor fabrics that are solution-dyed acrylic and will stand up to whatever Colorado weather comes your way. Create outdoor “ceilings” with a covered trellis, a tent of material or an umbrella to help block out sun and our afternoon summer rains. Use furniture that is water resistant. Wrought iron and teak and wicker look-alikes will last for many years. As for your kitchen set-up, having a trolley comes in very handy, as your outdoor room setting will probably be some distance from your indoor kitchen. Keep a collection

of pitchers, carafes and trays around. And don’t forget the ice chest, which these days come in a myriad of spectacular colors. When it comes to flowers, your garden is your best form of décor say the experts. However, if your garden is not yet matured — a plant from a local nursery will suffice. Most important, your outdoor space should be uplifting. Pick a spot and make it memorable. And if your garden is newly planted, use hefty pots and planters to add warmth. According to Meilinger, things grow very slowly here. “When you plant a garden, you have to figure out where you want to be in three years,” she says. “After four years, the garden should take care of itself. You have good soil, you hardly have any weeds anymore, your perennials are established, and your shrubs are doing great. “All you have to do is a minimum of soil amendment, some mulch here and there, cultivation and fertilization. The space should be where wildlife and people feel comfortable.” And, in the end, that’s exactly what your entire space should be about: being comfortable and inviting — even for the deer or marmot that might pop in every once in awhile.
