Recently, I had the pleasure of exploring the secluded private island of Moskito and it’s newest estate - Cape Stout. Whisked to the island in luxurious style by private boat captain Jevon, in the estate’s Boston Whaler to spend an incredible two days touring the island’s four breathtaking properties - each totally unique. The Estates Cape Stout
The newest addition to the island’s collection of estates - a seamless blend of modern luxury and style, offering astonishing ocean views and direct beach access, along with unlimited access to a power boat and private captain.
The smooth white Mediterranean-style walls of the exterior belie a tasteful mix of colours, patterns, textures, and unique art pieces in the interior of Cape Stout. The seven king-bed suites all have vivid pops of colour, intricate wood detailing, and a plethora of tile finishes, creating a unique and cohesive style throughout the estate. There are two generous primary suites with outdoor showers, jacuzzis, private terraces and gardens.

The Point Estate
Perched on the point between two of Moskito’s beautiful beaches, Manchineel Beach and Lime Tree Bay, The Point Estate can host up to 16 adults in its eight king bedrooms and offers convenient walking access to the two beaches and panoramic views of the surrounding islands.
The suites are spread across the property and linked by landscaped pathways and stairs. Each suite features an en suite bathroom, a private terrace, an outdoor shower, and breathtaking views of the Caribbean Sea. Two large primary suites offer additional seating areas and soaking tubs. A bunk room provides the ultimate den for up to eight kids.
The great room at The Point Estate features a spacious living area with floor-to-ceiling glass doors that open onto a large terrace and the pool, which wraps around the front. The interior
design combines contemporary elegance with Balinese influences, featuring natural materials and comfortable furnishings. The roof features an intricately carved wooden map of the world. The villa’s design emphasises natural materials and open spaces, creating a tranquil and inviting atmosphere.

The Oasis Estate
This incredible estate epitomises modern luxury, offering a sleek and contemporary design. Set on the highest part of the island, the striking main villa is designed to look like the bow of a yacht. It is the most modern of all the estates in terms of decor, with a waterfall at the entrance and an elevator from the ground floor to the sky bar. The main villa at The Oasis Estate features an open-plan living area with floor-to-ceiling windows that provide uninterrupted ocean views and two levels of communal living space that are ideal for large groups. The interior design is modern and minimalist, with clean lines, chrome finishes, neutral tones, and high-end furnishings.
Oasis features eleven bedrooms, each with en suite bathrooms and an adjacent living area,
accommodating up to 22 guests at double occupancy. However, the estate can welcome up to 40 guests when utilising the sofa bed in the living room of each suite.
The guest villas are connected to the main house by a shallow crescent-shaped pool that encircles the estate and meets the deck of each poolside villa, ensuring that you are never more than a few footsteps away from the water.

The Village Estate
By far the most eclectic in terms of decor - The Village is the ultimate party pad. In the evening the estate comes alive in a rainbow spectrum of lights, and a hidden DJ booth rises through the floor (yes, really!).

Market Update
The luxury home market is defined as homes over US$3 million. Following a drop in luxury home sales in 2023, the luxury home market in the BVI has performed better in the first half of 2024 with three sales totaling US$11.83 million. The highest closed transaction to date for a home in the BVI market was a sale of US$12.6 million in December 2022.
Over 80% of the market for homes in the BVI is dominated by sales under US$1 million, while home sales over US$2 million account for just under 7% of the market. As we move away from the sale of damaged homes post Hurricane Irma, there should be evidence that the market for houses over US$1 million is starting to take a larger share.
While home owners who do not hold Belonger status in the BVI (commonly known as “Non-belongers”) only account for 27% of all homes sold in the BVI after 2018, they account for 71% of the home market over US$2 million. Given the number of homes on the market in the BVI over US$2 million, foreign investment is integral to the sale of higher end property market.
Any lack of foreign investment in the BVI impacts the higher end market for homes, where properties tend to remain on the market for longer and there is a greater differential between original asking price and eventual sale price.

Roz recently returned to the BVI, having lived here in the 1990s, where she ultimately became part of the management team on Necker Island. About Salt Island

Historically, the island, which is one mile long and one mile wide, has not been known to have more than 100 inhabitants at a time. And today, it is a lonely island, as the last living resident, Norwell Durante, passed away in 2004. An extensive study by Dr Lianna Jarecki titled: Variable hydrology and salinity of salt ponds in the British Virgin Islands describes salt ponds as“ bodies of water that occur from the bottom of steep watersheds”. Dr Jarecki
found that out of the 17 salt ponds in the Virgin Islands, the Salt Island salt pond has the highest concentration of salt. The salt gets to the pond through seawater that is fed via underground seeps that trickle through the shore sediments, and then into the pond. During the plantation era, and after Emancipation, residents would use the salt to preserve their meats and fish, and also export it to neighbouring islands. It was also during that time that a “salt tax” was administered which stipulated a 30 per cent tax (or

one bag in three) to anyone who harvested the salt. This is in accordance with the 1904 Government Salt Pond Ordinance. But even before then, every year a pound of salt was given to the Queen as a form of “rent” on behalf of the island’s inhabitants. This rent was suspended when Queen Victoria recognised the kindness of Salt Island residents who helped those who survived the sinking of Rhone, a UK Royal mail ship that hit a reef and went down near the island in 1867. Salt Island descendant and local artist, Lutia Durante, says he remembers his grandfather Eustace Durante talking about the tragedy and how he helped bury some of the sailors who perished. While Lutia
didn’t grow up on Salt Island, his great grandmother was born and raised there. Lutia’s dad, Vivian Durante, spent many of his younger days on the island’s southern side with his aunt. Vivian was born on the neighbouring Peter Island. Lutia shares that the descendants of both Salt Island and Peter Island have a shared heritage due to the proximity of the islands.
Traditional salt breaking ceremony
In the late 1800s, residents performed the annual salt breaking ceremony, which initially took place around Easter. Residents would await theofficial firing of a pistol and the salt “picking” or collecting began.

The last official ceremony took place in 2016, during Queen Elizabeth II’s 90th birthday celebrations in BVI. Then Governor, His Excellency John Duncan received the “symbolic rent” or bag of salt, which was later presented as a gift to the Queen.
Have you ever wondered where your salt comes from?
The more popular table salt varieties are extracted from salt mines by drilling, and the evaporation of saltwater springs or wells. Another method is via the evaporation of seawater, which is how Salt Island salt is made. Because weather patterns have changed, the salt is now formed in the summer months, when the ponds dry up enough to leave behind a “white cast” of the once highly sought-after mineral.
How the salt is used in BVI today
Salt Island salt can be found in many supermarkets and retailers throughout the BVI. Lutia’s daughter, Alexandra Durante, has upheld the salt picking tradition and uses the salt in many of the products sold at her store, E.Co. She adds the salt to her hand

soaps, body scrubs and condiments. Her dad says that the salt can easily be picked and then quickly washed for use. Lutia recommends drying it in the sun for three or four days, which turns it a brilliant white. According to Lutia, it’s the best salt to use because there are no additives, and it encourages people to add it to their meals, just as his mom did in her cooking years ago. “Just a little bit goes a long way,” he advises
Getting to Salt Island
There aren’t any ferries or regular scheduled day trips to the island, but you can charter a yacht or powerboat to get there. Many yachts choose to anchor out and dinghy in, or some just dive in and swim to shore. The actual salt ponds are just a short walk from the beach. And if you don’t want to go alone, you can plan to visit around the end of June, when the descendants of Salt Island host an annual day trip that includes an educational tour, food, drink and entertainment. More recently, companies such as Hike BVI run organised day trips and hikes to the island where patrons learn the history of the island and get to pick salt.

Flying Fox, a 136-metre Lürssen (446 ft), sleek and dove-grey, reputed to be the world’s largest charter yacht, has already discovered the waters of the BVI. A-list celebrities have reportedly been spotted enjoying the sun on her deck.
Photos from yacht’s charter agent, Imperial, reveal the wonders that await anyone with US$3-millionplus to spend to experience them, along with 25 of their guests across 11 cabins.
According to Imperial, she emerged in 2019 as part of a partnership between two mega yacht superstars, award-winning exterior designer Espen Øino and interior designer Mark Berryman, who used Japanese influences for the yacht’s look.
VIRGIN
The aim of the design was to create a feeling of refined tranquillity, with a small palette of colours, materials and finishes for a cohesive look – golden oak, caramel bamboo, brushed limestone, travertine marble and cream leather, as well as rattans and coconut shell embellishment,” writes Imperial.
A 22.5-metre wide beam means as much room as you need to spread out and get comfortable. A luxurious living space together with a unique design on both exterior and interior. The massive swimming pool runs transversely on the main deck, a first for a mega yacht of this size and a technological challenge

The yacht’s dive centre is something more akin to a naval vessel. From advanced nitrox to underwater scooters, its rigorous instructors, who often double as fitness leaders, can take you from zero to hero with a PADI certification in a matter of weeks, even if you’ve never dived before.
The only charter yacht that has two helipads - the larger one can even be converted into a dance floor so you can keep the seafaring party going all night.

Ginger Beer to top up
METHOD
Combine Gin, St. Germain and lime juice in Collins glass with cucumber, mint & ice. “Cheat Shake” or stir briefly. Garnish with cucumber wheels & mint.

2,5oz Bourbon
1oz sweet Vermouth (Antica Formula)
2 dashes Angostura Bitters
METHOD
Stir & pour into chilled Martini glass. Garnish: 3 Maraschino Cherries.
LEAH SOUR
INGREDIENTS
2oz Maker’s Mark
0,75oz Lemon juice
0,25oz Peche de Vigne
0,25oz Maple syrup
0,25oz Ginger syrup
METHOD
Shake all ingredients until cold. Strain over large ice cube, garnish with candied ginger.
FLORADORA

1,5oz Gin
0,25oz Simple syrup
0,75oz Lime juice

4 Raspberries
METHOD
Muddle raspberries with simple syrup, add Gin, lime juice and ice, shake until cold, double strain into Collins glass over ice. Top up with Ginger Ale. Garnish: Orange & Lime wheel, raspberry.
