Este terreno de 13,29 hectáreas se le cederá a la UANL, por parte de la Secretaría de Desarrollo Urbano y Kansas City Southern de México.
Tomando en cuenta la necesidad latente, rentable y urgente para los inversionistas y la Universidad, y de acuerdo al plan maestro, se considera una infraestructura humanizada, que introduzca un conjunto de residencias universitarias, sus respectivas amenidades y servicios que a su vez fomente la conectividad y que pueda traer un beneficio económico y social para la universidad y todo su entorno.

Asimismo, tomando en cuenta el alto flujo vehicular de la Avenida Manuel L. Barragán, se ha decidido hacer una modificación en la misma para pasarla por debajo mediante un paso desnivel de 1.03 km de longitud, con una pendiente de 8 %.

De esta manera, se ganará espacio público y una comunicación franca entre Ciudad Universitaria y el lado poniente, para lograr una conexión entre los espacios de residencias y amenidades, que van a contar con espacio público, servicios y comercio para toda la comunidad.
