1Lograr una interacción fluida entre los espacios abiertos como las la zona deportiva, las plazas, y el comercio y la Avenida Manuel L. Barragán. Para esto, se buscará evitar la creación de bordes entre dichos espacios, enfocándose en crear un espacio de calidad ambiental que integre todo el corredor, el comercio, las plazas y las áreas de esparcimiento y deportes como un solo desarrollo.

2Para lograr evitar la segregación de las áreas adjuntas a Ciudad Universitaria, se intercalarán áreas verdes permeables entre el conjunto de edificio de uso mixto para así aumentar la rentabilidad y la plusvalía de la zona, teniendo un conjunto en donde se pueda disfrutar de una calidad espacial tanto interna como externa.

3A falta de lugares de esparcimiento en el área, en este proyecto se busca integrar los espacios abiertos para que sirvan como nodos y áreas de esparcimiento tanto para los estudiantes como para la comunidad en general. Para lograr esto, se integrarán plazas centrales en los conjuntos de edificios, un nuevo mobiliario urbano y numerosas áreas verdes; así como una regeneración y modificación del área deportiva (actualmente privada), para que habitantes locales y estudiantes puedan convivir en dichas áreas.

4El sitio a intervenir se encuentra en una zona altamente industrial, donde las emisiones contaminantes son altas y constantes. Como se busca que el sitio sea un lugar de encuentro, convivencia y esparcimiento, se debe procurar que los espacios tanto residenciales como comunitarios sean espacios limpios, con alta calidad espacial. Por lo tanto, se propondrán áreas verdes que sirvan como amortiguación para evitar que llegue la contaminación industrial al conjunto.

5Actualmente, la Av. Manuel L. Barragán es intransitable para el peatón y ciclista dadas las malas condiciones del mobiliario urbano y banquetas. Por lo tanto, se busca reestructurar la Avenida, diversificando el tráfico vehicular y reduciendo carriles para este, adaptando espacios para dar prioridad al tránsito peatonal y ciclovía. De esta manera, tanto los alumnos como la comunidad podrán llegar de una manera más segura a sus destinos.
