Hello again,

Last year, when I wrote this note, the world was embroiled in its fight against supply chain disruption, inflation and high interest rates, resulting from excessive fiscal policy expansion and continued quantitative easing in the latter days of Covid, and deglobalization brought on by the belligerence of Russia, China, third rate dictatorships and the equivocating response by the United States and its traditional “western” allies.

Added to that, the Canadian federal and provincial governments in British Columbia reintroduced historically failed market interference policies, including rent control, demand management taxes, punitive development cost charges and slow and intrusive approval processes, none of which are coordinated between levels of government, demonstrating short term political gain at the expense of long-term prosperity, moderate price increases, economic stability and general peace of mind.

As a result, Anthem’s strategy throughout 2023 and into 2024, has been to “gut it out” and “learn and grow some more” and to do so across all of its strategic buckets. It is a bold strategy, with a view to getting through this period of adjustment, not only intact, but bigger and stronger than we were going into it.

How? Through hard work, innovation, perseverance and passion.

Our Vertical Development Group, through its HighRise and Low-Rise Business Units, pre-sold, built, and closed on approximately 1,000 condominiums and purpose-built rental homes last year. The Commercial Business Unit develops food anchored retail and industrial distribution space and does so several projects at a time.

Our Land and House Building Group had a successful year in Calgary, California and to a lesser but still positive extent, in Edmonton, evidenced by the delivery and closing of over 1,500 single family lots and 450 single family homes.

Our Income Property Investment Group successfully managed its three business unitsFood Anchored Retail, Industrial and Multifamily Rental, maintaining occupancy, and growing through acquisition and our own development activity. In the last 14 months, the group has achieved over 1.5 million square feet of new leasing activity.

Our Finance Group is well advanced on an ERP systems conversion to Yardi, is diligently managing liquidity and renewed and initiated $500,000,000 in loans and partner capital.

Elsewhere we focused on our management platform, on being a better team, and improving our systems and process, culture, and ability through learning. We grew to 750 people through the need to construct projects finally approved, and to keep track of all that we do, and from our acquisition of Cedarglen Homes in Calgary in late 2023, an awesome business that builds over 300 homes per year with 100 talented people.

The challenging global dynamics of 2023 continue to daunt the industry into 2024. Deglobalization, high interest rates and weird politics are still here. While inflation is ebbing in much of the world, it is “sticky” in the all-important US economy.

This impacts real estate in many ways. First there is the hesitation it sparks in individuals making decisions in their business and personal lives – hesitation to open a new store, or expand distribution space or buy a new home. Second is the impact on capital. Traditional real estate players, like pension funds, life insurance companies and public markets, have far less capital to deploy, whether it be from losses or reduced allocations. This impacts real estate liquidity and values. Finally, with higher interest rates, the amount of debt that income from real estate can service goes down, which results in deleveraging, or the need to reduce the size of loans to match the higher cost of servicing. There is good news, however.

The lack of capital creates opportunity. Traditional real estate players are selling real estate to create liquidity, and often it is the type of property that has issues that a value add player like Anthem can fix. This is reflected in our most recent acquisition, a half empty shopping centre, on good land, in Ontario, which can be redeveloped into a thriving mixed-use community, supported by good carrying income from the part of the shopping centre that is full.

Inflation is ebbing, especially in Canada, and the high interest rate environment will pause, and slowly decline. The Bank of Canada lowering its policy rate by twenty-five basis points in June is a sign of that. And this will allow capital allocated to real estate to gradually increase - fast enough to help Anthem grow, but slow enough that the opportunities described above will continue.

Accordingly, while Anthem must still gut it out for a while yet, and learn and grow some more, we are adjusting our thematic goal to move from being a respected business to “best in class”. Not that we will ever get there, but if we strive to be the best, we will improve. Like the quest for the Holy Grail, wherein the goal is the pursuit, not the attainment.

Anthem has much to look forward to in this pursuit. While hampered by the reset in the markets, Anthem will grow - quantitatively, for the one or two projects per business group that meet our tougher underwriting criteria; and qualitatively, as we deleverage our balance sheet, pursue more equity in our capital formation, hone our skills through education and practice and reinforce our systems, process and culture through positive energy, open communication and hard work.

And along the way, we have benefitted from continued trust, support and loyalty of our diverse stakeholders. All things considered, while facing challenges, Anthem is doing well. We are growing places.

Anthem has pledged $500,000 in bursaries to students of Trades and Technology at NAIT.

Last year, Anthem made a commitment of $500,000 to the Northern Alberta Institute of Technology (NAIT), pledging $50,000 annually over ten years (2023 - 2033) to support students enrolled in the School of Skilled Trades and the School of Applied Sciences and Technology. With this investment in NAIT, Anthem hopes to aid the shortage of skilled tradespeople in North America and provide hope to those who believe a formal education is out of reach.

Since September 2023, $35,000 in bursaries have been awarded to 17 NAIT students as part of BILD Alberta Scholarships for Construction Careers initiative. Anthem’s bursaries, valued at $1,250 and $2,500, are awarded based on academic achievement and financial need to students and apprentices studying one of the 18 trade and technology programs.

Partnering with NAIT to support the next generation is a strategic investment in our collective future. These students will play a critical role in the development and sustainability of our society and NAIT provides them with the valuable hands-on experience and training needed to do so, enabling graduates to seamlessly integrate into the workforce and make immediate meaningful contributions. Anthem believes we have a responsibility to support these individuals and we want to play our part in helping to shape the future of our industry with a stronger, skilled trades workforce.
