The world constantly evolves. Whether it’s our physical geography, our urban geography, politics or the economy, we are thrown challenges. 2022 is doing just that. Polarization, whether of left or right, of rich or poor, of east or west, of dictatorship or democracy, of covid rules or covid freedom, is presenting our world order with deglobalization, instability, supply chain disruption, capital market volatility and inflation. Headlines announce, boldly, and inadvertently reinforce, these disparate views. The world divides, moves apart, and wastes time and effort fighting over its differences, instead of celebrating the opportunity of shared ideas. Then there is the tragedy of the Ukraine. So, what of all this? There are many avenues to pursue in considering today’s world. I will focus on two. The first is what we as individuals do about it. The second is what Anthem does about it. On the avenue of the individual, we can choose to think, speak, and act in accordance, firstly, with our personal principles and values; and secondly, accept, understand, and promote, the values and institutions inherent in a free society – respect for the individual, property rights, due process, and the rule of law. When faced with adversity or fear, whether from bad news, inflation or Covid, we can focus on what we can do in our circumstances, and avoid looking for people or groups to blame, narrowly, such as foreigners, the mentally ill, the elderly or the rich. We can check our anger and fear and grab what we can to soothe our anxiety; and instead focus on what works, gain confidence and move forward. On the avenue of Anthem, knowing the world is in a constant state of disruption, we rely heavily on the principle of diversification: • Diversification in the context of business, whereby we pursue multiple asset classes, in multiple activities, in multiple geographies. • Diversification in the context of ideas and people, whereby we emphatically exchange views in a culture of rigorous debate, amongst a broad set of individuals from various walks of life. On the one hand, this lowers the risk of our business. Financial success in one area can offset challenges in another. Skills learned in one area, can be taught elsewhere in the organization. On the other hand, it creates more and better ideas to pursue opportunities and solve problems. It makes us stronger, faster, and smarter, in good times, in bad times and in normal times. Accordingly, at Anthem, as you will see in the following pages, we do a lot. We are motivated. We are organized. We execute. We have a vision. We set goals. We create a strategy. We rely on culture. We follow process. We stumble. We stand up. We progress. We finish. Then we start again. We get things done.

To build our organization and our people. This year, we move forward as one integrated brand identity, amalgamating our Anthem and Anthem United brands. The uncoupling of United is a respectful end of one chapter and the beginning of a new one. It is intended to signify, not only our growth but reflect that we are one team, integrated through a bold culture. We’re all wearing the same jersey now, albeit our California office is supporting a new accessory as our operations in California have struggled given competing uses of Anthem and United by well-known health care providers. It has created an opportunity for us to rebrand our business units in California under the Anthem Properties identity. This is a big milestone for Anthem, as one brand that better reflects our integrated approach and the diversification of our assets across all markets. We’re proud of where we are today, have clarity on where we’re going, confidence in our pursuit, and gratitude for the people we get to do this with. Residential sales are strong. Fuelled by low interest rates, pent up demand, and a Covid induced rediscovery of being home, new home sales in all formats are brisk. While inflation will lead to higher interest rates for homeowners, and higher costs for developers, fundamentally, demand for housing is high, and the business, compressed margins from inflation notwithstanding, will be brisk. Occupancy of most rental properties is likewise strong. Being home has caused people to shop more, using goods purchased, to create services consumed, at home. This has benefited food anchored retail, industrial and logistics distribution space, along with multi-family rental in a supply constrained world. Anthem tries to see through the fog of the world’s current volatility, of the disruption and the polarization, through to the fundamentals of the truth. The truth that the world grows, that individuals will not be repressed, that they will seek to solve problems and get on with their lives, to pursue happiness, outside in their communities, and inside at their homes - places - that Anthem can help to create along their path. Multifamily Now Selling Wood & Water Surrey, BC TOWNHOMES | DUPLEXES We’ve received incredible demand for the family-centric homes at Wood & Water and are now selling the final phase of townhomes and duplexes, with less than 30 available homes remaining within the community. The concrete pad has been fully poured and construction has started on both the North and South towers of the first phase, which are on track to complete mid-2024. Situated just north of Highway 1 and a short walk to SkyTrain and Lougheed Town Centre, the 1.75 million square foot, multiphase, transit oriented development will serve as the gateway to Coquitlam. Growing Places TM Red Cross Ukraine Humanitarian Crisis Appeal Upon seeing the profoundly disturbing and heartbreaking photos emerging from Ukraine, our team felt compelled to act, to give back as best we could from 8,000 km away. We quickly rolled out a fundraising campaign, and for every dollar our Anthem team members donated to the Red Cross, Anthem matched twofold. In less than one week, we collectively donated $58,530 towards the Red Cross’ Ukraine Humanitarian Crisis Appeal, and provided furniture and household items for a Ukrainian family who has sought refuge in Canada. All funds raised by the Red Cross will go towards immediate and ongoing relief efforts, long-term recovery, resiliency and other critical humanitarian activities. Since the onset of the military invasion of Ukraine, the Red Cross has distributed 1,000 tons of aid, including food, bedding, blankets, tents, water and hygiene items. The upheaval of Ukraine’s sovereignty and territorial integrity, and its people’s ability to make choices and pursue their dreams and goals, is an affront to our shared, core value of freedom. We stand with the people of Ukraine and vehemently oppose any and all forms of tyrannical oppression.
