Growing Places In our last newsletter we left you with our expectations for the next few years as we grappled with a world turned upside down. Now, a year later, the deployment of vaccines has come more quickly than we initially expected. Though the rollout in Canada has not been as smooth as we had hoped, both BC and Alberta’s vaccination numbers and correlated declining case counts and hospitalizations are highly encouraging and we can see a steady march towards normalcy in our near future; one that is already being experienced in our California markets. With our sights set on the future, it is important to reflect on our COVID journey and how its challenges and opportunities have reshaped our paradigm in certain areas of our business, while reinforcing our existing strategies and culture in others. Throughout the pandemic our work has not stopped. We’ve successfully launched and completed projects. We’ve received numerous approvals to proceed with our projects in mid-stream. We’ve finalized three challenging Community Amenity Contribution payments with the municipalities in which we work, we engaged with over 1,000 tenants in our commercial portfolio in a highly coordinated company-wide effort to implement government-assistance programs. We have secured countless new tenancies to strengthen the portfolio, worked tirelessly with new and existing financial partners to optimize their capital, acquired new real estate and maintained our relentless commitment to learning and continuous improvement. We have done all of this by getting up every morning with vim and vigor to not only manage our way through the COVID disruption but make our company stronger on all fronts. While unpleasant, overcoming significant challenges typically makes for the greatest progress. As a privately held 400-person diversified real estate company with a lot on the go, the pandemic presented risk and exposure to potential failure. By committing to ensure that didn’t happen, we focused and worked hard, like never before, and as a result of this experience, grew immensely in our skillsets, in our conviction to figure things out, and developed a new appreciation for the details. Though our offices have been running at less than full occupancy, with team members working from home as needed, and the general COVID malaise, which cannot be ignored, our culture has never been stronger. Without our former traditions to lean back on, we


found ways to actively celebrate our wins and worked hard to stoke opportunities for connection and understanding, for our people, our stakeholders and for the business. We have been able to gain more strategic clarity, developing our first formal strategic business planning process while establishing an executive governance team, both of which will, working together, form the building blocks of our foundation for 1,000 years of growth. We have renewed our commitment to our strategy of diversification. While general volatility – whether it be in markets, political arenas, social norms or the environment - have been on the rise in the world, COVID created an immediate disruption on an unprecedented level, changing the way people lived, worked and played. This shift created extremely challenging dynamics in certain industries and the way they use their real estate, while dramatically benefitting others. This emphatically reinforced our stated need to pursue multiple asset classes in multiple markets, such that we could mitigate negative impacts in one area by taking advantage of the new opportunities in others. One outcome we did not expect to see at the outset of the pandemic was the surging demand for housing. As a company with hundreds of homes coming to market through 2021, there was a lack of clarity as to how home buyers would respond to pandemic conditions and we faced great uncertainty. As it turned out, we were stuck at home more than we’ve ever been before. Which gets people to think about home. And to buy homes, because their current homes don’t meet their needs, or because of work-from-home arrangements they’re able to move further away from the city, where they can get larger homes and more land for less money. Record low interest rates and pent-up demand have added fuel to this fire, and as a result, in each of British Columbia, Alberta and California, we’ve seen increased sales across the board and we’re proud to have sold out numerous projects of all types in all of our markets. However, this pent-up demand will only sustain itself if we get two key things, job growth and population growth. Government relief efforts included quantitative easing and cheap costs to borrow, increasing the amount of capital in the economy. This capital must be invested in companies and assets with credible business plans, and with this investment comes the need to execute on these business plans. That execution requires new jobs to be created. Furthermore, North America fared relatively well over the pandemic, and as the world remains volatile, safehavens for both capital and people, such as Canada and the USA, and particularly highly livable

cities such as Vancouver, Calgary, Edmonton and Sacramento, will benefit from ample in-migration. Governments understand this and have created policies and programs to facilitate this growth. These people will need places to live, play, work and shop. The capital in the system will need stable investments backed by these positive fundamentals. While inflation remains something to watch, we are comforted by the fact that hard assets such as real estate act as a hedge. There will be life after COVID, and we will be investing accordingly to keep up with this demand. On that, we can share some insight into our growth plans. We will be expanding our homebuilding operations into Alberta in select Anthem land communities in Calgary and Edmonton, to start. This is a natural evolution of an existing asset class, one in which we already have the knowledge and expertise. We anticipate our first sets of showhomes to open in Spring 2022. In Vancouver and Sacramento, we are expanding our multifamily rental operations through the development of new purpose-built residential rental assets. On our commercial side of the business, we will continue to acquire and develop more space, as well as improve the space we already manage, with a specific strategy to acquire more industrial assets to accommodate the surge in demand resulting from changing consumer trends and how they are bolstering the need for space for e-commerce, food processing, last mile logistics, and distribution-based tenants. 2021 is Anthem’s 30th year in business. And though it’s not the year we imagined, it’s one that leaves us with immense pride, hope and optimism for what’s to come. We’re not going away. We’re only getting better, bigger, and stronger.

Residential Recent Success 265 Homes Sold JINJU, Coquitlam, BC After exclusively opening to priority registrants in March, JINJU, our newest project in Coquitlam, is now over 80% sold with 265 homes sold in under two months. JINJU is a 42 storey residential tower and six storey wood frame rental building strategically located at 537 Cottonwood Avenue in Coquitlam, steps from the Burquitlam Skytrain Station, Cottonwood Park and the future YMCA. SOCO, Coquitlam, BC SOCO is a 1.25 million square foot, multiphase, transit oriented development in south Coquitlam. Situated just north of Highway 1 and a short walk to SkyTrain and Lougheed Town Centre, SOCO will serve as the gateway to Coquitlam and will be comprised of five residential towers ranging from 23 to 44 storeys, a six storey rental building, office space, retail space and a daycare. Sales for SOCO’s first phase launched in early 2020, with 385 homes sold across the community’s first two towers. A selection of new homes in these towers are now available for sale. Seymour Estates, North Vancouver, BC The project currently known as Seymour Estates is 6.25 acre master planned community at the base of Mount Seymour. The community will include a six storey wood frame building offering 94 market and 25 rent to own condominiums, 102 stacked townhomes, 31 three storey at grade townhomes and a six storey purpose-built rental building offering 56 market rental and 33 affordable rental apartments. Communal, family-oriented and intended to honour the natural landscape, the community will offer spacious layouts, improved streetscapes, a community coffee shop and various environmental initiatives, including programs designed to decrease car dependency. Construction of the sales centre for the first phase is anticipated to start Summer 2021, with sales anticipated to start in early 2022.


Residential Under Construction Station Square, Burnaby, BC Anthem and Beedie’s legacy master plan is nearing completion. Occupancy for Station Square’s fourth tower, 6080 McKay, was received earlier this spring and we’ve welcomed nearly all of the tower’s 330 new homeowners. A collection of executive level, move-in ready homes within 6080 McKay will soon be available for sale. Progress is also coming along on the over 22,000 square feet of ground floor commercial space, and we look forward to welcoming KOKORO Mazesoba, JJ Bean and Tendon Kohaku as tenants later this year. The six level wood frame rental building is located in Sacramento’s downtown neighborhood, the civic heart of both Sacramento and California, and will be comprised of 153 contemporary homes and a two story concrete retail and parking podium. Construction is expected to complete in Spring 2023.

Eastwoods, North Vancouver, BC Eastwoods is a collection of 39 townhomes and ground level suites neighbouring Anthem’s Maplewood Place community to its east and Seymour River Heritage Park to its west. Comprised of two to four bedroom homes, Eastwoods is designed for modern families that want to be connected to nature and the local community. The underground parkade structure is fully completed and building framing has commenced.


Residential Design Development Metro King, Burnaby, BC Metro King is a future mixed use development, neighbouring Station Square in the vibrant Metrotown area of Burnaby. The proposed project is comprised of a single 66 storey tower that will include a mix of market, rental and affordable homes, as well as office space and at grade retail. An application for rezoning is currently in the review stage with the City of Burnaby.

Toys, Surrey, BC 10232 Whalley Boulevard is a 4.4 acre future mixed use development in Surrey City Centre, directly across from Georgetown, Anthem’s master planned mixed use community. Future plans for the site include more than a thousand homes across five residential buildings.

Centennial, Squamish, BC Centennial is a 10 acre future development in Squamish, BC across the street from the scenic Mamquam River. Anthem’s proposal meets the OCP’s requirement of “mixed employment”, including market and affordable residential, retail, office, light industrial and a childcare facility. The proposal also includes open park spaces, extensive pathways, trails and playgrounds.


Residential Design Development

Ducklow, Coquitlam, BC Ducklow is a proposed 69 unit, four storey, stacked townhouse project built above a two level underground parkade. It is located in the urban centre of Coquitlam, close to the Burquitlam SkyTrain station, Lougheed Town Centre and the future location of Cottonwood Park and YWCA. An application for Rezoning and Development Permit has been approved by the City of Coquitlam, and we are in the process of obtaining a Building Permit for the project.

Grant, Coquitlam, BC Grant is a proposed 63 unit, three storey, stacked townhouse project built above a single level of underground parking. It is located in a suburban neighbourhood with close proximity to Miller park, trail networks and schools, making it ideal for families of all sizes. An application for Rezoning and Development Permit is currently in the review stage with Coquitlam staff.


Sunshine Market is a proposed five storey, mixed use building comprised of at-grade retail, 57 residential units and three levels of parking. It is located in North Vancouver’s Lower Lonsdale neighbourhood, next to Anthem’s recently completed West Third community. An application for the project is under review by the City of North Vancouver.

Residential Design Development Currie, Calgary, AB Anthem’s Currie development is a 2.25 acre residential site within southwest Calgary’s new master planned community by Canada Lands Company, Currie. The project is located next to Mount Royal University and within walking distance to the Marda Loop shopping and entertainment area. Upon completion, the development will include 39 townhomes and two five storey wood frame apartment buildings with 148 homes.


566 Lougheed, Coquitlam, BC 566 Lougheed is currently a commercial centre with an 18,565 square foot office building and a standalone JOEY restaurant. The property sits adjacent to SOCO. Long term redevelopment proposals include a residential transit oriented community with market and rental components.

1724 Westmount Blvd, Calgary, AB 1724 Westmount Boulevard is a proposed new community of 83 townhomes in the established and desirable neighbourhood of HillhurstSunnyside. Many homes will face the Bow River valley, providing incredible views and recreational trails steps away. Architecturally, the design concept is inspired by the local neighbourhood – a modern interpretation of classic early 20th century homes for today’s lifestyle.

137 Keefer, Vancouver, BC 137 Keefer Street is on one of the most sought-after streets in the heart of Chinatown. It’s surrounded by an abundance of restaurants, local amenities and cultural attractions. A development permit is in place for a nine storey boutique condominium with 14 large one and two bedroom homes and retail at street level.

Currie Commons, Calgary, AB Currie Commons is a 65 unit townhome project located next door to Mount Royal University and within walking distance to the Marda Loop shopping and entertainment area. The project is located within Canada Lands Company’s Currie master plan, which represents a thoughtfully designed redevelopment of a former Canadian Forces base. The architecture will draw inspiration from the historical architectural elements found throughout the Currie community while incorporating crisp, contemporary elements.

1500 S, Sacramento, CA 1500 S is a proposed six level wood frame rental building in the residential and lifestyle orientated Midtown neighborhood of Sacramento. Comprised of 130 homes on a two story concrete retail and parking podium, 1500 S is designed to appeal to active, creative young professionals who value a casual and diverse neighborhood rich in culture, music, arts and food.


Five Road, Richmond, BC We sold our final home at Five Road in February 2021. The West Coast Contemporary inspired townhome community is located in south Richmond’s established Ironwood neighbourhood, close to restaurants, retail, schools and numerous local amenities. Five Road is Anthem’s first project to launch in the City of Richmond, and offered an array of unique design features, including wok kitchens in select floorplans, fenced yards, high ceilings and side-by-side garages.

Founders Block North, North Vancouver, BC Founders Block North, our community of 36 townhomes in North Vancouver, is now sold out. Located in the Moodyville neighbourhood, these two bedroom condominiums and three to four bedroom stacked townhomes, appealed to growing families eager to take advantage of the convenient location near Lower Lonsdale and modern, family-friendly style. Limited homes are still available at our neighbouring Founders Block South community, which offers larger, executive-style townhomes.

West Third, North Vancouver, BC We’re proud to add West Third to our list of sold out successes. The boutique collection of 57 luxury homes is located in the coveted and well-established Lower Lonsdale neighbourhood of North Vancouver. Now that residential sales are complete, our Leasing team will continue to uphold our commercial vision for the project’s 10,000 sf of street-fronting retail space. Circle of Hope This August friends of Anthem, Alex Blodgett and Paul Player, will embark on a 375km expedition of hiking, mountain biking and paddling from BC Cancer’s office in False Creek through the mountainous terrain of the Sea-to-Sky region and back to Vancouver – the Circle of Hope – all in support of finding new, less invasive treatments for childhood cancers. Each year, 130 children in B.C. under the age of 17 are diagnosed with cancer. It is heartbreaking to hear of the impact cancer has on these children and their families, and the only constructive way we can contribute is by helping fund the research for its eradication. The goal of the Circle of Hope is to raise $1 million in support of the Sorensen Lab at BC Cancer Research Institute, which looks to study the efficacy of utilizing highly targeted immune-based treatment. Immunotherapy harnesses the power of the child’s own immune system to target their cancer – more precise, highly effective and considerably less toxic than introducing chemotherapy to a young, rapidly developing body.
