In 2023, Anthem celebrates over 32 years of business. Starting out with big dreams and a couple investors who believed in Eric Carlson's vision, Anthem has grown from a small Vancouver-based real estate investment startup to a team of over 500 people, with operations in Vancouver, Calgary, Edmonton and Sacramento, and a portfolio of 320 past and present projects that includes over 20,500 homes, 9M square feet of commercial space and 8,500 acres of land.

2022 started off with a hopeful burst of energy. Covid was dissipating. The economy was growing.
Then Putin invaded Ukraine. Millions displaced, thousands killed, hopes destroyed, trillions of dollars wasted. A classic battle of dictatorship versus freedom, of oppressor versus oppressed, and of good versus evil.
And…. of supply chains disrupted, utterly disrupted. Shortages led to price increases, and compounded by the effects of a Covid lockdown-ed China, and the piper being paid for many years of loose monetary policy and low interest rates…. inflation reared its ugly head.
Suddenly the world reversed. Central banks flexed. Interest rates rose. People were afraid. Home buyers retreated. Capital shrank. Regional banks struggled. Cryptocurrency got called. And the world retracted.
To a point.
And that’s the point. The world, despite its hardship, is still here. Mediocre political (and some business) leaders notwithstanding, the world is still here.
In Canada, high levels of immigration, create population growth, household formation, and new jobs.
In the United States, high levels of mobility, do likewise, in those regions and cities that, through open public policy, attract people.
Taking all of this into account, with its push me pull you dynamics, there remains a market, where braver home buyers, thoughtful retailers, responding logistics providers, and desperate residential renters, see the benefits, to their careers and lives, of engagement, notwithstanding the fear.
And so, it is, in these turbulent times, that Anthem can carry on; developing land, building and selling single family and multifamily homes, renting apartments, attracting retailers and distributors, borrowing money, and paying it back, working with financial partners and delivering returns, helping its team members achieve their potential, in an environment of candid demeanor and rigorous debate, achieving results, and making people happy; while others tremble.
It is at times like this, that new opportunity avails, and the bold…. the bold, can move forward, and grow.
The bold, whether individuals stepping up, or companies stepping out, or the occasional political leader saying what needs to be said, and doing what needs to be done, the bold will succeed in these turbulent times.

Since this negative cycle started, Anthem has leased 1,000,000 square feet of retail and commercial space, renewed 137 leases, rented 500 apartments, hired a net 100 people, sold 1,100 homes and delivered and closed on 1,400 more. As well, we have rezoned dozens of sites and have a robust pipeline of new acquisitions in our core markets.
Accordingly, Anthem remains focused on the growth of its portfolio, the development of its people, the creation of financial returns for its partners, and the making of a difference in its communities. Anthem is bold. Anthem is Growing Places.

In December 2022, the Anthem team welcomed Michael Ferreira as a senior member within our Finance and Corporate Affairs team to liaise with Anthem's financial partners, assist in capital formation and work with our development team on the approval process and market analytics.
In his 30+ years in the real estate development industry, Michael is best-known for starting and growing the market-leading real estate research and advisory company, Urban Analytics (now Zonda Urban) across Western Canada, which he eventually sold and helped expand into Toronto and Ottawa. As co-owner of Urban Analytics, Michael was relied upon by industry stakeholders, including developers and builders, lenders and different levels of government for his insights and perspective on market conditions and trends, and on individual real estate development projects.
Throughout his career, Michael has been a strong advocate for the real estate development sector and his effective and engaging communication skills made him a highly sought-after presenter at various industry events, including an annual sold-out keynote address to the Urban Development Institute membership.
