Anthem Newsletter Summer 2019
It’s been a complicated year as we strive to make progress creating and maintaining upward momentum across our various asset classes. Wins are hitting singles and doubles, in some markets more than others, and we’re good with that. An extended market slowdown over the last few quarters continues to be the residual hangover from compounded Federal and Provincial real estate taxes and regulations and increasingly civic political dysfunction. Throughout this, we manage the undertow of concerns about global trade wars, affordability and market instability, exacerbated by the media who continue with bearish headlines while pushing a negative narrative. Politically we need to make more progress and less noise. Vancouver can’t be a city that needs more housing and yet continues to vilify developers. Instead, focus on long-term planning, data analysis and collaborating between municipal governments and community to mitigate development and housing cost concerns. This requires strong leadership, direction and effective communication, a bipartisan approach and the courage to make decisions that drive progress forward. At Anthem, we continue to take the long view. It takes at least four years to build a medium high rise project – between financing, preconstruction and presale. We pivot when we need to, and we have. We are integrating more rental housing in our upcoming Vancouver Lower Mainland communities – both market and affordable. We are in the best position for a strong recovery in both Alberta and Greater Vancouver. We continue to have steady growth across all our assets in the US. We have lots to work with and remain steadfast in our optimism. We are more confident in our strategy of diversification - multiple markets, multiple asset classes and multiple activities. Our organization has never been stronger, our systems and process continue to evolve and we are working better together. Since our last newsletter, we have continued to acquire new properties, diversifying our reach in Victoria, BC and expanding our commitment to the Northern California region with future multifamily and land communities in the greater Sacramento area. In Alberta, we’ve undertaken our most ambitious year yet, launching nine land communities in Calgary, Edmonton and surrounding areas.

Queensborough, New Westminster, BC Perched on the shores of the Fraser River on a former shipbuilding site, the family community of Queensborough is a picturesque collection of 170 duplexes and townhomes. The entire development will be fronted by a walkway along the water. Construction has started with completion expected in fall of 2022.
Eastern Avenue, North Vancouver, BC Eastern Avenue is a 13 storey concrete purpose built rental building in the Central Lonsdale neighbourhood. The 225 homes will offer a family friendly mix of one, two and three bedrooms. 23 units will be affordable rental. 177 underground parking spots will be available and 40 percent of the site will be a city-owned park. West Georgia, Vancouver, BC Straddling the border between the West End and Coal Harbour, West Georgia is a short walk to Vancouver’s finest restaurants and shopping on Robson and Alberni, the trails in Stanley Park and the seawall. The proposed single tower with approximately 127 spectacular homes will have sweeping views of the North Shore Mountains, Burrard Inlet and English Bay. Working with New York architects Kohn Pederson Fox, the building design will be suitably iconic for this prominent location.
Seymour Estates, North Vancouver, BC The project currently known as Seymour Estates is a proposed residential community at Mount Seymour Parkway and Lytton Street in North Vancouver. Surrounded by trees and trails, it’s conveniently close to schools, community centres, shopping and transit. Anthem is working on a master plan proposal with the District of North Vancouver for the redevelopment of this site to include a mix of market, rental and affordable rental homes.
West 6th, Vancouver, BC West 6th Avenue is a proposed 11 storey residential tower built above a podium of two and three level townhomes. It’s located in the heart of South Granville, close to Granville Island, West 4th, downtown Vancouver and the Arbutus Greenway. Construction is expected to start in early 2020.
Centennial, Squamish, BC Centennial Way is a 10 acre future development in Squamish, BC across the street from the scenic Mamquam River. Anthem’s proposal meets the OCP’s requirement of “mixed employment”, including market and affordable residential, retail, office, light industrial and a childcare facility. Keefer, Vancouver, BC 137 Keefer Street is on one of the most sought after streets in the heart of Chinatown. It’s surrounded by an abundance of restaurants, local amenities and cultural attractions. A development permit is in place for a nine storey boutique condominium with 14 large one and two bedroom homes and retail at street level.
1724 Westmount Blvd, Calgary, AB 1724 Westmount Boulevard is a new community of 84 townhomes in the established and desirable neighbourhood of Hillhurst-Sunnyside. The architecture will draw inspiration from the historical architectural elements found throughout the Currie community while incorporating crisp, contemporary elements.
Wilson, Burnaby, BC Wilson is a future residential development located in the popular Metrotown area of Burnaby. The proposed 44 storey tower and rental building will have a mix of market, rental and affordable homes. The site is a short walk to the Patterson SkyTrain station. One of the most unique features of the community is the proximity to Burnaby’s Central Park, notable for its trails, sports and recreational facilities.

Toys, Surrey, BC 10232 Whalley Boulevard is a 4.4 acre retail centre located in downtown Surrey. Currently leased with a Toys R Us and a Dollarama, the entire neighbourhood is undergoing redevelopment with many new mixed use office and residential projects underway. Future plans for the site include more than a thousand homes in three residential towers and two low-rise buildings. The Toys site sits directly across from Georgetown, Anthem’s future master planned mixed use community.
566 Lougheed, Coquitlam, BC 566 Lougheed is currently a commercial centre with an 18,565 square foot office building and a standalone Joey restaurant. The property sits adjacent to SOCO. Long term redevelopment proposals include a residential transit oriented community with two market towers and a rental apartment building.
Grant, Coquitlam, BC Grant is a proposed 63 unit, three storey, stacked townhouse project built above a single level of underground parking. It is located in a suburban neighbourhood with close proximity to Miller park, trail networks and schools, making it ideal for families of all sizes. Dragon Butterflies, Foster Eastman Designed by renowned Vancouver artist, Foster Eastman, ‘Dragon Butterflies’ was inspired after a chance meeting at St. Paul’s Hospital with Justin Rubinstein, a fellow artist who has struggled with Crohn’s disease since a very young age. This collaborative project was created to help the over 270,000 Canadians living with inflammatory bowel disease. The assembled ‘maquette’, which was installed in Anthem’s Vancouver office this spring, is the model of a larger sculpture created with community members as an awareness campaign surrounding IBD while raising funds for the Gastrointestinal Society of BC. Anthem is proud to support Foster Eastman, the GI Society and help end the stigma surrounding IBD.
