WHAT DOES THE CLIENT NEED?
The area of Nádraží Žižkov is currently going through a large-scale redevelopment with various approaches and designs. In forthcoming years it has the potential to become one of the liveliest neighbourhoods in Prague. To reach this it needs projects with clear and strong identity. The New Residence Nádraží Žižkov proposal should deal with this condition - prove that it is possible to create a new city quarter with STRONG, as well as UNIQUE identity. That new IDENTITY should not only be the result of accumulation of building types, but of organisation of entire space of the neighbourhood. How? What does the client really need? Only a project for a large number of nice and efficient units, to be quickly built, or something more? What is missing in order to make the project successful?

B. CONCEPT
WHATDOWEPROPOSE?
Rather than just thinking about a proposal for a quick 'image' for the project, we decided to propose an approach, a project-as-system, which would have the following aims: IMAGE / BRANDING First, the client should aim for a strong image of the project - an image strong enough to give the new project a powerful, clear identity, to allow for a strong branding possibility of the project. FLEXIBILITY As the project is not small, but mid-size, it is also extremely important to allow for flexibility over time, to be able to easily adapt the project to the possible changing to the masterplan regulations as well as needs of the market, without too much redesign. COST EFFICIENCY Finally, the project is for a mid-market housing, as well as brownfield investment - it has to be economically feasible, while still retaining a strong image and character. It has to be cheap, or at least inexpensive, but still very powerful, a strong, yet cost-efficient solution. Project builds upon clear existing site conditions - city edge on North and existing forest/park on the South - with consideration of current and possible future changes of the master plan!

BUILDINGSandLANDSCAPE!
New Residence Nádraží Žižkov housing complex can, in not-too-distant future become a new idea of a 'HOUSING PARK' - a simple (yet not simplistic) overlap of greenery and (diverse) buildings, aimed at mid-income, professional families, couples and singles, built over one level of garage. The project is developed on the basis of Alternative B. The most important topics of the project are: BUILDINGS AND HIERARCHY OF TYPOLOGIES The project develops 3 different typologies of apartment buildings, each suited to their position in the plan. LANDSCAPE AS CONNECTING ELEMENT The only 'glue' for the urban condition of the project will be the landscape - it is in tune with the idea of new - urban living, but also a very efficient way to connect all the elements of the project. Project can be built in phases but will have to retain a 'common' or communal character - a strong, visible character of the whole.

D. MAIN QUALITIES
SIMPLEbutCOMPLEX! Project builds upon living in the green yet still living in the city, but develops them further into an architectural project with the aim of achieving a strong, marketable identity of the project. Therefore the main issues of Residence Nádraží Žižkov project will be: PERMEABILITY The proposed typologies - villas and recessed linear blocks create pleasant living conditions while enable views through and out the new neighbourhood. LIVING IN THE GREEN The idea of living in nature - living in the green - but still with great connections to the city centre, is a fantastic marketing factor - it has to be embraced and developed, through both architecture and landscape project. DIFFERENT TYPOLOGIES A strong character of the urban proposal - buildings different typologies - offers many possible lifestyles, connected yet separated from the sea of greenery, to be used as main design tool of the project. DIVERSITY OF PUBLIC SPACES The 'glue' for the urban condition of the project will be landscape - it is in tune with the idea of new urban living, but also a very efficient way to connect all the elements of the project. QUALITY LIVING SPACE INDOORS AND OUTDOORS Rather than using strong, costly façade materials, we should try to use the cheapest possible material - the life of the people as an 'animating' element of the buildings, its real 'façade'. At the same time the indoor and outdoor living areas are connected through loggias and balconies. FLATMIX FLEXIBILITY One should never underestimate the power of the market - today the changes in needs and market conditions happen much quicker than the building industry can react - we have to have a project that can adapt to possible (very late) changes in the flatmix - the buildings can be changed, but should look the same as before - flexibility is a must. New Residence Nádraží Žižkov project has to be simple but complex, green but dense, cheap but expensive looking, calm and dynamic at the same time.

IMAGEISIDENTITY!
The image of Residence Nádraží Žižkov project is based on layering of different (simple) elements, that come together in a common, complex image - one that is able to be constructed simply, yet seems complex and dynamic. On its edge - towards the street - the buildings are wrapped into strong 'protection skin' - through tile facade and loggias, while on the inside the image of the project is completed by inclusion of peoples lives into it - through use of strong linear balconies wrapping the buildings and underlining the lives of inhabitants. The life becomes the part of the overall image of the project. The main task is to find a way in which we can use simple, efficient methods to construct a strong and durable identity of New Residence Nádraží Žižkov project.

Both alternatives can be built in two phases, with a start from Southeast corner. Desired flatmix can be respected. Parking is situated completely underground, connected with two entrances and adaptable for phasing. It is possible to split them and form separate owner's unions. The garage for visitors (retail and guests) is placed under the main pedestrian street - deck - and is possible to be build in either first or second phase.

An international team of 12 architects works alongside Matija and Vasa on a variety of projects in different scales - large housing projects, both social and commercial, public and cultural buildings, university buildings, museums, office buildings, congress facilities as well as individual houses. The range of performance comprises all phases from sketch design to construction supervision, with the attitude of achieving the highest quality in design and execution, regardless of scale, programme or location. Recently, the office has won several competitions in Slovenia, Croatia, Belgium, Slovakia, Czech Republic and Austria. The projects of the office have been published in numerous publications, and Matija and Vasa combine practice and teaching work, lecturing and teaching in number of architecture schools internationally. The new tower is the most important part of the urbanistic concept of the area in the making Nordbahnhof. The complex which consists of the tower, the plinth with commercial programme and a side building with loft apartments, forms a complete unit within the urbanistic concept of the area. The simple concept of the building is concieved as a stack of four different entities - the base, the low, the middle and the high part of the tower - each answering to different urbanistic circumstances.
Conceived as a 'connecting' morphology, it consists of 6 blocks in total, of 3 different types (slab, villa and a city block), creating a typological transition between two exisiting complexes. The new buildings are laid down onto green circular 'platforms' of bushes, protecting the ground floor units and establishing one longitudinal and a series of perpendicular connections across the site. The connecting point with an older Polje I project is conceived as a hybrid parking/sports area surface, retaining the distance and preserving the autonomy of each project.
Južni Park Bratislava project is a typical suburban project - happening in non-place, well connected to the city through main roads and future tram connection, but still without its own clear identity that defines it clearly its position within Bratislava. The aim is to create a project with that strong IDENTITY, a frame for diverse inhabitants to find its place there, whit all the necessary elements to live in.

New housing, shopping and office complex on Vilharjeva street is part of the redevelopment project of railway station area of Slovenian capital of Ljubljana, the largest urban renewal project in Slovenia. The first building to be built within the new Masterplan of the area, Situla complex comprises a mix of different housing typologies, accompanied by diverse shopping and office programmes on the lower floors, sitting on a large, 5-floor underground carpark, with a total of almost 80.000m2 of space.
Riverpark Modrany is located in the Modrany area of Prague, between Vltava river and Modranska street. The project proposes a raised 'plinth', a platform - raised in order to separate it from the (still) relatively industrial surroundings, hiding accompanying programmes - retail, parking and storage, and achieving views for the neighbourhood over the raised barriers - the railway tracks separating it from the river and the tram track separating it from Mondrany area.
Karlin quarter is an accumulation of different, heterogeneous programmes, accumulated through its history as an idustrial ub of the city, mixed with habitation. New buildings, using all available developable plot, coverge around the interior courtyard - one private, one semi-public. The project is a 'collection' of different industrial grids, almost industrial typologies, all different from each other - but similar in their simplicity
