GreenofSpace The site is composed two portions that can be split along parcel lines, as shown in the graphic in the upper left corner. The two portions are currently zoned for different uses. The built portion of the proposed project would be Figure 4exclusively - Site Strengths developed on portion A, while portion B would be developed to serve as a public park space. Portion B is zoned for open space uses, but is currently being use as a parking lot. The park would be created as a public benefit f all Seattleites, and increase publically accessible views on the waterfront.

Assignment 2A: The Leschi Buffer KƌĂŶŐĞ - The project site is situated within Seattle’s central area, but is visually distinct from the neighboring central district due to its geography and the irregular street grid. 'ƌĞĞŶ - ůƵĞ As Central District melts into Leschi, you see the street grid transition to follow the contour lines within the preserved green spaces. ZĞĚ

- The water is a prominent edge for the Leschi neighborhood as development was physically restricted. - There is a heavy amount of traffic along Lakeside Avenue. It is primarily automobile, but also includes bicycle riders and joggers. The street is not a main pedestrian street.
- The neighborhood of Leschi abuts Lake Washington, which forms a natural edge. - The project site includes green space, waterfront, residential homes, and commercial area, but each flow seamlessly into one another, without distinct boundaries.
- Docks along Lake Washington fuction as a fluid barrier as the lake is not completely blocked from view, but does obstruct access. - Yesler Way is a strong historical axis to the site. Although the street does not continue across the park presently, it is the location of the old Yesler Cable Car. - There is a disintigration of the heavy grid of the Central District as the street typology conforms to the topography.

This image shows one of the few “publically accesible” areas in the area
Perpetuating the feeling of exclusivity that characterizes Leschi is the general lack of public space along the waterfront. The area directly surrounding the site has been largely privatized. Indeed even the officially designed public space is not conducive to public use. As shown in the photo above, this meager space reseved for ‘public access’ is only accessible after walking through a private parking lot. Further, our site includes an area designed for park uses, but that is currently being used as a parking lot, which does not take advantage of the potential benefits for improving Leschi’s public realm. Our proposed development aims to make better use of waterfront spaces for public enjoyment.

The above final site plan for Option 2 displays the various entries for pedestrians, residents, commercial users, and drivers to access the site. The plaza will be perminantly accessable to the public, thus reactivating the waterfront for all people.

As mentioned on the prior pages, Option 1 has proven to be unviable due to the large number of required underground parking stalls. Option 2 asks the City’s Incentive Zoning Program to grant the project an additional 10 feet of variance (20 feet total above the maximum height allowed by current zoning).

Tiny House Villages Introduction The Tiny House Village model for providing safe access to vulnerable homeless people is a model that Seattle’s Low-Income Housing Institute developed. As an Intern and Project Coordinator for LIHI, I worked on a diverse range of projects using and leveraging my architectural background to gain experience with the villages. In so doing I learned more first-hand what the struggles homeless individuals face, from high-level political and policy
related issues that systemically entrench vulnerable people into a cycle of homelessness and poverty, to the pragmatic real everyday challenges individuals with diverse needs have. By building the homes to be under 120 sqft. the structures bypass permitting requirements that would otherwise make them cost prohibitive. Although the structures are modest, the classified ‘emergency shelter structures’ have enough insulation to keep residents safe.

The Tiny House Model has been extremely successful at providing an alternative resource to address a great need. Many cities are looking to LIHI with the hopes of replicating these successes across the globe. My experience with this program has taught me the pressing issues that organizations will face if more we don’t improve housing policy in a equitable manner for an often overlooked demographic.

SEATTLE — The Low Income Housing Institute said yesterday that the Port of Seattle has agreed to host Tent City 5 at 1601 15th Ave. N., near the Magnolia Bridge. Sharon Lee of LIHI said in a press release, “We have a new partner, the Port of Seattle, working with us to end homelessness.”

Low Income Housing Institute Licton Springs Ramp Accessibility The homes are small enough to not require permitting and therefore are modest structures. Encampment hygiene facilities reside in a separate building that requires a minimal degree of permitting. In order to meet city-based permitting requirements, the hygiene facility had to have an accessibility ramp the hygiene buildings are required to have ramps, turning radius minimums, and grab bars in order to be compliant. Licton Springs is not the first encamp-
ment to have a ramp to its hygiene facility, but by serving a low-barrier encampment with tremendously vulnerable residents, the accessibility need was greater. In order to secure the permit for the already constructed shower facility of the operating camp, a simple design was chosen, and the surround community was tapped to find donated labor (supported by a local carpentry program). The permit was granted so the residnets

Much of the building for the Tiny House Villages takes place offsite by partner organizations. One such planned build that I coordinated and executed was the Enterprise Day of Service with Seattle Vocational Institute & Enterprise Community Partners. Partnering with other organizations to provide variable labor, materials, tools, and donations for the encampments also serves to engage other community-based partnerships. In organiz-
ing this volunteer event for various organizations to give back to their communities, volunteers were able to take action against local problems in their backyards. At the build, we employed new streamlined construction processes and project management to enable a radically more efficient build. An unprecedented 8 Houses were constructed by 8 different volunteer groups in a single day as part of the annual James Rouse Day of Service.

The simplified building design and construction process has enabled relatively un-skilled individuals to be able to quickly assemble Tiny Houses. This development is going to help LIHI ramp up Tiny House building production to increase the supply of emergency shelter as the housing affordability crisis grows.

Pedestrian 步行系统 The two north/south streets and the southernmost east/west street are developed as pedestrian dominated areas. Paving and landscaping are designed to bridge the gaps between building faces and establish a seamless pedestrian experience. In addition to the street network a series of cuts are made through the blocks that establish a more intimate and complex network of movement. These pedestrian axes link important places within the city center.

Northeastern University Air-Rights Development Research Publication In the penultimate studio to my Arch. thesis, I selected the topic of Air Rights Development and created a research publication on the architectural issues surrounding the stalled development on the urban corridor of I-90 (The ‘Pike’). A number of air-rights development projects had taken place on this dense corridor between Boston neighborhoods, and yet 13 developable parcels remained a number of years after the 2008 financial crisis in a city with strong real-estate value. The Boston Redevelopment Authority (BRA) had particular interest in this development. To understand the challenges better, I looked at historical development of air-rights development and existing project, economic conditions and feasibility, technical construction and design considerations, as well as typological reasons. The culmination of this studio resulted in the realization that airrights development is inherently challenging and expensive if the

project is taking place over an active highway. In that political conditions don’t exist to subsidize private development for risky but profitable projects, it became apparent that additional funding mechanisms were likely needed to tip the needle in favor of Air-Rights Development. By coupling public infrastructure development with Air-Rights projects, the potential for great public benefit exists. As our cities require infrastructure investment, Transit-Oriented Development is increasingly important for urban vitality and environmental sustainability.

Big-ness The Prudential Center and Copley Place were constructed because of their scale. The scale not only applies to the physical size of the complexes, but also the multiple uses. The Prudential Center occupies the 1.47 million sq ft site of the old Exeter Railyard, owned and operated by the Boston and Albany Railroad company. Copley Place occupies the 414,000 sq ft area over and around the I-90 off ramp, adjacent to the Prudential Center. These projects would not have been possible if the developers had thought smaller.

Connectivity Commonly, Air Rights projects address connecting pieces of the city that are disassociated from each other. However, the scale of these three projects does not fit into the neighborhoods in which they are located. Instead, all three of these buildings have a strong connection to the highway. Users can drive from outside the city via I-90 and immediately access these buildings without interacting with the city.

Proximity of Site The proximity of these Air Rights sites to Boston’s vibrant downtown was the major reason that the sites were chosen. When Prudential Financial was looking to expand their company, they chose Boston as their desired location. Constructed at the same time as the Boston extension of I-90.
