Iconic White House GC attracts attention Inspired by the architecture of the American South, “The White House GC"pays homage to the history of the family who lives there THE ORIGINAL 1960s waterfront property was demolished to make way for the family’s dream and an iconic Gold Coast home that is now a tourist attraction.
It included the use of 524 cubic metres of concrete, 26 tonnes of reinforcing steel, five kilometres of post tension cabling and 1200 concrete blocks.
Built by Enclave Constructions and inspired by the original mansion of the governor of Alabama, the home also pays tribute to the family connection to Indonesia.
“Everywhere you look in this property there is another surprising little detail and when they are combined, it creates a unique, open, yet comforting home," Ben said.
Ben Marks, CEO of Enclave Constructions, said the attention to detail on this project was a standout.
The stunning home features classic square and round and tapered columns with custom-made Corinthian capitals. Detailed entablature comprising of decorative soffits and cornices, dentils, and intricate architraves are evident throughout the home.
“There were so many intricate pieces to bring together," he said. “From the stone gate delivered in broken down boxes from Indonesia with an iPhone image as a guide to assemble, to the Corinthian columns which needed the correct ratio of taper to height, in order to satisfy the client's eye. “You have never seen three grown men try so hard on a jigsaw puzzle.” Ben says the build, which took 17 months, was a continuous work in progress with changes and additions made as it progressed.
The solid marble column in the entry foyer gives a taste of what is to come; the home features marble flooring with underfloor heating incorporated into the kitchen, dining and living area. A site-designed staircase consisting of marble treads with a brass inlay is the centrepiece of the home. The intricate wrought iron handrail is topped with a uniquely profiled rosewood top rail. Ben said the concrete reinforcing technology,

which is regularly used in high rises and large commercial developments, was used to create much bigger clear spans and greater cantilevering. The second level floats above the ground level and makes way for a second spacious living area. The home features four bedrooms, all with ensuites, and some boasting private alfresco areas capturing water views. Double glazed aluminium windows and bifold doors throughout feature timber-effect powder coating and internal electric venetian blinds. Outside, an authentic Bali hut with reflection pond, rainforest garden and boardwalk sit behind authentic stone temple gates and provide a peaceful place to unwind. Ben offers more than 15 years’ experience in the building industry, specialising in residential, commercial and civil construction. Working alongside his uncle, Alan Marks, he has created several high quality and awardwinning homes. In 2017, Ben and his wife Kathryn decided to start a building company dedicated to cooperation, service and excellence. They pride themselves on their ability to work closely with clients and subcontractors to create a harmonious and productive environment.

Hutchies win for boutique beachside homes The multi-residential building in Surfers Paradise adds a bold new dimension to the glitter strip’s skyline NORTHCLIFFE Residences by Hutchinson Builders is a luxurious multi-residential building, positioned along the beachfront of Surface Paradise. The boutique structure presents a rare calibre of design, consisting of three basement levels plus a 29-level, multistorey concrete framed apartment building, containing a selection of one, two- and threebedroom apartments. The top six levels are reserved for whole-floor sub, all capturing 360-degree views.
The Beach Club, also incorporates a tastefully designed lounge area and an adjoining private dining room for dinner parties or meetings. The construction used post tensioned concrete floor plates and in-situ concrete lift core. Precast external and internal wall panels were used where possible to expedite the construction programme. Extensive use of glass was made throughout the project to capture the best of the beachfront location and views.
The jewel in Northcliffe Residences’ crown is the opulent penthouse, poised to become one of Surfers Paradise’s most admired addresses. Designed over two levels, it features its own private rooftop pool and entertaining terrace, all set against a breathtaking coastal backdrop.
The building has been designed to take advantage of the entire span of the site, which created various difficulties surrounding access and deliveries. The site is neighboured by two buildings and sits along the beach front which leaves a narrow road frontage to the busy Surfers Paradise Esplanade as its only point of access.
Located on the mezzanine level is a recreational area for all residents to enjoy, which includes an infinity pool with beachfront views, a gym, steam room, sauna and yoga area. The communal area, known as

throughout the project to minimise disruption to the local community. Traffic control was constantly engaged, forming a significant part of the final preliminaries cost.

Beautiful, beachfront positioning doesn’t come without its fair share of challenges. The strong ocean breeze affected various construction events including crane activities which in turn impacted the formwork designs.
The use of a carlift to access the basement carpark levels was an innovative space-saving design solution, as an alternative to vehicle access ramps.
Waterproofing the building was one of the most important aspects of the project, in particular the three-level basement which sits well below the water table. Hutchies' approach was to use a Bentonite type waterproofing membrane fixed to the contiguous piling system prior to a sprayed shotcrete wall system being constructed. The structural design of the building demanded various floor plate changes, requiring transfer floors. This added a great degree of difficulty to the build and slowed progress at those levels while formwork, reinforcing and post tensioning changed.
Northcliffe Residences is located in a prominent area along the foreshore, which draws various events and a vast amount of tourism through the year. The result of the development is a local landmark, a gilt-edge investment for the owners and a luxury holiday destination for QLD, interstate and overseas visitors.
Constructing on the shoreline, or in any coastal environment differs largely from the normal building process. A special amount of emphasis must be placed on planning and material selection, to ensure the longevity of the structure. The marine environment brings strong winds, sand and salt which all

Quality finishes wow judges The President’s Award is special recognition of a home that combines affordability with quality workmanship and innovation. In addition to achieving top marks in the standard judging criteria, the construction cost must not exceed $350,000, making it a home every Queenslander can aspire to WINNING the award this year is Hotondo Homes for the Erskine 225 Southampton design in Coomera. Ideal for families, the popular Erskine series of homes has been adapted to suit a narrow block of land. The Erskine 225 is only 11.3 metres wide, making it suitable for most blocks of land. Hotondo Homes Gold Coast owners, Corey and Rachael Hobbins say they pride themselves on their attention to detail, and the Erskine delivers. "From conception to completion, the focus has been always been on creating a truly special home," Corey said. "With this in mind, the delivery of this project was very similar to the delivery of a bespoke home, with design and styling co-ordination
meetings and works continuing until the day before opening." Every aspect of the home from the selection of the floor plan, façade, landscaping, pool, colours and furniture layout including styling has been carefully analysed to make sure everything complements each other. The Erskine 225 is a compact four bedroom, two bathroom, double lock-up garage home with an open plan kitchen, dining and lounge overlooking the rear patio and pool. With the use of a 25-degree roof pitch and parallel cord trusses the rear dining, lounge and outdoor patio have a cathedral ceiling with four-metre bi-fold door and high-level windows allowing for an abundance of natural light from the northern facing rear. This combination makes a truly stunning entertaining space for a family to enjoy the

Gold Coast lifestyle. The Southampton façade focuses on the very popular Hamptons style with a coastal touch that has been carried through the entire home. The design uses warm timber look flooring, light greys tones, soft coastal blues, pattern tiles, chevron feature panels, 2pac kitchen with shaker panels , herringbone tiles, soft natural and man-made stones with tumbled travertine and culture stone, weatherboards and open pergola to the front porch. Hotondo Homes have chosen to exclusively use BlueScope Steel Truecore frames making the amazing cathedral ceiling to the rear of the home easy and cost effective without the need for externally designed and manufactured structural steel — and in this case, eliminating the need for vertical cranage. “Through a close working relationship with BlueScope and our own experience on multiresidential, steel framing and commercial façade systems, we have been able to assist our trades and suppliers that aren’t familiar with the use and benefits of steel house frames to overcome their concerns and deliver a superior quality job with none of the common timber frame problems," Corey said.

WINNERS PROFILE
A custom build needs custom service PJH Constructions pride themselves on working collaboratively with clients to create unique, luxurious and award-winning homes SINCE founding the company in 2009, PJH Constructions director Paul Harms, and the team of 14, goes into each new build, extension and renovation he undertakes feeling privileged to have been chosen to help his clients make their home dreams a reality. The company’s entries in this year’s Master Builders Gold Coast Housing & Construction Awards are prime examples of the type of work PJH Constructions turn out, build after build. The entries included The Hamptons, Broadbeach Waters (Renovation Over $1M), Bajo El Sol, Burleigh Heads (New build $950K-$1.25M) and Coffeebush Crt, Reedy Creek (Best use of a sloping site). The Hamptons, Broadbeach Waters, was one of the Gold Coast’s most prestigious waterfront homes, which was untouched since it was originally constructed in 1990 and was still immaculately kept for its age. The owner's brief was to transform this grand two-storey home into a glamourous Hamptons-inspired, coastal showstopper. Externally the existing heavily rendered walls were wrapped in weatherboard cladding for a Hamptons appearance. To create the desired look new windows and doors were installed, and white trims and feature trusses were also added to the gable ends. New timber arbour details, columns and quality natural stone features were added as was the installation of exposed rafters using a soft grey and crisp white colour palette. The unassuming front façade contrasts with the magnificent and extravagant home that can be viewed from the water; the final product is exquisite with classic high-end detail and luxury finishes. The home is enormous yet incredibly homely and would be considered an absolute dream home for most. Bajo El Sol draws inspiration from architectural elements from the Greek Islands, Mexico, Spain and Palm Springs while sympathetic to fitting into the Australian coastal suburb of Burleigh Heads. The brief was to design a family home with a resort feel with emphasis on raw locally sourced materials with texture and tone.
A subtle mesh of vertical paneling, timber awnings, bold curves and archways softened by rooftop greenery and lush boundary landscaping describes the front façade. Each perspective of this home differs from the other with unique features interlaced together to create a wholistic feel. Coffeebush Crt was constructed on a vacant sloping site located in an established area of the leafy suburb of Reedy Creek. The site, left untouched due to its challenging slope and solid rock base, may have deterred others previously but not that of mother and son clients and PJH Constructions. The brief was to design and build a large home with a bold and oversized façade utilising masculine materials and colour palette. The clients requested the home incorporate a modern flat roof, four bedrooms, pool, cook’s kitchen, games room and a fully enclosed basketball court. The sloped site posed difficulties due to the substantial rock base, poor access and steep incline.
More than 500 cubic metres of soil and rock needed to be removed following an extensive excavation with rock breakers. The construction process involved extensive crane use and hand labouring due to the access constraints. Although the project spans three levels, the build has been integrated into the slope to ensure a seamless and easy living home. From the front of the property the façade appears to be two levels and blends into the surrounding environment. A shotcrete retaining wall was also constructed surrounding a unique above ground pool. BCG Building Design worked closely with engineering consultants and PJH Constructions throughout the design phase to achieve the best outcome for all with this challenging sloping site while accomplishing the build within budget to create an impressive and unique home with high end features and luxurious finishes.

Perfectly blending quality and function Clamroc Constructions’ entry into this year’s Master Builders Awards takes contemporary living to soaring new heights KAJA (pronounced Kai -ah) is a two-storey, north-east facing, corner block home designed by Torren Bell. It is a modern, four bedroom, open plan residence, which has utilised its space to feel larger than expected. This industrial-edged home blends quality with function. Your eye is instantly drawn to the mix of recycled red brick, steel, cladding, glass, concrete and greenery highlighted by custom aluminium framed window hoods and angled eaves. Being on a corner block, the design and build quality had to extend from the norm to continue the façade around the side of the home. Privacy is then achieved from the window coverings internally, as to not take away from
the exterior look of the project. The interior continues to showcase the elements from the exterior with its collaboration of stone, timber flooring, cladding, tiles, and sleek glass balustrade. Kaja’s designer kitchen displays a mixed use of materials and colours, enhancing each and creating a space to enjoy visually and practically. The use of hand blown, Soktas glass pendant lighting almost appears as art throughout the home. Due to the compact block, the home integrates interior with exterior to give a sense of space using natural light, sliding stacker doors and curtains to add flow. The client requested minimal maintenance, so a James Hardie Deck was installed to the pool area.
The surprise highlight is the external alfresco area on the second floor, to enjoy entertaining in the ultimate serene space with sweeping views of the Surfers Paradise and Broadwater skyline. This project wasn’t without its challenges for the Clamroc Constructions team, due to flood storage components and tight access.. Traffic control was also paramount during the delivery as the block was so exposed to the public. However, carefully executed logistics came into play and Kaja was delivered on time and within budget. Carrying on a legacy Being entrusted to build a new family home is a huge responsibility
Further to this, the home was also to pay homage to the family connection with Indonesia. Luckily for the clients, the team at Enclave Constructions not only deeply understood the immense significance of the build, but set about ensuring this project was a statement piece. From the street, “The White House GC” as it has become known, commands attention. Eight classic, solid, round tapered columns and six partial, square columns, all with custom made capitals, set the tone for this remarkable property. Once you set foot inside this home, the intricate details and design surprises continue. Designed onsite, the main staircase boasts classic lines, consisting of marble treads with brass inlay, laid on a solid concrete substrate
and wrought iron handrails, finished with a uniquely profiled rosewood top rail. The solid marble columns in the entry foyer are a striking nod to the client’s brief and are a perfect representation of the immense attention to detail exercised throughout the the project. Other features include a drive-through, honed white concrete driveway, a huge double-block pontoon, with power, water, and compressed air supplied and an interior lift. Crediting the craftsmanship of their highly skilled trades, company directors Ben and Kathryn Marks are immensely proud of the project. “From the ornate stone Bali gate delivered in pieces from Indonesia with an iPhone image as a guide to assemble it, to the Corinthian columns which needed a custom taper ratio in order to satisfy the clients requirements; everywhere you look in this property there is another surprising little detail,” Kathryn said. “The individual details combine to create a
unique, open, yet comforting home.” And while “The White House” was an exercise in effective client-builder communication, such an approach has long been associated with the Marks name in the construction industry. “We are a family run business and Ben is a second generation builder who worked with his uncle, the multi-award winning builder, Alan Marks for many years,” Kathryn said. “As Alan was transitioning to retirement, it was the right time to start our own company and carry on the Marks building legacy.”

Overcoming challenges are in their DNA Alder Constructions are a company of many skills, from new build constructions, to refurbishments and fit outs, educational facilities, multi-residential constructions, defence builds and community sporting and aquatic, health and aged care centres even specialty railway stations constructions and upgrades ALDER has it all, and the two most recent additions to their portfolio, the Sky Voyager – iRide at Dreamworld and the complete refurbishment of the Ashmore City Shopping Centre, are prime examples of their skill and experience in the commercial building industry. The first of these two incredible projects, the Sky Voyager – iRide is the first of its kind in the Southern Hemisphere. The attraction boasts incredible features such as wind, sound, lighting, mist and even scents to provide thrill seekers with an advanced 4D simulated experience. Alder Constructions general manager Dean Cheffers said they were extremely excited to be awarded the iRide project. “This project had everything Alder enjoy including civil and building construction, conceptual design, design and construct, problem solving and technical challenges,” Dean said. During the peak times, there were more than 100 construction workers on site every day at the internationally renowned theme park.
Alder Constructions' meticulous organisation and planning ensured the project adhered to its tight schedule. This was in addition to the continually evolving design, which created an abundance of logistical challenges, affecting the already tight program. Project communication was paramount to ensure an efficient and effective build, and common goals between stakeholders and Alder Constructions aided in the management of such an extensive build. Sky Voyager was more than just a clean build, there were technical hindrances that Alder Constructions took care of seamlessly. Demolition of an existing façade and building including a small bridge were first up. Dangerous challenges were no sway to the team as they took up the safe and certified removal of asbestos from the site as well as concrete demolition which was accomplished while adhering to all silicosis requirements; all of which was done during park hours. “We knew iRide would be one of the most challenging projects Alder had contended with to date and it didn’t let us down,” Dean said.

“Due to the intensity of the build and tight program, the day-to-day changes in the build were amazing to see and every day was an achievement. “With years of industry knowledge and forward thinking, we were able to overcome all obstacles and deliver not only one of the most technical rides in the southern hemisphere but quite possibly one of the most aesthetically pleasing attractions too." When it came to ceiling demolition of the project, the Alder Constructions team used a 135ft boom, expertly shoehorned into position to allow access to the entire internal ceiling area. The obvious second stage of the build was the construction of the iRide itself. This portion of the project began with obtaining structural steel which Alder Construction found locally sourced and fabricated. The design incorporated the piled foundations which were installed through the roof using cranes to complete the installation process. This passageway through the ceiling took place during heavy rain periods and required the rides to be wrapped to protect the asset where required. Alder Constructions used local specialty tradesmen where possible, including local contractors to install the electrical cabling,

including high voltage re-routing to ensure sufficient supply to the existing system. To conclude their spectacular build, they needed to soundproof the entire structure. The soundproof roofing installed required five layers of materials to ensure outside noise deflection, along with high-end finishes to visually and audibly guarantee parkgoers the best possible experience. Their second project, the Ashmore City Shopping centre saw a complete refurbishment with the project running 24/7. With high risk works and construction components such as demolition and structural steel installations, an all-day, allnight schedule needed to be implemented. By doing this Alder Constructions were able to maintain a safe working environment for patrons and tenants of the shopping complex, while minimising the impact of operations during the day. Again, complications arose, thanks to the age of the existing shopping centre. Alder Constructions tackled these with ease as elements such as the unprecedented screed depths became apparent.
“Given the age of the building and the number of prior renovations, every day presented a new challenge. “In some circumstances, during demolition we uncovered tile upon layer of tile and screeds ranging up to 250mm thick,” Dean said. “Despite all these conditions, the Alder Constructions team were able to complete the project ahead of schedule.” The extensive project saw a demolition of existing tiles within the interior as well as the exterior of the shopping centre, and a reinstatement of new tiles. Preparation for the renovation also saw a complete demolition of the existing amenities to make way for new, modern public amenities and a parents' room. This massive project wouldn’t have been possible if not for Alder Constructions' detailed co-ordination and staging of works to maintain regular access for tenants and patrons. Glittering gem of pool building JB Pool Construction delivers amazing quality and finish BUILDING pools is in Jamie Bramich’s genes. His father Graeme Bramich was a soughtafter swimming pool contractor, and Jamie cut his teeth helping in the business, building complex pool structures alongside his dad. In 2007, already with a decade of pool building experience under his belt, Jamie started designing and building pools on his own. Fast forward thirteen years and today, JB Pool Construction enjoys an envied business reputation for delivering projects that are second-to-none, with Jamie personally renowned for exceptional service and topnotch workmanship. JB Pool Construction’s entry in the 2020 Master Builders Housing & Construction Awards program certainly lives up to the high level of quality now synonymous with the business name. The fully tiled, 17-metre curved infinity edge residential pool and water features were constructed at a Sanctuary Cove waterfront property. The main pool is the focal point for indoor-
outdoor entertaining at the rear of the home where the infinity edge design provides unobstructed views to the river beyond. The pool is connected to a ‘tributary system’ of ponds, fountains and waterfalls that reach through the centre of the dwelling to the gatehouse, where they culminate as the focal point of the home’s entry. With more than 110, 000 litres of pool and pond water volume, 170 linear metres of perimeter, 140sqm of water surface area, and 300sqm of tiled interiors, this state-of-theart pool leaves nothing to chance. With the aim of being as efficient and low maintenance as it is showstopping, the design involves five automated cleaning systems with 92 in-floor cleaning heads and six channel drains, making it one of the largest and most intricate residential in-floor cleaning systems in Australia. Behind the scenes, pool and pond smart operations are controlled across two plant rooms, incorporating four filters, six variable speed pumps, three sanitation systems and a water management system. In terms of construction, this meandering beauty has been brought to life from 87 cubic metres of sprayed and shaped concrete and
4.5 tonnes of reinforcing steel. The pool shell alone includes 43 screw piers, four of which support an integrated tapered column and reinforced concrete beam protruding from the pool floor to the suspended concrete roof above. At the water’s edge, templated large format copings are used for pool surrounds and features. There are more than 20 integrated steppers, eight planter boxes, eight water feature pots and five stone waterfalls, handmade piece by piece from New Zealand schist rock. Separating the indoor and outdoor ponds, there are four glass walls and two timber lattice and glass bridges. Below the water, there are six pool lights and 30 pond lights that combine to showcase the pool, ponds and home in glittering opulence after dark. In short, this pool represents one of the most sophisticated and technical residential pool projects in Australia. The result is a defining pool that showcases the immense capabilities of JB Pool Construction and perfectly illustrates why Jamie is a leader in the field.

The inclusion of six-metre ceilings evoke feelings of freedom and independence and are perfectly suited to the multi-generational living requirements of its occupants. A true stand-out feature, the ceilings kick this home’s grandeur stakes up a notch, but did prove quite difficult to execute. “The logistics of installing a steel frame to a 1070sqm single-storey home were extremely challenging,” company director Darren said. “A huge amount of attention had to be paid to workplace health and safety as, even though the home is low-set, work, at times, was precarious. “Secondly, a lot of French travertine was used for the construction and while it is very beautiful, it is also very fragile. “A huge amount of care was required with regards to its logistics and installation.” The north facing aspect of the home allows for an abundance of natural internal light, cool summer breezes and shelter from southerlies in the winter.

Location, location, location Some of the first questions and considerations you’re going to have are about where you want to live and what you want your home to look like. But what should also come into the equation is your budget – how much have you got to spend? The thought of owning a new home can seem almost out of reach for many Queenslanders. But with initiatives including the $25,000 HomeBuilder grant, the $15,000 First Home Owner’s Grant (FHOG) for new builds, the $5,000 regional boost and the First Home Loan Deposit Scheme (FHLDS), there’s an array of options to ease your entry.

View previous work from a builder – you might find a folio of work on their website – and speak with past clients if possible. It’s all about communication
ensure you get your contract in writing. The majority of building disputes occur when no written agreement exists or the agreement has been poorly documented, as this can lead to misunderstandings. Having a written contract in place between you and your builder clearly sets out what you both agree to and helps to prevent disputes throughout the building process. Building work valued over $3,300, must legally be covered by a written contract – though it’s a good idea to have a contract regardless of the value of work.
When your renovation or new home is complete, there are three items that need to be ticked off. First, you’ll receive notification of practical completion, then you’ll conduct a final inspection and finally, pay the builder all outstanding money for the work. “Originally proposed as a block construction, to increase the speed of the build, it was decided to change to two level precast panels from the podium level,” Anthony said. “This enabled less structure throughout the build and lighter construction techniques enhanced our progress internally.” To enhance the look of the timber floors, Rawcorp sourced a tile that overlayed the pattern of the selected tile with the colour of the alternative rectified edge tile. Goris Co Projects' entry into this year’s Master Builders Housing & Construction Awards program was Berkeley on the Beach, a complete refurbishment of the apartment building’s pool and entertainment areas. The initial scope for the project was to demolish the existing pool deck around the raised pool shell, completely waterproof the existing podium and refurbish the space into a modern and luxurious poolside area. Offering an absolute beachfront position,
"The project had a three-month program however after month one, we encountered significant concrete cancer in the podium slab and surrounding areas,” company director Greg Goris said. “The original project works were put on hold while we worked with engineers and the project managers to investigate, source solution methods and rectify the existing podium slab which was above the basement carpark, before we could complete our pool refurbishment contractual works. “In the end, the project took around 12 months from start to completion.” And while such unexpected obstacles added to the overall difficulty of the project, this is an area in which Greg and his team excel. “I am very proud of how we dealt with the
challenges and our open-book approach to minimise the clients costs every step of the way,” he said. "We accepted and adapted to the project for what it became and continued to focus on how we could deliver an exceptional end result for the client." And it seems all the hard work paid off, with a truly first-class space delivered on completion. The pool and entertaining areas evoke a sense of relaxation and tranquility from the moment you arrive. Modern and luxurious, stunning new Millboard decking, new stairs, new paving, feature screens, eye-catching stone walls and high-end landscaping have given the space a new lease on life. Cove Café renovation impresses Intercontinental Resort Sanctuary Cove has long been renowned for its elegance and sophistication, so the renovation and extension of its flagship eatery, Cove Café, was always going to need to pack a punch in the style stakes ENTRUSTING the team at Ashley Cooper Constructions to complete the project, the final product has enhanced the resort as a whole and cemented the Ashley Cooper Constructions' reputation as a premier commercial builder. According to managing director Luke AshleyCooper, the project was not without its challenges. “It is always difficult to complete construction works in a live environment. It was challenging co-ordinating works so there were no disruptions to guests staying at the resort as well as the many weddings and corporate functions held during the construction period,” Luke said. “We were also working to a tight deadline
which was having the works completed in time for the annual boat show.” The eight-week renovation resulted in an expansion of the café's usable indoor space, as well as a revamp of the coffee station and re-tiling of the kitchen and buffet space. An area that has long set Ashley Cooper Constructions apart from others in their field is their effective communication, and their approach was no different when it came to this particular project.
The team worked closely with the resort’s management to ensure the result was visually spectacular as well as functional, and that the cutting edge design by Daarc was implemented successfully. The completed renovation has revitalised the café's aesthetic and created a dining area that will be enjoyed by customers for years to come and added yet another impressive project to an already incredible portfolio for the team at Ashley Cooper Constructions.

Luxury coastal renovation featured in TV series Davey Constructions have recently completed the renovation of bespoke architectural home, ‘The Kira House’, an immaculate addition to the vast selection of luxury residential homes across the Gold Coast This luxury renovation was completed in late 2019 and was designed by Davey Constructions’ clients, leading local designers, Kira & Kira, in collaboration with the very talented Stuart Osman.
Expertly crafted American oak veneer flows abundantly throughout the home, including the hallway that provokes curiosity through its seamless design.
For the external component of the build the landscaping features Australian natives, palm trees, grasses, and striking succulents and cacti that all add to the Californian Desert aesthetic of the home. The LA-style garden is accompanied by a skate ramp purely for the sheer amusement of the kids.
The design concept behind this build was mid-century modern, Palm Springs style with a twist.
The living room boasts a stunning Austratus timber batten feature wall that offers such a distinct contrast with the dark suspended fireplace that hangs before it.
Coming from a background in design and interiors, Kira & Kira’s innovation and artistry have made The Kira House an architectural masterpiece on the Gold Coast.
The star of The Kira House is no doubt the kitchen, where a curved walnut timber island bench, seamless cabinetry and curved bulkhead take centre stage.
Hosted by the very talented, Michael and Carlene, who were part of The Block in 2014, the episode follows the renovation process and documents the entire journey of The Kira House project.

T
he new generation of Magnesium Oxide cladding is set to save on material and labour costs while offering peace of mind to property owners in maximum bushfire conditions BAL FZ.
For many trades in the building and construction industry, the change from plasterboard and CFC cannot come quickly enough. Citing deficiencies in exterior weather protection to the multiple layers required for some fire walls, costs can additionally blow-out, with many of these materials requiring expensive and specialised tools for application and installation. The new 2nd generation of Magnesium Oxide cladding (MgSO4) and sheeting by FireCrunch is the answer to most forms of internal and external cladding.
It is lightweight, can be used on a variety of framing in steel or timber surfaces, is installed easily requiring less labour and can also be used as a fire wall offering a total fire block. While the earlier types of regular MgO board were effective protection from fire, they had a poor surface finish and a tendency to absorb moisture if not properly sealed. Through new technology, FireCrunch has achieved high loadbearing (55kN) AT FRL 90/90/90 CSIRO- tested and compliant, verified fire-proof building products, while offering high-quality, double-slurry surfaces and giving a first-class finish. It can be used as underlay flooring, tile backers, shower base and once primer- sealed can be painted with normal water- based paints, texture paints or renders. With costs as low as $18.00 per sqm, MgSO4 offers top fire rating from NATA, CSIRO and Resolute Labs. MgSO4 cladding will handle up to FRL 90/90/90 (NATA Labs tested) with a single sheet each

A NEW AND SAFER CHOICE FOR YOUR HOME — THERMOSTATIC SHOWER MIXING VALVES — A thermostatic shower mixes water to a set constant temperature, even if other taps, toilets or washing machines are in use. If the cold-water supply to the shower were to fail, the shower will instantly shut off, preventing any chance of scalding. The shower is turned on with a simple twist of the right handle. The temperature is controlled by rotating the left handle and limited to 38°C as a safety feature by an override stop button. Depressing this safety button allows the user to rotate to a higher temperature up to 45°C maximum, or rotate the handle in the opposite direction for a cooler shower. Cool-Touch technology ensures a low surface temperature of the valve, safe to touch or hold while showering. The surface temperature will not exceed 20°C when operating at 38°C. Therm-Oz is ideal for families with young
children, the elderly as well as those who require assistive care. There are many choices of shower kits and combinations available such as overhead rain heads with a diverter for a handset. For new building projects the thermostatic shower valve is supplied with a fixing bracket that allows the positioning of the shower on the wall, giving the correct spacing for pipes.
