From the President Take on an apprentice or two

This edition of the Master Builder magazine showcases the winner of each category for this year’s Excellence in Housing Awards. The Excellence in Housing awards is a celebration and acknowledgement of excellence in the residential sector of the building and construction industry in NSW. Since the pandemic commenced in March 2020, we have experienced industry and Local Government Area lockdowns, restrictive work arrangements, escalating materials and labour costs, labour shortages, absenteeism and an unprecedented amount of inclement weather, all of these issues contributing to significant increases to the cost of doing business. The industry has, as it always has, met challenges, become innovative and adaptive, but most importantly resilient.

And on behalf of the Master Builders Association of NSW, I congratulate you for that resilience.

The MBA will celebrate its 150th anniversary next year – the oldest building industry employer Association in Australia, having been established in October 1873, by 25 Sydney Master Builders whose aim was to create an Association with its main objective being “the protection of their interests”.

149 years later, the MBA has some 8200 members in NSW, and a combined national membership of some 33,000. The Association has nine dedicated offices placed throughout regional NSW and a dedicated training facility in Norwest Business Park.

The Association, combined with Newcastle MBA, directly employs nearly 500 apprentices in NSW through our group training schemes, and our training and education department provides training services to nearly every sector of the industry.

I cannot emphasise it enough, it is critical that we as builders encourage our contractors and tradespeople to embrace the engagement of apprentices, through traditional and school based apprenticeship pathways, and drive to make our industry the first choice career move. We must actively promote the principle that a trade skill is a most worthwhile profession.

This year our industry has produced magnificent quality and exceptional levels of construction. Eight Judges carried out over four months of full-time site inspections, inspecting a record number of entries worth, just over $900M.

Congratulations to all the entries and winners and in particular Pacific Plus Constructions, the Young Builder Of The Year Joey Pamment from Pamment Projects, and the Display Home Of The Year – Glenleigh 41 by Kurmond Homes. Over the last three years I can genuinely say

that our Association has made significant contributions which have resulted in tangible benefits for those who undertake work in the building and construction industry, not only in NSW, but also at a national level. Particularly, our Association has made a major contribution to building reform being undertaken by the NSW Government, workplace relations, work, health and safety matters, training, education, the promotion of apprenticeships, international recognitions on various Australian Standards Committees and the major issue of lifting the quality of construction in the apartment development sector of our industry, by actively supporting the introduction of the Design and Building Practitioners Act and its associated legislation.

All this work is ongoing and closely monitored by our Council of Management, and Executive Board.

I believe the Association has also made significant contributions to improving Aboriginal participation in the construction industry, promoting opportunities for women in construction, and increasing awareness of suicide prevention and mental health issues through the MBA’s involvement with Mates in Construction and partnerships and projects with NSW Ministry of Health, iCare and the Royal Melbourne Institute of Technology. On the matter of promotion of women, I am happy to advise that the MBA will publish the seventh edition of FLORENCE, a magazine dedicated to women in the building and construction industry, and which forms part of a communication and support network for women in our industry. Further, the Association is partnering with a major university to conduct indepth research into the complex questions of what work/life/balance means for the building and construction industry.

One area however, which I referred to earlier, an area I am passionate about, and where we as an industry must do more, is to encourage our contractors to employ more apprentices. What we know is, we have an aging workforce. Thousands of builders leave our industry annually due to retirement or career change, not to mention the recent impact of the global pandemic. The amount of forecasted work in the pipeline, particularly in NSW is enormous, and our industry nationally will need to find hundreds of thousands of skilled workers to satisfy demand. At the current level of intake of apprentices, while it is slightly increasing, we will experience a major short fall of trades people in our industry.

The industry’s charter, the MBA’s charter — must include to make the building industry one of the most attractive choices for career

seekers, and that a career in the building industry is a profession.

While our industry will always face challenges, this I believe is central to us delivering a high quality and sustainable built environment. From the Association’s point of view, I can advise that a strategic plan to invest in major regional centres, successfully operate a dedicated training facility and invest in other buildings, will see the Association in a strong financial position for decades to come.

My term as President of the Master Builders Association of New South Wales will come to an end next month. I would like to take this opportunity to thank my peers for supporting me in the position of President and look forward to representing the Association in other capacities.

It is with great pleasure that I announce the new President for the Master Builders Association of New South Wales, Mr Robert Black, who will take over the Presidency at the Association’s next Annual General Meeting in December this year. I wish Robert well in his position as President and offer my support should it be needed.

As a third-generation builder and a director of a company that has been a member for 70 years, it has been an absolute honour and privilege to be president of this great Association over the last three years.

I also thank the MBA Executive Committee Members, our MBA Council of Management team, and all the hard working staff at the Association.

So finally, to an industry that employs more full-time people, engages the largest number of small businesses, and trains more apprentices than any other sector across the nation — Master Builders salutes you, your achievements and your major contribution to the built environment and wider economy.

As this is the last edition of Master Builders Magazine for 2022 I take this opportunity to wish you and your families a happy Christmas and prosperous 2023.

Stay tuned to MBA NSW, changes are on their way

As we go to print a number of major industry reform papers are being considered. I give a very brief overview of what’s being considered.

The key points under discussion include, the Building Bill, the Building & Construction Legislative Amendment Bill and Amendment Regulation, and the Building Compliance and Enforcement Bill. While not all the proposed legislation has a direct impact on the building industry there are parts of the proposed changes which will have significant impact.

Building Bill

• Licencing for commercial building

• Revising statutory warranties – possible extension to 10 years for serious defects (from current 6 years), and from 2 years to 3 years for minor defects – replace current “major defect” definition with “serious defect” (will not need to cause inability to inhabit or threat of collapse, just a failure to comply with the NCC).

• Duty of care for those responsible for the work.

There are other reforms that are significant but don’t directly affect builders in their construction function, such as:

• Expands definition of “developer” to better cover those who would be responsible for contractual and statutory warranties (include even parties who don’t own the building) — licencing for designers

• restricting owner builder work

• regulating manufactured homes

• consolidating fire requirements

• bringing all certificates that come after development consent through the planning system into the building system

Building and Construction Legislation Amendment Bill 2022

Aimed at making miscellaneous amendments to current building and construction legislation. Key features include proposals regarding:

• introducing new duties on persons in the building supply chain and additional Secretary powers around the supply of building products in the Building Product (Safety) Act 2017;

• making changes to the Strata Schemes Management Act 2015 to ensure inspectors are empowered to identify and rectify defects throughout the inspection process and developers are required to pay the building bond to rectify defects;

• strengthening the adjudication processes for building work payment claim disputes within the Building and Construction Industry Security of Payment Act 1999;

• allowing certifier bodies that operate a professional standard scheme to play a role in the accreditation of certifiers under the Building and Certifiers Development Act 2018; and

• making amendments to the Environmental Planning and Assessment Act 1979 to create clearer responsibilities for certifiers that will reduce the need to use powers under the RAB Act.

Building and Construction Legislation Amendment Regulation 2022

The key proposals featured in this Regulation are to:

• require payment claims to owner occupiers to attach a Homeowners Notice information to help them understand their obligations in responding to a payment claim and the consequences of not doing so; and

• extend protections by requiring retention money to be held in trust for projects with a value threshold of $10 million (currently the requirement only exists if the head contractor’s construction contract with the principal (the main contract) has a value of at least $20 million).

Building Compliance and Enforcement Bill 2022 (BCE Bill)

The purpose of the BCE Bill is to create a single legislative framework for the regulation of building compliance and enforcement. The BCE Bill will:

• replace the RAB Act while retaining the powers given to the NSW Building Commissioner under the RAB Act to deal with non-compliant developers and serious defects in buildings; and

• expand the existing powers under the RAB Act (which are currently limited to Class 2 buildings) to cover all building work across NSW.

Key proposals featured in the BCE Bill include:

• consolidating and strengthening the powers for authorised officers to investigate, gather information and enter premises;

• providing remedial action including undertakings, injunctive powers and issuing orders to seek compliance, stop work as well as rectify building work;

• establishing a consistent disciplinary action process across all licence holders;

• introducing a demerit points scheme to deter licence holders from committing offences and provide sanctions for repeat offenders;

• increasing penalty offences for serious matters; and

• expanding the application of the developer notification scheme and complementary prohibition order powers to more classes of buildings.

Ten year defect insurance for apartment buildings

Ten year (decennial) liability insurance is a new insurance product in Australia that enables owners corporations to have a serious defect fixed, up to ten years after an apartment building is first occupied. The NSW Government explains.

Decennial (ten year) liability insurance (DLI) is being proposed as a type of insurance to cover any potential costs to fix serious defects of critical building elements for up to 10 years.

This insurance is intended to provide an insurance of first resort allowing building owners to make a claim as soon as a defect is identified.

A DLI policy would cover critical parts of a building’s common property, including the building's structure, fire safety systems and waterproofing for up to 10 years.

If adopted in New South Wales, DLI would be taken out by the developer or builder before a building is occupied. The policy attaches to the building which means the policy will protect successive owners to make claims over that ten-year period.

A Ministerial Advisory Committee completed a report in August 2022 into the viability of a decennial liability insurance in New South

Wales. We will consult widely about the proposals in the report while continuing to work with industry to support a DLI market.

When will decennial liability insurance be introduced?

The NSW Government is currently working with the insurance and construction industry to identify ways to support a competitive and affordable decennial liability insurance market. There is already one provider in the market, and we are supporting efforts for new entrants to the market.

A regulatory impact statement is being prepared for consultation on the proposal to mandate decennial liability insurance instead of the strata building bond after a transitional period. Developers can seek approval from the Secretary of the NSW Department of Customer Service to take out decennial liability insurance instead of paying the Strata Building Bond and Inspections Scheme (SBBIS).

How will decennial liability insurance affect those living in residential apartment buildings?

Currently, existing apartment owners are covered by the Strata Building Bond and Inspections Scheme (SBBIS). Under the proposed DLI scheme, a developer would take out decennial liability insurance, which provides those living in residential apartment buildings with comprehensive consumer protection for building defects caused by substandard design and building work. It ensures that building owners can remediate those defects without delay. This is because the costs of

remediating such defects would be covered by the insurance policy if a builder or developer is unable or unwilling to fix the defects, including if the developer becomes insolvent.

What were the key findings and recommendations of the Decennial Liability Insurance Ministerial Advisory Panel?

The panel made four findings and three recommendations:

The four findings are:

• The Independent Construction Industry Ratings Tool (iCIRT) should remain voluntary.

• The Construct NSW reform agenda is turning the corner in restoring confidence in the NSW construction sector.

• It is unclear whether a mature decennial liability insurance market can be created unless DLI is made mandatory after a transition period.

• Once there is a mature market, DLI will not place an undue burden on project costs, housing supply or housing affordability. The three recommendations are:

• The NSW Government must maintain its investment in reforms of the NSW building laws and the capability of the regulator.

• The developer/builder should be required to remediate building defects in the first instance. If that fails, the insurer will then step in with their DLI product.

• Build-to-rent class 2 buildings with certain conditions should not require a strata building bond or DLI.

What a year 2022 has proved to be — in the Industrial Relations world

In 2022, the Australian Building and Construction Commission (ABCC) tally of fines imposed on the CFMEU for lawless behaviour in the construction industry clicked over the $16 million mark.

This is an incredible figure reflecting the construction union’s complete disregard for the law.

In addition to the fines, there were a number of very important legal outcomes, most notably in the High Court of Australia with the Pattison decision.

Mr Pattison was a union delegate in Victoria who had been claiming ’no ticket no start’ rules applied to a particular job. The ABCC prosecuted and won, and the maximum fines were applied to the union and Mr Pattison because of the union’s notorious record of offending. The matter was appealed by the CFMEU to the High Court of Australia which upheld the application of the maximum penalties because of the lawless history of the CFMEU. It was clear that the maximum penalty was necessary to deter such behavior. Likewise, Mr Pattison, as a representative of the CFMEU, was also found to be deserving of a higher penalty.

It is difficult to overstate the value of the Pattison decision to the IR world and the construction industry in particular. We have yet to see its full effect, but this will come in time.

In addition to the Pattison decision, we also saw High Court decisions in the “Jamsek” and “Personnel Contracting” cases. These decisions overturned years of established law around the question of when a worker is held to be either an employee or a contractor. With these decisions the High Court held that if the contract was legitimately entered into by the parties, the contract would be the thing that determined the true nature of the relationship, not post contractual behavior which is an ambiguous guide at best.

These decisions were a huge relief to our industry which has for years been held hostage by bogus backpay claims for casuals who had already been compensated for various entitlements and wage loadings.

Change of Government

On 21 May 2022, the Australian Labour Party won the federal election and on 10 July 2022 (only 35 business days after the election) the new IR Minister Tony Burke gutted the 2016 Building Code which had successfully enabled the ABCC to regulate lawless behaviour in the industry. There was no consultation with industry prior to this change. In fact, Minister Burke did not announce the change to the 2016 Code until 24 July 2022 when he dropped the news on a Sunday TV talk show without any warning.

Jobs and Skills Summit

On 1-2 September 2022, the Government held a Jobs and Skills Summit. Ostensibly the purpose of the summit was to bring unions, employers, civil society and governments together to address our shared economic challenges, by looking at measures to (amongst other points);

• Ensure women have equal opportunities and equal pay;

• Keep unemployment low, and boost productivity and incomes;

• Deliver secure, well-paid jobs and strong, sustainable wages growth;

• Expand employment opportunities for all Australians including the most disadvantaged;

• Address skills shortages and get our skills mix right over the long term;

• Improving migration settings to support higher productivity and wages.

Proposed new Industrial Relations laws

On 27 October 2022 the Secure Jobs Better Pay Bill 2022 (the Bill) was tabled in the Australian Parliament. This Bill represents the first major change to Australian industrial law since 2008.

At 249 pages in length the Bill is enormous and has clearly been considered in detail for some time. Simply put the Bill (if made law in its current form) will return Australia to the pre-Hawke/Keating IR era and will result in a return to industry level bargaining and widespread strikes and chaos.

Building and construction is crucial to our economy in NSW. As one of the largest direct employers and the largest employer of apprentices and trainees, great care needs to be taken when dealing with our sector. Master Builders welcomes measures that will improve pay and conditions in many underpaid sectors in Australia such as aged care and retail. However, in Building and Construction we have for years been paying market wages far above the Award and well in advance of more recent inflationary rates. Moreover, the industry is struggling with crippling labour shortages and dramatic increases in material prices as a result of the pandemic shutdowns and interrupted supply chains, absenteeism, and the negative impact of inclement weather.

In short, Construction is already a well-paid industry and is facing significant headwinds.

In 2023 the Master Builders movement looks forward to genuine consultation with governments to foster and grow the industry for the benefit of all participants.

Keeping young people safe onsite

According to SafeWork NSW, 15 to 25 year old’s have a 75% greater chance of being injured at work, with apprentice deaths and serious injuries peaking between 7am and 10am. With approximately 14% of the Australian workforce made up of workers between 15 and 24 years (Australian Bureau of Statistics), that’s up to 15 workers in this age group who are injured in NSW every day. Safety for our youth and the most inexperienced on our worksites needs to be a key focus.

One of the contributing factors to workplace injuries is young and inexperienced workers being unable to recognise and cope with potential hazards. With correct training and the right systems in place, accidents can be avoided. When asked about the spike in apprentice injuries between 7 am and 10 am, Master Builders Safety Advisor and Trainer Graham Stewart had this to say. “I put this down to younger workers, having body clocks that are still in stages of sleep mode. Training Employers should keep this in mind and manage the tasks accordingly,” he says. “Similarly, vehicle incidents are more likely to occur between 2pm and 4pm, when workers are packing up and heading home for the day.”

At Master Builders, the safety of our apprentices is paramount. That’s why we have implemented a Minimum Safety Standard that all Training Employers must meet before a Master Builders Apprentice can join their team. We’ll work with our Training Employers to help them meet the safety standard and we provide this service free of charge.

The NSW Government has released a free assessment tool to survey your workers and get tailored actions to improve your workplace

The free Workplace Wellbeing Assessment, developed by Safework NSW, will help you work through three of the six steps to creating a mentally healthy workplace: it allows you to consult your team about how you can support their mental health in the workplace; creates a report that will help you identify factors and analyse data on what’s impacting mental health in your workplace; and gives you recommended actions so you can make a plan to improve mental health in your workplace.

Any organisation in NSW with six or more employees/volunteers can use the tool, which will use insights from your leaders and workers to reveal how your business is performing in areas critical to workplace mental health, such as leadership and culture.

It will give you recommended actions to improve your workplace, based on your results. The survey takes up to 10 minutes for workers and team leaders to complete, and up to 20 minutes for business leaders. It has five sections, with sections one to four asking questions about the focus areas ‘lead change’, ‘create a positive culture and manage factors’, ‘raise awareness and education’, and ‘connect to support’. The fifth section asks respondents about their experiences with mental health in your workplace, such as whether they have taken time off due to feeling mentally unwell at work.

All data is stored at a secure Australian data centre and the tool does not collect any identifying information from survey respondents, such as names and position titles. A minimum number of workers and team leaders need to complete the tool’s survey to keep their responses anonymous. The results from these staff are combined and presented in total in the final report. If the minimum number of staff do not complete the survey, your organisation

cannot access your results. The Workplace Wellbeing Assessment is compatible with desktop, mobile and tablet.

Workplace Manual Handling

The physical and economic cost of Work-Related Musculoskeletal Disorders in Australia

SafeWork Australia indicate that workrelated musculoskeletal disorders (WMSDs) have decreased considerably in the number of compensation claims. Regardless of this, WMSDs still account for the majority of workers’ compensation costs in Australia and continued to be the leading work health and safety issue in 2020 costing the Australian workforce more than $28 billion.1

Further, SafeWork Australia highlighted that in 2015-16 the National Data Set for Compensation-based Statistics:

“identified a total of almost 125,000 accepted workers’ compensation claims for WMSDs in 2015–16. Of these 62,420 or 50 per cent were serious claims, meaning the worker had at least one claim-related week of absence from work. Serious claims for WMSD diseases and injuries comprised 58 per cent of all serious claims. The median time lost from WMSD injuries has increased from 5.0 to 5.2 since 2011–12.

While the overall rate of serious claims has been declining over time, compensation costs and ongoing issues with lost time both suggest that WMSD claims continue to be

a serious challenge. The frequency rate of WMSDs is highest in those aged 45–64, at more than four serious injuries per million hours worked. Males have a higher frequency rate in all age groups and types of WMSD claims except the female 45–54 group for WMSD diseases.” 2

HAZARDOUS MANUAL TASKS

Hazardous manual tasks are one of the main causes of WMSDs and include injuries such as sprains and strains of muscles, ligaments, tendons and joints. The back, neck, shoulder, elbow, wrist, abdomen and knees are the most

commonly affected parts of the body.3

When one or more of the following risk factors are present a manual task becomes hazardous:

• repetitive or sustained force

• high or sudden force

• repetitive movement

• sustained or awkward posture

• exposure to vibration

• mental stress / work pressure4

These six factors are also known as the characteristics of hazardous manual task and being exposed to one or more of them can lead to an injury.

The NSW Government has a Code of Practice for Hazardous Manual Handling Tasks, August 2019 detailing how to manage the risks associated with hazardous manual tasks.

LEGAL OBLIGATIONS

In accordance with — Work Health and Safety (WHS) Regulation 2017 – Clause 60: A person conducting a business or undertaking (PCBU) must manage risks to health and safety relating to an MSD that are associated with a hazardous manual task. To manage risk, a duty holder must:

• identify hazards that could give rise to the risk

• eliminate the risk so far as is reasonably practicable

• if not reasonably practicable to eliminate the risk, minimise the risk by implementing control measures in accordance with the hierarchy of control

• maintain the control measure so that it remains effective

• review risk control measures.5

HOW TO LIFT POSITION STATEMENT

Employers often commit both time and resources to the provision of how to lift training for their employees. Such an investment makes good business sense provided the training is designed effectively. To be effective training needs to be tailored to ensure the inclusion of the hazardous manual tasks as detailed below by HWSA.

In the how to lift position statement the HWSA state (and NSW Code of Practice Hazardous Manual Tasks) training should cover:

• manual task risk management, including hazardous manual task risk factors and sources of risk

• specific manual task risks and the measures in place to control them

and safe work procedures

• how to report a problem or maintenance issues6

RISK MANAGEMENT PRINCIPLES

HWSA indicates that an employer needs to follow the “risk management principles specific to the hazardous manual tasks” to enable the management of hazardous manual tasks in the workplace.

Risk management principles:

• Identifying which manual tasks are hazardous (manual tasks that expose a worker to one or more hazardous manual tasks risk factors)

• Determining why a task is hazardous

• Eliminating the hazard, then controlling any remaining risk by following the hierarchy of control. Control measure(s) should address the source of the risk

• Maintaining and reviewing the control(s) to ensure continuing effectiveness

Note: these risk management principles must be adhered to as per the NSW Work Health and Safety Regulation 2017 (Part 3.1 and Clause 60) 7

SOURCE OF RISK

SafeWork NSW states the sources of risk are the things that are responsible for a risk factor being present:

• Workplace design and layout

• Systems of work including organisational and psychosocial factors e.g. work rate, lack of job control

• Work environment e.g. poor lighting

• The nature, size, weight or number of persons, animals or things involved in the task8

It is not only a legal obligation on an employer to manage risks to health and safety in relation to WMSD that are associated with a hazardous manual task – it also makes good business sense to protect your employees and your company.

FMC embrace innovation

In this day and age, we are constantly faced with higher expectations, challenging designs, and new method requirements — the Ronald McDonald House in Perth was one such build. As an international charity that helps the families of sick children with support and accommodation during their times of treatment, it was essential that the building be an exemplary design and construction for this type of project and purpose. The building achieved a LEED [Leadership in Energy and Environmental Design] Silver rating and a global recognition and certification for environmentally sustainable buildings — the first of its kind in Australia. Several significant challenges presented themselves at Ronald McDonald House. In particular, the new construction method affected the supporting basement retaining walls by creating gaps in the structure large enough for a small child to squeeze through. As with every unique project, this required a new

way of thinking.

The Homeguard team at FMC Australasia proudly assisted the HomeGuard Accredited Installer, Termico Pest Management Services, to install a HomeGuard Termite Management System. How certified forest products are combating climate change

Timber is the ultimate renewable resource and has been used in construction for centuries, but where does it fit inside a circular economy model and how does it contribute to carbon cycles?

It is well known that forests are a major component of the global carbon cycle because of the large amounts of carbon they capture in the soil and their biomass. Perhaps less known is that the storage of carbon in harvested wood products gradually increases over time, especially for long-lived products such as electricity poles and floorboards. This was highlighted in a report published by the NSW Department of Primary Industries in 2021 based on research conducted by Dr Fabiano Ximenes et al. Notably, the report also highlights that carbon is effectively stored in products, even beyond their intended use in a landfill. Whilst the relationship between forests and carbon, and timber as a renewable resource might be well known, it is important to remember that not all forests and forest products are managed in the same way. Forests certified through globally recognised standards like the joint Australian and New Zealand Standard for Sustainable Forest Management (AS/NZS 4708 – 2021) are designed to manage forest values and productivity for generations to come. Deforestation and conversion practices are not supported in the standard.

Organisations certified to the sustainable forest management standard are independently audited each year against internationally endorsed and science-based, world-class standards. The standard has been designed to create outcomes that are socially just,

culturally relevant, ecologically sound, and economically viable. In addition, internationally recognised chain of custody certification standards (like PEFC ST 2002 and AS 4707) promote sustainable forest products through forest product supply chain transparency and traceability.

Dahlsens, a rare treasure in the building industry

While it’s rare for an Australian company to have been around for 145 years, Dahlsens is proud to hold this record and to remain 100 per cent family owned.

The family legend is that a fortuitous gold find was the start of everything for the company, with founder Johan Christian Dahlsen arriving in Australia 14 years prior to striking gold in 1863. ollowing ongoing water leaking issues with their tiled roof, the owners of this home in Moorooka, Queensland, decided to address the problem by upgrading and replacing their tiles with CUSTOM ORB® steel roofing.

“Installed across three ridge sections over approximately 15 metres of roofline, the owners of this house will benefit by having a complete ventilation solution for the entire home; to have achieved a similar outcome using winddriven rotary ventilation system, multiple units would have been needed which is impractical and costly. Another drawback of wind driven systems is that they can be quite noisy – as a passive system with no moving parts, VENT-AROOF® is completely silent.

Chris said that a growing number of customers, particularly those who were reroofing their homes, were choosing to install VENT-A-ROOF®

as part of their renovation project.

Newcastle Master Builders Apprenticeship Scheme accolades

Newcastle MBA Apprentices were fortunate this year to have three of its apprentices and trainees as finalists in the annual AEN (Apprentice Employment Network of NSW & ACT) Awards in Sydney competing against the State’s Best.

Bowen Schmitt (Carpenter 4th Year) won the Downing Pooley Award, whilst Lara-Jane Haggerty (Trainee Admin Cert III) and Nathan Andrews (Plumber 4th Year) were unfortunately pipped at the post!

Well done to all the finalists and thanks to their Host Employers (David Compton Building, HL Mullanes Plumbing and Lara was our own NMBA Trainee) for the momentous training and guidance they deliver to their young people in training. So, that event has finished off a big year for everyone for 2022 and Christmas is just around the corner! PASSING OF KEN AUSTIN

On the 22nd of October, our great mate Ken Austin sadly passed away. Ken was a long serving member of MBA for over 37 years. He served on two MBA/NSW Divisions, as an active Committee Member, President and Secretary. Ken also represented the Central Coast/ Hunter Region on the MBA Council of Management for many years.

Ken was recognised by the committee in 2019 for his contribution to the Central Coast Division and the MBA. He was awarded the Divisional Gold Medal, an award that is bestowed upon a member, by his/her peers – it is an award that represents the highest recognition by fellow builders on an individual who has contributed to the division and the MBA.

Most of all Ken was a very proud family man, who worked hard all his life to provide for and support his wife Faye, children Sally, Scott, Stuart and Stephanie (dec) and all his grandchildren.

On behalf of the MBA and Central Coast Committee we thank you for your service and passion for the industry, you will be deeply missed by us all.

On Wednesday 5th October, we held our AGM and Information Night at Mitre 10 Kincumber. Thank you, Matthew and the team from Mitre 10 for hosting the event during some wild and wet conditions. The members had the opportunity to look over the Principal Kitchen display with Dianna answering any questions about the range of features and easy installation.

March 1990

At the time of writing this, Australians have just seen their seventh consecutive interest rate rise. Our official cash rate is now 2.85 per cent. This has been the most rapid increase in nearly three decades. But spare a thought for those who had a loan back in the late 80s. Throughout that volatile period, interest rates reached a record 17 per cent — an almost inconceivable figure now. In the March 1990 edition of Master Builder Magazine, MBA President Arthur Krust wrote a great column on the effect of high interest rates on housing.

Meet the Master Builders NSW Awards and Events Team

Spear-headed by Amanda Kelly and Susan Manning, with a strong team supporting them, the Events Department at MBANSW is a quickly growing force responsible for a multitude of tasks requiring balance and flexibility. Our department even has an international side and is open 24 hours a day with our colleague Sophie currently working from the UK.

What the Awards and Events Team is most recognised for are the yearly State Awards Nights – the Excellence in Housing Awards, and the Excellence in Construction Awards. This involves a varied range of tasks that need to be completed, and include:

• scheduling and driving judges around to visit hundreds of amazing homes and commercial projects

• organising plaques for the winners, finalists, and our partners

• overseeing the production side of the awards including script writing, collating the wonderful photos and videos that are played on the award nights and heaps and heaps of proofreading for the magazines in which these incredible projects appear

• and don’t forget, there is the sampling of meals that are served at these awards

Our most recent project includes the creation of a television series! Fittingly named – ‘MASTER BUILD: The Real World of Building and Renovating’, is a four-part series which features some of the awardnominated buildings constructed by master builders in the past two years, with the fifth episode covering the state-wide 2022 Excellence in Housing & Pool Awards Ceremony.

MASTER BUILD aired nationally on Channel 7two at 11am each Sunday from October 23rd, as well as being available on 7+.

This job provides us an opportunity to celebrate and acknowledge talent and the hard work in the building and construction industry, interacting with our members and testing our skill — we can’t wait to see what comes next.

CELEBRATING NSW’S MOST PRESTIGIOUS HOUSING & POOL AWARDS ~ 2022 ~

The Master Builders Association of NSW Excellence in Housing and Pool Awards are the State’s most prestigious residential building awards.

The Housing Awards salutes the achievements of the construction industry in NSW — an industry that employs more full-time people, engages the largest number of small businesses, and trains more apprentices than any other sector across the nation.

The calibre of construction this year was simply extra-ordinary. It is so encouraging to see that there are new builders and younger builders contributing to our built environment in such a fantastic way.

The construction outcomes achieved this year were so outstanding, that the judges had serious difficulty arriving at their decisions!

The winners were announced on Friday 11th November at the Annual

Awards Night hosted by Angie Asimus, Tim Ross, and Taylor Aiken. This year the awards were televised on Channel 7two on Sunday 20 November 2022.

MAX MOSHER

Max is an energy consultant and has worked in the energy industry for more than 40 years. He has a wealth of knowledge and experience in relation to solar and energyefficient house design, including energy utilisation in the domestic sector and thermal performance assessments. Max has been a committee member on a Standards Australia Review Committee BD/058 titled “Materials for the Thermal Insulation of Buildings”. He has been on the judging panels for the Building Designers Association Annual Design Awards, the Master Builders Association Excellence in Housing and Construction Awards, the Master Builders Australia National Excellence in Building and Construction Awards, and the Local Government Association Environment Awards. Max is a founding member and former director of the Association of Building Sustainability Assessors (ABSA).

MICHAEL O’DONNELL

Michael is a licensed builder, accredited Building Consultant and Livable Housing Australia Design Guidelines Assessor. He is currently vice president of MBA NSW and chairman of the MBA NSW Housing Committee. He is one of four industry representatives on the NSW government’s Home Building Compensation Fund Underwriting Committee. Michael joined NSW homebuilder Huxley Homes in 1976 and in 1979 took over Huxley Homes’ new Regional Building Division. Michael left Huxley Homes in 1995 and established his own business, MKO Constructions, which specialized for nearly 20 years in the design and construction of residential extensions, renovations, and first-floor additions. Michael has his Diploma in Building and Construction and Diploma in Workplace Training and Assessment.

SIMON PILCHER

Simon commenced work in the building industry in 1986, joining his family construction company. He completed his Building Certificate course in 1990. Simon is now managing director of C E Pilcher & Son Pty Ltd, a building company with more than 60 years of membership of MBA NSW and which undertakes residential, commercial, and industrial construction work. Simon is a past president of the Northern Suburbs division, a recipient of the divisional gold medal and has sat on the MBA of NSW Council of Management since 1994. Simon is currently the President of MBA NSW.

STEPHEN RAYNER

Stephen has been a member of the Master Builders Association for 43 years. He is a past president of the MBA Northern Suburbs Division and has been treasurer since 2008. Stephen holds a Carpenter and Joiner Trade Certificate along with a Clerk of Works Certificate. He is the director of Stream Constructions Pty Ltd, which specialises in architect-designed projects, domestic and commercial renovations. During his building career, Stephen was a part-time teacher at Hornsby TAFE, teaching the building component of the Real Estate Certificate. He received the MBA Divisional Gold Member Award in 2012.

LEO STANTON

Leo is a licensed builder and an accredited building consultant with a membership with the Master Builders Association for more than 20 years. Leo is currently the president of the MBA Parramatta Cumberland division and sits on the Council of Management of the MBA. As an accredited building consultant, Leo has delivered the Pre-purchase Building & Consultancy course at the MBA since 2007 and is a current member on the building consultancy committee, providing product and services for the members of the association and the industry at large. Further to this, Leo is acting as an expert witness in the National Civil and Administrative Tribunal (NCAT) courts of Australia. He is the director of Stanton Homes Pty Ltd, which is a construction company involved in property subdivisions and residential development projects; and runs his own consultancy business, Stanton Building & Consultancy Services. Leo has his Assoc. Diploma in Building and Construction, Building Surveying Qualifying Certificate and holds his current TAE ticket in Workplace Assessment & Training.

ANDREW TOMKINS

Third generation builder, Andrew Tomkins is the Managing Director of A.A.Tomkins & Sons Pty Ltd which celebrated its centenary in 2020. Andrew completed his Certificate of Surveying in 1978 at TAFE. He then went on to complete his Carpentry and Joinery Trade Certificate, and then the Building Certificate in 1984, holding a builder’s license from 1985 until recently. With Andrew’s father, Alan’s retirement in 1997, Andrew assumed responsibility for the company, continuing to uphold the business’ reputation for excellence by winning numerous awards including an Excellence in Housing Award in 2006, and a project receiving a Merit Award at the Institute of Architects annual awards. A.A.Tomkins also fostered many apprentices utilising the Master Builders apprenticeship program, with an Apprentice of the Year in 1998 . A number of these are now practising as successful builders. Alongside his building career, Andrew is also a practicing artist. A Wynne Prize finalist, winning numerous awards and exhibiting widely throughout Australia and internationally, including at the National Art Museum of China in the Beijing Biennale. His most recent works will be exhibited in an upcoming solo exhibition in Canberra.

JOHN WORTHINGTON

John has been a member of the Master Builders Association of NSW since 1976. He graduated from Sydney Technical College in 1971 and holds a Building Certificate and Building Diploma MBA & UNSW. He also received a Timber Pest Certificate from TAFE in 1989, Master of Dispute Resolution from the University of Technology in 1998, Professional Certificate in Arbitration and Mediation from the University of Adelaide in 1999, Accredited Certifier Program (BSAP) from the University of Technology Sydney in 2004 and was nationally accredited by the Institute of Arbitrators and Mediators 2008. He was chairman of the Building Consultants Council from 2009 for nine years and a member of the Council of Management of the MBA for eight years. John is currently engaged as a mediator, builder, building consultant acting as an expert witness in the Consumer Trader & Tenancy Tribunal and the court system in Australia. John was also “the builder” on the ABC television program “The Home Show” for four years from 1990.

Against The Elements

Whale Beach House is a Sydney beachside home where shifting geometries coax northern sun into south-facing rooms, and big views are carefully framed and balanced.

The brief from the homeowners, a professional couple, was for a home of many modes, with guest accommodation for extended family, and an outdoor entertaining area for large gatherings. Aside from roaring ocean winds, the location challenge was to resist the obvious full glass façade and open-plan interior.

To carve a broad outdoor terrace from the steep narrow site, the top two levels taper to

one side, drawing north sun into south-facing front rooms. The plan separates guest quarters at entry level from the top-floor master suite, with the central living level — kitchen, dining and living room — opening onto the terrace. A robust shell of concrete, hardwood screens and zinc cladding shields against the elements, while inside is light, soft, and calm. A central skylit staircase is anchored by a curved wall in deep kelp green with a fine brass balustrade. Inbuilt furniture elements follow nature’s palette, combining oak joinery and richly veined quartz or dolomite slabs, and warm pastel tones for the custom-designed furniture and artworks.

The skills utilised to overcome the location challenges were outstanding. A shell of concrete, hardwood screens and zinc cladding shields against the elements while the interior exudes a sense of calm and light where shifting geometries coax northern sun into south-facing rooms, and big views are carefully framed and balanced. An outstanding use of mixed materials.

The Complete Package

The Glenleigh is a quintessential home that will not only look great in 50 years, but also offers the complete package for the busy Australian family. The home has been Kurmond Homes’ best-seller since it opened at HomeWorld Kellyville, and as clients consistently made the kitchen/family area larger, the company followed feedback and increased the floor space. The Glenleigh is a complete home, and this small improvement enhanced the design that homeowners love.

There is always a challenge in rebuilding a successful design and making it relevant for the future. Kurmond Homes focused on the outdoor entertaining area and created a space that complements the Australian outdoor culture, with an outdoor kitchen, and a private sitting area with fireplace and dining space.

As The Glenleigh is situated on a corner block and is a display home, significant design challenges were required on the long section of the house to make it consistent and balanced to the front façade. The challenge was due to the rooms upstairs to downstairs not lining up and having distinctly different functions, for example, an ensuite was positioned above a home theatre. Kurmond copied the main elements of the front façade, utilised windows and created interest and consistency from front to rear, with the sitting area of the alfresco completing the stunning look. Classic styling to the interiors create a homely ambience, and the use of joinery throughout enhances the home’s elegance.

A Kurmond home is always a comfortable sustainable living space, and use passive design techniques. Kurmond employed energyefficient elements in The Glenleigh including orientation and shading; spatial zoning and good ventilation; insulated concrete floors as well as more comprehensive insulation throughout the house; ComfortPlus glazing on windows and double glazing to skylights; sustainably sourced timber products; showerheads, water fixtures and toilets that are WELS rated at three stars or more; and efficient lighting to lower the home’s overall energy consumption.

With their shared passion for building dreams, Peter and Michael have created a quintessential home that will look great in 50 years. With an elegant yet homely interior, it also has an amazing outdoor area that completes a great family home. The use of passive design techniques that work together to provide exceptional natural heating and cooling methods ensure that this stunning home is as comfortable as possible.

After just three years as managing director of Pamment Projects, a young and dynamic construction company owned and operated by a passionate brother-andsister builder-designer duo, Joey Pamment has been named the 2022 Young Builder of the Year.

“The journey wasn’t easy, starting a business just before COVID-19, dealing with changes, price increases and procurement challenges,” says Joey of his win. “It took a lot of sacrifices, discipline to keep the business going, striving and always being positive for my team to look forward always bigger and better. But I love the struggle, hard work, resilience and effort that comes along with owning a business.”

Joey has more than 15 years’ industry experience, with a proven track record of success overseeing all phases of the construction process and managing large teams on a variety of commercial, residential, and special-use projects. He brings energy, enthusiasm, and expertise to every building he constructs, in addition to an extreme focus on quality, functionality, and longevity. He takes a forwardthinking and practical approach, drawing on experience working with a range of builders, from small residential operators to tier 1 industry leaders.

His years “on the tools” have instilled a strong work ethic, a detailed understanding of the building cycle, and outstanding attention to detail. Joey illustrates his passion for building throughout all projects. His commitment to details, quality and flexibility are to be commended.

Victoria D’Alisa, director of Porebski Architects, recently worked directly with Joey on a Leichhardt project. “Joey illustrated his passion for building throughout the duration of the project,” says Victoria. “His commitment to realising our project with great attention to details, quality and flexibility made the whole journey a pleasant experience.

This Tennyson Point project is a Dual Occupancy, both dwellings with four bedrooms, as well as basement parking and plunge pools. Other features include a theatre room, gym, and walkin pantry.

Cadence Property Group had the responsibility of site selection, planning and marketing phase as well as the construction delivery for this build. Elevated balconies adjoining both the Master Bedroom and Bedroom 4 capitalise on the expansive water views downstream of the Parramatta River, as well as city views.

The excavation was largely in mid-strength sandstone and careful attention had to be provided in the design and management of the sub-soil drainage to ensure the waterproofing was effective.

The project has been admired by the local community and council — referring to it as “a benchmark dual occupancy for other projects in the area”.

The client brief for this Pacific Project was to create a high-end resort feeling, as the homes would be rented as holiday homes. They wanted to capture the quintessential feeling of a beach house and have a smooth transition to the backyard and swimming pool.

Due to the harsh oceanfront environment exposing the construction site, Futureflip needed to construct a house that would stand the test of time. Therefore it was vital to be very wise with material selections.

The client also requested a multi-functional front room that could be used as an office, a fourth bedroom or even a lounge room.

The structures were carefully designed to ensure that the load points correlated, and that everything was aligned so that there were no additional material costs, or engineering for support loads. By carefully designing the levels of the house it meant the excavation of materials from the front of the site was minimal.

Located on the banks of the Brunswick River is Heanesbuilt’s Mona Lane. A complex consisting of three levels, with a penthouse style apartment on the top level and two apartments on the lower level.

The main structural element is concrete with the suspended slabs for both apartment levels and the rear terrace poured in a custom mix pewter and featuring a curved slab edge. The upper floor has expansive external decks and gardens, and a putting green to the south terrace. The building is wrapped in rough sawn Accoya cladding and is completed with an aluminium standing seam roof. Internally. Finishes are simple, with features of note being the French Oak wall lining and limestone flooring throughout.

After viewing this project, it’s clear to see why Heanesbuilt are multiple award winners.

Bronxx articulated that their vision for Acqua was of a haven that reflects a contemporary-coastal aesthetic, while harnessing the natural beauty of the surrounding environment. The end product evokes an idyllic private seaside sanctuary, and consists of 17 apartments, with either one, two and three-bedroom, including a Penthouse. Located 100 metres from Cronulla Beach, every building aspect and material choice had to ensure suitability for a coastal environment. Contiguous pile walls were also used to make up the basement’s retention design due to the sandy site.

Features of special mention include no visible drainage, a beautiful basement, feature lighting in cupboards and an Operable Louvre Roof in the Penthouse, all while maintaining the architectural design intent.

The finished development has garnered admiration from the residents and local community alike.

IMPERO CONSTRUCTIONS Ladera, Bellevue Hill

The building has two street access points, and spans over seven floors. Early works construction consisted of contiguous piling wall to two faces of the building, followed by a three-storey cut into sand and rock excavation, removing approximately 2500 tonnes of material. The building comprises of basement carparking, eight apartments, including the penthouse split over two levels with a structural steel roof to the penthouse living and dining space.

The crafted joinery and marble finishes are offset with the off-form concrete ceilings in the living room, with a state-of-the-art kitchen to create an environment of natural ease and elegance. Ladera’s bathrooms are well proportioned with dual showers and freestanding bathtubs within a high-end natural palate of finishes.

Aire is the first of three feature buildings in the precinct, forming ‘The Orchards’. Comprised of 57 residences all with the goal of forming a connection to nature.

Highly sculpted end forms, with curved precast and glazing, are highly noticeable in the northeastern wing, while the south-west wing is bound in a tighter shell to offer privacy and directional views. The edge of the building is accentuated with a 180-degree panoramic curved glass window.

The triangular nature of the site, and the recently completed developments to the south and west required adaption in plans for approval. This ended up maximising amenities, efficiency, and saleable area, improved the setbacks and solar access to both Aire and the neighbouring completed buildings, with Aire sharing services.

HELM ORA, Dolls Point

HELM have completed their new ORA Project at Dolls Point with 36 apartments, comprising a mix of four, three, two and one-bedroom apartments. These boast large rooms, high ceilings, large amounts of storage space and expansive windows. Forming a dramatic entry point is a central atrium to allow sunshine to flood into the lobby, aiding natural ventilation and helping greenery to prosper.

ORA is placed on a landscaped podium about one metre above natural ground level to comply with Councils Flood requirements. With the site’s close proximity to Botany Bay, the subsurface conditions consist of loose, silty sands and acid sulphate soils, with bedrock located 25 metres below natural ground level.

Part of the design brief included retaining the existing Oak Tree located in the Southwest corner of the site. The building was designed around the tree and the basement’s shoring wall system was designed to maintain the tree root structure. It is details like this which has won HELM their award.

LORDS GROUP Marmont, Double Bay

This project’s custom features include bespoke joinery, natural stone benches, oak timber flooring, copper cladding façades, premium appliances, articulately landscaped gardens, services mains connections into high traffic New South Head Road and car stacker pits carved into rock ground conditions.

The Lords Group team have worked hard to produce the project cost plan and detailed construction methodology to end up with their impressive end result. Using meticulous planning with the relevant authorities by working with the structural engineers TTW to finalise the shoring design within sand and rock with minimal anchoring opportunities. On top of this the only site access was a single driveway, and a tower crane could not have been used.

Lords Group have done very well to work around these constraints and deliver a beautiful project.

1788 Residences, Double Bay

This project consisted of the demolition of the existing commercial building, and construction of a two-level below ground basement, and six levels above ground consisting of 26 residential apartments, nine retail tenancies and a public domain refurbishment. It features a strong inclusion of timber veneers, Calcutta benchtops and natural stone floors.

One of the most impressive features of this build is the façade, which underwent light weight cladding, to face brick veneer, to rendered blockwork, to metal cladding and louvres.

Constructed in a flood zone, this build required considerable planning for construction and longevity. The basement was excavated in water charged sand, requiring a waterproof TSM piling wall around the perimeter, dewatering to allow the construction of a hydrostatic slab for the lowest basement level. The final basement now restricts the external water table current under approximate 6m of water pressure.

Ultra Building’s construction was innovative and progressive, combining many new ideas.

MILEHAM Grand Apartment Living, Darling Point

This build involves original 1920s architecture which was painstakingly maintained, restored, and replicated.

One of the biggest changes was the welcoming of natural light by opening up the out-dated floor plan to create more open plan living spaces. These structural works included the removal of the wall between the living room and the third bedroom to make way for a new dining room.

Noteworthy finishes include Sisal flooring, wall-to-wall custom joinery for additional living storage, custom TV cabinet and storage, a bathroom vanity, along with new wainscotting and a new shower screen.

Necessary electrical works, painting and decorating works were also conducted to complement the new finishes and bring cohesion throughout the apartment.

A new lease of life was given to this residence with a seamless cohesion between the new and existing construction.

MJK’s new build in Manly Lagoon came with some significant challenges, mainly being walking the fine line between construction sympathetic to heritage restrictions, while also being a modern, functioning home which provides amenities and adheres to modern fire and acoustic ratings/levels.

Existing windows to the front of the house had to be matched exactly to original, with new double glazing added to these for additional insulation to the road traffic noise and weather conditions. Unique render which is the feature to this street had to be matched where additions had been made in which MJK Building in conjunction with their renderer carried out many test panels. The home features polished concrete, feature brickwork, Zeter Switching, shadow line details, and recessed/gyprock set sculptured downlight. As well as some innovative infrastructure for a modern sustainable home; a heat pump providing hot water, solar panels, a Tesla Battery, and an EV charging station integrated into a Solar solution.

Arista by Growthbuilt comprises of 169 residences which are an incredibly diverse group of buildings with the ability to accommodate any and all affordable housing needs.

Ranging from studio to two-bedroom apartments across three, 8-level buildings, the design incorporates 55 strata units, and 114 affordable units in a mix of 53 Boarding Rooms, 60 in-fill affordable housing units, and one studio.

Large, deep balconies have been incorporated to alleviate the impact of direct sunlight to the dwellings and shading of communal areas has been achieved both through natural vegetation and shade structures. As well as design planning for natural cross ventilation and providing communal open spaces.

Material selection is considerate of the total lifecycle and longevity of products, as well as opting for low maintenance choices. These decisions contribute to keeping affordability high and running costs low.

LENDLEASE Redfern

With support from the NSW Government, St George Community Housing (SGCH), in partnership with Lendlease, developed a 160-apartment complex in Redfern — one of NSW’s largest affordable housing projects. Throughout, Lendlease established platforms for communication to allow anyone in the community to have their voices heard, with an emphasis on project updates to keep the community stakeholders informed and involved. Acknowledgement of First Nations businesses in supply and subcontract agreements for the project across a range of packages include; Borgers Cranes, Aspire Indigenous Labour, Want Access, AES labour hire, O Landscapes). The development features an 8-Star sustainability rating which reduces tenants running costs over the lifecycle of the building, with initiatives including: a roof-mounted fan, battery system and a 50kW solar array, Doubleglazed windows, WELS-rated fixtures help to conserve water usage.

The challenge of restoring the façade and the three-storey fireplace were well worth the effort, with both these key elements contributing to the overall aesthetic. This house exudes a sense of calm and Newmark constructions should be congratulated.

Special mention should be made of the steel staircase, vaulted living area and underground cellar dug into sand.

This fantastically well-executed project was detailed by consultation with the client over a set of DA plans. The glass room to central spine of the house provides a wow factor, especially when walking through the front door. Easy access for a house situated on a hill, and good use of a BIO sewer system with the sewer line only going partway up the hill.

A lot of effort went into restoring this 147-yearold cottage.

The resulting restoration shows how much care was taken updating the existing heritage house and the rear addition was notably sympathetic to the original.

The timber work was also excellent and the Australian red cedar doors were a visual standout. The work and time that went into protecting existing structure and fabric was well considered.

Pepper Tree Passive House, Unanderra

The house is built in the Wollongong region and is the first certified Passive House in the Illawarra. The “Pepper Tree Passive House” was built to prove to the industry that houses can be built better for the environment, healthier for the occupants, superior in energy efficiency and do not cost the earth.

Deciding to integrate the dwelling around a 50-year-old pepper tree was the most important environmental issue of this project.

The House has triple glazed thermally broken windows, and an internal and external airtight membrane, meaning the house is fully insulated. A Heat Recovery Ventilation system is installed to manage humidity, and LED lighting can be found along with ultra-energy efficient appliances, and a renuabkle energy battery connected to a 100 per cent renewable energy company.

The finished home is a bright, comfortable home with a low environmental impact, sitting in a sensitive environment. It is a worthy winner.

Seagrass House, Tathra

Seagrass House showcases hand-made Australian Bricks which vary in size and colour. The process of selecting and laying them perfectly was heavily-involved and done to an outstanding and consistent level. The bricks were laid to the soffit of the cantilevered section over the external corbelled brickwork feature of the house. They were then hung with no visible support, above the main entry to the house.

This house is concrete on top of concrete, all of which was very well done. The concrete for all features was formed and poured onsite, with some scribed into rock and some cladded with oregon boards for grain effect. The concrete roofs are cantilevered and post tensioned to lower over 30 years. There was a huge amount of detail in this project and the result speaks for itself.

Tsubo Niwa is a heritage-listed property that has had very few alterations since being built in 1918.

It is clear this was an absolute delight of a job with an overarching Japanese ethos.

Cairns Marble “Orazia Gold” was discovered by the clients by chance during the renovations. They hopped on a plane to Cairns to inspect and ultimately purchased 25 slabs for the project. This rich feature of Australian marble soon became the star of the project and sits centre stage in the master ensuite, powder room and dining table. This rare and unique marble leaves a lasting impression.

This glass edge, cantilevered pool is very aesthetically pleasing. Looking over the surface to the valley views beyond as well as incorporating multifunctional areas, it is a pool for all the family to enjoy.

The shallow 4m by 4m swim out area is the perfect spot for relaxing without being fully immersed.

Two steps further down, there are options for every swimmer before reaching the even deeper section.

The micro-cement tile copping is a nice contrast to the glass pebble render. With a full in-floor cleaning system, electric heat pump and mineral sanitation system, maintenance is minimal.

The judges noted the meticulous planning resulting in a functional and attractive layout which were the hall marks of a truly excellent swimming pool. Worthy of notice is the feature wall, which boasts a modern and sleek design, with sharp lines.

The pool positioning was paramount to ensure the perfect alignment of tiles, considering the adjoining alfresco, combined with the proportional measuring of spa, beach area, internal pool corners, feature wall and entry steps to achieve symmetry.

The complexity of this build was also in the excavation process. It was necessary to drive in a 3.3 tonne machine beside the existing residence, as well as ensuring access for a bobcat.

Special attention was given to pool lightning; with multi LED lights to ensure full illumination of entire pool and spa. At the same time the pool lights needed to fall into perfect synchronisation with garden and other outdoor lights.

The judges were impressed with the spacial planning and design of the Eco Haven pool, which was complemented by the design integration of indoor and outdoor features. As you walk in the front door your eye is drawn through the entrance hallway to the pool located outside the living room window, creating an immediate sense of calm by linking the spaces. Lined with Ezzari glass mosaic tiles, completed with New Zealand White Pebble, and including a feature wall at the northern end, finished in Eco Outdoor’s Apollo random Ashlar stone. A 1200 blade water feature is located within the stone, allowing water to gently cascade. The frameless glass pool fence allows for uninterrupted views from the living spaces of the home.

The saltwater pool also has quality inclusions such as a Sunbather suntube, two solar panels, sun switch wired controller, an Astral Pool RPT plus Robotice Cleaner, and a customised pool cover in a clear blue tint by Remco.

Australia Story, Kenthurst

This project was part of a new house construction project. As the first team on site, it was imperative the location of the pool was exactly placed, as all other structures were to be placed off the pool location. Located on a sloped block within a bush fire area, the pool was to be constructed fully out of ground with concrete piers down to rock. All aspects of the house, landscaping and pool blended seamlessly together.

As the pool can be viewed from most rear windows of the house the product selections complimented the house whilst also providing a picturesque outlook from the house. The Matala pool coping compliments the exterior colour of the house. The Orpheus blend pool tiles provides a striking contrast between the exterior house colours and the lush greens of the surrounding yard and tennis court, making the pool a bold feature of the area.

The inclusion of the infinity edge created a resort feel to the property and enhanced the vista from the house to the rear of the property.

King Project, The Ponds

The judges appreciated the linking of the living area of the residence and the easy flow to the entertainment area and how the King Project Pool fitted so well with these elements.

The Client wanted a more Hamptons-looking build, so opted for silver tones for the paving and therefore chose to use Marble from Amber Kellyville which has been faithfully accomplished by the builder.

Style and sophistication meets a relaxed outdoor space. The pool has incorporated an amazing outdoor lifestyle space for this family to enjoy all year around. The pool is a beautiful and vibrant aqua colour. The project incorporates ease of use by the pool position in relation to the BBQ and alfresco area.

The visual of the pool from inside the house and the alfresco is the perfect addition to the family home. The finished product aesthetically pleasing and of a high level of workmanship.

The judges liked the ‘snug’ fit of the pool and landscaping above the beautifully constructed Random Rubble Sandstone wall. The impressive landscaping to three sides of the pool provides an attractive natural feel which compliments the pool.

The tiled shell of the pool and spa is first class with careful attention to the corner junctions of the pool with the clever curvatures of the coping and edges of the pool resulting in a sophisticated finish.

The location of the pool dictated that all work was by hand and therefore this pool was handcrafted to exceed the client’s expectations. The well located spa is complimented by the swim jets.

Ashfield Aquatic Centre

The judges were very impressed with the overall layout and innovation of the Olympic-sized, outdoor, 50m pool with folding swim wall, allowing the pool the be split into two separate zones (shallow and deep).

The pool is complete with in-ground recessed pool blankets, and is surrounded by the refurbished grandstand. Balance tanks are fully integrated with the concrete pool structure. One of the key features is the 700sqm moveable floor installed within the water polo pool. This is one of the largest installations in Australia.

The purpose-built children’s leisure pool includes a flush transition beach, overhead shade sail, various water/play features, surrounded by custom-built trellis green walls, synthetic turf and grandstand. The indoor spa pool has disabled access hoist, spa jets, under-seat pool blankets and features timber ceilings. This facility is complemented with sauna and shower facilities.
