Master Builders embrace challenges of 2020 WITH THE goalposts seemingly shifting at a moment’s notice in all facets of life these days, it’s more important than ever to find ways to champion our hard-working industry, foster positivity, and celebrate the quality craftsmanship and cutting-edge expertise Master Builders are renowned for. Our 2020 Housing & Construction Awards program went ‘virtual’ for the first time and out of necessity this year. The pandemic saw our panel judging entries via online submissions – no mean feat, but they revelled in the challenge. Our members also refused to allow the changes to dampen their spirits, holding parties at home to watch the livestreamed events. It was truly heartening to see the high standard of entries and the excitement leading to the winners’ announcements. This is further testament to the mettle of our industry, and the ability to rise above when times get tough.

The calibre of entries seems to jump to another level every year – and despite the obvious challenges, the 2020 Queensland Awards field proved no exception. Our judges were on the lookout for quality workmanship, as well as assessing the degree of construction difficulty, external appeal, siting and aspect, along with amenities and aesthetics, as opposed to the best interior design.

Seaside stunner a lesson in form and function Hutchinson Builders takes top award for stunning home in Sunshine Beach QUALITY and sophistication are at the core of this home.

The project was a four-year journey involving the client, architect and builder, resulting in an incredible home with outstanding green credentials.

The roof slabs have been engineered for the roof top landscaping that camouflages the building and provides valuable thermal advantages, while maintaining controlled drainage to the landscaped roof.

Its complexity evolves from the extensive structural requirements that have been driven by the geotechnical restrictions of the site. Grout-injected micro-piles have been installed to create the terraced levels within the site with nearly 20,000sqm of soil being removed. The structural three-dimensional arches that dominate the oceanside façade have been individually detailed to achieve

The home is wrapped in stone tiled balconies with feature crafted brass balustrades that take in the expansive ocean and headland view. Accoya timber pergolas create balcony ‘eyelids’ that provide shading and a trellis for the rooftop garden to encroach in time. The driveway is framed by an aluminium pergola covered in solar panels, creating

The main entrance is surrounded by an architecturally bespoke curved and tiered garden terrace with a Coreten tunnel leading to the main entrance. Inside boasts six bedrooms all with ensuites and robes, steam rooms, saunas, the essential ice bath, recreation room, bar and theatre. The open plan kitchen and dining area, with a fully serviced butler’s kitchen, completed by cold rooms and dry stores, multiple garages, workshops and live-in staff facilities. The soft beach palate is a combination of natural stone and perforated ply ceilings that have been individually cut and shaped to replicate the curved and tapered roof line. They are highly detailed, and a credit to the trades that installed each individual piece to meet the unique nature of each arched ceiling and wall.

The pool has been equipped with specialised filtration systems to minimise the use of chemicals. The client’s commitment to achieving the best possible environmental outcome resulted in multiple efficiencies being incorporated into the home. These included hempcrete thermal walls, solar performing glass, a solar system and battery room and water storage.

Sky-high urban village gets Hutchies the win Sky is the limit for the nation’s largest vertical village

BOASTING 1141 residential apartments, Brisbane Skytower is the awe-inspiring 90-storey building soaring an impressive 274.3m above the city’s streetscape. It has the highest roof in Queensland and is the largest residential building in Australasia. Completed by Hutchinson Builders, its sheer scale has created a new urban vitality for Brisbane’s city centre, increasing CBD apartment living by 22 per cent and adding a resident population of over 3000 people in a thriving vertical village community.

Residents in the tower’s highest levels are afforded exclusive access to the world’s highest ‘infinity edge’ pool and enjoy views to Moreton Bay, Stradbroke Island, and as far south as the Gold Coast. Creating a striking addition to the city skyline, Skytower also sets a benchmark for innovative construction. Hutchinson Builders completed the project over four stages. It’s one of the first residential buildings of its scale to allow occupancy whilst construction is still under way, creating a more economically viable project.

Skytower’s triangular design, with its curved corners, curtain wall façade and central core, is articulated in three distinct sections that sit one on top of the other to break up the building’s overall mass.

Through careful planning, experience constructing in live environments and open and transparent communication, minimal disruption to residents was ensured.

Its unique architectural shape has been designed to reduce wind loading and vortex shedding, negating the need for any mass dampening devices at the top of the building to reduce sway.

The tower’s height was a significant challenge during construction. Hutchies needed to develop a solution to construct the last remaining part of the tower to its final height of 274m – the maximum allowable height in Brisbane. Anything above is classified as restricted airspace and is heavily regulated by the Civil Aviation Safety Authority (CASA) and Brisbane Airport Corporation (BAC).

The internal configuration is designed with four separate residential zones, each with its own independent lifts, lobbies and recreational deck incorporating gyms, pools, BBQ areas and steam rooms.

PROJECT OF THE YEAR The Hutchies team was permitted to enter up to 12 metres into airspace during the day, which meant anything above the height of the building would have to be put up and pulled down each day, including all scaffold and the crane. Hutchies overcame this by designing a first-of-its kind hydraulic lifting system, to raise one of their flat-top cranes up in the day and down at night, during bad weather or when told to do so by CASA or BAC. Hutchies patented this system in 2019 based on its success. Brisbane Skytower has quickly become a symbol of the city’s growing international reputation as a contemporary new-world metropolis, offering residents world-class amenities in a bustling city destination.

Contemporary meets country in the Kenzie 26 Award-winning home features stunning design elements

THE PRESIDENT’S Award is special recognition of a home that combines affordability with quality workmanship and innovation. In addition to achieving top marks in the standard judging criteria, the construction cost must not exceed $350,000 making it a home every Queenslander can aspire to. Winning the award this year is Brighton Homes’ Kenzie 26.

This three-bedroom home is perfect for those wanting to start a family or for downsizers. And either way, it’s certainly suited to those who love to entertain. The design offers a private entertainment room at the front with large windows opening to natural light and gathering warmth all year round. With an open living and family room in the middle and an activities room towards the rear, the Kenzie may be a slightly

smaller design, but it doesn’t like to miss out, using each and every space to full advantage. Dark charcoal timbers have been teamed up with warm, rustic tones and hints of burnt orange and olive greens in this super stylish single storey home. The raked ceiling in the entertainment area creates height and extra lighting, with four large skylights making the most of this central part of the home. With this space connecting to the outdoor living, it’s the perfect area for everyone to gather. The stunning concrete kitchen island bench gives the open plan kitchen living and dining area a contemporary, yet rustic feel inspired by the charm of old Australia. The accommodation zone is at the rear of the home and offers a bedroom wing for privacy and retreat. Bedrooms two and three are separated by a shared bathroom while the master suite offers an ensuite and walk-in robe. A beautifully created design, that is just enough for the everyday family. The Kenzie 26 is on display in Arise, Rochedale.

Future is bright for Bailey School-based apprenticeship was the best start for Bailey Price HE STARTED out in carpentry while completing high-school subjects that allowed him the opportunity for further tertiary study. Based in Gladstone, Bailey is now working for Darrin Price Constructions, where he says he has been able to experience the practice of carpentry, as well as the running of a successful business, effective communication and teamwork. “I’ve gained experience on various project scopes including house extensions, decking and new home construction,” Bailey said. “However, perhaps the most definitive sign of progress has been how I approach my work.” As he continues to become more independent, Bailey said he has developed

an underlying sense of intuition towards the application of skills needed to excel in the field of carpentry. “This, coupled with an innovative mind for my craft, not only makes me a reliable employee but resourceful as well.

“Working within a small business has assisted me to develop good communication and team skills. “I have developed key organisation skills throughout my apprenticeship. “I can complete jobs safely and to schedule, whilst working under varying site control and direction from clients and other tradespeople.”

Expertise key to winning project Residential Trade Contractor of the Year, C2 Constructions, show their skill in an incredible coastal mansion THE EXTRAORDINARY design of this project presented several challenges for the team, in order for them to accommodate the client’s brief for the interior spaces. The concrete shells that blend the building’s form into the natural dune system and surrounding landscape are all different shapes and dimensions, due to the different room sizes and orientations. Normally working with an arch ceiling would require a constant radius to create perfect symmetry. However, this design utilised multiple radiuses and non-perpendicular angles to form the arches, which were built from a lightweight steel ceiling frame system. Given the unique application of this product, the suppliers were unable to provide detailed installation instructions, requiring the C2 team to draw on their

collective experience, expertise and ingenuity to craft and construct the structure piece by piece. Insulation properties where additionally required to achieve the carbon neutral design. Working within the constraints meant hard backed insulation would provide the optimal solution. One of the most striking features of this home is the spiral staircase, which wraps around a cylindrical lift that passes through two landings. The framework had to be constructed in two stages, managing scaffolding and access at each level. The spiral staircase walls that encase the lift shaft were constructed using CNC radius cut gusset plates to maintain a specified diameter. A build as complex as it was beautiful, the C2 team delivered an impeccable finish.

Building on a family legacy The 2020 Rising Star offers respect, talent and commitment to quality craftsmanship CONSTRUCTION is in Sebastian Toscano’s blood. It wasn’t until he had gained an enormous breadth of experience however, that he felt truly worthy of taking the step towards the title of builder. It’s that respect, talent and commitment to quality craftsmanship that’s earned the Coorparoo builder the 2020 Rising Star Award. Sebastian’s first foray into the industry was under his builder father, Tony Toscano, before he moved into carpentry, forming a business with a friend, later working as a project supervisor, then establishing his own business and overseeing the day-to-day running of his father’s company Toscano Constructions in 2007. In 2011, Tony sadly had an accident which forced him into early retirement, closing the business. After gaining his Low-Rise Builders Licence, Sebastian re-established Toscano Constructions in 2015 as sole director.

Over the last five years, he’s become a trusted name, thanks to his uncompromising rule of completing every build as if it was for his own family to live in, with a growing portfolio of architectural builds and multihome developments.

He’s also focused on investing in the next generation, having overseen at least 30 apprentices. With passion and commitment in spades, we’re sure Sebastian will continue to do great things.

Quality counts in tiling trade Peter Johnston Tiling takes the award for Commercial Trade Contractor of the Year for their work on Chester & Ella THEIR multi-skilled company specialises in quality tiling, stone and waterproofing services for all aspects of the commercial and residential sectors across Queensland.

This time round, the team have gone above and beyond with their contribution to the luxury residential complex that is Chester & Ella.

Sun shines on PJH Constructions Perched atop Burleigh Beach, Bajo El Sol delivers on the client’s brief to ‘bring the outdoors in’ ITS UNIQUE nature and stunning aesthetic made it a clear favourite to win the hotly contested 2020 People’s Choice Award. Translating to ‘under the sun’ in Spanish, this stunning home draws inspiration from the Greek Islands, Mexico, Ibiza, and Palm Springs, whilst still lending itself to its unique Gold Coast environs. Local builders PJH Constructions were tasked with bringing the fusion-vision to life, resulting in a resort-style feel with an emphasis on raw, locally sourced materials. The interior features an abundance of contrasting forms that work in harmony, including curved timber panelling and white custom-made concrete kitchen benchtops, an architectural staircase sweeping up the centre of the home, bold archways, and internal garden beds that add a sense of warmth. Upstairs, the master suite is a Mediterranean oasis, following the downstairs theme with

curved walls and timber panel custom doors, while the rooftop greenery and lush boundary landscaping soften the striking shapes.

of the remarkable 42-level commercial tower, which commenced in mid-2017, with the completion at the end of 2019. Multiplex took up this challenge with some building methods that are uncommon in Brisbane, but assisted in a more efficient and flexible build. They chose to utilise a structural steel frame to reduce concrete placement, thereby improving the floor cycle time.

Innovations such as the column rotator developed by Multiplex greatly minimised the risk associated with rotating steel columns, from horizontal at delivery to vertically for installation.

“By implementing composite steel components into the typical structural deck design, building mass was reduced, the carbon footprint was significantly improved, and construction cycle times were more efficient without compromising cost or safety,” said project manager James Davey.

300 George St showcases the skill and expertise Multiplex needed to design and build such a stunning piece of Brisbane’s skyline. They were able to create 58,209sqm worth of office space within the 42 levels. “300 George Street not only sets the new benchmark for commercial office space in the Brisbane CBD, it defines the future expectations for advancements in building innovation and construction techniques,” said James.

While assessing the typical installation process of the steel columns, the 300 George St team determined the following hazards needed to be managed:

• Use of mobile cranes in a high-level traffic area • Potential for columns to strike temporary construction support works while being rotated In line with the Multiplex strategy of managing risks and opportunities through early intervention, a solution was proposed to Beenleigh Steel as a means of minimising the use of high-risk plant. The result of the collaboration was the column rotator, made in two variations (single or double column capacity) and fixed to the delivery trucks.

The steel columns were bolted to the column rotator at the Beenleigh Steel yard. Using the column rotator as a pivot point, only one crane was required to vertically rotate each column. The design process was a success and essentially eliminated all possible interaction/collision between tower cranes, mobile cranes, and temporary edge protection during rotation. An added benefit to the design was that it didn’t restrict the use of both site tower cranes, therefore allowing other structural elements to continue while the columns were installed.

Strong family and community values create a recipe for success Distinctive projects showcase the skills of the A. Gabrielli Constructions team

A. GABRIELLI Constructions (AGC) have been in the field for some time, and their experience shows in the high calibre of their projects. Founded in 1962 by Angelo and Helen Gabrielli, the company started out in residential housing developments. The couple’s son, Adrian, succeeded his father as managing director in 1987 when Angelo suddenly passed away. Adrian had been working with the company since 1977, initially as an apprentice carpenter, and has fostered his vision for the development of regional economies through infrastructure since his move to management. Now, with a team of 30 people, AGC focuses on commercial and industrial construction work in north and central Queensland. Their portfolio includes anything from schools and offices, to defence facilities, warehousing and refurbishment. “AGC has a long and proud history in North Queensland and we are well-known for our strong family and community values,” commercial manager, Maddalena Gabrielli, said. AGC submitted two projects in the 2020 Housing & Construction Awards: the

Townsville Manufacturing Hub, and Palm Island Bwgcolman Retail Centre. For the Townsville Manufacturing Hub, AGC demolished and refurbished a 230sqm office space in the Bohle TAFE Centre. The Hub includes a director’s office, open office area, concierge, boardroom, lobby, kitchenette, and breakout areas. “The detail in the design helped to make this office a beautiful space to work in, including the feature walls, timber cladding, inlaid flooring and custom signage,” Maddalena said. “We had a great team of tradies who were willing to be flexible and make changes on the fly to support each other, ensuring that no detail was missed in the delivery.” The Palm Island project is also very impressive; a $9.45m retail precinct commissioned by Palm Island Aboriginal Shire Council with an ecologically-sustainable design.

“Palm Island is a beautiful remote island run from diesel power generation, so it was important to us to ensure that the building design reflected the location, including achieving an environmentally-friendly operating standard and not placing a burden on the local power grid,” Maddalena said. “To do this, we worked with Tippett Schrock Architects to design the building orientation and insulation to maximise airflow and natural cooling for a high energy efficiency rating; Yurika and EQL helped us to develop a solar and battery system that would complement the existing power supply. “It was important not to introduce any foreign vegetation and minimise and fully remove any construction waste.” AGC credits the support and involvement of the Palm Island locals, the Palm Island Council and John Friend Carpentry for assisting in delivering a low-impact facility for the community.
