Warmer weather is here and there’s no better time than now to jump in to the spring season with a DIY project for your home, spruce up your yard or start planning a homebuilding or remodeling project. There is no better place to be inspired than at this weekend’s Home & Garden Expo produced by the Asheville Home Builders Association!. As the premier homebuilding resource in western North Carolina, we understand the need for clear, concise consumer information when it comes to building, buying, or remodeling in our area. We’ve got you covered with a one stop shop, all on one level and under one roof. We take you from start to finish whether you’re ready to build, already in the process or just looking for new ideas! You can rest assured that time spent at the Expo will leave you inspired and educated on the newest products, latest homebuilding trends, an array of services, expertise and much more! This year’s expo covers over 45,000 square feet and 100 exhibiting companies bringing you home building specific products and services with a special section designated to your spring gardening and landscaping needs. During this single weekend event, consumers can take part in face-to-face, personal interaction with friendly professionals who specialize in an array of home building products and services including cabinetry, flooring, heating & air, outdoor living, landscaping, and more where you can see, feel and touch these products in person! Admission includes access to free live demos and education offered right on the show floor covering gardening tips and tricks, the hot topic of energy conservation, the use of rain barrels and much more – see pages 6 and 7 for a schedule and more details. Also plan to tour through five newly constructed playhouses built by our own Buncombe County High Schools as part of the Playhouse Showdown! With materials generously donated by AHBA Members, these 5 high schools have worked hard through drafting, constructing and decorating their playhouses from start to finish under the mentorship of AHBA Builder members. These playhouses will be on display all weekend long and raffled live on Sunday at 3:30pm. Don’t worry you can still buy raffle tickets during the Expo nd you don’t have to be present to win! How to Choose a Home Builder If you’re in the market for a new home, you should shop for your builder as carefully as you shop for your home. Whether you are buying a condo, a townhouse, a house in a subdivision, or a custom built house, you want to know that you are buying a good quality home from a reputable builder. Here are a couple of tips to help you choose a builder. Make A List of Possible Builders Once you have thought about the type of house you want, you will need to find a builder. •

Contact your local home builders’ association to obtain a list of builders who construct homes in your area. You can view a full Asheville Home Builders Member List at AshevilleHBA.com.

Look in the real estate section of your local newspaper for builders and projects. Looking through the ads and reading the articles can help you to learn which builders are active in your area, the types of homes they are building, and the prices you can expect to pay. Make a list of builders who build the type of home you’re looking for in your price range.

The Asheville Home Builders Association produces a Self-guided Home Tour each year. Builders open their new construction projects to the Asheville community to tour and learn about ideas and the building aesthetic that each builder has. While this tour is open in October, visit ParadeofHomesAsheville. com to view the tour online as well as a list of participating builders.

Local real estate agents may also be able to help you in your search. Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder.

Do Your Homework Once you have a list of builders, how can you find out about their reputations and the quality of their work? The best way to learn about builders is to visit homes they have built and talk with the owners. •

Ask builders on your list for the addresses of their recently built homes and subdivisions. Builders may even be able to provide names of some home owners who would be willing to talk with you.

Drive by on a Saturday morning when home owners may be outside doing chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get. At the very least, drive by and see if the homes are visually appealing.

When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later. Some questions you can ask people include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder?

Usually, people tell you if they are pleased with their homes. And if they are not, they’ll probably want to tell you why. Continues on page 16

Shop For Quality and Value Look at new homes whenever you can. Home shows and open houses sponsored by builders are good opportunities to look at homes. Model homes and houses displayed in home shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trimwork, and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. If you receive the answers verbally rather than in writing, take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer. Tips for Summer Fire Safety During the summer months many Americans celebrate with barbecues, camping trips, family reunions, Fourth of July fireworks displays and other outdoor celebrations. But many of these activities involve fire, and not taking the proper safety precautions can result in serious injuries or death. These fire safety tips from the U.S. Fire Administration (usfa.fema.gov) and the U.S. Consumer Products Safety Commission (cpsc.gov) will help you recognize and avoid fire-related dangers and help you and your loved ones have a safe summer. Barbeque Safety • Check the connection between the propane tank and the fuel line before using a grill. Make sure the tubes where the air and gas mix are not blocked. • Do not overfill the propane tank. • Do not wear loose clothing while cooking at a barbecue. • Make sure everyone knows to Stop, Drop and Roll in case a piece of clothing does catch fire. • Be careful when using lighter fluid. Do not add fluid to an already lit fire because the flames can flash back up into the container and explode. • Supervise children closely around outdoor grills. Keep matches and lighters away from them, and teach them to immediately report loose matches or lighters to an adult. • Never grill or barbecue in enclosed areas as carbon monoxide could be produced. • Place your grill a safe distance away from any flammable surfaces such as wooden fences or decks or buildings with wood or vinyl siding or shingles. • When you’re finished cooking, dispose of the hot coals properly by dousing them with plenty of water, and stirring them to ensure that the fire is out. • Never place coals or ashes in plastic, paper or wooden containers. Fireworks Safety According to the National Fire Protection Association (nfpa.org), 9,600 fireworksrelated injuries were treated in U.S. hospital emergency rooms in 2011, and an estimated 17,800 reported fires were started by fireworks. The U.S. Consumer Products Safety Commission recommends the following fireworks safety tips: • Never allow children to play with or ignite fireworks. • Never try to re-light or pick up fireworks that have not ignited fully. • Keep a bucket of water, garden hose or fire extinguisher handy in case of fire. • Make sure fireworks are legal in your area before buying our using them. • Light fireworks one at a time, then move back quickly. Campfire Safety • Build campfires in an open area away from dry grass and leaves, so windborne embers can’t spread. • Keep campfires small; don’t let them get out of hand. • Keep plenty of water and a shovel around to douse the fire when you’re done. Stir it and douse it again with water. • Never leave campfires unattended.

Checklist for Keeping Your Home Healthy A home is often the biggest investment you will make in your lifetime. It is also the place where families will raise children and you will spend many hours making lifelong memories. So it’s important to maintain your home in good condition and make sure it offers a clean, comfortable and safe environment for many years to come. This checklist contains tasks you should complete at least on an annual basis to keep your home operating efficiently and to protect your investment. Anytime during the year: ❏ Check all connections to your electrical system for possible hazards. Check cords and plugs of all electrical appliances for fraying or signs of wear. Repair or replace as necessary. Do not overload extension cords. ❏ Test your smoke detectors, carbon monoxide detector and radon detector for proper operation. Clean the units with a vacuum or cotton swab and replace batteries and light bulbs if needed. ❏ Have your heating and air conditioning system(s) inspected and cleaned. If your system(s) has a filter, replace it every three months to keep your unit working efficiently. ❏ Inspect all doors and windows for proper operation and a tight fit. Clean the window tracks, clean and adjust the door thresholds and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home will reduce your energy bills. ❏ Inspect the attic insulation. Make sure the entire ceiling area is covered. Check that the insulation has not blocked vents in the eaves to prevent buildup of condensation and to allow proper air circulation. Insulation should also not be touching the underside of the roof sheathing. ❏ Periodically check storage areas, closets, and the basement to make sure no oily rags, gas cans, painting supplies or flammable cleaning materials have been stored and forgotten. These items could be a fire hazard and should be discarded. ❏ Check that the alarm and circuits of your security system are in working order, inspect the sensors one by one, and check primary and backup batteries monthly. ❏ Inspect your stairs, steps and ladders for damage or broken pieces that could cause someone to fall. Make sure handrails and railings are sturdy and securely attached. In the spring: ❏ Check the condition of glazing compound, caulking and exterior paint. ❏ Replace or paint as needed. ❏ Exchange glass and screens in storm doors and/or windows (also in autumn). ❏ Inspect the roof for snow damage. ❏ Check for evidence of termites such as sagging floors and ceilings or dry, brown tunnels in the ground near the home’s foundation. ❏ Seed and feed the lawn and plant annuals, cut back perennials that need pregrowth pruning. In the autumn: ❏ Mulch perennials that need protection from winter weather and prune those that should be cut back in the fall. ❏ Rake and compost leaves. ❏ Remove hose connections and store hoses to avoid freezing. ❏ There are many more tasks that you can complete throughout the year to keep your home in good working order. Beware of Being Your Own Home Builder Homeownership is the foundation of the American Dream, and in today’s do-it-yourself culture where how-to advice for just about anything can be found on the internet, many people think they could save a lot of money by building their own home. But your home is likely the single largest investment you will make in your lifetime, and not hiring a professional home builder could be a costly mistake for many reasons—financial, emotional, and physical. Getting financing is an important consideration. As a self-contractor, lenders have strict guidelines and limits on how much money they will give you, and they will require that you provide house plans, specifications and an itemized list of documented costs and bids beforehand. Even if you feel that you have enough cash to do the job, it is wise to get a loan to cover material or labor cost increases, upgrades or material overruns. Many mortgage companies will not lend money to cover unanticipated costs on a home when construction has already begun. There is a huge amount of bookkeeping if you act as your own general contractor. The IRS requires that you send anyone you hired to work on your home— subcontractors—who earned over a certain amount a 1099 form at the end of the year. You’ll have to be on site to document delivery slips, check for inaccurate billing and track material returns in order to stay on budget. Professional home builders are experts at the logistics and timing of building a home. It is an exact science to make sure permits are applied for, materials are ordered and delivered, subcontractors are hired, utility deposits are paid, and inspections are scheduled at exactly the right time. Even if you’re very organized, it is a process where many things can go wrong and a delay could cost you thousands of dollars and a lot of stress. Building your own home is a risky proposition from a legal standpoint, as well. Home builders carry Builder’s Risk, General Liability and Workman’s Compensation insurance on their building projects. As a self-contractor, you will have to assume most, if not all, of the same liabilities. You may want to consult with an attorney regarding potential liability issues, and with an insurance agent concerning appropriate insurance coverage. Home builders have staff to take care of all the details of building a home, and established relationships with other professionals to complete the job, which is why they can build a home in a relatively quick timeframe. To build an average 1,500 sq. ft. home, you need to be prepared to spend at least 35 hours per week for at least five or six months, and most people don’t have jobs with that kind of flexibility. You will also need the time to determine and order the materials, evaluate bids, and hire and schedule qualified, licensed, insured and/or certified subcontractors. Finally, if you sell the home you’ve built, you may be responsible for any defects that are discovered afterwards. As the home’s builder, you or your estate will be responsible for claims brought by subsequent owners of the home. These are just a few of the things you need to think about before building your own home.
