Have you got your 10-year investment plan ready? I remember many years ago, way before I got involved in property, my parents telling me there is nothing like investing in property “bricks and mortarâ€? you can’t go wrong! It seems, over the past 12 years or so, many people have got involved in property - property investors as they are known. This has been largely to build a secure future for themselves; pensions are not what they used to be and the appetite for an independent source of income is in the forefront. Hopefully those investing have a strategic plan and some set goals on where they are heading. Like all investments, I’m sure there are some people just crossing their ďŹ ngers and hoping for the best. Is it really a steady solid retirement plan? The key thing to remember is interest rates are almost certainly going to go up, indeed you need a 10 year plan as to where you see rates going and cater for this in your ďŹ nancial model. You

KiwiSaver is popular for one main reason someone else puts money in too. Most employers put money in. The Government puts money in. Any scheme where someone else contributes has to be good. Why not do the same if you are buying a house with a big mortgage? The principles below also apply to home buyers of any age who have to borrow a lot. Dave and Barbara, ages 49 and 46, asked me for advice. Both are divorced and in a new (two-year) relationship. Between them they have $250,000 and want to buy a decent house that will cost $400,000 to $450,000 in the city where they live. They are earning $100,000 gross between

I recommended that they keep $30,000 to $50,000 for emergencies, because they will need to keep earning until age 65 to be able topay off a mortgage. Sickness, redundancy, economic downturn or other adverse events could hit them hard. Who wants to lose their house for the sake of not having $40,000 or so tucked away for a rainy day? Then put in as big a deposit as possible $200,000. If they borrow about $220,000 for a $420,000 house, the mortgage will cost $1800 a month

Note the Auckland unitary plan is going to allow more dwellings on most properties. Look for a house where you can modify the garage into a flat (carports are inexpensive). Look for one that can easily be divided into separate accommodation. Even better, find a house that has one of the above features, and has future sub-dividable potential too. Buy bare land and build two new units How much better off will you be? Debt-free after 15 years vs another five years’ mortgage to go. A property after 15 years worth say $650,000 vs a house worth say $525,000. After 15 years, a tenant paying you $10,000 to $15,000 a year - money you don’t have to work for. Extra income in retirement of $10,000 to $15,000, with virtually no effort from you. Debt-free five years earlier, then you can save more for retirement - say an extra $50,000 to $100,000 that you would have otherwise paid the bank in interest. I could go on ...

But what if they borrow say $270,000 to buy a house with a sleepout, flat, or that can be divided into a home and rental? Then they will pay $1800 a month, and their tenant will pay $800 a month (assume rent of $200 a week the low end). Between them, they could pay off a higher-value property in 15 years - five years sooner. And pay less interest of $194,000 (their “share” of interest would be $136,000). A debt-free higher-value property sooner. They would also get tax relief deductions on the rental mortgage interest. Like KiwiSaver, wherever you can get someone else to pay a portion, you win. Tenants living next door to the landlord behave better too. Plus when debt-free and retired, they will have rental income still coming in - nice to have. Freshen up your home I
t’s time to get your house ready for market, starting with one room at a time. In this article, we look at the process of painting a room, from preparation to finish.

Trim and sash brushes with pencil handles are grasped much as you would a pencil, giving better control for intricate painting. With beaver-tail handles on larger brushes, you will need a stronger grip as the brushes are wider and heavier. When loading a brush the aim is to get as much paint on the wall as possible without dribbling it all over the floor or yourself. It should only take you a few times to gauge how much paint your brush will hold. With the first dip, move the brush around in the paint to open the bristles and let the brush fill completely. It will be easier to pick up a full load if you jab the brush gently into the paint with each dip. Gently slap the brush against the inside of the paint tin or lightly drag it across the inside edge of the lip to remove excess paint. To “cut in” - neatly paint up to a line where two edges or colours meet - use a trim brush with bevelled bristles. Paint five or six strokes perpendicular to the edge of

Finish the area with light strokes that start in the unpainted area and roll into the paint. At the end of the stroke, raise the roller slowly so it does not leave a mark. Start with a roller stroke that moves away from you. On walls, that means the first stroke should be up. Go to the next unpainted area, and repeat the technique, ending it just below or next to the first painted patch. Finally, smooth the new area, and blend it into the other finished one.

horizontal strokes. On the ceiling itself, cut in strokes toward the centre of the room. Then paint a smooth horizontal stroke on the ceiling that follows the direction of the wall.. Another cutting-in approach, beading, can almost eliminate the need to use masking tape to protect one paint-

With both methods of cutting in, it is better to have a brush that is too dry than one that is too wet. This is detailed work so take your time. Concentrate on a small area with attention to detail and the big stuff takes care of itself.
Rollers As with brushes, the roller you choose depends on the surface and the finish you require. Fill the well of the roller tray about half full, and set the roller into the middle of the well. Lift the roller and roll it down the slope of the tray, stopping just short of the well. Do this two or three times to allow the paint to work into the roller. Then, dip the roller into the well once more, and roll it on the slope until the pile is well saturated. You will know when you have overloaded the roller as it will drip en route to the wall. The most effective method of painting with a roller is to paint two or threesquare-metre areas at a time. Roll the paint on in a zigzag pattern without lift-
It is best to remove all the furniture from the room but if this isn’t possible, cluster the furniture in one area and cover it and the floors with drop cloths. And take down the curtains and the hardware. If you are painting over a newly primed wall, you can skip the preparation. But if you are painting over a previously painted or second hand surface, look for rough, peeling or chipped areas. The best way to find flaws is to hand sand, taking off any high spots. If you find flaws, now is the time to fix them. Plaster and fill holes and sand smooth. Prime any timber surfaces before repairing any faults. Scrape older windows and doors to remove any flaky or peeling paint then sand smooth and blend into the area around it. If you get down to bare timber on woodwork don’t forget to prime. In the last article we covered the importance of primers and sealer undercoats.
Ceilings When rolling paint on a ceiling, maintain a wet edge to avoid creating lines and ridges. If you are using fast-drying paint, you may have to work quickly, without stopping. Using an extension handle means you can paint from the floor instead of from a ladder that has to be moved around the room.

Tight spots You probably won’t have enough room to use the zigzag technique over and under windows and above doors and doorways. Instead, just roll the paint on horizontally. For areas that are narrower than the standard roller, use a smaller roller or a paintbrush. A roller will give you the same surface ďŹ nish as the rest of the wall whereas brushes apply paint less evenly and tend to leave trails.
Doors, windows, trim Now that we have covered the walls and ceilings, it’s time to move onto windows, doors, skirting boards and trim. Even when the walls and ceilings - the largest painting surfaces in a room - are coated, the job is far from over. Painting the trim, windows and doors can take as much time, if not more.
Doors with smooth, at surfaces are easily rolled, but doors with inset panels can be tricky. No matter what type of door you are dealing with, paint the entire door without stopping, otherwise the lap marks may show. Before you start, remove the doorknobs, the plates behind them, and the latch plate on the edge of the door. This makes for a tidy ďŹ nish and faster painting. On ornate doors, start by painting the inset panels at the top of the door. Paint all the panels and the moulding around them. Then work your way down from the top to the bottom, painting the top rail, middle rail, and bottom rail (the horizontals) with back-and-forth strokes. Then paint the vertical sides with upand-down strokes. Painting windows will be quicker with a sash trim brush, angled slightly across the bottom to make it easier to get into corners and tight spaces. Work inside to outside, top to bottom, cutting up to the glass ďŹ rst, trying to get 1-2mm on the glass to create a good seal. Finish with the reveals or face of the window, then the sill. Painting the skirting boards, windows and doors in your room can be just as time-consuming as painting the walls.

Ashburton’s home buyers get a lot more bang for their buck than they do in many parts of New Zealand. The average house price in the district over the past three months has been tagged at $310,000 by Quotable Value and while the values are rising faster than in many parts of New Zealand, the district still offers good value when it comes to housing dollars. The Real Estate Institute also provides sale price information but it measures the median price over one month. In October in the Ashburton District this was $288,000. A mid way point between the two values is $300,000. A check of the on-line property site Trade-Me shows there is plenty on offer in the $270,000 - $310,000 price range. For anything over $270,000 buyers can find themselves a good, three bedroom home in a decent area, one that doesn’t need too much TLC to bring it up to A1 condition. That’s not the case in many parts of Canterbury, however. In Christchurch City a quick check of Trade Me listings shows that properties under $300,000 are generally in suburbs such as Bromley, Bryndwr, Woolston and Linwood. Most on the market are up for auction or for sale by negotiation and most have asking prices that are well over their rating value. If you’re looking to relocate to Selwyn then you’ll also be looking to upgrade your mortgage by a serious amount. Mo st of the sections for sale in and around Rolleston are going for more than the price of an average home in Ashburton. If you want to swap like value for like value, then you’ll find yourself living in Colgate, Glentunnel, Lake Coleridge or Leeston and if you’re after living by the sea, then $299,000 will buy you a two bedroom bach at the North Rakaia Huts. It doesn’t get any better if you opt to relocate to Waimakariri. The best you’ll get are properties in outlying areas like Woodend or perhaps Amberly. Buy in Rangiora and your options are very limited. Timaru holds out a little more hope with a range of properties across the city falling in the under $300,000 bracket. An indication of the sluggishness of the Timaru market comes in the comparisons between rateable value and asking price. It’s not uncommon to find properties listed at less than their rateable value, the reverse to what is happening in most of Canterbury. If a giant leap away from home is your objective and you’re targeting Marlborough, your choices aren’t great. Certainly there are some good properties on the market at around $300,000 but often they’re three bedroom units or apartments. In common with most of Canterbury, Blenheim’s market is fetching prices well above rateable value.
