4 A fantastic opportunity to own a property that was deemed as one of the top 100 houses in the "New Zealand House of the Year" last year. As you walk to the entranceway the quality is evident right from the roof down to the landscaping. Inside there is a superb kitchen with several built in appliances, an island bench and also an open aspect both through to the living area but also with access to the decked outdoor area. The living room also opens to the deck and features a racked ceiling and an alcove for your home entertainment system and heating in this area is by way of a heatpump. After that you move on through to the separate lounge with a feature fire place and the same racked ceiling giving a great effect and with a view to the street. The office area is off the kitchen dining area and can double as a fourth bedroom. There are four double bedrooms all with built in robes and the master has a walk in robe together

with a superbly fitted out ensuite. The main bathroom also has top notch fittings and has a bath and shower. The separate laundry leads through to the double garaging. The home is built to catch plenty of sun and also is triple glazed to ensure it is as energy efficient as possible. Ray Knight Commercial and Urban property sales and managment Property Brokers The commercial property scene in Ashburton Central Business District is, as anyone can see undergoing a once in 50 year change due to the aftermath of the 2010-2011 earthquakes. Many will notice the number of buildings that have been demolished and empty spaces that are appearing in our town centre. Commercial building owners are facing numerous issues with their investment properties from insurance companies, local authority compliance, government health and safety issues and structural compliance with national building

P.A.

2 years guidelines along with new rebuild costs. Local authorities have been requested to correspond with individual commercial property owners whose businesses, in their opinion, have questionable structural values. Owners are now required to advise if and when they are undertaking engineering assessments, what value percentages of current code their buildings are and what remedial steps they are undertaking, to ensure they obtain minimum compliance. You may wonder why we are commenting on this issue but it will give general public some understanding of current commercial building owners and tenant’s issues that they are encountering.

New buildings are expensive to construct and currently rental square metre rates of many existing properties are well below new market rates. Many tenants will now be faced with new rentals which could impact on their profitability. Ashburton needs a vibrant commercial centre and we at Property Brokers are doing our best to assist both commercial building owners and prospective tenants to move forward with a revitalised Central Business District. We have a strong commercial team with over 70 years of combined experience in a challenging market place. Hamish Niles, Clark McLeod and myself look forward to being of service in the months and years ahead.

Gardening

By Tod Palenski In the past when I’ve written about lavender, I’ve tended to focus on French lavender, otherwise known as denata. This type of lavender is great for hedging and perfect for shaping into standards (basically, big balls of leaves and flowers on stick-like trunks).

some of the other varieties, you can plant it in any pot that takes your pick. If you’re potting up one of the other types of lavender be aware of the root system and use a pot big enough to accommodate its growth.

There are also other types of lavender worth considering, but this month I’d like to draw your attention to lady lavender.

Fill the pot with a good quality potting mix from your local garden centre to give the seedlings a nice kick-start. If you’re planting in the garden, lavender grows well next to irises and roses because they all like the same sunny, dry conditions. Just add a bit of lime and a general fertiliser like Nitrophoska Blue to the soil before you plant.

Just like the other varieties, lady lavender has blue/purple flowers, oil that can be extracted, a lovely fragrance, and is great for attracting bees to your garden. But where it shines is in its compactness and its seemingly never-ending flowers.

Once you’ve got your base ready, dig a small hole (around 3 cm deep) and place your seedling inside. Plant your lady lavender seedlings around 20cm apart from each other but no further so they grow tightly together for a better look.

It’s the perfect plant for those without room for a typical lavender hedge, it looks amazing in pots, and, more importantly, it grows well in a pot because it doesn’t mind getting a little dry.

In not too long at all the flowers on your lady lavender will be ready to harvest or simply enjoy on the plant.

Because lady lavender doesn’t have a large spreading root system like

Decking

By Shane Woods Decking can be a great addition to your home, increasing your oor space and creating indoor/outdoor living areas. And although building a deck may seem like a big task, if it is broken down into stages it can be tackled easily, making it a great DIY project. Timber decks are constructed in the same way as a timber house oor with piles, bearers and joists forming the foundation and decking timber on top. For many years decking was primarily timber but today you are spoiled for choice with a variety of composite materials available that offer the advantages of low maintenance, minimal thermal expansion and variety of appearances, however they all cost money. Once you have chosen your deck location and size, concrete your 125 x 125 H5 piles in 450mm with at least 100mm of concrete under the pile to provide a footing. Position the piles in lines running the same way as you want the decking timber to run, spacing at maximum 1.3m centres along the lines of the bearers and maximum 1.9m centres along the lines of the joists. Compact the concrete into the hole around the pile, check it is level and leave it at least 48 hours. Then ďŹ nd your height level and cut off the tops square and the exposed areas of pile at a 45 degree angle.

Woodsy runs a string line to ďŹ nd the pile height.

Position 90 x 90 H5 bearers on top of the piles and fasten to the pile with galvanised or stainless steel nails and U or Z nails.

money as it varies in thickness. Use dressed 100 x 50 H3 spaced at 400mm centres.

Try to avoid using rough sawn timber, particularly on joists, to save

Skew nail joists to the bearers, leaving a minimum 10mm gap

where they meet the house or base. When laying the decking timber try to avoid joins as when the timber is new it contains a high moisture content. Butt joins tend to separate and warp as the decking

timber weathers. Plan for efficiency – common lengths of timber are 5.8m but decking timber and bearers come in 6m lengths, making a 3m wide deck running horizontally an ideal size.

SHEERS. That word can send shivers down some people’s spines. But those people are usually thinking of nasty net curtains, hanging halfmast at the front window, or cafe-style curtains in the kitchen. Thankfully, those days are well gone—or at least they should be! The choice of sheers available now is simply astounding and no matter what you’re after, there will be a beautiful sheer for you. The very thought of summer brings to mind billowing linen sheers, floating out the French doors into the garden as the warm breeze blows. However, bear in mind that the sun can be very damaging to natural fibres. So sometimes you should think about substituting natural fibre sheers with man-made fibres, such as solution-dyed acrylic or one of the many polyester choices. Consider a solutiondyed acrylic sheer as a barrier for the sun or for privacy outside.

ABREEZE: Full-length sheers add elegance to any room, from Sahco (left); Mekhla sheers from Jim Thompson (above); gorgeous striped linen sheers offer protection from the sun and work beautifully in most spaces (below); pretty linen sheers from Jim Thompson (below left).

If your sheers are to hang on the south side or under deep eaves consider linen, wool or silk. These are all particularly stunning at night. It is possible to line the sheers too— lined sheers give a lovely soft threedimensional look, which is particularly suitable for bedrooms and family rooms. Of course, the lining gives protection to the fabric, as well as privacy from prying eyes when the lights are on inside. So what to use? Striped sheers look gorgeous and can optically make your window height seem taller. Pretty damasks or leaf designs— either embroidered or patterned —look beautiful and have a subtle elegance. Little ditty or lace designs look pretty in bedrooms, both as sheers or lined as curtains. Twotone linen sheers offer a changing effect, which looks striking and adds another layer of texture to your home. One of the stronger trends has been metallic finishes on linen sheers. These look amazing, with choices ranging from a rustic industrial look to a finer, more sophisticated metallic appearance. Interestingly, as the sun comes through these sheers, the metallic is reduced and then increased under artificial lighting. The most fabulous sheers can be

used for lampshade covers. In Europe, this is often how people add pattern and texture to their rooms— and of course you don’t need much fabric so splash out on something absolutely divine. So banish those thoughts of oldfashioned net curtains and consider

the idea of using sheers with your interior design consultant soon. Atelier Textiles owner and managing director Rebecca Bowering explores the latest textile trends and new interior design ideas every week. For more information visit www.atelier.co.nz

Scrim & Sarking – Nice to know’s Scrim and Sarking is back on top of the (un)popularity stakes, especially with owners and insurance companies. Because it’s such a ďŹ re risk and most insurance companies won’t insure it – they hate it!

Article: courtesty of HABIT Head oďŹƒce

What is it?

It was widely used throughout the 19th & 20th centuries before the invention of plasterboard. The method of application was made up of wooden panels, which were nailed over beams and joists of the house frame. The hessian fabric “Scrim was then tacked on or stapled over the top. Wallpaper was then applied over top.

How do you detect it? 1. Knock, Knock Scrim actually feels like your knocking on wood. An obvious sign for detecting scrim is when you knock along the wall, you’ll ďŹ nd it hard to distinguish where the studs are in the wall. 2. The oating wallpaper test Scrim & Sarking is â€˜ďŹ nished’ by covering the Scrim with wallpaper (sometimes the wallpaper has since been painted). With age, the hessian Scrim starts coming away from the

Sarking and gives the impression of oating, bulging or twisting wallpaper. This is especially obvious in room corners. 3. Close inspection With close inspection you can sometimes see rough sawn board (Sarking) or hessian (Scrim) where wallpaper is loose or has come away, or the wallpaper will look ‘textured’ as the woven hessian fabric has imprinted the wallpaper from underneath.

Replacing Scrim and Sarking You can certainly get rid of the scrim, but removing sarking can be a difficult task. If you do get rid of the sarking you’ll have to put in new dwangs between studs. Most builders prefer to leave it in, which makes working with it still extremely difficult! Imagine trying to stuff an open home ag into the back of your exhaust pipe. You could do it, but it would be pretty time-consuming and dirty work. The same goes for trying to insulate walls with sarking on it.

Depending on what you want to remove, a plan of attack is always the best option, keeping in mind your decision is predominantly going to be driven by budget. 1. Knowing it’s difficult to work with, you need to ďŹ gure out if you’re going to make the most of having everything exposed - like getting it insulated. 2. If you just want to take the scrim off and get the walls re-gibbed,

this is the cheaper option. Either way, it’s not going to be a small job. You’re looking at new linings, and most likely architraves, scotia and skirting. So if you can afford to do it, it would pay to get insulation done at the same time! But again, just know, it’s a time consuming job, so it won’t be cheap! If you can’t afford to insulate with Pink Batts and lining, you can get a company in to blow Insul-uff into the walls, this can be a much cheaper option.

Interior Decorating

By Terry Lobb Colours add finishing touch but take care when dressing windows. Fabric next to colour signifies comfort in our homes and sends the strongest message about the style and atmosphere we want to create. I find there is nothing more rewarding than adding finishing touches to windows or soft furnishings on completion of a renovation, a room or new home. I have equal passion for fabric as colour, whether it is a simple fine texture of silk or cotton, a romantic voile, luscious velvet or taffy, rich brocade, plain, pattern or textured. We are so spoiled for choice when it comes to fabrics that sometimes it takes a little time to find the right fabric for that special job. There has been a trend towards more simple window dressings, often because of budget, but also the need for simplicity in our homes. Unfortunately, when new homes are built, the finishing details in dressing windows are often forgotten. With house plans, site meetings, concrete, mud, framing, roofing and so on to consider, who wants to think about fabrics? But it is in the early stages that some of those decisions should be addressed, especially if you need window treatments of some sort. On the odd occasion it has been nearly impossible to dress a window, so we have had to leave it bare rather than do something that wasn't going to suit the situation. So, why do we dress our windows?

FABRIC FUN: Some of the beautiful fabrics

for bedspreads and window treatments

Privacy, warmth, protection from UV rays, glare, light, filter light, or to hide the neighbour's unsightly shed or house. I have clients who have built a beautiful new home designed to maximise the view and have decided not to dress their windows at all. They have them double glazed and tinted because of the fantastic view, day and night - and being miles from neighbours, privacy isn't an issue. But that with the first frosts

this winter, there might be a psychological need to block out the dark and cold of the night, even if it is only in the bedrooms. Most of us do not have the luxury of fantastic views with no neighbours for miles. In many of the newer subdivisions you can almost open your window and shake your neighbour's hand, so privacy becomes the biggest issue. Unfortunately our next issue is blocking UV rays to protect our treasured belongings. Eaves

and tinted windows give more protection than homes without, but often that is not enough. So the right window treatment should be a necessity in all cases, not an afterthought. The end result should be thought through completely before starting. It can be difficult when I am called to help choose fabrics and look at the best options available if tracks have already been purchased. When I am fitting the chosen window dressing (often drapes), the tracks might not be suitable for the type of fabric or a blind may be more suited to the situation. It ends up being false economy if the process hasn't been thought through or, if my client decides to work with the new tracks, they may find that on completion of the job they are not completely happy with the end result. So think carefully before buying. I may fit out a house completely in drapes because that suits the situation or individual rooms may have different treatments because of the style of the windows or the requirements of the room. Think about the mood or atmosphere you want to create, the type of fabric or blind that will best suit and work for you and the room. Creating that special look can be fun and that's one of the things I love about my work.
