Tips for choosing a Property Manager

W

e have all heard comments about various property managers. Some positive, some not so positive, and some frankly disturbing. As an investor running a property portfolio as a business, selection of a property manager is crucial. Here are 10 questions to ask when choosing a property manager:

1. How many properties do they manage? Not necessarily the company, but the specific person you are dealing with. If the number is too high, you may be settling for second rate service as opposed to them having time to effectively manage each property. 2. What type of houses are within the portfolio? Standards are important. Some property management companies take on anything offered to them. You need to select a company with good standards, that presents houses well. This will reflect in the entire management service you receive. 3. What are you getting for your money? Most commission rates are in line with each company, however some property management companies have added charges. Find out exactly what you can expect to pay, whether the rates are negotiable (often for multiple properties) and whether you can save money by being involved (eg. organising your own repairs and maintenance). 4. How proactive is the property manager with renting houses? What is the strike rate? In particular how many other available properties are you competing with? It stands to reason there is more chance of success against 10 properties as opposed to 100. Where do they advertise for tenants? You need to know the property manager is doing everything they can to produce results for you, the investor. 5. How knowledgeable is the property manager? Do they actually understand the job, the do’s and don’ts, cans and can’ts, legal and illegal. Can they confidently answer your questions and assure

you they can handle any situation that arises. 6. Does the property management service offered meet your needs? Ask questions like how often money is paid to you. Is there opportunity for extra manual payments if necessary? How often are statements produced? Is it optional to have rates and insurance paid on your behalf? All these aspects can result in a hassle-free property management experience for the investor. 7. Does the property manager allow investor involvement? Many investors have different needs. Some want to be heavily involved and others not at all. Some property managers do not allow that involvement so you need to know the service can be altered to your specific wants and needs. 8. What have you heard about the property manager? Word of mouth is so very important. Referrals are a fantastic indication as to reputation. Listen to what people say but remember there may be two sides to the story and if necessary listen to both of them. 9. Do you resonate with the property manager? Common sense says if you don’t get on with your property manager and you are trusting them with a large asset, the relationship is more than likely doomed from the beginning. Therefore select a property manager you can ask questions to freely, offers advice freely, and that you are comfortable with. 10. Do they love their job or do they just go through the motions? Property management is not glamorous. It is a high demand, stressful position that can often burn out the brightest personality. Look for someone who thrives on the challenge and they will produce results and do a good job for you. In selecting your property manager don’t settle for second rate. Ensure all the boxes are ticked and the property manager knows your expectations. This will result in a positive experience for all parties involved.

lush, green healthy lawn is a great addition to your home, often the largest part of a garden and is an important focal point for a property.

If you are thinking about selling your home during the warmer months, now is the ideal time to sow a new lawn or just tidy up your old one so that it will look in tip-top shape come spring. A great lawn will create a good first impression for would-be buyers of your property. Spring and autumn are ideal sowing seasons as the weather is warmer but not too hot, and the soil will be moist, providing good growing conditions for the seed. Sprucing up your lawn is not difficult. However, as with most DIY projects, preparation is the key to success. Before you start work on your new lawn you will need to decide what type of grass seed to use, or if

you are simply repairing, make sure you match the grass you already have. You will need to base your grass seed decision on what the lawn will be used for, the climate and what type of soil you have. There are two styles of lawn grasses – bunching grass and creeping grass. Bunching grass spreads by producing new shoots from the base of the plant, spreading slowly outwards from the original seed site. Creeping grasses spread by sending out stems that creep along the ground. New plants then sprout at intervals along these stems. The toughness of these grasses makes them useful for high use areas, and each style offers a very different look and feel. The first step to a great lawn is to prepare the ground. Get rid of weeds and unwanted existing grass by digging out or through the use of a non-selective herbicide. Flatten the area by filling in any dips with topsoil and flatten. Till the soil until it is a fine crumbly texture to a depth of about 15cm. If your soil is of poor quality you may need to purchase and spread topsoil to provide a sufficient growing base for your grass. Fertilise the soil with an appropriate lawn fertiliser.

Divide your lawn seed in half. Walk lengthways over the area, sowing your seed by hand or with a handheld applicator. Take the second half of your lawn seed and sow it while walking crossways over the area. This technique ensures a good, even coverage. Gently rake the area again to ensure good contact between seed and soil. Water well using a fine spray that will not displace the seed. During this time you need to keep the seeds moist enough to germinate. It is best to water lightly and often – once or twice a day. After germination, as the seedlings take hold, water more thoroughly and less often. This will train the roots to grow deeply and strengthen the new lawn. Some grass seed comes coated with bird repellent. This may have advantages, but it is also slower to germinate and may allow weeds to establish themselves before the grass can take hold. This type of seed is also twice the weight of uncoated seed and so, per kilogram, will cover only half the area. Once your lawn has taken hold and the grass has reached a length of about 5cm you can begin mowing. The first few mows should only lightly trim the grass, taking just the tips off the blades. This will encourage the grass to thicken.

Under no circumstances should a small room be packed full of decorations and knick-knacks

D

o you have a room at home that you think is too small to make anything out of? Home decorating experts never give in to that argument. “A small room is relative,” says interior designer Ines Wrusch. “A room is only too small when you plan to use it for something big.” Because in most cases it’s impossible to alter a room’s dimensions you will need to fall back on a few tricks to get the desired look. “The most effective thing you can do is exploit optical illusions,” says home design expert Katharina Semling. Well-chosen decorations, appropriate furnishings and clever lighting can help.

Semling recommends painting doors, window frames and bevelled edges a pure white colour. If you’re planning on using a colourful wallpaper try painting a narrow white line on the walls directly below the ceiling. If you have chosen a primary colour then you can expect that to make a big difference to the way the room will appear. “A dominant red colour will make itself felt very present in a room,” says Braem. “It’s a hectic colour and tends to push aside other colours in a room.” Red should be used sparingly in small spaces.

In many instances the reason a room appears small is due to its design. Ines Wrusch illustrates the problem using an example of a bathroom that has been built in an old apartment: such bathrooms tend to be narrow and thus have disproportionately high walls compared to the ground space they occupy. “The dimensions are wrong. But as soon as the ceiling is lowered with the aid of a dry wall board, for example, then it appears to be the right size.” Once again colour can also be of help. “By painting a dark blue colour on the walls above a height of 2.40 metres you will achieve the same effect.” That’s because dark colours make a “heavy” impression and give the optical illusion of the room expanding.

But the most important factor to pay attention to is colour. “Small rooms look bigger if they’re painted in bright colours,” says Professor Harald Braem from the Institute of Colour Psychology in Germany. “Just as you can make a high ceiling appear lower by painting it a dark shade, you can also achieve the opposite effect with a lighter tone.” White and pastel shades tend to make a room look larger than it is.

MAKE A COMMITMENT TO PROTECT WHAT MATTERS

Another aspect to consider is furnishings. “Under no circumstances should a small room be packed full of decorations and knick-knacks,” says Semling. “But a very spartan interior is also the wrong way to go.” A collection of decorations on the opposite wall to the doorway is sufficient. Big tiles in a bathroom will achieve a bigger look but large-scale, baroquestyle wallpaper patterns will shrink a room. Curtains made of lightweight materials will also make things roomier. “They don’t steal light and they can embellish a space,” says Semling.

Large furniture and objects that go over the eyeline should be avoided. “Make every effort to concentrate on the lower regions of a room,” says Semling. “But if you have to use a tall cupboard then it should be as brightly coloured at the top as possible.” Glass tables are also counter productive. “At first glance they appear to give a light look but because they’re transparent you can see the legs and everything that’s beneath the table.” That only serves to disturb the optical harmony of a room. And finally lighting can help determine a room’s apparent size. Semling advises creating islands of light. “That will allow you to customise a room’s structure into separate areas.” Ines Wrusch recommends using what are known as wall washer lighting systems that consist of LED lamps that can flood a wall with light. “No matter if you use it to illuminate a single wall or the entire ceiling, it will make a room seem bigger.” So, light and colour are the keys to altering a room’s appearance. Bareness is the worst way to achieve a bigger look. “A small empty space usually looks even smaller than one that is furnished and has wallpaper,” Semling says.
