s your home actually your safest haven? YOUR home is meant to be the place where you can relax and recover from a hard day’s work. But, coming home may not be the best thing for you at all - particularly if your house is an unhealthy environment of dirt, dust and clutter. We look at the four main rooms in most homes - bedroom, living room, bathroom, kitchen - and give you vital tips on making them better for your health.
The living room Most of us probably watch too much TV. But how can you stop yourself from watching TV every night after work, when you’re tired after your day? Store your TV away and see if you can live without
it for a while. The time you would usually spend watching TV could then be spent with your family, socialising with friends, or even playing a sport all of which can help to maintain or improve your general health. Research suggests that hanging up soothing pictures - beautiful landscapes or photos of happy occasions - can lift a person’s mood. Looking at nature in a painting or photograph has been found to reduce stress and anxiety. Lighting in the home is one area where people frequently get things very wrong. Direct lighting can trigger headaches, so it may be wise to go for subtler lighting. Swap living room light switches and even in other rooms - for dimmer switches, so you can vary brightness and not suffer shock to your eyes.
A nice shagpile carpet may feel comfortable underfoot, but it can also welcome all manner of mites and other microscopic creatures that cause allergies. Think about replacing the carpet with a wood or tile floor - both of which can be cleaned easily. If you really want to keep your carpet, then regular vacuuming is a must. You may love to disappear into the comfy folds of your armchair, but it may not actually be the best thing for you. The synthetic materials in many armchairs and sofas can trap allergens. Go for leather upholstery instead, which won’t trap dust and pollen and will be easier to wipe clean.

as has an effect on our wellbeing spend most time - at least a third of each day will be spent sleeping. Yet often it does not get the thorough cleaning the living room gets. To ensure you have a good environment in which to sleep, vacuum the room regularly, and clean hard-to-reach spots where dust and other allergens gather. Obviously, bedrooms are intended for sleep - and it’s always better if the body gets used to this rather than watching TV or using a computer in it. Doing too many activities in your room may make your mind restless, which may prevent you from getting to sleep. Keep most of your activities out of the bedroom. Bright colours, particularly brilliant whites, will only add to problems you have with sleep. They reflect light and that glare can provoke headaches. Decorate your bedroom in darker colours for a more comfortable, relaxing environment. You should also go for relaxing colours, such as blues, rather than energetic reds or oranges. Once the sun has come into your bedroom, it starts to “wake” the body, so if you keep waking too early then you may need to block out light more effectively. Thick “blackout” curtains should ensure the room remains dark and you get a full night’s sleep. Alternatively, line your existing curtains. Regularly washing bedding will help prevent a build-up of nasty dust mites. Also, natural fabrics tend to absorb sweat better than synthetics - thereby reducing the risk of rashes - so it’s a good idea to choose these when buying sheets, duvets and other
bedding. Also, a few lavender oil drops on your pillow each night eases sleep problems.
The bathroom The bathroom will frequently be damp - and damp areas can be breeding grounds for mould and bacteria, which can contribute to headaches and asthma. An extractor fan can minimise this risk. Open a window each time you have a hot bath or shower.

Keep at least one chopping board for meat and another for vegetables - and never use the same knife when chopping both. Chopping boards with deep grooves from repeated use are best thrown away as these are places where dangerous bacteria breed. Researchers suggest keeping your kitchen well lit can help prevent overeating, whereas dim lighting is said to make people feel less self-aware, which promotes binge eating. It’s therefore a good idea to make sure the room is always brightly lit - particularly at the dinner table. Healthier eating can also be encouraged by putting a bowl of fruit in plain sight. You’re more likely to eat it than hunt for junk food. Many of us are guilty of using a towel to lift things out of an oven or off a cooker. This is an absolute no-no. Dangling edges of cloth can easily ignite if they touch an element or gas flame. Use extra-long mitts instead, as these are less likely to dangle and can more adequately protect your hands and forearms if you spill boiling water on them or touch hot pans. Non-stick pans are known to release a gas called perfluorooctanoic acid when they get too hot, and this can cause flu-like symptoms. There is some dispute about how hot is “too hot”, but it is best to be cautious and heat nonstick pans only to medium. Of course, when you do this you should still remember to heat food thoroughly.

roperty has been a great place to invest over the years, and long has the debate raged over the relative performance of direct property investment versus stock market investment. But you can combine both, and you might just ďŹ nd yourself reaping the rewards. Let me explain. There are two ways to invest in property. First there is direct property ownership; owning a property which you manage and rent out yourself. Then there are the Listed Property Vehicles (LPVs) which trade on stock markets. An LPV is a company that invests in and manages property, paying its investors a yield each year. There are stark differences between the two that many people overlook and it’s worth some discussion before you decide which road to take.
Tangibility - you can drive past the Tangibility property you own and, whilst you might drive past one of the factories your LPV owns, you won’t derive the same feeling of ownership.
Let’s start with a major consideration - yield. According to the ANZ regional trends, November 2013, the average gross yield on private residential rental property in New Zealand is around 4.1% p.a., whereas the LPV sector produced an average implied gross yield of more than 8% over the last year. At this point it’s important to note that the implied gross yield achieved from LPVs is dependent on the individual’s personal tax rate. For example the implied gross yield for this same time period is 7.1% for a 17.5% tax payer; 8.3% for a 30% tax payer; and 8.7% for a 33% tax payer. (Source for LPV yields: Real
Control - with direct ownership, you Control decide which tenants to accept and if or when to renovate. With an LPV the company manages these things. There’s nothing to do, which frees up your time somewhat. Also it takes out a lot of the stress that can arise from dealing with those rent-dodging tenants, unexpected repairs, and council and government regulations. Portfoliorisk risk – most residential Portfolio investors have one single property in their portfolio, which exposes them to the risk of vacancies. A natural disaster could cause property damage; or business closures could force people to leave a particular area. Most LPVs have diverse portfolios comprising multiple properties in different

locations, mitigating such risk. An investor can further reduce risk by buying a portfolio of LPVs. You can select companies operating around the world and in different property sectors such as healthcare, industrial, office, retail etc. Liquidity – it can take a long time Liquidit to buy or sell a residential property, whereas an exchange listed LPV has a transparent market of buyers and sellers ďŹ ve days a week. So if you want to sell, you can do so and settle within three or four days. Something to consider here is the effect of being able to see what your investment is worth every day of the week. You can’t see the price of your own property each and every day. You might get a vague idea from an agent, but you won’t know what it’s worth until someone fronts up with the money. With an LPV you can see exactly what it’s worth all the time, which can take some getting used to. If prices fall it is easy to pretend it’s not happening with a house, but the stock market will remind you of your investment’s value constantly which can be unnerving for some. But it’s better to be well informed. Transactioncosts costs - we all know how Transaction expensive it can be to sell a residential property with agent and legal fees stacking up, whereas buying or selling an LPV might simply cost you 1.5% brokerage. Also with an LPV you can invest as much or little as you like, whereas a house is going to cost you

several hundred thousand dollars. Dividends – residential property has the advantage here. A tenant might pay you a ďŹ xed amount every week, whereas an LPV will pay you a variable dividend perhaps four times a year, so you need to adjust your budgeting patterns to ďŹ t. Leaseterms terms – with your rental house Lease you might be lucky and agree a year’s tenancy, whereas the average lease term for LPVs is around ďŹ ve and a half years, which adds a further degree of certainty. Leverage– many people will buy a Leverage rental with a mortgage, hoping the income will cover it, or go a decent way towards it. Conversely your bank won’t lend to let you buy an LPV. Then again, you lessen the risk by not leveraging. On balance, LPVs come out on top with less risk and hassle, lower transaction costs, better liquidity, diversity of risk, longer lease terms and generally much better income yields. So if you can get used to the idea of relinquishing some control, then you’ll be well rewarded. You won’t be able to subdivide your property or add that indoor bowling lane, but you’ll have an easier life with a potentially better income. How to brighten up your bathroom
White sinks, tubs and toilets are classic bathroom fixtures. Learn how to pair them with colours that make them look fresh. Although there are some absolutely gorgeous boutique lines producing sinks and toilets in rich, deep colours, white is still by far the most popular choice for toilets, tubs and sinks, says Bob Garder, president of the US National Kitchen & Bath Association. For a clean but comfortable look, Los Angeles interior designer Nicole Sassaman suggests teaming white bathroom fixtures dark paint colours, such as metallic blue. Choosing a darker paint colour also gives you an artistic backdrop against which you can install colorful hooks or hang vibrant towels. If you will be putting on make-up in the bathroom, says Marcia Walter of the International Association of Colour Consultants, it’s important to choose colours that flatter your skin tone. “Steer clear of gray and deeper yellowgreens,” she says. Other deep colours can work very well even in tiny bathrooms, says Catherine Stein, president of The Color Council. “Don’t try to hide the fact that it’s a small space,” says Stein. “Instead, treat the room like a little jewel box, painting the walls and the ceiling the same color, and make it really special.”

COLOUR is a very unusual thing. It’s so interesting that we don’t all see it in the same way. I’m sure there is a perfectly logical scientiďŹ c reason to explain this, but I ďŹ nd it a little odd. We all use different terms to describe a colour, so further confusion is often caused by variations in the English language. It’s a standing joke at Atelier that terracotta can mean anything from burnt orange, strawberry pink and rich red. We always conďŹ rm the colour with a fabric or paint chart before we go any further. Many years ago a friend was studying how children term and categorise colour. My daughter, Hannah (at age 4 or so), stated emphatically that a colour was yellow. My son, Sam (at 2), replied with quiet conďŹ dence that it was lemon. Not everybody sees a colour in all of its hues and tones, although your design consultant is bound to see every nuance possible! Using your expert to help with colours is a very good investment for any future painting or colour scheming. When I visit Paris and London for the latest fabric releases in January and September, the colours can look completely different there from when they are here. This is because the light in Paris and London is so different to ours. It is a very hard thing to explain to the Editeurs that I must be extremely careful in my choice of samples. A neutral colour in those two cities can be difficult to analyse, but the minute it arrives here, it can look obviously pink, yellow, mauve or green-based. This is important to consider when you choose fabrics. We always

recommend you take fabrics home and look at them at different times of the day - particularly under artiďŹ cial light. Often, the Editeurs will design fabrics using a palette that is exclusive to their brands. Richard Smith, at Jim Thompson, has created a unique colour palette with his artist’s paints - citrus yellow, burnt orange and antique black are just a few. Renowned decorator John Fowler, of the Colefax and Fowler partnership, had his own language for colours, such as “dead salmonâ€? and “mouse’s backâ€? to name a couple. He also famously said that every room should have a little bit of black, and every fabric colour must be “dirtiedâ€? with a smidgen of black. This makes Colefax and Fowler’s range absolutely perfect for New Zealand. What I love about it is how the brand has kept to a tradition that dates from 1946, but it has also moved with the times, honing the colour palette, designs and fabric to suit the younger market. The brand has simply gone from success to success worldwide - even in the recession. Jane Churchill, too, has pulled back on the clarity of its colours for this new season, offering lovely soft blues, beiges and spring colours that harmonise with today’s fashion scene. Colour is so extremely personal and supposedly signiďŹ es a great deal about you. While it’s great to work with the trends and look for new, fresh things, it’s important to decorate your home with colours that make you feel good. I remember once, I painted my villa’s hallway the most gorgeous shade of orange then had a glaze put over the top. Objectively, it looked fabulous, but there was just something about it that made me hate it. Every day when I came home I was greeted by a rush of anxiety when I saw it. So, not long after, I repainted it a colour very similar to the old favourite, Resene Tea - instant peace.
