ith a growing desire to live in opulence, investing in the home is becoming an investment in our desire to live where we would like to holiday. Gone are the days when it was considered pretty flash to have a para pool and hammock in the back yard. This is the era of shifting interior design elements outdoors. Choose a look: Before you turn your backyard into a battlefield, it pays to have a plan of attack. Establish what your desired outcome will be and stick to a theme. Frosted glass, marble tiles, chic furniture and a slim-line gas fireplace. This look demands a structured and manicured garden to complement, the crisp lines of an infinity plunge pool and a modern outdoor kitchen. In contrast, natural timber decking can incorporate a messy planting structure, with curves and large flower gardens taking over big sections of lawn. Vines growing over rustic wooden beams, rock pavers lining a swimming pool and a brick fire pit. Mixing themes without thought will create a look that says ‘I just threw a heap of stuff outside and hoped for the best’. Technology: Tablets and smartphones have changed the way in which we live our lives, and even how we enjoy our backyards. Electronic walls and ceiling louvers can mean you can batten down the hatches when the weather turns nasty, even

when you’re not at home. You can remotely turn on your fireplace so the area is already heated for your arrival home, and even control water features and lighting with the touch of a button. Functional style: Why holiday at a resort rather than a camping ground? Luxurious comfort. Exactly why bench seats and picnic tables are making way for cornered living suits and luxurious recliners. Thanks to improved durability of outdoor fabrics, you can make your backyard entertainment area as comfortable as a lounge without the fear of fading or dreading deterioration. Money maker: Whether you have chosen a chic, manicured style or rustic country feel, there’s always an opportunity to mix the aesthetic with the practical. Blended gardens which combine edible and ornamental components not only look stunning, but offer a bountiful harvest of fresh fruit, vegetables and herbs. The array of vivid colours, not to mention varying textures will give a garden depth and beauty, and it’s a fantastic way to cut down on your grocery bill, as well as provide your family with the freshest nutrition available. Have some fun and make your design elements your own. The best backyard is the one that perfectly suits your family’s wants and needs, by combining comfort and functionality with luxury and style.
look will suit your landscape. Black can add extra space, making your garden appear larger, as well as providing a dramatic backdrop to really make your star plantings burst with life.
pop 2: Colour Just as you can add a feature wall or a splash of bold colour in a room of a house, you can continue this trend into your outdoors. If you favour a modern, manicured look, a pop of lime green or cobalt blue in your garden will give it a dramatic edge and unite your landscape.
and Water 3: Fire Both elements add sensory delights to any landscape, from the warm glow of a flickering flame to the soothing trickle of water over pebbles, but rarely are they used together. With advanced technology in electric flames, anything is possible, and a feature which dares to incorporate both fire and water is visually breathtaking.
Inspiration 4: Oriental Both elements add sensory delights to any landscape, from the warm glow of a flickering flame to the soothing trickle of water over pebbles, but rarely are they used together. With advanced technology in electric flames, anything is possible, and a feature which dares to incorporate both fire and water is visually breathtaking.
it up 5: Light You entertain most often as the sun sets, so use LED lighting to
highlight the best backyard features. Incorporating light into your gardens, water features and pathways will add another dimension to your luxurious retreat.

Safe and Secure While you sleep Home is certainly where the heart is, as it carries with it precious memories. The notches imbedded in the door-frame as you marked your children’s growth, the doorway you carried your wife through after your wedding day. Along the journey of life you accumulate memorabilia to remind you of a life well lived, photo albums, souvenirs from overseas vacations and precious family heirlooms. Your house becomes your castle, but unfortunately it’s no longer practical to secure it with a sharkinfested moat and drawbridge. When it comes to keeping burglars out of your home, sometimes it’s the basics that make the biggest difference. Before you consider building your own panic room from grenade-strength steel, consider a few basic elements that will make your home less attractive to undesirable characters. The obvious solution is to install a security system, and one which is monitored is one of the best anti-theft investments you can make. Lockable, strong screens on windows and doors are also a great investment, and also stop bugs

Avoid doors which have glass near the doorknob. It takes an intruder less than five seconds to silently smash the glass with a towel and reach in to unlock the door. If you love having glass windows as a feature in your entrance, then consider a screen security door which cannot be kicked or pried open. While privacy can seem like bliss, you’re giving an intruder the best disguise they could hope for. If shrubs and trees obscure your entrance from sight, a burglar will look this as an opportunity to break in without being seen by anyone in the neighbourhood. Avoid splashing around your wealth in plain sight. Keep electronics, cash and collectors items out of sight when you have the blinds open. If you have purchased a large television,

Crime doesn’t go on holiday when you do, in-fact if they are aware that your home is empty then it’s just become their number one target. Ask a neighbour to clear your mailbox and keep your lawns tidy, even ask them to turn the occasional light on. Make sure your home doesn’t look like the easiest target on the block. A monkey will reach for the lowest hanging bananas, so make sure your bananas are high and out of sight. It doesn’t have to be completely impenetrable, just enough to discourage an opportunistic thief. Following these steps, and remembering to keep your doors locked when you leave home, may help to preserve your precious memorabilia for generations to come.

Cover your assets
Peace of mind for your investment
The people of Canterbury know as well as anyone else the value of insurance. While it pays not to dwell on the worst, it’s sensible to prepare for it. As with any purchase, shopping around and conducting your own research will save you money. Legal clauses can be confusing and not altogether clear, so before signing off on a policy, it pays to run the details past a solicitor first, to make sure you are truly covered in the way you think you are. It’s important to consider insurance even before construction on your home begins. Many builders have insurance built into the terms of their building contracts, and it pays to have your solicitor confirm what you are and are not covered for during building. You may wish to seek additional insurance which can be recommended by an insurance broker. When settling on home and contents packages, there are different forms of cover to consider. Open-ended replacement cover is designed to replace your home irrespective of replacement cost,

A LOCAL VISION FOR THE COMMUNITY Reach high and you can touch the stars. We are all born with a sense of purpose, a confidence that if we try hard enough we can achieve anything. We dream big, and it’s part of our Kiwi DNA to roll up our sleeves and do the hard yards to make those dreams a reality. For many of us, building our first home is that Kiwi dream. We grab a shovel to help dig. We lug bags of cement to pour our own path and get splattered in paint during our first attempt to roll the wall. But it takes a special person to dream bigger. Two permanent residents, Shona and Graham Deaker have occupied a three-bedroom villa at the resort, and are looking forward to the arrival of neighbours in the coming months. “Our four bedroom home was becoming too large, and we realised it was time to down-size. We chose Lochlea to become part of an inviting community, where we could socialize with other people our own age. Our villa is spacious, designed for living with an open kitchen and entertaining area,” Shona said. Construction on the hospital is planned to start in early 2014, with an estimated completion time of 12 months after the commencement of the build. Resort Manager, Tony Sands, encourages all enquiries from members of the community who would like to know more about the resort. All enquiries are held in the strictest of confidence, and are obligation free with no pressure to sign on the day. The decision to move to Lochlea is a personal one, as it is a big transition in life to make, and Tony is happy to discuss your personal circumstances, even if you’re not quite ready to make the move right away.

The key to your future A home at Lochlea is more than just a home, its’s a lifestyle
PHOTO: JFM
The difference between a house and a home, is separating the physical from the emotional. A house fulfills our primal need of shelter, warmth and security, while a home also brings relaxation, pride and prestige. It’s more than just where we live. It’s a reflection of who we are, who we love, and what we have achieved. Our homes build communities, and neighbours become friends. Children grow up together and forge life-long memories. So choosing where to build your home, is one of the most important decisions you will make toward your future. Lochlea Estate was developed

Local couple Clark and Brenda Taylor were one of the first occupants in Lochlea Estate, after moving from their lifestyle block nine months ago. Clark and Brenda were sheep farmers for many years in the Lowcliffe area, before retiring to a lifestyle block. With a large garden and acres of lawn to tend to, the Taylors decided to downsize their living further, and purchased two sections at Lochlea. The purchase of two sections has allowed them to build a 350sqm home, comprising of four bedrooms plus office, and two living areas. The open plan kitchen, dining and living area is the heart of the home, where glorious views of the mountains can be seen. The additional lawn space has allowed Brenda to relax with time in a large garden, while the three garages provides plenty of space for Clark to enjoy. The move has allowed them to
retain a feeling of open spaces, but without the excessive work that a lot of land in the country brings daily. “The location is fantastic, close to town but it still feels rural. You don’t feel closed in at all. Some of our neighbours are retired farmers like us, while others are families with older children, so it’s wonderful to have like-minded neighbours to talk to,” Brenda said.
It’s more than just where we live. It’s a reflection of who we are, who we love, and what we have achieved..
Since Clark and Brenda have moved to the estate, they have seen many others follow the trend and choose Lochlea for their future. Homes are currently under construction and strong interest is continuing for both stage one and two sections. With a lovely standard of homes, within a stylishly landscaped development, Lochlea Estate is a community of pride, to enjoy the benefits of a life well lived. Make the move to where you will love to call home.

Light up your life Flick the switch to a trendier home
Down lights will still play a major function in lighting plans, from the modest first home through to the most luxurious of abodes, but with energy efficiency playing a big factor in the value of our homes, ugly energy-saving light bulbs are being replaced with slim-line LED. Now more than ever, energy-efficiency is finally becoming stylish. Thankfully this technology is available in all lighting, from lamps to chandeliers, and one of the hottest designer must-haves, is a large light feature in bedrooms, and large en-
tertainment areas. Lighting design considers three important factors of illumination; task lighting, general lighting and accent lighting. When all three are blended beautifully, decorative lighting is achieved. Decorative lighting helps to establish the mood of a room, and distinguish key design features. Clever decorative lighting allows for the mood of a room to be altered depending on the task. In the bathroom you require a different light
illumination for putting on makeup as you would soaking in a hot bath. A kitchen needs effective task lighting for cooking and cleaning, but a softer glow while entertaining. Poor lighting can dull the colour and texture of a room, giving a drab and less than ordinary impression, however considered lighting will greatly enhance even the most subtle of design features.

design firm Yoo, illustrates how lighting can be used to serve functional purpose, while giving each room glamour and presence. In downtown Moscow, Kelly put her flair into transforming 21 exclusive apartments, including two penthouses. The result was a design palette bursting with luxurious textures, illuminated in both subtle and show-stopping light. The opulent theme included intricate feature lighting in the bedrooms, while large drop pendants and chandeliers featured prominently. Technology spotlight
We’ve come a long way since Edison… Automation is here, and is getting more intelligent with every new feature. It is now possible for almost every element in your home to become fully automated, and all controlled within the same system. From lights, to blinds, water pumps, security systems, underfloor heating and air conditioning. Set on a timer, dawn to dusk will illuminate the outside of your
home, while in the morning you can choose to program a wake-up call using lights and music. Movie mode, dining mode and romance mode are all possible, ensuring the perfect ambience is created no matter what the occasion. Holiday mode will randomly activate lights while you are away to give the impression someone is still in the home, while sleep mode will notice when you move out of the bedroom, automatically illuminating the hallway for safe passage to the bathroom.

I have found laser to be a very professional team to work with. Right from the beginning when we sat down and spent a long time going through the plan room by room to make sure we got the power and lighting needs just right, through to the extra time and effort put in to get the correct position and length of the entryway light to achieve the look and ambience that I wanted. Ten things to increase rental return 1.
Is there equity in the property? Speak to a valuer to find out if the figures stack up. What is the value likely to be after the renovation is complete? 2. Is the property in a desirable area for prospective tenants? The aim is obviously to buy a property always in demand meaning less down time and more money in your pocket. 3. Is the property in a desirable area for potential purchasers? If you decide to on-sell the property, are fellow investors willing to invest in the area? 4. Does the property have street appeal? First impressions count. Can simple landscaping be carried out to create that ``wow’’ factor? 5. Is there potential to create an extra bedroom? Dividing large rooms to two singles is a popular trend as is converting one side of a double garage
to a sleepout. This opens up potential to a higher rent return. 6. Painting the interior and/or exterior. Be sure to know what job you are getting. Are you requiring a renovation or a restoration? A tidy renovation will get a higher rental return without huge outlay. A restoration will put the property back to new condition but will cost and may not always be necessary. 7. Can covered decks be added for extra outdoor living space? Particularly to be considered if the property is targeting a larger family. 8. Does the property offer any heating? Most tenants consider heating as one of their top priorities. Check out available schemes for funding, particularly the ``Hot Swap’’ in Rotorua.
9. Does the property offer covered car parking? The rule of thumb is a single garage is worth between $10 and $150 extra per week. If you can’t stretch to a garage a carport is the next best thing. 10. Quick kitchen and bathroom makeovers. There are many economical solutions to modernising the kitchen and bathroom and
improvements here greatly increase a property’s appeal. In summary, complete the renovation, find a great tenant at a good rental return, then sit back and reap the benefits. - Donna Russell is director of property management firm Russell Hardie.

Love your colour Bold can be beautiful without being overbearing.Use your palette to add a pop of personality.
Where to start Not all of us were born with amazing taste in colour and design, so use advice from experts close at hand to your best advantage. If you’ve been staring aimlessly at colour charts and swatches, it’s time to get back to what you really love. Walk around your house and identify the colours that you really love. It may radiate through a favourite lamp or reflect from a vase. Find three colours from what is already favoured within your home, and take these to the paint store. You now have your feature colours, so next is determining how to use them effectively.
The world is full of heavenly hues, and white on white is boring no matter how you try and spin the practicality factor. It’s time to ride the rainbow to accentuate the best features in your home. floorin gxtra.co .nz

Make a room larger Think of your ceiling as a fifth wall. Take the base colour of your wall, which will need to be a deep or rich colour, and then make your shade two or three times lighter and put the result on the ceiling. The contrast between wall colour and ceiling has been softened, giving the appearance of a larger room. In a much smaller room, such as a bathroom, you can even paint the ceiling the same colour as the walls, to make it appear larger still.
Creating features If you have an older-style home with stunning architectural features such as architraves, mouldings, mantles and arched doorways, this gives you the opportunity to add immediate personality. If your base colour on the walls is dark, then paint the features slightly lighter. If the walls are light, paint the features slightly darker. It’s subtle, yet glamourous. For more modern homes, vivid and bold statements beckon. Instead of a feature wall, try something more daring, such as painting a bold colour from the outsides of a large wall, painting inward toward the centre equal amounts, stopping to leave a contrasting stripe down the centre. Then hang a stunning art piece in the space, as the eye will certainly be drawn to this area instantly.
Size is perception. In a large room that feels too big, paint the walls a warm colour to give the perception of a smaller space and intimacy. Cooler colours will make smaller rooms seem bigger.
21
Primary and pastel, generally the two don’t mix particularly well. If you have a soft pastel on the wall, your feature colour should be a darker version of a pastel, not a bold primary colour.

Light and space is key
Utilise both to create the ideal home for you. When you make the decision to build your home, you are crafting a piece of yourself into the community. It’s your haven to relax, to socialize with friends and it’s possibly the biggest investment you will make. Whether you choose your home first and then search for land, or the other way around, making a ‘space list’ is the best way to ensure you are getting the best value for money.
have a family, so you will want yard room for a playground and to run around in. Is a garden a priority? If you hate gardening then don’t save room for one. Use the space for an outdoor entertainment area and pool instead.
Start by noting down your ‘musthaves’. Number of bedrooms, number of bathrooms. Take into consideration of if you are nearing retirement or if you want to start a family. Perhaps you don’t want a family but want to plant an orchard and raise animals.
Engage an architect so they can maximise the space you want and where. If you want your bedroom to be bigger than the living area, then an architect will make this happen. This expense should be considered a necessity rather than a luxury, as an architect will add tremendous value to your home by maximising space and features. Your enjoyment of the home will far outweigh any cost associated in the planning stage.
Break these must-haves into the space they require. Three bedrooms, are they all doubles? How big do you want the master? Large ensuite? Walk in wardrobe? Swimming pool, how big? Garage, how many vehicles? Planning to
