ight hay fever by avoiding certain plants this spring once the spring pollen flies, hay fever season is upon us. For some, it’s merely a nuisance. But to others, this season can be totally debilitating. For sensitive individuals, knowing what plants are the major offenders helps you make planting choices least likely to increase your allergic reactions. Most flowers require pollen vectors for fertilisation. A pollen vector is a living thing, like a bee, that helps transfer pollen from one plant to another. Moths and bats are important vectors for night-blooming plants. Birds and even flies can be important vectors. About 90 per cent of all plant species pollinate this way. It’s the other 10 per cent that create the biggest problems. This group achieves pollination in a much different way. Its members rely on wind to carry their pollen grains far and wide. Through this process, the entire area around the plant becomes blanketed with pollen. Pine trees are a major wind-pollinated genus. They are coniferous trees that bear their seeds in cones, like fir and spruce. Pollen spikes are produced at the top of the tree, with immature female cones
located lower. When the wind blows, the spikes wave, releasing pollen into a big cloud designed to settle on cones lower down. In areas of pine forest, it’s not uncommon to see cars dusted with bright yellow pollen when the trees are in full fertilisation mode. On a windy day, it’s everywhere. More-evolved trees, such as birch, maples and oaks, are also wind-pollinated, but in a very different way. These trees produce catkins, which are long, dangling reproductive structures. They are produced in early spring before the trees leaf out so that pollen can filter down into the female flowers on the same tree, or the nearest female tree if they are separate. Australia’s native wattle is notorious for causing sneezes and wheezes in those prone to hay fever, also known as allergic rhinitis. Tips for reducing pollen exposure Stay indoors until after midday. Avoid going out on windy days or after thunderstorms. Wear sunglasses to protect your eyes. Do not mow the grass or stay inside when it is being mown. If mowing is unavoidable, wear a mask. Consider planting a low-allergen garden. Keep windows closed at home and when in your car (and where possible use re-circulating air-conditioning in your car). Do not picnic in parks or in the country during the pollen season. Try to plan your holidays out of the pollen season. If you are sensitive to particular weeds or trees outside your window, have them removed. Shower when you get home and bathe your eyes frequently. Boring tenancy best all round P
roperty management is actually people management. The process is about choosing the right tenant in the first place and keeping the tenant and landlord happy when things start to go wrong. On the whole 90 per cent of tenancies are unspectacular or boring _ there are no problems and everyone is happy, the property manager has done a good job and continues to do so, the tenant is co-operative and sensible and the owners are wise and prudent. So where does the ``bad reputation’’ of rentals come from? These are the most frequent reasons why some tenancies end in tears. Tenant losing their job. Tenant’s relationship breaking up. Tenant breaking the rules e.g. dogs, parties, noise, damage.

Carrying out regular inspections is a standard and important task but one of the reasons problems are not always uncovered at inspections is simply the tenant is entitled to several days’ written notice of the inspection so they have time to cover up/tidy up/spruce up, before the allotted time arrives.
Believe it or not there are bad landlords too and two recent cases spring to mind:
Owner changing the rules: Sometimes we have an owner who allows a tenant to take possession and a few days later tells them the house is going on the market for sale. That’s perfectly legal but the tenant very probably would not have signed up if that had been revealed earlier and, not unreasonably, the tenant can get quite agitated and aggressive about that. Owner not sticking to the rules in the act:
Owner changing the rules or not sticking to the rules of the Residential Tenancies Act.
This includes unannounced or too frequent visits. In one notorious Rotorua incident, an owner let himself in so he could use the toilet as he was in the area and was ``caught short’’. The tenant handed in her notice the next day.
Owner raising the rent too high. Owner not fixing problems. The first three items are beyond the control of a property manager but sometimes an owner will still blame the property manager who, of course,

One where a tenant was murdered in his rental flat, wrapped up in the lounge carpet and dumped at the tip. The landlord applied to the tenancy tribunal for a carpet replacement to be taken from the (now deceased) tenant’s bond. The tribunal rejected the claim. Secondly, a victim of the Christchurch earthquake who had a garage remote in his pocket when he died and the owner asked his property manager to go to the tenancy tribunal for the cost of replacing the garage remote from the (now deceased) tenant’s bond. The property manager was sickened by that request and rightly refused and resigned on the spot. We have been told the case was thrown out by the tribunal _ good thing too! ASB to withdraw pre-approved loans T
he biggest news in the property market is still the ASB decision to withdraw pre-approved loans from October 4th. Indeed Property Brokers featured on Campbell Live last week, where we had one of our owners and buyers in a huge dilemma, having sold their house and committed to a new purchase they were understandably furious with the banks decision, ultimately making them homeless. Fortunately our clients had the tenacity to question and fight the decision by demanding an explanation and solution to such a huge problem. The clients in question showed steely resolve to take on such a huge corporation. Fortunately there was a happy end, the ASB agreed to stand by the written commitment and honour their offer. It does still beg the question as to how many other buyers were left in the same position without a happy ending. Here at Property Brokers we have experienced only a handful, however agent colleagues in Auckland and Wellington have lost “significant” contracts with many onward sales falling by the wayside – there is just no solution to a problem of this magnitude ASB are clearly acting on the restrictions
imposed by Finance minister Bill English, however this is a knee- jerk reaction, having months to plan and organise for such a drastic change. It’s almost as if ASB were not listening to the directive – the other banks don’t appear to have similar issues. The ASB general manager for policy and strategy commented “ We appreciate that this will be disappointing for customers who are impacted and we apologise for any inconvenience caused” this seems to be a fairly light “get-out” for such a major problem. ANZ immediately commented “ we continue to honour existing mortgage preapprovals and customer commitments” – good news for ANZ customers! On a more local theme, the huge demand for property in Ashburton and indeed Canterbury is outstripping supply, here at property brokers we have experienced 2 record months with the appetite of buyers not waning. Having considered the latest statistics and reports on www.realestate.co.nz it makes interesting reading. In Canterbury the average asking price is $418,125 with an increase of up to 3% for the month of September and up 12% for the year – It should be made
clear that these figures are median, which is the middle of the price range. The figures are a truncated average, which excludes the top and bottom 10% of asking prices. With that said it is definitely a sellers’ market – We are literally inundated with buyers looking for everything from starter homes and units to lifestyle blocks, we have even noticed a small spike in the demand for commercial property. I guess it’s always a worry with this intense flurry of activity, I have some reservations on the medium to long term. If you are thinking of selling your home now or in the near future please don’t hesitate to call for a free comprehensive appraisal , this market is good news for a motivated seller and well worth considering your options. he business of renting and managing rental property has been around for thousands of years and, from what I have seen around the world, New Zealand has pretty much got it right. That’s not because we are smarter than anyone else – although that might be true! But because we are newer at it than most countries and have learnt from others about how not to do it and what works best. Property management is a service industry and it’s about managing people, not houses. So, what lessons have we learned and from whom? Look at Disneyland in California – it has been hailed for generations as the ultimate customer-
service experience, but the opening was a disaster (another story well worth checking). Walt Disney spent days mingling with the crowds and, bit by bit, making changes to create the service concept we know now. American department store Nordstrom did not come across its famed customer-service vision by chance and, for many years, new employees were given a single printed card with the Nordstrom Rules:
And Fed Ex’s first chief executive, Fred Smith, famously said: “The only thing we know is that we won’t get it quite right the first time, but we’ll come back and fix it.’’ Property management is not about collecting rents. I recall my first boss, 40 years ago, saying to me: “Any fool can collect rents.’’ How right he was.
Rule number one – use best judgement in all situations. There will be no other rules.
It’s all about getting the right person into the right house and keeping them happy and for an owner, who is worried about his rental property, the ultimate customer satisfaction is when the owner thinks: “Thank goodness you are my property manager.’’!

Remember to check your smoke alarms night and whether you are asleep or awake. For the best protection, it is better to install both types of alarms or a combination alarm (ionization and photoelectric) in your home. In my opinion landlords and homeowners should take responsibility for the safety of the home’s occupants the same way a driver of a car does with seatbelts, and as a minimum install smoke alarms in hallways no less the three metres from a bedroom door to alert anybody sleeping. There is a lot of conflicting information as to where it is best to install alarms, but let’s face it, chances are if there is a fire during the day and you are awake you have more chance of noticing a fire than if you are sleeping at night. So install where everyone in the house can be awakened by the sound of a smoke alarm.

ach year the New Zealand Fire Service attends over 3500 house fires, and a smoke alarm is the best way to make sure you and your family have the best chance to get out alive. By choosing the right alarm and position in your home, adding smoke alarms is not only the ideal DIY job, it is also a good idea if you are thinking of selling your home. There are two main types of smoke alarms – ionization and photoelectric. Ionisation alarms monitor the ions, or electrically charged particles. Smoke particles enter the sensing chamber, changing the electrical balance of the air. The alarm will sound when the change in the electrical balance reaches a certain level. Photoelectric alarms have a sensing chamber which uses a beam of light and a light sensor. Smoke particles entering the chamber change the amount of light that reaches the sensor, and the alarm sounds when the smoke density reaches a preset level. Ionisation alarms are cheaper and generally more responsive to flaming fires where photoelectric alarms are more responsive to fires that smoulder for a long period of time and reduce nuisance alarms by cooking or steam. The New Zealand Fire Service recommends households install photoelectric smoke alarms as they provide more effective all-round detection, alarm in all types of fire scenarios and are more likely to alert occupants in time to escape safely. Each type of alarm has different advantages. Home fatal fires, day or night, include a large number of smouldering fires and a large number or flaming fires. You can not predict the type of fire you may have in your home or when it will occur. Any smoke alarm technology must perform for both types of fires in order to provide early warning day or
Ideally install alarms in all bedrooms and outside every sleeping area on every level of the home. Smoke rises so install smoke alarms following the manufacturer’s instructions high on a wall (four to 12 inches) away from the ceiling, or ideally a ceiling at least four inches away from the wall. If you have ceilings that are pitched, install the alarm near the ceiling’s highest point. Try avoiding cooking and bathroom areas due to steam and try to avoid log fires. If you are bent on installing in or near these areas consider alarms with hush buttons to reduce the sensitivity for a short period of time, which is surely better than removing the batteries. Don’t install smoke alarms near windows, doors or ducts where draughts might interfere with their operation and never paint smoke alarms. Paint, stickers or other decorations could keep the alarms from working. Hard-wired smoke alarms operate on your household power. They can be interconnected so that every alarm sounds regardless of the fire’s location. This is an advantage in early warning, because it gives you extra time to escape if you are in one part of the house and a fire breaks out in another part. Alarms that are hard-wired should have battery back-ups in case of a power outage, and should be installed by a qualified electrician. If you sleep with bedroom doors closed, have your electrician install interconnected smoke alarms in each room so that when one alarm sounds, they all sound. Have a fire escape plan. Be aware sleeping children don’t always wake when a smoke alarm activates. Every home fire escape plan is different, and every family should know who will – and who won’t – awaken at the sound of the smoke alarm. If someone doesn’t wake up when the alarm sounds during a drill, the family should design an escape plan that assigns an adult who is easily awakened to wake the sleepers, perhaps by yelling ‘FIRE’, pounding on the wall of door, or blowing a whistle.
