Lake Hood an opportunity for unique resort lifestyle

Stuart Tarbotton Contractors began with putting in a large pump station and holding tank under the ground with a storage capacity of 30m2. The tank is approx six metres deep which took a lot of dewatering and backfilling to achieve, a large job that required concrete above and below. Sewer lines and manholes were constructed, and all pipe work from one end to the other was checked by camera to make sure there was no ponding, and tests for water leaks passed with flying colours.


Kelburn Estate After sewer, power and fibre optic were laid, Stuart Tarbotton completed the roading, channel and kerbing in preparation for the final hot mix.

Grass swales with pipework and structures were constructed to handle stormwater requirements in line with Ecan requirements. Stuart Tarbotton Contractors back their workmanship one hundred percent. The land is very much family inspired, as the new lane in Kelburn Estate that comes off Tarbottons Road has been named after

The Turton Green residential subdivision comprises 42 residential sections, all between 800m2 to 1000m2 in size. Davis Ogilvie is proud to have provided guidance and management of the Turton Green subdivision as lead consultant, which included managing the input from landscape architects and specialist environmental scientists to complement our internal planning, civil/ geotechnical/structural engineering and surveying teams.

In order to maximise the aesthetic finish, Davis Ogilvie recommended and ran a design competition between two leading landscape architects which resulted in a considered design that opens up the adjacent Wakanui stream, into the subdivision. This strong tie between the residential lots and the stream by way of a recreation reserve, focuses on amenity, with stonework finishes on the subdivision approach and enhancement of the stream environment. The subdivision is accessed from Turton Street and in the future will also be accessed from the extension of Hanrahan Street through the adjacent Lochlea subdivision, currently under construction. The subdivision has its own internal roading network characterised by a through road and two local loop

roads which provide access to all lots within the subdivision. A recreation reserve provides a local amenity and ensures that the Wakanui Stream is embodied into the ambience of the subdivision. Careful consideration of the aesthetic look of the subdivision was made with stone lining of the access bridge being catered for by Davis Ogilvie’s structural team.

Completing several Regional Council consents for consideration, as well as the overall subdivision consent and engineering design approvals, the lead Davis Ogilvie team overcame several design challenges including considered storm water disposal, the provision of bridge access over the original stream, refinement and investigation into the geotechnical categorisation of the existing ground for future foundation purposes. Careful treatment and detention of storm water was implemented to complement the existing flood characteristics of the Wakanui stream. Road width and footpath standards adopted the enhanced provisions of the proposed district plan requirements.

Our design philosophy for Carters Estate is to create a premium subdivision where residents have exclusive access to private parkland and associated facilities. Lots are arranged in small clusters accessed off private lanes. Each lot fringes common parkland with the aim of giving residents the opportunity of living within a large parkland environment. Development Design

In creating the parkland environment we have established a series of landscaped buffer zones. Carters and Racecourse Road frontages are defined with macrocarpa post and rail fences, behind that is a large planting strip populated with three varieties of oaks, which will mature to create a strong boundary to the subdivision. Entranceways to the private lanes are articulated with solid architectural concrete walls with expressed timber shuttering and heavy, dark aggregates reflecting the Canterbury tradition of exceptional concrete work.

Carters Estate

Landscaping

The private lanes have gardens down each side and are planted with magnolia and tulip trees over a bed of rhododendrons. These gardens are defined with the same macrocarpa post and rail fencing as the road boundaries.

The private lanes are formed in aggregate concrete with the entrance to each individual lot defined with a rumble strip of basalt cobbles. The defining feature of Carters Estate is the common parkland, which runs through the centre of the subdivision and weaves in between the cluster of sections. Mounding has been incorporated in the parkland to add privacy to some lots and in turn, creates a picturesque rolling golf course like park environment. Planting within the parkland is mainly exotic tree species including oaks, elms and birch.

To the south-eastern end of the parkland is large pond, which collects stormwater from the residential lots via a system of swales. The fringe of the pond has been planted with native grasses and kowhai trees.

Parkland and Facilities

Carters Estates parkland includes a number of facilities for the private use of residents.

These include a competition sized Plexi-pave tennis court. The court is also lit for summer evening play. To the north-western end of the parkland are a couple pitch + putt golf holes, with the longest approach approximately 130m. The attractive stormwater retention pond is framed with a macrocarpa boardwalk and jetty that meander through the grasses and kowhai trees.

At the centre of the parkland, between the tennis court and stormwater pond, is a tennis pavilion. The pavilion is designed as a focal point to the parkland, a place for residents to meet, gather and maybe catch up for a drink after a tennis match. The building has basic kitchen and bathroom facilities, and opens up with terraces facing the tennis court and overlooking the water. A caretaker employed by the Carters Estate Residents Society maintains the facilities and common parkland.

To get you started toward a happier and healthier future, here are some steps to take toward creating a better home. Best of all, some of these steps require little effort, and are free.

Step One – Insulation.

If your home isn’t properly insulated, then any heating source that you have running within won’t be heating your home as effectively or efficiently as it could be. It’s literally like setting your money on fire and watching it burn.

With the right combination of materials, features and technologies you can create a stylish, warm and comfortable new home that uses relatively little energy to run and is better for the environment. A little spent on insulation now, will save you a lot in the long run.

As Jenny is an accountant, the husband and wife team merged their skills together to create a successful painting and decorating business.

Through years of experience, David understands the tricks of the trade which can often leave a first time painter bamboozled. Handy hints when packing

• Discard any unwanted/unused items.

• Pack room by room - start in one particular room and don’t leave until finished. • Make sure all boxes are packed with lids closed and well labelled (on the tape is the best place incase you are using second hand boxes. Having lids closed will prevent damage and stack in the truck a lot neater, reducing the chance of movement in transit. • Don’t underestimate the volume of contents in hidden cupboards, for example kitchen and china cabinets. If these are left to moving day there is a good chance the removal man will have the truck loaded and out the gate before they are packed!
