iffany Brooks, winner of HGTV’s Design Star competition, season 8 and Host of Most Embarrassing Rooms in America, took a few minutes that turned into a lot of minutes and a few laughs, to talk to Tri-State Home & Lifestyle about her passion, life and tips and tricks we can all use in our own homes. As one of her competitors described, “Tiffany is the type of woman that anyone would invite into their home.” As the interview progressed, I could see why.

New4U (N4U): Watching the reactions to your win, I was amazed to see your competitors… Everyone was happy for you and had nothing but very nice things to say. I don’t know if you’ve watched other reality shows, but that just does not normally happen. Tell us about this ‘magic’ that you cast on everyone. Tiffany Brooks (TB): People have been really supportive. I have gotten tons of messages through email and Facebook congratulating me on winning and telling me how inspiring it was to watch me win. To me, it was very humbling. My natural personality is that I am my own worst critic, so it makes it impossible for me to get a big head. I think that’s what makes me relatable to everyone else.
N4U: You talk about getting butterflies when you design. What words come to mind when you think of design. TB: Oh, wow I almost feel like I am cheating on my husband when I talk about design. I love it that much! Passion and the feeling of when you get your first kiss is exactly how I feel when I am onto something as far as finding pieces that bring a room together. N4U: I am in that weird age group where I could still be in college, but I am transitioning into adulthood. What are some good decorating tips for college age individuals from their 20’s up to about 30? TB: The thing this age group needs to remember is you are not going to keep these items for the rest of your life, five years max. Look for new and antique items. Get familiar with Target and Ikea for reasonably priced furniture and get your cool unique items from the thrift store. This time in your life is very temporary. N4U: What are some ‘must haves’ that women should always keep in their home? TB: We definitely need a great full length mirror, because without one, sometimes we leave the house looking crazy (laughs). Fresh-cut flowers are natural pick me ups, they add color to any room and it’s an inexpensive way to treat yourself. Picture books too, are nice to have on a coffee table. The pictures will put a smile on your face anytime you need one.

N4U: I liked how you portrayed yourself. There are a lot of shows where African American women get depicted poorly. Going into the show, did you have your mind set on how you were going to carry yourself? TB: On reality TV, things come out about you that you didn’t even know. You can’t play pretend for long. Characteristics are revealed when you have a camera in your face 24/7. People often times say that the editing makes them look bad, but from my experience, if you give them nothing to edit then how can that happen. To answer your question, no, I just went in being myself.
N4U: What is your personal design style? TB: Modern with a twist. I love mixing modern pieces with no more than three key antique pieces.
N4U: With you helping new people move things in and out of their home often, what are your best tips for making packing and moving run smoothly? TB: Always make your three piles before you pack anything. Donate, toss and keep. Don’t throw away any clothing. If you haven’t worn it in a year, throw it in the donate pile. Toss whatever you haven’t used. In your ‘keep’ piles, make sure you clearly label all your boxes or unpacking will be a total nightmare. The boxes that you can buy with a hanger rod are a little extra, but they save so much time!

N4U: What are some ‘never’s to keep in mind when decorating? Or is there such a thing? TB: Oh yes there are! Never ever use faux silk plants. Ever! Never start buying things to redecorate without a floor plan and elevation, that’s like clothes shopping without trying anything on. Never buy furniture without measuring! You are asking for a disaster if you don’t. Never forget lighting as a part of your decorating. Two lamps just don’t cut it anymore. You need 3 types: General overhead lighting, accent lighting and floor lamps if your space allows for it. Never pick a paint color off a swatch! Pick which ever color you think you’re in love with along with two colors that are close to that and paint small four by four areas in the room you’re painting. Choose after seeing them on your wall. N4U: Now I have some quick fire questions for you! If you had to choose, fireplace or a window seat…?

TB: Great Question! Being in Chicago, it is so cold. I am going to go with
N4U: Carpet, laminate or wood floors? TB: Since I deal with decorating a lot of basements, I
am going to pick laminate! You cannot have carpet in a basement, you just can’t! I refuse to work with anyone who wants it. Something is always going to happen and moisture is always going to get down there somehow, and wood would get ruined also. So your safest bet is always to use laminate.
N4U: Attic or basement? TB: Being a Midwest girl, I am going with basement for sure! It’s also by far my favorite thing to decorate.

When someone hits a roadblock in making decisions for their home, can you help them get their wheels rolling again? CV: Sometimes my clients hit a creative
roadblock in their quest for style. It’s difficult to be objective when it comes to making decorating decisions for their own home. I like to incorporate my design skills into their style by helping them see the project through my eyes. Then, we can create unique design ideas specifically for them.
How much do you charge? CV: For design consultation only, I work
on an hourly fee or by the square footage of a project. When my clients purchase interior furnishings, I do not charge an hourly fee in addition to the cost of the products.
Do your client’s need to do a massive redecoration to work with you or can they just order a little accent table for their great room? CV: Whether you need a total remodel

Mike Mason (MM): I had a family
insured that tragically lost their husband/ father in a fatal car accident. A few years before this event occurred, I had written life insurance on the father who was the financial backbone for this wonderful family. The financial compensation the family received could never replace the impact he had on his loved ones, but it gave the family security and greatly helped with the emotional healing process. To this day, they all still keep in touch and are very thankful that our team was there to get them through such a traumatic time.

I know very little about insurance. What should be my main focus when purchasing a policy?
MM: The main focus should be on the company but even more importantly, the agent which you are going to build a relationship with. People always say “your insurance is only as good as your agent.” There is A LOT of truth to that.
What is your most common home owner policy?
MM: Our most common home owner policy is the H0-03 Platinum policy. It is the most effective policy we offer to take care of a client in the event of a loss.
MM: In regards to high valued items, it is important to know exactly how the contract reads for the company you are with. For example, with our company, in regards to jewelry items, our base contract offers up to a certain amount. However, anything above and over that amount would not be covered. The proper way to obtain coverage for a valuable item is to endorse that item or items on to the policy separately. This opens the perils of coverage and also gives you full Replacement Cost for that item at the time of loss. How do you personally ensure customer satisfaction?
MM: I understand that without my clients, I would not have a career. I am available on my cell phone at any time – I’ve had clients call me at 4 a.m. when disaster strikes. My assistant Christy Foster and I have worked together for seven years. She is as compassionate and dedicated as anyone in this business.

Why do I need (private) mortgage insurance, commonly known as MI or PMI, if my down payment is less than 20%?
Mortgage insurance was created to allow consumers to purchase a home without a large down payment. Many home buyers do not have savings or “reserves” that are equal to 20% of the value of the home they wish to purchase. Lenders prefer to avoid the risk of lending money at low interest rates for more than 80% of the home value. This is because lenders want to be protected in the event of default or foreclosure. Mortgage Insurance helps provide protection from losses associated with a default or foreclosure. Mortgage insurance assumes the financial risk on the loan amount above 80% of the home value. Without PMI, lenders would require at least a 20% down payment and rates would likely be much higher than they are today.
How does an interest rate lock work?
An interest rate lock holds your particular interest rate for a set period of time. A lock does not obligate you to a loan, as technically you are not obligated to any loan until it closes. It just eliminates the risk of interest rates increasing. If interest rates fall, we sometimes have the option to lock at lower rate, so if you are comfortable with an interest rate and lock the rate, you can be assured that the interest rate will be available when you close within the rate lock timeframe. This allows you to budget, plan your affordability, and purchase a home without having to worry about rates and payments changing before you actually close on your loan. Otherwise, interest rates may increase and by the time you close on your home, you may not be able to afford or qualify for the loan on your home. Interest rate locks provide needed security. Since lenders are absorbing interest rate risk, they charge for taking on this risk. For instance, a 60 day lock interest rate may be slightly higher than a 30 day lock interest rate. Therefore, when you shop for mortgages, a 4% interest rate with a 60 day lock is a better deal than a 4% interest rate with a 30 day lock.
What documents are needed to apply for a loan/get a loan?
When you’re ready to apply, we will need a breakdown of address and job history, income, debts and assets. Having the following information handy will help you facilitate a closing quicker and more efficiently: Last 2 years W-2’s (for hourly and salary employees) Last 30 days paystubs (if paid hourly or salary) Copy of picture ID and social security card Last 2 years of employer and address history Social security number and date of birth to run a credit report Last 2 years federal tax returns if paid other than hourly or salary Last month (or last 2 months depending on the loan) 401k or retirement statements and bank statement

How long have you been in business?
Leosons Residential Construction was created in 1995 as a tribute to my father Leo Scheu who passed away on Oct. 17 that year, but I have actually been working in various fields of the construction trade mostly masonry - for 40 years.
What is your price per square foot?
The price per sq. ft. varies depending on the style of house, the size, the lot and where the customer’s priorities lie. A ranch is more expensive than a two-story; a lot that has a steep grade is more expensive to build on than one that is flat. Septics add cost, as well as basements. I prefer to discuss with the customer what type of finish materials, where they are building and what style of house they want before I give an estimated cost per ft.
What locations do you build?
I have built on all sides of Evansville, Posey County, Gibson County, Warrick County and Spencer County. I would prefer to stay within an hour from home.
Do you have certain prints or do we need to have our own?
I do have a number of prints I have accumulated that potential customers can review to see if
one would fit their needs, but many customers bring their own. Regardless, most all prints will need to be revised to fit the customer’s priorities and needs. In order to get a competitive quote and print with elevations, accurate and specific dimensions are needed.
What is your job description - how much of the work do you do? Mostly, I am a manager. I am in charge of putting a team of professional, reputable and competitive subs together to make sure that a home is built as if it were mine. According to the specs agreed upon and to the best value for the customer. Also, I do most of the trim work, hardwood flooring and everything that does not fall into a subcontractor category.
Where do we pick out our materials?
I have a list of vendors, contacts and phone numbers that I suggest, although, if a better deal can be found elsewhere the customer is not bound to use those vendors. Most all finishing materials will be given an allowance including, but not limited to, cabinets, counters, flooring, lighting, plumbing fixtures, door knobs, concrete and paint. Any amount over the allowance would be a charge over and above. Any amount under allowance would be deducted from the cost.
How does the financing work?
I have dealt with almost every bank in the area and for the most part the process is the same. It would be wise to get pre-approved for a loan in order to find out how much you qualify for. From there, you can figure out how large and what style of home fits your needs. In order to get the construction loan the bank will require a print, cost breakdown and a contract. Many of the banks are now requiring an approved builder. From there, the bank will do an appraisal based on that info and will lend a certain percentage of the appraised cost. Any cost over and above the loan will have to be paid by the homeowner. The loan is
typically paid in monthly draws as the construction process proceeds. The bank will send an appraiser out at certain times during construction to verify the work is being completed as the draws are requested.
How long does it take to build a home?
The length varies depending on the size, lot and time of year. Typically, for me, a small brick ranch on a crawl space will take 3- 4 months. A basement adds about 4 weeks. From there, the time increases- 4000 sq. ft. and above are six months and over.

Working-Bergen Interiors: Window Treatment SOS! By Helen Goodman
I
nterior Design is a magical world of color and light, texture and style. It is far more than just how a home looks…that’s the easy part. The goal of good design is to marry both form and function. After all, if a space doesn’t function properly, what good is it? Evansville designer Marjorie Bergen, owner of Working-Bergen Interiors, has clients all over the tri-state, as well as in Virginia, Alabama and Florida. Her services include space planning, flooring, lighting, kitchens and bathrooms, furniture, art, rugs, window treatments, custom bedding, accessories and more. New construction and remodel projects are also a big part of her business. When asked her favorite part of design, she said, “Whatever I’m working on right now…that’s my favorite. I love it all!” When pressed further, she admits to a special affection for window treatments. I wondered why, and here’s what she said: Window treatments are the crowning glory on a room, the jewelry on the dress, an obvious reflection of one’s taste, style and, yes, budget. They can be designed to add visual height or width to a room. They can add softness or strength. And while they are beautiful, one would underestimate their value if other benefits of window treatments aren’t considered.

Privacy is a big factor for many people when deciding to purchase window treatments. Most people don’t like the idea of strangers peeking in at night when it’s dark outside and the lights are on inside. It is important to feel comfortable moving about in your home without worrying about someone looking in. Additionally, we don’t want strangers looking in when we are away… Specifically if they are looking to see if we have something they might want for themselves. Window treatments definitely provide security. Light control is another issue. Sometimes light streaming in the windows can be lovely, but other times it can keep you awake when you’d rather be sleeping. The sun also enjoys coming through the windows to put a glare on the TV during our favorite shows. And though we love the sunshine, our furniture does not. The sun fades our fabrics and dries our woods. Window treatments help the things we love last longer. Window treatments can also help with sound. A dining room with wood floors and wood furniture can be a hollowsounding, noisy place. Add in a rug and some nice window treatments and your dinner parties will be much more pleasant.
Also, remember window treatments can help keep you warm and toasty on cold and blustery nights. Every layer of fabric on your windows will help keep the cold out and the heat in. Older homes can be especially drafty, and covering windows really does make a difference. And last, but certainly not least, is the simple fact that window treatments add aesthetically to any room. They frame your view, decorate your space and enhance your surroundings. They have the ability to tie together all of your colors and finishes for a custom look that will make you feel good in your home. Whatever your next project is, consider hiring a professional designer to assist and guide you.
