Batu Kawan has long been considered a quiet agricultural backwater situated in Seberang Perai, Penang Malaysia. Today, Batu Kawan is being touted as Penang’s third satellite township after Bayan Baru on the island and Seberang Jaya in Central Seberang Perai.

Among the integrated development projects under the Batu Kawan Masterplan is the Batu Kawan Industrial Park, which compasses the southern portion of the town and is bounded by the Second Penang Bridge to the north. The 2,680-hectare industrial zone has become the base of operations for various multinational firms and is home to The 12 Waves, the largest logistics warehouse in Malaysia.

The 12 Waves is the central component of One Auto Hub, an international industrial centre catering to the needs of the automotive industry and a commercial development by PKT Logistics Group. The masterplan for the 72-acre development includes a university and civic development as well as showrooms, service centres, food and entertainment outlets and also an international standard hotel.

The 12 Waves is designed in response to the environmental and economic context. It employs sustainable, technical solutions while promoting social interaction and connection by creating spaces where people can dwell together.

Public Garden Amenity – Integral to the idea of ‘giving back’ is the 600m-long Japanese Garden, offering works, students, visitors and local residents the opportunity to come together while strolling a contemplative landscape.

In addressing the issue of the hot and humid weather in Malaysia, the technical aspects of the project design are focused on minimising energy expenditure. For instance, clerestory windows and fibreglass skylights are installed to diffuse sunlight, thus allowing ample daylight for day-to-day operations to progress minus the presence of artificial light. A solar grid is also installed to utilise the abundant of sunshine and allows the building to generate a positive energy surplus.

The roof design responds to the high amount of rainfall annually. Fibreglass louvres are custom designed to withstand monsoon showers and Syfonic systems harvest rainwater efficiently supplying a grey-water recycling system for washrooms and industrial washing.

In addition, The 12 Waves housed a wide selection of facilities and amenities including office space, a strolling garden, restaurants and cafes, a spa and fitness centre, convenience shops and a trucker’s lounge. It also features the recently completed Japanese Garden that stretches approximately 600 metres around the site. Designed by a leading Japanese landscape designer, it offers workers, students, visitors and locals an opportunity to come together and mingle in this reflective and meditative landscape.

INDUSTRY RECOGNITION Since its completion, The 12 Waves, One Auto Hub, has received numerous industry recognitions. Most recently, the project has won the Fiabci-Malaysia Property Award 2019 (MPA 2019) in the Industrial category. In addition, The 12 Waves entered the Malaysia Book of Records in August 2018 as “The Longest Warehouse and The Biggest Single Storey Warehouse in Malaysia.”
