Cleantech Solar powers up three new solar projects at AkzoNobel’s Malaysia and Thailand manufacturing facilities Three rooftop solar PV systems at AkzoNobel sites in Malaysia and Thailand have been commissioned by Cleantech Solar under long-term agreements where Cleantech Solar has funded, built, and will operate and maintain the systems throughout the term of the agreement. Two of the sites are located in Chon Buri and Samut Sakhon, Thailand and the third site is located in Nilai, Malaysia. The combined 1.6 MW solar power plants saw 7,818 panels installed across the industrial coatings sites and are targeted to avoid about 28,000 tonnes of CO2 emissions across the term of the agreement. The solar power plants will help AkzoNobel progress towards its target in sourcing 100% renewable electricity by 2030 as part of its RE100 commitment. Grundfos launches investment-free guaranteed energy savings programme for Thai businesses Grundfos, a leading pump and water solutions manufacturer, has launched a new service model in Thailand that can help local businesses cut energy consumption by more than one-third, achieving greater sustainability at a lower cost while supporting the country’s goal of reducing greenhouse gas emissions by at least 20% by 20301. Grundfos Energy Earnings (GEE) is a new shared energy saving programme where Grundfos absorbs the investment cost of replacing customers’ current equipment with new environmentally friendly solutions, as well as installation and ongoing maintenance. Under this new self-funding service model, Grundfos and customers will share the realised savings from GEE for five years. Products offered through GEE include LS pumps, controllers and energy-efficient motors. Pumps account for 10% of global energy consumption and therefore, switching to newer technology can have a significant positive impact. Advanced pump solutions, which can be used for various applications across diverse segments, are especially suitable for the hospitality industry where hotels, entertainment arenas and other facilities play a critical role in supporting the Thai economy. GEE can also help municipal electricity authorities reduce their energy consumption. The pandemic this year has reaffirmed the importance of achieving our climate ambitions, as we are reminded of the impact human activities have on the environment. Our GEE model showcases the benefits of replacing energy-intensive equipment with our pioneering technology that can reduce both environmental and financial costs.” Grundfos this year launched GEE with Ramayana Water Park in Pattaya, replacing the existing pumps at Thailand’s largest water park and enabling it to reduce its energy consumption by 31%. The project will exceed 1,000,000 kWh in savings and 450 tonnes of CO2 emissions – about the same as permanently removing 170 cars off the road. Financial savings for a customer can reach up to 1.5 million baht per year of cost saving. “These savings will have a significant impact on our customers’ bottom line, as well as our commitment towards sustainability and the environment. We forecast to reach 30 Asia Pacific customers within the next five years,” said Mr Brown.

MTC to launch its first Engineer Placement and Internship in Timber Industry Programme The Malaysian Timber Council (MTC) sets to launch its maiden programme in March for engineers, wood technology graduates as well as undergraduates to be absorbed into timber-based companies for training and internship purposes that may lead to them building successful careers in the industry. The MTC Engineer Placement and Internship in Industry Programme 2021 will be a collaboration between the Council, higher learning institutions in the country and timber associations. “The need for engineers is becoming more crucial as timber-based manufacturers remodel their operations towards digitalisation and smart manufacturing primarily due to the impact of the COVID-19 pandemic on businesses,” said MTC CEO Muhtar Suhaili, adding that the subtleties of most manufacturing processes are best understood by
engineers. He said the programme is part of the MTC’s Five-Year plan, which focuses on building the knowledge talent in the industry. The Engineer Placement programme is a one-year programme for engineers to receive on-the-job training under the guidance of a professional while the Internship Programme is open to undergraduates who are doing their industrial training. MTC will absorb the training cost as well as provide allowances. Platinum Victory continues to thrive despite challenging property landscape Despite a challenging past year for property developers, Platinum Victory has made available competitively-priced residential properties to Malaysia’s growing urban and middle-class. Two of its projects launched in 2019, Platinum Arena Residences and PV9 Residences, were sold out last year. UOB’s U-Solar programme contributes to greenhouse gas savings across ASEAN In just over a year since its launch in October 2019, UOB’s U-Solar programme has facilitated the generation of nearly 160 gigawatt hours of solar power across ASEAN, reducing more than 77,200 tonnes CO2-equivalent (tCO2e) in greenhouse gas (GHG) emissions, equivalent having to about 1.3 million new tree seedlings grow over 10 years or taking almost 17,000 cars off the road for one year. U-Solar is Asia’s first solar industry ecosystem to power the development and adoption of renewable energy across Southeast Asia, and is part of the UOB Smart City Sustainable Finance Framework. B&I recently met with Mr Rex Pennefather, the General Manager of ASSA ABLOY Opening Solutions Malaysia Sdn Bhd, who shared his thoughts on Malaysia’s market trend and consumer behaviour for smart door opening solutions. B&I: Can you give us a brief overview of your capacity as the General Manager of ASSA ABLOY Opening Solutions Malaysia Sdn Bhd? MR REX: ASSA ABLOY Opening Solutions Malaysia is part of the greater China and Southeast Asian business unit of the ASSA ABLOY Group. There are a total of eight countries in this business unit, with a general manager or country director domiciled in each country. For general managers like me, our core responsibility involves overseeing all business elements namely full strategic planning, P&L responsibility, channel strategy, stock and distribution management, procurement, as well as supply chain and sales partnerships. The inner workings of our regional office are rather complex, but I am well supported by a strong team of managers who are responsible for the many different facets of the business including projects and specifications, disruptive and innovative retail channels, traditional, modern, and big box retail, distribution partners, finance, supply chain and logistics. Currently, we have about 2,000 customers that we support and service in Malaysia.
B&I: What are your views on Malaysia’s consumer behaviour for smart home solutions? MR REX: I think Malaysia is poised for a great uptake in smart home solutions. As you may know, smart home solutions cover a wide range of products like digital door locks, smart wireless receivers, safes, CCTV and many others etc. One of the fundamental requirements to create a smart home environment is a solid network infrastructural backbone, good connectivity and ubiquitous phone coverage – Malaysia is well on its way to achieve this by strengthening its digital footprint. The country now has seven internet service providers, a growing 5G network and the government has recently launched national digital infrastructure plan, Jalinan Digital Negara (JENDELA), designed to steer the country towards greater digital connectivity by boosting the efficiency of the national infrastructure and optimising spectrum usage. In terms of demographics, Malaysia has around 77.2% urban population and 84% are under the age of 54. This is an exciting statistic for ASSA ABLOY, as these are considered the new generation of consumers with a growing appetite and willingness to adopt to smart solutions. With these favourable facts in hand, we had expected greater and earlier uptake of smart home solutions. Although we are seeing uptakes in larger, upscale residential and commercial projects, there has been a lesser response from the typical private homeowners. I think one of the stumbling blocks in Malaysia is on the income bracket. For example, in 2019, it was reported that Malaysia’s average salary was RM3,224 and the median was RM2,442 – this is comparatively lower than the neighbouring countries in the region like Singapore and Hong Kong. As a result, smart home solutions are an expensive investment since they are usually priced upwards of RM1,000 per product. Even though the country is still in the early adopter phase we believe with a proper financial model and easy pay type schemes we could drive volumetric uptake of these offerings. I believe people are willing to switch to smart home solutions and therefore, these products should be more widely available to everyone. ASSA ABLOY is currently in the midst of offering more lower-range products into the market ensuring greater accessibility of these solutions to the general population helping to improve their security, safety, and convenience. B&I: What are your projections on Malaysia’s door opening solutions market, in view of COVID-19 pandemic and the current economic situation? MR REX: Like most other industries globally, the Malaysian construction sector took a large knock because of the COVID-19 pandemic. While there were hopes and expectations that we’ll be recovering in Q1 2021, the sudden spike of infections in January

ONE ON ONE has resulted in the country’s reinstating its Conditional Movement Control Order (CMCO) throughout the first quarter of the year. Be that as it may, the government has rolled out several initiatives (albeit with stricter SOPs) for most businesses to continue their respective operations and development. If you look at the financials of the larger construction companies, most of them are profitable and delivering good results despite these challenging times I expect this will continue as we see more development projects scheduled for launch in the coming months. The interest rate is at the lowest it has ever been in a long time, so it is a good time for young, first-time homebuyers to start scouting the market for a new property. Despite lack of international travel, we believe that Malaysia remains an attractive and stable property investment opportunity. Something that needs consideration is the growing property overhang particularly the high-end residential and serviced apartments as construction development is outpacing occupancy rate in this sector, so this is something we are following closely. B&I: Moving forward, what are your objectives, plans and vision for ASSA ABLOY? MR REX: From ASSA ABLOY’s perspective, the Group’s strategic direction is to lead the trend towards the world's most innovative and well-designed access solutions. Our purpose is to help people feel safe, secure and experience a more open world. Locally, our short- and long- term objective is to become the leading commercial door opening solutions provider in the region, coupled with a robust and entrenched retail segment offering a wide range of solutions that compliment this commercial uptake. We have also done several acquisitions recently in the market, so we will continue expanding our competitive standing through complimentary offerings in the Malaysian market. B&I: ASSA ABLOY now has an extensive catalogue of door opening solutions including products from Yale, Hygieneplus+, and Openings Studio. Do you have any specific marketing strategy to further strengthen ASSA ABLOY’s position in the market? MR REX: A constant flow of new, innovative and sustainable products is the most important driver for ASSA ABLOY’s growth targets. We will continue to invest heavily in our innovation and product development. Our ambition is to become an integral partner in a development project and therefore, we want to start adding and creating value from the very early stage of the process; from specifications to project delivery. ASSA ABLOY’s latest and most relevant offering because of the COVID-19 pandemic is the Hygieneplus+ product offerings. As with most industries, the COVID-19 pandemic has driven many companies to reassess the way they do business and their market positioning. CHENGDU FUTURE SCIENCE AND TECHNOLOGY CITY
D
utch architectural firm Office for Metropolitan Architecture (OMA) and Hamburg-based Gerkan, Marg and Partners (GMP) were recently announced as the winners of the Chengdu Future Science and Technology City Launch Area Masterplan and Architecture Design Competition. This pilot project will be located in an area adjacent to the new Tianfu International Airport east of Chengdu in Sichuan province of China. The new airport, scheduled to open later this year, is Chengdu’s second and is expected to become the largest in China after the Beijing and Shanghai international airports. The Chengdu Future Science and Technology City is intended to help spur Chengdu’s innovation industry and will thus be oriented towards connecting the new airport as well as the extant Aviation College to the site’s northwest. DESIGN COMPOSITION As part of the first phase of the 4.6-sq-km-long masterplan, OMA will develop an International Education Park in the west while GMP will build a Transit Oriented Development (TOD) in the southeast. Local architects CAUPD and Swooding will also collaborate on the masterplan. The masterplan will be in a space characterised by green

The International Education Park, to span over 460,000 sqm, will include education programmes for multiple universities, dormitories, public programme, national laboratories and innovation offices. Talking about the different sections of the masterplan, OMA explains: “Inspired by the Lin Pan villages in Chengdu – traditional rural settlements that practice small scale farming and deploy ancient irrigation systems – the masterplan will be divided into six clusters, each highlighting a specific architectural typology defined by its programme, as well as its relationship with the topography and local water systems”. The Living cluster, with commercial programme on the ground level and residential developments above, will feature a reservoir at its centre to evoke the water elements on site. The University cluster will feature buildings with landscaped terraces that resemble hills. These terraces will offer outdoor,
dynamic spaces for academic activities. This cluster will also include a biofiltration system, where the large roof areas of the buildings will become rain gardens, filtrating water and collecting it in underground storage tanks and detention ponds. This cluster will be connected through a network of walkways and cycle paths to the Laboratory cluster. Located in a wetland area, it will provide research gardens taking advantage of the site’s conditions. Farming systems will be installed on roofs of the buildings, which will house facilities for innovative experiments. Also situated in a wetland area, the Market cluster will be an elevated grid structure with commercial and public facilities at the ground level, and residential developments and offices above. This cluster will be characterised by its use of hydropower. The Public cluster will be a Transport Oriented Development (TOD) with public spaces and support research, exhibition and production program. It will reinforce the identity of the masterplan by integrating nature and architecture: an existing water basin will be built into a science and technology park. The central area of this cluster will be an elevated, circular volume where all trains and transportation facilities will connect. Below will be a space for landscape and greenery. The Government cluster will sit on top of a hill along a river. Five office buildings will surround a central block, all of which will be connected by walkways extending into the landscape. The central volume will feature a public plaza, and the surrounding ones will include plant incubators alongside wetland incubators. All the clusters will be car free, with a scale to ensure that all places within can be reached within ten minutes. They will be connected with the train station and surrounding urban developments through a smart mobility network for automated vehicles. Muhtar Suhaili shares his take on the Malaysian timber industry and aspirations for the Malaysian Timber Council in a frank and candid interview.
YOUNG CEO LEADS FROM THE HEART
M
uhtar Suhaili is the youngest Chief Executive Officer the Malaysian Timber Council (MTC) has ever had. Standing at 181cm, this 39-year-old is a friendly, people-centric gentleman who puts everyone in his company at ease. Muhtar is also one of those who understand that effective leadership stems from well-adjusted leaders who know how to harness their emotional intelligence to bring out the best in others. “There is no magic formula. I just place the well-being of my staff and those I am in contact with at the heart of everything I do,” he said matter-of-factly. But behind the gentleness of this warmhearted, coolheaded CEO lies a steely character who is determined to persevere and lead his organisation out of the colossal clutches of the COVID-19 pandemic. The Malaysian timber industry, which is the third highest revenue contributor in the commodities sector after palm oil and rubber, has many untold stories and some of which have gone completely unnoticed and occasionally having the industry portrayed in bad light. 30 Mar-Apr 2021 | www.b-i.biz
“People are still under the impression that it is bad to cut down trees and we harvest our logs indiscriminately, which is not true,” said Muhtar. “We need to keep our business going and how are we to do this if the industry is not sustainable. Imagine, if we were to cut everything down, where are we to go for raw materials? And Malaysian timber trees take anything between 40 and 60 years to mature… that is a lifetime. “We have been prudently managing our forest since 1901 using a system called Sustainable Forest Management (SFM) that stipulates only certain trees can be harvested, leaving behind the mother trees, and giving room for the younger trees to mature,” he elaborated. According to Muhtar, Malaysian timber products are held in high regard in countries like the United States, Japan, Europe and Australia that are known for their stringent production requirements and strict certification standards. “The Malaysian Timber Certification Council certifies timbers through its Malaysian Timber Certification Scheme (MTCS). MTCS is the first tropical timber certification scheme which is endorsed by the Programme for the Endorsement of Forest Certification. The
Chain of Custody (CoC) also tracks the entire journey of a product which begins at the log harvesting stage,” he said. As of December 2020, 5.27 million hectares of forests have been certified under MTCS, 22 FMUs and eight forest plantation management units, while there are 381 CoC holders nationwide. “How can Malaysia continue to be a leading supplier of timberbased products worldwide if it is not up to mark? Sustainability has always been a key factor in our industry,” said Muhtar, who has a Master’s degree in Petroleum Technology from Curtin University of Technology, Australia. “Since the ‘gestation period’ of Malaysian timbers are long, and in keeping with our pledge under the Rio Earth Summit in 1992 of having at least 50% of our land under forest cover, Malaysia has steadily reduced its annual coupe that makes the augmentation of raw material a necessity. “MTC’s Import Assistance Programme enables local manufacturers to acquire alternative raw materials. The industry is also producing more higher-value-added products and promoting the use of timbers such as Merpauh and Sepetir for this purpose,” he said. Prior to his appointment as MTC CEO in November last year, Muhtar was the chairman of the Malaysian Palm Oil Certification Council. He was also the Lead Project Engineer in Shell Malaysia for 15 years. Muhtar is currently pursuing his doctoral degree
in Business Administration. He also has a Bachelor’s degree in Mechatronics Engineering. The newly minted CEO, who has extensive knowledge in managing mega projects, said the Council is also looking into other issues that is affecting the timber sector as such automation, product innovation and labour. In keeping with its vision of becoming the lead organisation that develops the Malaysian timber industry, Muhtar said, the Council’s Five-Year Plan from 2019 to 2023 will strategically enable the industry to maintain its competitive edge. “We have in place the seven Must-Wins to ensure the growth and sustainability of the industry,” said Muhtar. He said cultivating market access, enhancing the process of automation, uplifting the sources for raw materials, supporting business succession programmes, championing design and branding, spurring green initiatives and strengthening relationships with stakeholders are the seven Must-Wins. In encouraging the industry to wholly embrace automation, the Council has been providing incentives for the purchase of machinery through its Automation and Digital Technology Acquisition Programme (ADTA). To help industry members move swiftly into technology adoption, MTC has also introduced its Smart Manufacturing Consulting Programme. MTC will also be launching its maiden Engineer Placement and Internship in Industry

Programme in March to invite engineers to be part of the industry which is moving towards digitalisation and innovation. Since the emergence of the COVID-19 pandemic, MTC not only transformed its operations but also aided industry players to adopt digital solutions into their business module. “The timber sector in Malaysia was one of few non-essential service sectors allowed to operate during the Movement Control Order back in April last year. This shows how important the industry and its contributions are to the national economy. We are determined to keep this industry viable. “I can’t do this without the support of my staff. The most valuable resource for any CEO is their staff. As the COVID-19 virus still lurks, I need to ensure the safety of my staff and that they remain motivated. he Keppel Marina East Desalination Plant is Singapore’s fourth desalination plant, operated by Marina East Water Pte Ltd, a wholly-owned subsidiary of Keppel Infrastructure Holdings Pte Ltd. The desalination plant has commenced commercial operations with effect from 29 June 2020. Under the Design, Build, Own and Operate (DBOO) arrangement with National Water Agency PUB, Marina East Water Pte Ltd will undertake plant operations for a 25-year concession period from 2020 to 2045. The Keppel Marina East Desalination Plant is Singapore’s first large-scale, dual-mode desalination plant capable of producing 137,000 cubic metres (about 30 million gallons) of fresh drinking water per day. It is the second water plant developed and operated by Keppel Infrastructure Holdings Pte Ltd. under the DBOO arrangement, the first being the Keppel Seghers Ulu Pandan NEWater Plant. The Keppel Marina East Desalination Plant’s location in Marina East gives it the ability to treat either seawater or freshwater drawn from the Marina Reservoir, depending on the prevailing weather conditions. This will strengthen Singapore’s water supply resilience in the face of increasingly dry weather conditions caused by climate change. In dry weather, the desalination plant will draw water from the sea to produce desalinated water. When it rains, it will utilise rainwater collected in the reservoir to produce potable water that requires less energy and fewer steps in the treatment process compared to desalination. In a press statement, Chief Executive of PUB Mr Ng Joo Hee said: “Seawater desalination is one of Singapore’s ‘four national taps’. Unlike the other three taps – imports, rainfall and recycled water – it is a practically limitless source. The ocean is almost infinite. It is also weather-resistant and always available, rain or shine, as a source of life-giving water. The availability of desalination makes Singapore’s water supply immensely resilient. The desalination plant coming online will further strengthen Singapore’s water security.” “The Keppel Marina East Desalination Plant’s completion is also eagerly awaited because it is such a special facility: a dualpurpose desalination plant in the middle of our city, integrated with parkland, accessible to the public, and a beautiful piece of architecture. tudio Gang has partnered with Denver-based real estate firm Urban Villages in the design of ‘Populus’, a new and iconic landmark that will be located next to Civic Centre Park in Denver, Colorado. The mixed-use project will introduce a vibrant new social centre in downtown Denver, opening itself up to both the city and to the Rocky Mountains beyond. Its location along a prominent corner site informs the triangular, wedge-like volume that greets the neighbourhood equally on all three sides, welcoming visitors and residents as well as connecting Denver’s civic, arts, and commercial districts. The 159-foot building, which spans 145,000 sq ft over 13 floors, will host a 250-key hotel, 40 micro-apartments, a public rooftop bar and viewing deck, event spaces, and an activated ground-level lobby framed by windows which rise up to a height of 30 feet. The textural and rhythmic façade is informed by the building’s function. Each vertical scallop spans the width of a hotel room, while its windows change in size in response to public and private spaces. Studio Gang designs ‘Populus’ with a distinctive facade that expresses the patterning found on Colorado’s aspen trees. As the trees grow, they shed their lower branches, leaving behind dark, eye-shaped marks on the papery bark of their trunks. The windows are further detailed to perform efficiently in the Denver climate. On the exterior, the ‘lids’ of each window stretch outward according to solar orientation to shade the interior, improving the building’s energy performance. They also neatly channel rainwater to keep the façade looking fresh over time. Additionally, the building will have a green roof terrace planted with regional vegetation offers extensive views at the building’s top, providing a lush place to socialize and attractive habitat for local wildlife and insects. A 3D-printed global habitat for sustainable living
D
esigned by Mario Cucinella Architects (MCA), engineered and built by WASP, TECLA is a prototype of an on-site 3D-printed habitat launched near Bologna, Italy. The innovative model is set to create future housing solutions and re-questions the idea of living in the city. The prototype is introduced with aims to provide a shelter for everyone through a sustainable, low-cost and efficient method. TECLA is a new circular housing model, created using entirely reusable, recyclable materials taken from the local terrain. It has a particular construction process, based on the circular economy logic. Built using Crane WASP, the latest innovation in on-site 3D construction, the project can be carried in a short period of time and in the most sustainable way. In a step towards ecohousing, TECLA will be the first house fabricated using multiple collaborative 3D printers. The prototype offers new perspectives and new fundaments for a future autonomous eco-city. Named after one of the cities in Italo Calvino’s Invisible Cities, TECLA is a combination of technological innovation with

Imagined by MCA, an architectural firm whose work combines environmental and energy efficiency strategies, with the know-how of WASP renowned as Italy’s pioneering specialists in 3D printing, TECLA is a game-changer. 3D-printed entirely using locally sourced clay, a biodegradable and recyclable material, the shelter generated can adapt to different contexts and environments. Suitable for selfproduction, with the WASP’s innovative Maker Economy Starter Kit, the model can “boost the national and local economy, improving the wellbeing of communities, [and] accelerate the construction process as the 3D printer will produce the entire structure at once”. “WASP takes inspiration from the potter wasp. We build 3D-printed houses using earth found on the spot, under a sustainable perspective. The oldest material and a state of the art technology merge to give new hope to the world. Gaia, our first 3D-printed house made with raw earth, was born a year ago. Today, with our partners, we are printing TECLA an entire eco-sustainable habitat,” said Massimo Moretti, founder of WASP.
On another hand, TECLA was developed using research conducted with the support of Mario Cucinella students from the Sustainable Environmental Design programme at the Architectural Association School of Architecture in London. The investigation searched for a solution that can make the model capable of withstanding different climates, resulting in a highly flexible envelope, resilient and energy-efficient. TECLA started printing in September 2019 and is due to complete by the beginning of 2020, at WASP headquarters in Massa Lombarda. Mr Mario Cucinella, founder of Mario Cucinella Architect, commented: “Together with WASP, we aim at developing an innovative 3D-printed prototype for a habitat that responds to the increasingly urgent climate revolution and the needs of changes dictated by community needs. he brilliant creation of New York-based architect, Kohn Pedersen Fox Associates, and architects61, 18 Robinson is a sleek, statement building reminiscent of New York’s Times Square and Manhattan’s Flatiron Building. Designed to address the principles of sustainable urbanism, 18 Robinson is a highly visible Grade A office and retail development that maximizes the potential of its small site in downtown Singapore. Completed in 2018, the 180-metre commercial tower spans 259,400 sq ft across 28 floors. Located at the terminus of the V-shaped intersection of Market Street and Robinson Road, 18 Robinson avails the odd site shape through the balanced elements of the faceted tower. Two primary volumes, a hovering crystalline office tower and a retail podium, make up the principle building elements. Keeping with Singapore’s Landscape Replacement Area policy, 18 Robinson offers publicly accessible space that is equivalent to the site area. Its landscaped spaces include a glass-enclosed sky garden, a terraced roof-scape on the podium and outdoor terraces, which feature planted trees, natural ventilation, and views across the city.
