2020 will be year to remember in AMA’s history I am deeply honored to serve as the new Chair of the Arizona Multihousing Association Board of Directors. 2020 marks the 53nd year of the AMA taking a leadership role in shaping the success and progress in our industry.

With strength in numbers, here we grow again As I enter my 21st year working with Arizona Multihousing Association, I am more excited than ever at the organization that we have built together. We have surpassed 285,000 units in memberships, more than 2,300 members, AMA is the fifth-largest NAA affiliate and the fourth largest trade association in Arizona. As we enter 2020, please take a few minutes to contemplate how you can best serve AMA this year and make a commitment to do just that. Our initiative to raise $1 million for the Better Government Fund is our main priority. Along with our industry partners and municipalities, AMA is working with the U.S. Census Bureau for an accurate count of residents in our rental communities. The AMA is proud to present the 2020 At A Glance. This publication is a valuable resource guide which outlines AMA signature events, education classes,

networking and charity opportunities. In it you will notice that we have continued our robust educational opportunities based of valuable feedback and record-breaking attendance from our memberships in 2019. AMA strives to provide our members with a wide array of networking events to build your business, education and professional certifications to enhance your team’s skills and lots of opportunities for all members to engage with their peers and serve on an AMA committee. Our Board of Directors is focusing on the Tribute Awards, Education and Engagement in 2020. The board will be looking to the AMA committees and members to help set the strategic plan for focusing on our priorities while providing all our members with the benefits, education and networking opportunities that are valuable. As incoming Chair, I seek to accelerate this significant momentum created by Board of Directors and Committee Chairs of the past by amplifying our association’s impact, prominence and importance. WHO WE ARE AMA was founded in 1966 as a state-wide trade association to represent and serve the rental housing industry through legislative, legal, and regulatory matters. The AMA provides services, products, educational programs, networking opportunities, and helps to promote ethical, quality rental housing throughout Arizona. Major AMA events include Trade Shows, Reverse Trade Shows, Tribute Awards, Golf Tournaments, Maintenance Manias, and Dinner Meetings in both Phoenix and Tucson. 2020 Public Policy Agenda GUIDING PRINCIPALS The Mission of the Arizona Multihousing Association (AMA) is to unite Multifamily Housing Leaders in one trusted voice for Arizona’s rental community. The AMA is committed to supporting policies that advance the Mission, enhance the regulatory environment for the apartment industry and provide quality and affordable housing opportunities for the state.

PROTECT AND PRESERVE THE ARIZONA LANDLORD AND TENANT ACT

•P reserve the statewide prohibition on rent control. •O ppose any efforts to diminish private property rights in the state. •O ppose any efforts to upend the balance of the Act. • Oppose any efforts that would lengthen the eviction process or create unnecessary or costly regulation to the process.

AMA growing industry awareness by growing its Better Government Fund The rental housing industry continues to face targeted attacks nationally and in Arizona over misguided policies like rent control. They eventually will impact the industry directly as regulatory changes like these also threaten a property’s bottom line. Almost everywhere one turns lately, political figures including presidential candidates step up to take dead aim at property owners with proposals like a draconian national rent control initiative. Nor is a traditionally pro-private-property-rights state like Arizona immune. Media outlets and state legislators continue to attack the eviction process as unfair, unethical and in need of so-called “reform” meant to diminish 14

the rights of property owners. Rent control proposals are no longer only in New York, California and Oregon. They have recently surfaced in Arizona; thus far such ill-conceived measures have been defeated in the state Legislature.

With a new legislative session and the 2020 elections looming, AMA leadership has outlined a proactive campaign meant to tell “our side of the story” to a full range of stakeholders – everyone from elected leaders to the statewide

The comprehensive effort requires two things: Engagement by AMA members, and an increase in the financial resources. AMA is funding this effort by growing its Better Government Fund (BGF). The AMA Board of Directors recently approved its first members’ dues increase in more than 12 years.

Every penny of this $.50 per unit assessment will go directly to the BGF. The same holds true for a $100 voluntary dues assessment (per member or per property) also approved by the board. Because the Arizona rental housing industry requires marketplace freedom and the

preservation of private property rights to thrive – and because these foundational elements often are attacked by politicians and special interests alike – our industry has an ongoing need to defend itself. The BGF, established in 2010, historically has been used to protect the state’s apartment industry from harmful legislation, to support candidates for office who support the rental housing industry and to fund the legal fight against civil actions that would severely curtail private property rights or financially harm Arizona’s rental housing community.

Why does AMA need a $1 million BGF? Nationally and locally, the political and media landscape is changing for rental housing providers. This fund will be used to: • P reserve the statewide prohibition on rent control and inclusionary zoning. • Oppose efforts to diminish private property rights in Arizona. • P rotect the careful balance of the Arizona Landlord-Tenant Act. • Oppose efforts to lengthen the eviction process or add unnecessary and costly regulation. • Support long-term solutions to increase the production of rental housing including affordable and workforce housing. • Independently engage in political campaigns to support candidates who understand and help solve the issues facing the rental housing industry and to oppose candidates who are hostile towards rental owners and private property rights. • P reserve key private property protections. • Prepare for impending litigation related to private property rights.

The BGF provides the organization with the resources necessary to combat legal, regulatory and legislative issues aimed at harming the apartment industry. The BGF funds supporting and advancing policies to strengthen the rental housing industry. This fund also allows AMA to independently support candidates and initiatives that align with its mission. EDUCATION CLASSES Conflict Resolution (Tucson) This course has been designed specifically for our association to help overcome conflict in the office, with residents or even at home. AMA PROGRAMS AMCF Big Hearts Since 2005, the AMCF Big Hearts Committee and dedicated members of the AMA have raised over $1,000,000 to benefit at risk families and children of Arizona through the Arizona Multihousing Charitable Foundation (AMCF).

In 2019, the funds raised through AMCF were distributed to UMOM New Day Center and Autism Speaks/SARRC in Phoenix, Our Family Services and Tucson Homeless Connect in Tucson, and the Julie Hurst and Steve Peters Education Fund scholarship statewide.

The Julie Hurst & Steve Peters Education Fund The Julie Hurst and Steve Peters Education Fund Provides funding for the employees of a company that is a member in good standing of the Arizona Multihousing Association (AMA) and their immediate family members. Immediate family members include children, spouse, or dependent of a legal guardian. Administered by the Arizona Community Foundation (ACF), the Julie Hurst and Steve Peters Education Fund will distribute

History In 2015 the Arizona Multihousing Charitable Foundation decided to create a scholarship fund to provide post-secondary educational funding for the employees of the AMA member companies in good standing, and their immediate family members. The AMA Board of Directors decided to name the education fund in memoriam, honoring Julie Hurst, a Senior Vice President with Riverstone Residential. Julie served on the AMA Board of Directors until her passing in 2012. In 2017, the AMA lost another dear friend, Steve Peters, a Senior Portfolio Director with Shelton-Cook Real Estate Services. Steve’s accomplishments in our industry inspired the Board to rename the fund to include his name. In 2019, the Julie Hurst and Steve Peters Education Fund scholarships were awarded to four participants - Giselle Coll, Burke Wood, Madison Furnas, and Daniel Sinclair.

AMA PROGRAMS Ambassador Program The AMA has opened applications for its Ambassador Program— AMA members must complete an application to be considered for the Ambassador Committee and complete the Mentorship Program. AMA Ambassadors perform many important tasks; most importantly, they help recruit and retain members, assisting the AMA in meeting its membership goals for the year. Mentorship Program The Mentorship Program is designed to ensure that Ambassadors fully understand the requirements of the committee and are trained to perform their roles within the AMA membership. It includes attending a variety of AMA events, one-on-one interviews with the Ambassador Chairman, and a commitment to maintain a high level of participation throughout the year.

Upon completion, Ambassadors receive a certificate and an Ambassador name badge to identify them as they perform their many duties within the Association. Welcome New Member Select Ambassadors make calls to new members to follow up on the new member experience, and suggest ideas as to which of the many benefits of membership will be most effective for them. Event Support Special name tags make Ambassadors prominent at AMA events. You’ll find them welcoming attendees, making sure everyone is comfortable and finding the contacts they are looking for. Ribbon-Cuttings Ambassadors appear in Ribbon-Cutting photos, tour member facilities, and spread the word about the host companies.

Social Responsibility Committee Programs Project S.A.F.E. Project S.A.F.E. stands for Safety Awareness Family Education. Project S.A.F.E. is the AMA’s premier community program for properties to bridge the gap between their residents and their surrounding communities by providing high-quality safety education in a fun, family-friendly environment. Everyone can agree that a safe and secure home is critical to Arizona families. This program protects not only the residents and staff, but also the assets of our owners. It is a win for all involved. During the Project S.A.F.E. season, from March 1 through August 31, properties hold events that bring their residents together to educate them on important and relevant community safety concerns. The wide variety of topics range from ID theft to cyber bullying identification and prevention, as well as community and personal safety. After the events have concluded, the AMA recognizes the “Best Of” properties for best use of theme, best flyer, and highest participation. Project S.A.F.E. is a proven, valuable program for property managers, staff, and residents alike. Residents and managers who have participated in Project S.A.F.E. have attributed many success stories directly to their participation in this program—from saving a drowning child to preventing a fire in a senior community. Meetings are scheduled over the lunch hour, and speakers are invited to share topics, issues, and resources that are relevant to community safety.
