A Capital Idea AMA members make trip to Washington to lobby for the industry In early March, more than a dozen members of the Arizona Multihousing Association visited Capitol Hill with hundreds of their colleagues from around the country to lobby on behalf of the multifamily industry. This year’s issues included Section 8 Reform, Eviction Reform, and the Yes in My Backyard (YIMBY) Act, which includes a package of reforms designed to increase housing production across the country. AMA members participated in meetings with the offices of Representatives Tom O’Halleran, Raul Grijalva, Greg Stanton, David Schweikert, Ruben Gallego, Andy Biggs and Ann Kirkpatrick as well as Senators Kyrsten Sinema and Martha McSally. Lobby Day was March 11. We set the stage for legislative action that we hope will benefit our industry.

Associate Member Council Recap A trek well worth it
Senita on Cave Creek shines as 1st AMC event of 2020 By Michelle Howland
Senita on Cave Creek and Avanti Residential opened their doors to the first AMC event of 2020 on February 27. More than 50 members made the trek to 23555 N. Desert Parkway in Phoenix – and the trip was well worth it. The Senita team provided an impressive buffet from Rubio’s in its beautiful clubhouse that features a pool table and shuffle board for fun. Regional Director Shelly Griggs spoke on behalf of the management company – Avanti Residential – and the community. She shared that Avanti Residential is an owner managed company based out of Denver, Colorado, with a satellite corporate office in Scottsdale. Its Arizona footprint features approximately 3,500 units; the company in total manages 5,800 units. The Senita team is led by Grace Owen and features six members: three in the

COVID-19 pandemic, public policy collide Rental industry braces for impact from unpaid rent; seeks policy solutions By Jake Hinman and Bastien Andruet
As the nation grapples with the effects of the COVID-19 pandemic, rental property owners face their own set of unprecedented challenges in dealing with the ramifications of the public health crisis.
Prior to COVID-19, Arizona was in the midst of record lows for evictions filed in Maricopa County. In fact, from 2006 to 2019, Maricopa County saw a nearly 20 percent decline in

—Legislative Update, from previous page Within days of Gov. Ducey’s order, Congress set in place an additional eviction stay through the passage of the Coronavirus Aid, Relief, and Economic Security (CARES) Act. This set-in place a 120-day federal eviction moratorium for properties with federally backed mortgages or federally-subsidized properties. The federal moratorium additionally bars rental owners from filing or initiating any eviction action to recover possession of the covered dwelling from the tenant for nonpayment of rent or other fees or charges, prohibits owners from assessing fees, penalties, or other charges to the tenant related to such nonpayment of rent, nor issue notices of non-renewal of the tenancy.
WHERE DOES THE MONEY GO?
Unfortunately, some of these policies were made with the pre-conceived notion that rental owners are flush with cash and able to absorb the costs of non-payment of rent for four-plus months. The reality is, owners on average only receive 9 cents from every dollar

Keeping your sense of community during COVID-19 By Sarah Fluke
We have all heard these times we are living in are unprecedented, unparalleled, unique, even bizarre. It can be hard to keep your family, loved ones and children at bay for weeks in order to comply with social distancing and quarantine orders. What about your residents? How can you keep them engaged and upbeat when they are cut off from things to which they have grown accustomed? Here are a few ideas to help boost the mood and morale at your community and rally your residents: n Book a local musician to do a live concert in a main courtyard or pool area. “We do service residential and commercial, but multifamily is the majority of our business,” he says. “The fast paced, high-stakes side of multifamily is exciting to us and we genuinely enjoy adding the ‘wow’ factor to apartment communities in the Valley.” Chandler adds he finds membership in the AMA invaluable.

“We wouldn’t be where we are without our involvement in the AMA,” Chandler says proudly. “That said, the friendships I have formed through the AMA have been life changing. They are my extended family and I’m honored to be a part of such a great association that continues to build a strong community and propel as forward as an industry.”
