Editor’s Note October is one of my favorite months. The weather usually begins to cool off around mid-October (although this year’s heat seems like it may never end), fall festivals, corn mazes and haunted houses—I love them all! My family always got to at least one corn maze each year. Our genetic lack of directional accuracy ensures that we always get lost, but we have a lot of fun doing it. We usually end the day on the farm by choosing one of the many pumpkins we will buy and carve during the season—I love cutting them open and sticking my hands in the big goopy mess. We also love Halloween and my mom and I go all out to throw the best kids Halloween party each year for my daughter and her friends. Seriously, it’s epic. While my daughter’s not quite ready for the serious local haunted houses yet, I am hoping she might brave a couple mild ones this year. To find your fall fun, be sure to check out our calendar of fall events happening throughout October and beyond. I love watching the food channel. This is largely due to the fact that I know that there is close to a zero probability that I will ever attempt to prepare any of the fabulous dishes I watch the pros make. I am fortunate to be married to someone who has learned the joy of cooking. My own joy of cooking is that he likes to do it. This doesn’t mean however, that I don’t fully appreciate food, especially the memories associated with certain dishes. Namely, birthday cake. I come from a big family and despite always pinching pennies to make it all work, my mother always made birthdays very special for the five (six counting my Dad) of us. She cooked our favorite dinner, which is pretty funny to look back on now because it was the same menu for all of us. Give us meat loaf, fresh peas, sliced tomatoes and cornbread, and we were all happy—total homemade delishishness. The treat that made it unique was that all of us had different favorite cakes. I recently celebrated another birthday and it all came flooding back. Maybe since I am a September birth, it explains why I love fall flavors so much. My fave of Mom’s cakes was always apple spice cake with maple frosting. If I even hear mention of a spice cake, I can breathe deeply and recall the smell of rubber balloons and the feel of crepe paper streamers that Mom hung over the table with “the

cake.” Blowing out the candles gave us the same thrill that a coronation must be to a royal. It was our day. And, oh, that cake. We would linger in the kitchen while she made it, knowing that at some point we would get to lick the spoon and if we were really lucky, we could scrape the bowl for the last signs of batter. There were usually a few neighbor kids that came over to play pin the tail on the donkey and enjoy a slice of her masterpiece. I remember feeling sorry for friends that had a “store bought” cake on their special day. Everyone on the block knew who had them and it just wasn’t the same going to their houses. All that gunky sugar frosting and no chance to sample the batter and smell the prize cooking. Sad! It was a sort of one-size fits all with those cakes back then. They all had fluffy roses on them and they were so perfect they didn’t seem real. Ours, on the other hand, had character. There were plenty of times when the layers got sort of stuck in their pan and a hunk broke loose. Heaven! We hovered like little vultures when the pans had cooled and the cake was removed. Mom just slathered extra frosting to hide the

gaps. No, a store bought cake just didn’t deliver the same experience, despite being confection perfection. I am lucky enough at this age to still have my Mom around, and guess what. Last week I had the ultimate birthday gift. Spice cake was there and for a while there was no dwelling on the heavy issues that face us today. Cancer, heart, local politics – all on the back burner for just a while. Just family and one lovely cake that had extra frosting in a spot or two. Congratulations to Sherri Hemminghaus Weeks, who just received the Liberty Sertoma Service to Mankind Award. This is based on volunteer community service and went to Sherri for her work for the historic Saenger Theatre. She has been involved since 1981 with efforts to restore and expand the theatre. Congratulations also to Mona Amodeo for the release of her first book, Beyond Sizzle. Mona is the founder/CEO of idgroup. A signing party in her honor was held at the Lee House where nearly 100 people stopped by. Special get-well wishes go to Irene Diamond! October Birthdays 2 4 8 10 27

Hillcrest Farm’s Seventh Annual Corn Maze

Oct. 1–29 If you’re looking for the perfect place to get lost or snap some instagramable pictures, Hillcrest Farm’s Corn Maze is back again this fall. Enjoy the beautiful farm experience and be sure to explore their store, where they offer homemade products and fresh produce. They will be open daily, except Tuesdays and Wednesdays, from 8 am to 6 pm with last entrances at 5:30 pm. Entrance is $5 per person, and children under three get in free. Sweet Season Farms 10th Annual Corn Maze and Fall Fun Festival

OWA’s Town of Terror

Throughout Oct. Recently chosen as Alabama’s top entertainment attraction, OWA’s Town of Terror’s theme this fall is Circus Asylum. General operating hours for the haunted attraction are Fridays-Saturdays from 6 pm to 10 pm and Sundays from 6 pm to 9 pm. OWA’s Town of Terror will be the largest haunted house in the area. For those looking at a more a “non-scary” approach to celebrating fall, the amusement park will have a variety of family friendly activities such as complimentary pumpkin painting, a scavenger hunt and trick or treating located in special kid friendly zones. Seville Quarter’s Oktoberfest Oct. 6 Come to Seville Quarter to experience this German autumn festival. This event will be filled with German music, dance and games but most importantly beer. First City Art Center’s Twelfth Annual Glass Pumpkin Patch

Oct. 6 Come to the First City Art Center from 10 am to 2 pm to see more than 4,000 hand-blown pumpkins created by glass and pottery artists. These pumpkins are original, one-of-a-kind pieces ranging in shape, size and color and will all be up for sale. Hadji Haunted House

Oct. 12–31 (select dates) If you are looking for something equally scary and benefitting, head to Hadji Haunted House this fall. Wahooloween at Blue Wahoos Stadium, a new tradition beginning this year on Oct. 28, will kick off the event with the first-ever BooDash 0.5k, the Not-SoScary Run, outside of the stadium. In addition to the free trick-or-treating event on the concourse, participants can enjoy a post-race festival on the field with refreshing beverages for both kids and adults, unique cuisine from local vendors, games for all ages, face painting and a chance to take your picture with spooky characters or kick a field goal. During the fun activities around the stadium, fans will be able to enjoy Ghostbusters on the video board. Following the movie, the Wahoos’ famous fireworks show will be on display. Navigation Program Helps Patients Find Their Way During Breast Cancer Journey A

breast cancer diagnosis is frightening and often overwhelming for a patient and her family. Weaving a path between assorted specialists and treatment options is further complicated by the emotional impact of the disease and its accompanying worries about family, work, finances and more. To help women find their way from the first time they hear the words “you have breast cancer” to the day they begin life anew as a breast cancer survivor, Baptist Health Care has created a breast health navigation program.

“The purpose of our new breast health navigation program is to provide patients with a single point of contact from the moment of diagnosis through the entire treatment process,” said Rachel Forehand, R.N., oncology support services manager at Baptist. “Our breast health navigator proactively facilitates communication between the patient and her providers so that her treatment is seamless.” Forehand is quick to point out that the navigation program services are provided to the patient at no additional charge. As soon as a patient receives a breast cancer diagnosis, the women’s imaging department connects her to Kelly Ward, MSW, CNBM, who serves as Baptist’s breast health navigator. Ward is an experienced social

worker who holds special certification as a breast management navigator. Her role is to serve as a consistent care coordinator throughout the continuum of care, assessing the physical, psychological and social needs of the patient. She works collaboratively with the patient and a multidisciplinary team to make sure the patient’s desired care plan is executed in a timely manner.

As a navigator, Ward’s goal is to continually provide education, remove barriers so the patient can focus on her treatment and facilitate services to ensure the best outcome. Ward makes sure all information is shared among the patient’s providers so communication is strengthened and everyone involved in the treatment plan is working together as a well-integrated team.

Ward’s first step is to confirm that the patient understands the results of the diagnostic examination, including mammogram, ultrasound and biopsy.

Of course, no one welcomes a breast cancer diagnosis and can’t fully know in advance the ways it can and will affect daily life. Patients will have many questions. “How do I get to my doctor’s appointment if I don’t feel like driving?” “Will my insurance pay for this?” “Who will take care of my children while I’m recovering from surgery?” These are all common concerns that Ward can address through her role in the breast health navigation program. She works with patients to identify their specific needs and connects them to resources available within Baptist Health Care and the local community. Resolving such social challenges helps alleviate psychological distress for both the patients and their families.

“It’s important that patients ask questions and learn as much as they can about what they are facing,” Ward explained. “I encourage questions and facilitate communication to make sure the patient has a solid understanding of the diagnosis and treatment plan.” The treatment for a breast cancer patient may include surgery, chemotherapy, radiation therapy or hormone therapy. The timing and frequency of these treatments must be carefully orchestrated to provide optimum results. Other aspects of the patient’s health require special attention, too. Because good nutrition is a key component of recovery, dietitians will be involved in a breast cancer patient’s care when treatment can affect appetite or cause weight changes. Physical therapy may be recommended to reduce fatigue, anxiety, chemotherapy-induced nausea, improve sleep and help address other aspects of the disease to improve health during and after cancer treatment.

One of the most important aspects of Baptist’s breast health navigation program is its most basic: a friendly face. From the first visit, Ward is that friendly face who greets a patient and supports her throughout the treatment experience. A cancer diagnosis is new territory for most patients. They are often fearful and overwhelmed, and need a strong, dependable support system. The breast health navigator serves as counselor, advocate, educator, consultant and liaison.

It’s a significant gesture on an important day, but it doesn’t mean her care has ended. The breast health navigator assists patients in managing their “new normal” by providing education on nutrition and exercise as well as providing tools for coping with new emotions and potential long-term side effects. Ward also prepares a survivorship care plan which includes details of the patient’s treatment and outlines a recommended follow-up plan. Patients find this beneficial because every aspect of diagnosis and treatment are together in one place. Because the breast health navigation program is a new addition to Baptist’s support services – it began July 30 – its long-term impact is yet to be determined, but Forehand sees its impact on the faces of patients and their family members. “Our patients become like family during their treatment,” she said. “When they see their navigator, they know everything is taken care of. The navigation program is something we are proud to offer our community in their deepest time of need.”

History and Heritage at the Pensacola Greek Festival

Festival season is in full swing in downtown Pensacola, bringing a whole host of events to celebrate the cooling weather and colorful culture of Pensacola. There is no better example than the Pensacola Greek Festival, which offers some of the best food you can get at any festival in town. This year, the Greek Festival is celebrating 59 years of sharing their food, fun and culture to the community Oct. 12 through 14. Coming from humble beginnings, the Greek Festival has grown into one of the most popular events held in downtown each year. “What started as a one-night dinner event has definitely exploded into a wonderful three-day festival weekend,” the Pensacola Greek Festival Communications Director Rebecca Pappas said. “We love bringing a little piece of who we are to the Pensacola community. And I mean, I’ve never met anyone who doesn’t love a good gyro!” The Annunciation Greek Orthodox Church, built in 1954 and located on Garden Street, hosts the festival. In 1910, Greek immigrants who settled in Pensacola to enjoy the thriving fishing and diving community first built a church on the corner of Wright and Reus streets. The first Greek Festival was a small luncheon in 1959, created to help raise money for the church. Nowadays, between 20,000 and 30,000 attendees from all over the Gulf Coast are expected at the festival. Pappas said she once met a family from Texas who had planned their entire fall

vacation around attending the festival. “People want to be able to partake in some of these other cultures, and while they may not be able to travel abroad, these kind of cultural festivals and communities help to bring that little bit of that nation, and in our case our faith, to that community,” Pappas said. “It really highlights that nation and that culture and who we are. We love being able to bring a little piece of Greece to Pensacola.” While the food is most memorable, and certainly worthy of the spotlight, the festival will also include events such as dancers, church tours and an open dance floor for

“We love being able to share this with the Pensacola community and be able to share who we are and a little piece of our community. We always invite people to come and experience a church tour, get out on the dance floor, try some food. It’s really a wonderful opportunity for people to learn a little bit more about the Greek community, but also to just have a really fun time with us. We are a very lively bunch! We love to have a good time. We love to party with everyone. So we want everyone to come party with us. That’s all we ever hope to have, is just a really fun party with our friends and family.”

Garnish with microgreens, veggies, mushrooms, almonds, sesame seeds and chopped cilantro. Serve with a lime wedge.

½ cup almond butter ½ cup soaked cashews 1 ½ Thai chilies or jalapenos, to taste ¼ cup tamari ¼ cup lime juice 1 tsp. ground ginger 1 ½ Tbsp. agave 1 tsp. sesame oil Blend on high until completely smooth. Add water if needed to thin consistency.

Marinated Mushrooms

2 cups thinly sliced mushrooms (button, cremini, other small) ¾ cup tamari or BLA 4 tsp. lime juice 1 ½ Tbsp. chili oil or 2 tsp chili powder Pinch of pink salt Whisk together all marinade ingredients. Toss mushrooms and allow to marinate for at least one hour, storing in a sealed bag with some of the marinade.

2lbs 26/30 shrimp peeled, deveined, tails removed 1 cup Delta Blues rice grits OR 1 head cauliflower, riced 4 TBSP Ghee 3 TBSP Nutritional Yeast 1 red bell pepper, diced 1 small yellow onion, diced 1 stalk green onion, sliced on bias 4 Pieces bacon, cooked and chopped 2 TBSP Cajun or blackening seasoning of choice Salt to taste 1. Season shrimp with Cajun or blackening seasoning. Add 1 TBSP ghee to pan over medium-high heat. Add shrimp and cook 2-3 minutes in each side until cooked through. Remove from pan and set aside. 2. In the same pan over medium-high heat, add yellow onion and bell pepper and cooked until softened and onion is translucent. 3a. Cook rice grits according to instructions. Once cooked, add ghee and nutritional yeast and stir. 3b. If using cauliflower rice, add 2 tbsp ghee and cauliflower rice to pan over medium heat and sauté until cooked to desired doneness. Add nutritional yeast and stir. Serve your grits topped with shrimp, onion, pepper, green onion, and bacon bits.

Keto Taco Bowl 1 LB Grass-fed ground beef 1 TBSP taco seasoning of choice ½ head cabbage, shredded OR 4 servings coleslaw ½ green bell pepper, diced ½ yellow bell pepper, diced ½ small red onion, diced 1 medium tomato diced 4 Servings shredded cheese 1 Jalapeno sliced Cilantro and lime to garnish 4 servings sour cream 1. Add beef to skillet over medium high heat, add seasoning, and sauté until cooked through. Use a fork or spatula to break up meat while it cooked. Remove from pan. 2. Optional: Add cabbage or coleslaw to skillet over medium heat and sauté until softened. If you’d prefer a crunchy taco bowl, leave the cabbage raw. 3. Add bell pepper and onion to skillet over medium heat. Sauté until soft. Plate meat over cabbage and top with bell pepper, onion, tomato, cheese, jalapeno, cilantro, and lime. Loryn Smith Brings Pensacola’s First Ever Mobile Boutique

Loryn Smith, a professional shopper turned entrepreneur, established Pensacola’s first ever mobile boutique in August of 2018. You may have spotted Smith’s mint green fashion truck parked all over downtown. At first, the idea of Minty, a mobile boutique, seems odd, but it’s actually quite clever. Instead of having to wait for customers to come to her, Smith can go to them. Smith said she got the idea for Minty after noticing that downtown Pensacola’s fashion scene was still underdeveloped.

“I think we needed something new. Something a little bit different,” Smith said. Smith started looking into ways to put a chic spin on downtown’s fashion. Initially, she thoughtabout opening an online store but quickly changed her mind. “I figured I should run a real boutique storefront instead of an online because I just can’t sit behind a computer,” she said. “It’s just not for me.” But storefront boutiques are expensive, and running one would have required Smith to work full time, which would be difficult to do as a mother of a two-yearold girl. When she came across the fashion truck trend in other major cities such as Seattle and Portland, she knew a mobile

boutique would be perfect for her. She said she could not think of a better city to set up shop in than the growing city of Pensacola. Although coming up with a business plan and renovating the fashion truck was challenging, Smith said her biggest obstacle was curating Minty’s style. Launching Minty was Smith’s first step into the fashion world. She had never worked in fashion before. Her only experience with fashion was as her own professional shopper. Eventually, Smith decided to model Minty’s style after her favorite fashion designers: Iris Apfel and Kate Spade. Through this combination of unique flavors, Minty’s apparel has some of Apfel’s usage of bold colors and accessories with

This mix of fashion can be dressed up for days in the office, dressed down for days around town or spiced up for drinks with the girls. “I just buy stuff that speaks to me,” said Smith. “I buy stuff that I believe is going to fit a very broad crowd. I buy stuff that I love.” To get her wide assortment of clothes, Smith travels to Atlanta and picks the latest fashion from Los Angeles and New York City designers. Minty’s clothes have a variety of sizes and a developing plus size section to fit every woman.

Minty is always at Gallery Night or parked at the local hot spots such as Perfect Plain and Wild Lemon. But Minty is more than a stop-and-shop, it’s also the spot for a private girls night out. Minty’s private parties can be anything from dressing the bride for her honeymoon to a bachelorette party to sipping wine and shopping with the girls. Minty’s private parties have a lot of perks like getting the fashion truck all to yourself, and the host gets special deals on apparel. Recently, a customer threw a small dinner party for the girls at her home, and Smith set up the Minty boutique inside the customer’s home so that they could shop from the comfort of their own home. Smith wants Minty to be the perfect excuse for all fashion lovers to spend some time with the girls. Smith has quite a few goals for Minty. For one, she wants to leave her mark on Pensacola. Smith spent countless hours renovating Minty to its current stylish state to bring Pensacola a new angle on fashion.

“I want Minty to be a symbol of Pensacola keeping up with the other big cities,” said Smith. “Pensacola is with the times. We are chic and exciting.”

Even though establishing the first ever mobile boutique was difficult at times, Smith said it was worth the effort to realize her dream.

Another goal for Minty is to expand. Smith plans to eventually go stationary by getting a storefront. Smith wants to keep the on-the-go shopping element of Minty, so the fashion truck isn’t going anywhere. Once her fan base grows, Smith is hoping Minty can evolve from a one-woman-show to a storefront with employees.

Barktoberfest:

Finding a New Home by Kaitlyn Peacock

Animal lovers and doggie costume enthusiasts gather every year for the annual Barktoberfest hosted by the Pensacola Humane Society. With the event going on 17 years, it has grown out of Seville Square and will be hosted at Community Maritime Park, Oct. 27. With the change in venue, Barktoberfest is set to be bigger than it has ever been, with new events and more rescues.

Barktoberfest brings together animal rescues from all over the Gulf Coast, from Mobile to Fort Walton, to celebrate and find dogs their forever home. “It’s a great day for anybody who loves their animals or pets in general to come out and be with like-minded folks, with all kinds of activities, and maybe take home a new rescue pet that day,” Pensacola Humane Society Executive Director Jennifer Bitner said. “We are really looking forward to it.”

Along with finding homes for dogs, the festival raises money for the Humane Society and other rescues. Last year, Barktoberfest raised between $55,000 to $60,000 in donations. This year, the Humane Society is hoping to reach $65,000. Many of the donations were made as part of one of the most popular events of the festival, the Most Adorable Pet Contest. Last year’s winner was Anna, a blind dog rescued from the Pensacola Humane Society. This year, the event will return, with people able to submit and vote on their pets Pensacola Magazine

Along with the Most Adorable Pet, other contests will be held, including best trick, best costume, best wiggly butt and more. Between the contests, expect to see more animal entertainment, including a dogcentered square dancing group. The Humane Society is also excited to show off its newest addition to the fight in finding forever homes for pets: the Humane Express, a mobile adoption unit. After being awarded a grant by Impact100 in October last year, the Humane Society ordered a large bus capable of holding about 20 animals in an air conditioned environment that can be taken to events all over the city. The bus includes features such as running water, a functioning refrigerator and more. It arrived at the Humane Society in April and since then has attended events throughout the city. Around the Humane Society, the Express is known as “Jenn’s bus.” Bitner was not shy in admitting that she loves the Express, and knows it will have a huge impact on adoptions not just

as Barktoberfest, but at events throughout the Gulf Coast. The bus will be at Barktoberfest with animals aboard that will be up for adoption. Bitner explained that the bus is just one part of the main goal of Barktoberfest, which is and always will be to find new homes for the dogs featured at the event. The Humane Society adopts out about five to 10 dogs from Barktoberfest alone, however the rescues attending will bring hundreds of dogs available for adoption. “There’s a lot of local rescues that are looking for an opportunity for exposure to the work that they are doing,” Bitner said. “This is really an opportunity to highlight that in this community and all the work that is being done.” Giving rescues a platform to find other people out in the community, and for potential pet owners to get in contact with new rescues, is a huge aspect of Barktoberfest, and one that the Humane Society seeks to expand and highlight. Many of the rescues featured at events like Barktoberfest don’t have a storefront, as the Humane Society does. Instead, these rescues are often

run out of a home, with their main promotion coming from attending events and networking through social media online. “You figure, we are brick and mortar, a facility, a destination, where you can see our pets,” Bitner said. “A lot of these rescues do this out of their homes. So they don’t have the ability to have the exposure we do with have a physical location that we operate out of every single day. This gives them one central place to come and get some visibility, talk about the good work they are doing, because you’ve got these likeminded people that are out there that care about animals.” Although the event is centered around pet adoption and pet owners, any animal lover will

find something to do and enjoy. With festival season in Pensacola growing as the weather cools, Barktoberfest is set to be the biggest and best animal-based festival the community can look forward to. “It is a community-wide event, just like any other festival that takes place here in Pensacola,” Bitner said. “This one just happens to be geared toward pet owners.” There are no breed restrictions for Barktoberfest, the Humane Society only asks that you keep your dog on a leash and know your dog’s limits when interacting with other animals and people. Other animals are allowed as well, but again, know your pet’s limits.

Interior Designer Lacy Phillips helped the couple combine their traditional contemporary style with old Hollywood glamour to create a home that is both breathtaking and cozy. “Ray and Valerie have a signature style largely influenced by their yachting lifestyle,” Phillips said. “They knew what they wanted and I was brought on the project to help fine-tune the direction. Exotic woods and ornate marbles compose many of spaces in the condo, along with mirrored surfaces, intricate tiles

with sparkle and opulent light fixtures that add panache. Valerie loves color, glitz and glamour so naturally we went towards jewel-tone velvets and silks to create drama in the space. The leather sectional in the living room was selected to seat a crowd, but also allow for a cozy place to lounge for the two of them. Specialty lighting in the condo helps to accentuate the snakeskin barstools, a favorite of all. The Russenberger’s art collection was also a great inspiration for the color palette.”


HOME+GARDEN “We’re not moving again, so it had to be comfortable and it had to be kid friendly — we have a lot of grandkids. We also wanted to entertain indoors or out, so we wanted something open and inviting. We wanted it to be lovely, but casual.” The wide open living area forms a natural flow between the kitchen, bar, music parlor and dining area, making the space perfect for entertaining. “We wanted something comfortable,” Valerie said. “I’ve been calling it our final resting place. This is it. We’re done. We’re not moving again, so it had to be comfortable and it had to be kid friendly — we have a lot of grandkids. We also wanted to entertain indoors or out, so we wanted something open and inviting. We wanted it to be lovely, but casual.” Well known for their mutual love of music and theatre, the centerpiece of the couple’s home is the music parlor, which includes a Yamaha grand piano, keyboards, multiple guitars and a variety of other instruments. Parties at the Russenberger’s often include performances by the couple and singa-longs with the guests. A seating area flanked by an Ed Dwight Charlie Parker sculpture offers guests the perfect spot to enjoy the show. “We didn’t plan it this way, but the alcove here makes the acoustics wonderful,” Valerie said. A love of entertaining also inspired the couple to build a stunning bar in the open living space. Designed around a favorite print called Dirty Martini by Peter O’Neill, the bar’s rich cherry wood, faceted glass backsplash, gold accents and magnificent chandelier exude a playful sense of old Hollywood glamour.


The kitchen is a chef’s dream featuring a Wolf gas range, hidden dual refrigerators and freezer drawers, a built-in coffee and cappuccino maker, a spacious pantry and three Sub Zero wine coolers that hold a combined 300 bottles. Custom cherry cabinets built by CDC Woodworking and cohiba marron granite countertops by Superior Granite offer a richly sophisticated style. The fabulous kitchen is open to equally wonderful dining area, which features weathered mirrored walls, an inlayed honey onyx marble floor and a large bird’s eye maple dining table beneath a crystal chandelier. While Valerie often leaves the cooking to the pros when entertaining, for family meals she enjoys cooking lasagna or hosting a pot luck.

HOME+GARDEN The master suite uses layered shades of blue with rich textures to create a peaceful oasis. A large automated flat screen TV in the master bedroom retracts from the ceiling for viewing. The home boasts many other smart features as well — all lighting is LED and all fixtures are integrated into a system that controls lights, audio, security, temperature and more. An antique gilded mirror from the Fairmont Hotel in New Orleans features the bust of Faust and leads the way to the indulgent his-and-her bath suites. Valerie’s bath is light and lovely with unique waterfall bubinga cabinets and a lighted glass wall behind the soaking tub. Ray’s bath is dark and masculine with walnut cabinets and tongue and groove floors featuring stipes of walnut and maple.

For Ray, a covered outdoor space was essential. “That’s something we were lacking in our Port Royal home,” Ray said. “I wanted something were we could sit out and enjoy the view without getting too hot. ven if you have no immediate plans for leaving your home, it’s a good idea to approach renovations with resale value in mind. Upgrades that are likely to appeal to future buyers protect your investment while also improving your enjoyment of the home. One key to a successful renovation is figuring out how to personalize the space without making it so customized that it’s not attractive to other potential owners. For example, eliminating a bedroom to create a giant walk-in closet may help achieve your dreams, but losing that bedroom can be a major hit to your home’s value. A good rule of thumb is to focus on aesthetics when it comes to integrating more of your personal tastes, because these can be easily changed with a coat of paint or minor work. However, that doesn’t mean you can’t make other, more significant changes to enhance your home. These renovation ideas – which include both cosmetic touch-ups and more labor-intensive suggestions – can help boost your home’s value. Open space Older homes were often designed with a boxy, formal layout that is less conducive to most modern families’ needs. Today’s open floor plans offer functionality for everything from keeping an eye on the kids while making dinner to entertaining guests. This type of floor plan can also make

small rooms feel larger and invite more light into darker parts of the house. The most cost-effective way to create an open space is to remove non-load-bearing walls (load bearing walls help support the roof; while they can be removed there’s typically quite a bit more time, labor and expense involved). Removing a wall may not be that complicated unless you encounter plumbing or HVAC ductwork that needs to be relocated. You’ll likely have some electrical outlets to move, and both the floor and ceiling will need attention to remove lingering signs of the former wall. Color change Although paint is one of the easiest ways to personalize your home, it’s also one of the least expensive, simplest ways to improve its value and appearance. A fresh coat of paint, inside or out, can create an appealing illusion of newness no matter the age of your home. For maximum resale value, stick to neutral tones so future buyers can focus on envisioning the place as their own, without the distraction of your own vibrant choices. If you don’t like the thought of boring beige, consider adding accent walls for pops of color that can be easily changed down the road. Climate comfort Not every aspect of home improvement is visible at first glance like a fresh coat of paint; some valueboosting upgrades are more behind the scenes. One example is climate management. If you renovate a space that needs better climate control, or if you add a new room where extending

By John Baars Connell During my 46 years in the real estate business, I have purchased 26 houses. I began my real estate career at only 19 years of age! I was just starting out when I purchased my first home, which was small, but in a great location. A year later, I sold my home and with the profit, purchased a larger home. Shortly thereafter, I developed my first subdivision. I made a profit by selling the lots to a builder, then represented the builder and listed all the new homes for sale and sold the lots all over again with a brand new home on them. I also had my first new home built. I thought “Wow, this is incredible,” so I began doing this on a regular basis. Buy vacant land… develop vacant land… sell lots to builders... represent builders and list new homes for sale… sell my home and upgrade for myself. I thought this was amazing until I woke up one day and I was 30-years-old living in a 4,800 square foot home on 1.6 acres in Cordova Park. I had upgraded way past my needs. Fortunately, I was able to sell and bought a smaller home on Pensacola Beach where I lived until I purchased a 5,000 square foot, waterfront home on an extra wide lot in Gulf Breeze. I sold part of the lot for a huge profit and paid off the rest of the original purchase. Here I go again… The point of all of this is to show how we all want to upgrade our homes until that day when we realize we have more than we need. The past several years, I’ve noticed a trend of people downsizing not only their primary home, but the beach house or condo they have acquired over the years as well. Fortunately, there have been a large group of buyers who have purchased these properties.

Right now, there is a well-priced selection of homes available for purchase for the buyers who are looking to upsize their primary residence. There is also a fine selection of quality, medium size homes for the buyers who want to downsize their primary residence. Now, here is the “rub,” as Shakespeare would say. Most people looking to change homes must sell their existing home before purchasing another. Typically, they list their home for sale and begin scouting out a new location. This applies to both parties either upsizing or downsizing. Using a good and qualified realtor is a must. While you may find the perfect home, typically you have to wait until your home sells before you can contract and close on that new dream home. An experienced realtor has several options to use to help you accomplish this goal. One option is preparing a First Right of Refusal contract, so you can determine the selling price of the new home and let the sellers know you are serious. Once you have accomplished this, you become more focused on selling your home. It is up to your realtor to really push every angle they can to make this transaction happen. If you are fortunate enough financially, another option is to first finance your new home and then focus on selling your existing home. This is when you call your realtor 30 times a day to get

updates on how many times your listing has been shown! Here’s yet another option that, in my opinion, is not looked at enough. This option is doing a real estate exchange. For every person downsizing, there is someone upsizing. This is an option any qualified realtor can certainly advertise and research. I was involved in a transaction where the seller with a beautiful home on 20 acres was retiring and traded for a lower maintenance Gulf-front condo. It was actually an even trade. I was also involved in a transaction where the seller traded a waterfront home for a smaller Lavallet home, receiving the cash difference. The buyer was a successful young attorney with a growing family who wanted to live on the water so his children could have that life experience. Accomplishing a real estate exchange can be difficult, but an experienced realtor has the opportunity to research this possibility. Over the years, I have personally used several property exchanges which were very beneficial to me and the other party involved. An experienced, qualified realtor will exhaust all options to see that you accomplish your real estate goals. While some options are easier and less time consuming than others don’t disregard the possibility of a real estate exchange. They are possible and can be very beneficial.
