Parade of Homes Website to Undergo Rebuild: A Powerful Marketing Tool Will Get Even Stronger ®

The Parade of Homes has a tremendously strong brand identity in the Twin Cities. That’s no accident. BATC has dedicated great resources to creating, nurturing and protecting the Parade of Homes and Remodelers Showcase brands. But the world of marketing is in a constant state of change and, of course, the Internet continues to play an increasingly significant role in new home and remodeling purchasing. With that in mind, and with the help of the Parade of Homes Committee and Remodelers Showcase Committee, BATC has authorized a significant expense to rebuild our Parade of Homes consumer website. We developed our current site seven years ago (a lifetime in web years), and we’ve added so many ornaments onto the Christmas tree that it can accept no more. Our web design company has told us in no uncertain terms that any further innovations to our site will break its infrastructure. Armed with this knowledge, and recognizing the role that the Internet plays today in the Parade of Homes, new home buying or remodeling, BATC is preparing to make a major investment in rebuilding our consumer website. What a tremendous opportunity this provides us to take advantage of the technological innovations to build a state-of-the-art consumer website promoting the Parade. BATC solicited proposals from more than eight powerful web design firms in the Twin Cities. We’re looking for the best of the best to create an outstanding site that will benefit our members. A small task force of knowledgeable volunteers and BATC staff met with six firms. We are checking back with firms to clarify their capacity and costs and we are nearing a decision. Our goal is to have the new site

ready for the fall, 2012 Parade of Homes. While that may seem like a long ways away, building a site as comprehensive, sophisticated and database-driven as ours is a major undertaking. As all of the firms told us, if you don’t build the foundation right (just like building a house), the rest of the site won’t function properly. The key to sites like ours is not the pretty face, but the back-end data manipulation and performance. In other words, function is the most vital aspect to our site. But with the firms we’re talking to and the commitment our Board has made, we are confident we can get function and form that will rock. We also plan to have the site offer revenue enhancement opportunities for BATC and marketing opportunities for you. Look for online advertising, enhanced listings, photo galleries, video tours and more. This added capacity will help those builders, remodelers, and even associate members who wish to expand their market reach and gain more business. Special thanks to Chris Contreras, Ryland Homes;

See You Later, Kate Our own Kate Liberko, BATC’s events director and former membership director, is moving on. We’re sad to say she won’t be managing our mixers and award galas and all the other events we put on any longer. But we’re very happy to report that she’ll still be in the industry and should be attending all those events! Congratulations to Kate who has taken a position as account executive with the Fort Group, Inc. in their Minneapolis office. Kate will be managing one of Fort’s major accounts, Marvin Windows and Doors, thus her continued relationship with us. She’s excited about the new challenges and opportunities she’ll be facing, and hopes to continue all the great relationships she’s made here at BATC and at BAM over her 14 years in the association business. Congratulations Nicole While we hate to see Kate leave, we are incredibly lucky to have a staffer who has the skills and talents to take on our events management. She took over BATC University and handled our award program coordination for awhile, and then moved into our marketing department a few months ago. She’s smart, dedicated, incredibly organized and wildly creative, thus her move to marketing. Nicole’s promotion to BATC’s Marketing and Events Manager will bring events into the marketing/communications department, and enable us to better manage their promotion and publicity. Nicole will be responsible for our fall Awards Gala (coming October 15th, register today!), the new Minnesota Builders Show (MBS -- formerly the Product Show) in late February, and a whole lot more. “Location, location, location” will always be the most important catchphrase uttered by builders and homeowners, but a new expression has surfaced when determining what cabinet, counter, and hardware selections to make. Simplify, simplify, simplify—as long as the price is right.

A major trend in cabinets, counters, and hardware—for both builders and homeowners alike—is to economize, but that doesn’t entail sacrificing style. One benefit builders and homeowners are seeing from the extended downturn in housing is that upper-end counters, finishes, and add-ons are trickling down to all price points. Once considered high-end, soft-close and fullextension drawers, which hit the market several years ago, are now moving into mid-range and starter homes. “Some features have almost become standard, like double-bin rollouts for trash and recycling and adult-height counters,” says Mark Krzystofiak, design coordinator for Schwieters Companies, Hugo.

By the same token, some of the hottest trends that emerged at the top of the housing boom, such as

recycled glass (cement matrix) counters and reclaimed wood cabinets, have basically been put on hold because several of these niche, highercost manufacturers have left the industry, says Kellie Akins, sales and marketing manager for Innovative Surfaces, Hastings. As a result, product innovations have nearly stalled, but homeowners’ tastes have not. Consumers’ tastes are becoming less pretentious as they tidy up their financial lives by simplifying. “People are staying home and entertaining in a more casual way,” says Karen Swanson, senior buyer for Lamperts, Saint Paul. “Canning is a huge

trend.” This attraction to a simpler life is being reflected in kitchen design. “Ease of use and ease of cleaning are more important today than how decorative a kitchen is,” says Verna Ludvigson, kitchen sales and design, ABC Kitchens, a division of Lyman Lumber, Excelsior. “The younger generation definitely wants cleaner, simpler lines, but older people want simple, too. They’ve already had the decorative.”

Scaled-down detail Part of simplifying a kitchen is to downscale cabinet detail. “With today’s cool-looking backsplashes and countertops, you don’t really need as much detail in the cabinets,” says Michelle Bloyd, designer with Mingle, Eden Prairie. Flat-panel cabinet doors are hugely fashionable, but even traditional cabinets are becoming more tailored. “Stiles and rails are becoming wider,” says Swanson, “Instead of two inches, they might be three inches. It creates more interest and heftiness, and it balances the height of the ceiling.” Storage is also gaining in importance. windows that connect with outdoor living spaces, kitchen cabinets need to be much more efficient. Vertical nine-inch cabinets for storing pizza pans and cookie sheets as well as extra-wide cabinets with rollout shelves or deep drawers for pots and pans are highly prized by homeowners. Builders are also minimizing the appearance of the microwave by setting it in a deeper, 14-inch cabinet. In terms of color, experts say rich, dark stains such as espresso, charcoal, or cocoa are making their way into all types of housing, from high-end single-family executive homes to starter townhomes. “The rich, dark espresso color is about 40 percent of what I sell,” says Krzystofiak. Painted finishes are also selling well, particularly in the grays, blues, blacks and whites, says Cindy Thomes, general manager of Kitchen Craft Cabinetry, Minnetonka. “In painted finishes, customers often want a brushed-through look.” Chocolate glazing on both painted and stained cabinets is also popular and helps highlight the scaled-down detail of today’s more contemporary cabinet doors. Designers also say homeowners want to see plenty of contrast and the easiest way to get that is by choosing countertops that offset the cabinets, such as topping a charcoal-stained island with white quartz, or installing a black granite top on a bank of white perimeter cabinets. Contrasting the color of the island with the perimeter cabinets is another way to achieve varying degrees of light and dark.

says Shawn Mack, Minnesota sales consultant with CaesarStone, Los Angeles, Calif. On the flip side, counters between four and 10 inches thick are even more popular. On islands, Mack says counters now flow over the sides for an exceptionally sleek look.

Hardware is also simpler, but among budget-conscious builders and homeowners, hardware often becomes an economical splurge. While brushed metal and oil-rubbed bronze finishes are still in vogue, glass hardware pieces are really hip.

“Crystal knobs in black, blue, bronze, and clear are really beautiful pieces,”says Thomes. Standout knobs and pulls may be the only “decorative” touch needed in today’s more casual home.

Clean Baths The clean, easy-to-maintain theme so popular in kitchens is spilling into today’s baths. People are moving away from cultured products toward solid surfaces. “A lot of interest is returning to solid surfaces,” says Kellie Akins, sales and marketing manager, Innovative Surfaces, Hastings. “There’s a huge resurgence.” Not only are these products durable and easy to maintain, but they also have a softer, more contemporary feel than stone.

Floral patterns, now chic in Europe and on the coasts of the United States, are making a comeback in the Midwest, says Shawn Mack, Minnesota sales consultant for Caesarstone, Los Angeles. The company’s new floral pattern “Lace” works wonderfully as a bathroom wainscot or shower surround. “When you put it in a vertical application it really pops,” he says. “It looks like an expensive wallpaper, but you don’t have to worry about it getting banged up.”

As for bathroom vanities, the more traditional furniture-style look continues to appeal to homeowners, but floating cabinets are also making their mark, says Cindy Thomes, general manager for Kitchen Craft Cabinetry, Minnetonka. As spaces become smaller and more contemporary, floating cabinets offer a more spacious, casual feel for today’s simpler home. —F.H.

Homeownership Remains an American Dream Americans have long had a love affair with homeownership. In 1960, 55 percent of us owned our own home. By 2010, that figure stood at 66.9, which was down only slightly from the high of 69 percent in 2004. Minnesotans own their own home at an even higher rate, peaking at 77.3 percent in 2002 and remaining above 70 percent today. These figures attest to the strength of the American Dream, even now.

Americans believe that owning their own home is as important as being successful at their job or being able to pay for a family member's education.

Two surveys earlier this year confirmed how important homeownership remains. Both Pew Research and the National Association of Home Builders (NAHB) conducted independent surveys to test the impact of the housing recession on Americans. Despite the ups and downs of the housing market, homeowners and non-owners alike consider owning a home essential to the American Dream. "Homeownership is worth the risk, pure and simple," said Neil Newhouse, a partner and co-founder of Public Opinion Strategies, the research firm hired by NAHB which surveyed a cross section of potential voters. "Even though the market is weak, people who don't own say they want to buy a house. Almost three-quarters of those who do not currently own a home, 73 percent, said owning a home is one of their goals. And among younger voters who are most likely to be in the market for a home in the next few years, the percentages are even higher," Newhouse said. The Pew Research survey discovered that a whopping 81 percent of adults believe that buying a home is the best long-term investment a person can make. And when renters were asked if they would prefer continuing to rent or someday to buy a home, 81 percent said they would like to buy.

One of the more striking aspects of the NAHB survey results is the intensity of sentiment among respondents, according to Celinda Lake, president of Lake Research Partners. "People believe overwhelmingly that owning a home is an anchor to the American Dream," she said. "It's an anchor to your retirement, and it's an anchor to your personal economic well-being." Among the other survey results from NAHB: • Homeownership and a retirement savings program are considered by voters to be their best investments. • 80 percent of homeowners would advise a close friend or family member just starting out to buy a home. • Saving for a downpayment and closing costs is the biggest barrier to homeownership. • Americans believe that owning their own home is as important as being successful at their job or being able to pay for a family member's education. "Owning a home isn't just a policy to people," said Lake. "It isn't just a commodity to people. It is a core value." So where does that leave those of us struggling to keep a business afloat when those folks who want to own a home aren’t buying? With some hope! While the politicos in Washington argue about deficit reduction, taxes, and entitlement programs, the families we serve continue to live their lives. They’re getting married, having children, starting out fresh, and forming households. They want and need a roof over their heads, and owning a home is still what they strive for.

Perspective: Why Real Estate has Become a Drag on the U.S. Economy

Anthony Downs is a Senior Fellow at the Brookings Institute in Washington DC. He is a real estate finance expert with Minnesota roots who has written 25 books. He gave a speech on October 27, 2010 at the Minnesota Real Estate Hall of Fame Induction at the University of St. Thomas. His remarks hit on several key messages, which are excerpted below in a truncated version of the speech. “…Tonight I want to speak about an aspect of real state that makes it challenging: its tendency to move in cyclical swings in relation to the nation’s business cycles. At no time since I have been in this business has the industry faced challenges as difficult and likely to be long-lasting as it is facing now, thanks to the boom of 2000-2007, and the collapse of 20082009. “In former recessions, real estate often led the way to recovery. But now it is a serious drag on the ability of our economy to return to prosperity. That is what I will discuss. “There are at least six major reasons why real state is acting as a drag on the nation’s overall economy. Several reasons have to do with its impact upon the nation’s banking system, which has been reluctant to resume its past lending behavior. 1. Many banks have a very high fraction of their loans based upon real property. 2. Almost all real properties have fallen sharply in value since 2006, leaving many loans with greater face values than the properties they support. 3. The prospects for rapid recovery in housing markets are very poor. Yet housing recoveries have been major positive forces in past recoveries. 4. Commercial real estate is about to be hit by the rolling over of huge numbers of highly-leveraged loans made from 2000-2007 at very high property values and high loan-to-value ratios.

This will create an acute shortage of buyer equity with which to pay off or roll over these loans. 5. One underlying all the others, is that high rates of unemployment are likely to continue for several more years. As a result, consumers will not have the cash to return to heavy spending, and all businesses will have little reason to hire more. 6. No sudden change in conditions is likely to radically increase the demand for workers and for new production. That is what World War II did to bring the Great Depression of the 1930s to a sudden end. “…Underlying our un-balanced economic situation is what I regard as a basic flaw in the American electorate. The American people as a group want to receive many benefits from their governments, national, state, and local, but they are not willing to pay the full costs of those benefits. In this election campaign, many conservative groups are rightly dismayed by our high deficits. But when their leaders are asked to identify what government services they are willing to cut back, we hear only vague generalizations. That is also true of most liberal groups – in short, no one wants to cut back on any programs that benefit them. “…Morever, none of our political leaders is willing to face this situation directly when dealing with the electorate. Nor are most business leaders willing to do so. I was at the Urban Land Institute convention in Washington this month and heard a panel of private sector housing experts discuss what our future federal housing policies should be. In fact, none were willing to answer that question, they all said we should have a housing policy, but not one would describe what it might be for fear of antagonizing one group or another. “So what should we do about this ever-

Kick-Out Flashings are Critical to Water Management Both older and newer homes have roof/wall interface details that require a kick-out flashing to direct water away from the building. Battens and windows below a missing kick-out flashing can catch water and direct it into a wall assembly instead of safely away from the wall. The point of water entry that led to extensive damage to a wall is easy to see in the photo of a five year old home that did not have a kick-out flashing installed. Proper installation of an inexpensive kick-out flashing could have saved the builder from this costly and embarrassing callback. The house wrap at a roof/wall interface must be cut along the roof line and lifted to install the kick-out flashing and the step flashing that belongs above it. After all the water management details at this location have been completed, the house wrap can be folded back down on the outside of the flashing. After the house wrap has been cut and lifted to prepare for shingling, some builders like to add an additional flashing layer of butyl sheeting or coil-stock behind the kick-out flashing for extra drainage performance and for added durability. At a location like this, the “belt and suspenders” approach is always a good idea. After the kick-out flashing has been installed and the roof has been shingled and flashed at this location, the house wrap is folded down, trimmed up a bit from the roof, as shown, and then “skip-taped” to hold it down while still allowing any moisture that gets behind it to drain out and away. In the example shown, an additional layer behind the kick-out has not been added. Drip-edge, fascia, soffit, and vinyl siding are installed around the kick-out without damaging the flashing assembly. Water is directed away from the wall, either into a gutter or over the fascia. In this installation, one well placed saw cut is all that was needed to complete an attractive water management detail. When installing a stucco finish around a kick-out flashing,

Quiz it. Q: Why do my new high-efficiency windows occasionally have condensation on the outside in the summer? This is a very simple -- and generally harmless -- example of pyschrometrics (moisture in air) in our everyday life. In general, condensation is a function of two things: the temperature of the surface and the absolute humidity of the adjacent air. Decreasing the surface temperature increases the potential for condensation, as does increasing the humidity. When you get condensation on the outside of your window, that surface is at or below the dew point temperature of the air. This is the same thing as dew (or frost) forming on the grass or your car and the phenomenon is most prominent on nights with clear skies and high outdoor dew points. Since the outdoor humidity level is pretty much the same everywhere, why do some things have more condensation than others? While materials properties, like emissivity and porosity play a role, we aren’t going to dwell on that in this answer. But suffice it to say, condensation will be far more visible on hygrophobic surfaces like glass and metal, than hygroscopic surfaces like wood siding. The primary key to this question is the surface temperature of the window. And the real quandary is how can this surface be colder than the outdoor air? This is due to night sky radiative cooling. The deep night sky is very, very cold. The window is radiating heat to the cold sky, which drops the temperature of the surface below the outdoor temperature and ultimately down to or below the outdoor dew point temperature. Windows that see a great deal of night sky -- compared to others that see a much warmer overhang, adjacent wall surface, or landscaping -- will be colder and have more frequent condensation. Also, homes with cooler interior temperatures can lead to a cooler outer surface temperature, too. And last, why do highly efficient windows have a much higher incidence of exterior condensation? That is pretty simple, as well. Since they are a better insulator, it is much harder for the heat from your home to get to that outer surface as it is rapidly losing heat to the night sky. So these windows will have a colder exterior surface temperature and that increases the periods and amount of condensation that you will experience.

We enjoyed a heart-warming celebration with the Vang family on Wednesday August 3rd. The BATC Foundation, with our builder partner, Showcase Renovations, were able to build out two bedrooms and a bathroom to give this family of seven much-needed, additional living space. See the tears and thank-you’s on our two videos hosted on the BATC You Tube Channel (look for the link on the batc.org home page). This is why we do what we do. Thanks to Showcase Renovations as well as supporting companies: Allied Electric, Scherer Bros., B&D Plumbing, Zahler Heating & Air Conditioning, Biffs, Carl Hanson Drywall, Pro Coat LLC, as well as Cookie Cart for providing treats.

We’re once again supporting build trips to Haiti in 2012 with our partner World Wide Village. Our two trips last winter helped create permanent homes for a dozen families while giving our members a truly inspiring experience. “Haiti was an absolutely wonderful experience. Yet the truth is not always pleasing to hear. In order to escape from this situation of ever rising debt to pay for consuming more than we pay for, the American people – including all of us in this room – are going to have to adjust to lower living standards than we got used to from the mid-1990s through 2007. We should not go back to those standards. “One truth we must face is that real estate is not going to recover from its present weak condition for several more years. Housing is going to remain a drag on the market as long as unemployment and foreclosures remain high. Another truth is that we ought to change the distribution of incomes in the nation so the very wealthy-including many in this room – get less than the huge share they receive now, and the middle class gets more. “In 2006, the top 20 percent of all households received more than half of all taxable income – that is, more than the remaining 80 percent of the entire nation combined. In fact, the top five percent received more income than the bottom 53 percent! “…I think I have said enough to convey my belief that we Americans must change our ways of thinking about our own economy and our responsibilities towards one another. If we do not, we will sink deeper into a quagmire of debt and eventual decay that will betray the nature of our history up to now. To prevent that outcome, we must all change our ways. … Thank you.”
