Piecing Together the Housing Puzzle

Housing market conditions are confusing indeed at this moment in the Twin Cities. Here are some pieces of the puzzle that we’re assessing: 1. Unemployment is low in Minnesota. 2. Home prices and values have risen significantly in the Twin Cities.
UNEMPLOYMENT
HOME PRICES & VALUES
3. The number of distressed (short sale or foreclosure) transactions has dropped dramatically.
5. Rental rates for apartments are exceptionally high, often more than the cost of home ownership.
4. Nationally, the number of new jobs created has topped 200,000 for several months (long considered a key indicator of economic health).
6 Interest rates remain exceptionally low.
You would think with these indicators, the Twin Cities housing market would be strong. Why, then, is our market so squishy? Here are some factors creating headwinds to the housing recovery: • Household formation across the country is abysmally low.

• Graduating students have particularly high debt in Minnesota. • The average price of newly built homes is substantially higher than the average price of all homes on the market. This is being driven by high land prices, rising labor costs and a huge regulatory burden (30% of the cost of the home). • Consumers can’t make up their mind with regard to the economy. Consumer confidence declined in September, but increased in October. • Real wages are flat or down for a substantial number of Americans, and the labor force participation rate is the lowest in 36 years.

I have to take the time to thank you all for trusting me to lead this association for the next year. I am excited about the opportunity, and 100 percent willing to serve the members of this Association. From the first day I joined the Association, it was easy for me to see that I was working with a dedicated group of people that had one goal in mind— working together to improve our industry. Over the past several years that I have served on the BATC Board and Executive Board, there have been many people who have prepared me for this year; and they will continue to advise and drive the goals of our Association. Thank you Shawn Nelson for the many hours of commitment you have given this
2015), and we are going to have to live with a Governor that has not been friendly to housing – two disappointments that I hold close as we move into 2015. On a positive note, our efforts in the political arena showed promise as we led efforts to make sure the MN house flipped to builder-friendly representatives. We launched our brand extension into the high-end market with the first Artisan Home Tour in June 2014. The event was a success and we will repeat it again 2015. The Big Night rocked and I was proud to see our builders and remodelers come together in celebration of each other.

We will continue to look at our Association events to make sure we are hosting effective, needed programs for our membership. As with most of these events, the success relies on membership participation.

What about 2015?
At the risk of sounding like I have won an academy award, I can’t write anything about this Association without mentioning and thanking the BATC Staff. David Siegel has assembled and retained what I consider to be the best people in the Twin Cities to execute the vision of our members. It is that vision that I am going to focus my efforts on in 2015.
My main focus this year is going to get the Association back to member involvement. All of you are intelligent, focused, business owners and leaders who understand the industry. More than anything this Association needs your minds. We need you to get involved in committees that drive policy so that the policy reflects the will of the members. Without the membership, there is no Association. Without your involvement it is difficult for our board members and the BATC staff to understand the direction you want us to go in. Please get involved!!
Last year, 2014, didn’t prove to be the runaway year that we all expected. However all the economic indicators are lining up for 2015 to be a better year for us here in the Twin Cities. As an Association we fell short of our goal to eliminate fire sprinklers in single-family homes (we may have one more shot in

2014 Election – Pro-Housing Majority Returns to the House By James Vagle, BATC Public Policy Director
The November mid-term election brought a strong GOP wave across the country that had not been seen in over eight decades. However, in Minnesota the outcomes were mixed. The DFL held its position at the top of the ticket in the US Senate, competitive Congressional races, and Governor. On the other side of the ledger, the GOP scored a major victory as voters swept them back into the majority in the Minnesota House (72-62), breaking the DFL’s two-year control over Minnesota government.
When BATC & Housing First entered the 2014 election cycle, we identified three major goals: elevate BATC and the homebuilding industry by showing that we can impact elections; grow a housing caucus of industry champions; and elect a strong pro-housing majority in the Minnesota House. Through early work in vetting candidates, careful deployment of resources, and continuous and efficient coordination with our business community partners, we are pleased to report that we accomplished all three of these goals.
BATC-Endorsed Candidates Fared Well BATC-endorsed candidates performed well in 2014, with over 82% winning their races. BATC used specific criteria to determine its endorsements including: candidate’s demonstrated support for housing issues, leadership on key housing issues, candidate electability, and a strong housing and business voting record for incumbent candidates.
BATC’s Rutzick Runs Strong in House Race, Falling Just Short BATC member Ryan Rutzick (ALL, Inc) was the GOP-endorsed candidate in battleground district 44B (Minnetonka, Plymouth) where he ran an outstanding campaign. Housing First made multiple independent expenditures in this race to support Ryan’s strong campaign. Rutzick out-performed the top-of-ticket GOP by a whopping six percent and came within a few hundred votes of winning the election. We commend Ryan on a race well-run.

Moving Ahead As we assess the impact of our 2014 campaign we return to the data which guided our efforts leading up to the election. The most compelling data point is the average percentage increase across the suburban House battleground races in comparison to the GOP topof-ticket (TOT). Our supported candidates finished with a remarkable +5.4% average increase over the GOP TOT. To further illustrate, in the suburban races where Housing First or our coordinating partners did not participate, the candidates finished roughly the same as the GOP TOT. This clearly shows that our campaign resonated with voters and impacted the final results in all of these races. BATC is very proud of our accomplishments in the 2014 election cycle. While we didn’t win every race, we did accomplish all three of our goals, all with your help. The next election will come quickly, BATC and Housing First need to build upon our success and have already begun laying the foundation for a successful 2016 campaign. 50

Marco Solt project kicks off! Friends, family, supporters and Ramsey, MN residents gathered together on November 21 to welcome SPC Marco Solt into the community of Ramsey. Marco Solt will be the recipient of the newest BATC Foundation partnership – a specially adapted home to be built next year for Marco, his wife Eugenia (Gena) and their son Devin. The home will be built with the support of BATC Foundation partner Homes for Our Troops and local Build Partner Accent Homes, Inc.
In spring, 2012, Army SPC Marco Solt was on his first deployment in Qara Bah, Afghanistan when the vehicle he was riding in was hit by an IED. The blast resulted in the loss of both of his legs below the knee. After months of therapy and rehabilitation, Marco returned to Brooklyn Center with his wife Gena. During his recovery, Marco was approached by Homes for Our Troops whose mission is to build specially adapted homes for severely injured veterans across the nation to enable them to rebuild their lives. Soon after, Homes for Our Troops contacted the BATC Foundation and asked us to help with the project. Our first task was to find a local Build Partner and we’re pleased to announce that Accent Homes has joined the team. The project is scheduled to begin spring, 2015. Over the next few months the BATC Foundation will be looking for donations of labor and some materials.

2015 projects In addition to the Marco Solt project, your BATC Foundation has two other projects lined up for 2015. Karen was a Surgical RN when she needed to have emergency back surgery. During the surgery something went very wrong and Karen was left with brain damage that resulted in an extreme sensitivity to light. Six years ago she used some of her settlement money to remodel her basement. Unfortunately, an unscrupulous
contractor took advantage of Karen and left her with a flooded basement and most of the work uncompleted. However, Karen has not been one to let her disability get her down. She often does things for her neighbors after dark and has been known to plow her neighbor’s driveways after snowfalls. Working through Rebuilding Together Twin Cities, the BATC Foundation and Build Partner Finished Basement Company, will be helping Karen complete her basement project. Later in 2015, we will be working with Plymouth based Homeward Bound to remodel one of their group homes. Since 1973, Homeward Bound has provided quality and innovative
services to support children and adults with disabilities in leading more fulfilling lives. Although Homeward Bound serves children and adults with a variety of disabilities, they have the unique capacity of meeting the needs of those with the most severe and profound disabilities. “Blue Bird House” is home to four men who need more space. Because of the medical equipment needed for each resident, the men are not able to gather together to socialize or share a meal. They also need more room for family visits. The BATC Foundation is pleased to be working with Build Partner Vujovich Design on this project. BATC 2014 SPIKE OF THE YEAR SHAWN NELSON, NEW SPACES We were very proud to announce this year’s Spike of the Year at our Fall BIG Night, our 2014 BATC President and owner of New Spaces, Shawn Nelson. Even while running a busy remodeling company and expending hours and hours doing great work at BATC, Shawn was able to recruit 15 new members. While all BATC Presidents contribute a huge amount of time and energy to their duties at BATC, Shawn was called upon more than most. He spent an inordinate amount of time on camera, telling the story of BATC and providing our side to the contentious sprinkler mandate issue. He worked tirelessly to aid our powerful political Super Pac, Housing First, during this important election cycle. And he took time to reach out to many of our members, seeking feedback that informed his leadership throughout the year. Our sincere thanks to Shawn for being so much more than being our top Spike. A Tradition of Giving Back Lakeside Cabinet’s business model includes giving back to the communities they serve. While they don’t seek recognition for their efforts, the company was recently recognized by Woodworking Network Magazine for this tradition. In the past year the company has participated in local fundraisers, donated scholarships to the local school district, they’ve provided cabinets to Habitat For Humanity and installed free cabinets for two local families.

The BATC family sends our sincerest sympathies to the Siegel family. Gerald Siegel, father of David Siegel, BATC EO, passed away unexpectedly on November 17th. Gerald Siegel was an amazing man with a 45-year academic career, most of which he spent at the University of Minnesota. He won numerous honors in his field including a Lifetime Achievement award from the Minnesota-Speech-Leanguage-Hearing Association.

Another BATC employee lost someone close in November 2014. Sending our love to Katie Eldred, BATC Press Secretary, and family on the passing of Patrick Waldner. Katie’s grandpa was a longtime football coach and teacher, winning ‘Coach of the Year’ awards 11 times.

Tweeting just got easier Tweeters can expect improvements and upgrades to this social site in 2015, and simplicity is Twitter’s strategy. The social site also plans to index over 50,000 popular #hashtags throughout all search engines to make their system more search friendly.
