Interior design trends on parade Twin Cities Parade of Homes showcases fresh and functional features, from modern farmhouse looks to the “kitchen within a kitchen.” Some new Parade Homes have the feel of living out in the country rather than on a suburban cul-de-sac. In the past few years, we’ve gazed at plenty of sliding barn doors, farmhouse sinks and walls clad in rustic reclaimed barnwood. Farmhouse-style features in new construction are still strong, but this fall, keep an eye out for a modern spin, said Katy Baar, style editor for the Builders Association of the Twin Cities, which presents the twice-yearly Parade of Homes tour. “HGTV shows like ‘Fixer-Upper’ have elevated the look of shiplap and barn doors,” she said. “Now we’re seeing a modern play on a popular trend.” Look for these contemporary farmhouse accents, as well as other interior design trends, on the Parade of Homes, which continues through Oct. 2.

• Today’s kitchens often sit in the center of an open floor plan. Owners of upperbracket homes are requesting separate prep and cleanup areas, called a “kitchen within a kitchen,” to keep messes and small appliances out of sight. Homes without that extra space typically include a big walk-in pantry. “It’s bringing back that segmented room without compromising the open concept,” said Baar. • Bold-patterned mosaic backsplashes make an arty statement against a neutral white backdrop. “High-end Dream Homes tend to go more cutting-edge with

backsplashes,” said Baar. • While gray and white kitchens are still the rage, some consumers are going back to rich darker-stained cabinets. • For counter and island tops, slabs of quartz, soapstone, marble, recycled glass and butcher block have become popular alternatives to the familiar granite. • Edison bulbs inside glass pendants illuminate islands with a golden glow. “It’s a modernized look from the past,” said Baar. • Appliances include double-wall ovens, oversized refrigerators, microwave ovens concealed in pullout drawers and cooktops

with storage below — all in stainless steel, of course.

Bonus and flex rooms

• A lofted area at the top of a staircase to do homework, watch movies, serve as a kids’ play zone or just a place to unwind before bedtime. “It can change as the kids grow,” said Baar. • Wine cellars in a lower level can serve as simple storage or can be large enough to include a wine-tasting room. • Sport courts and indoor putting greens for year-round practice and play. W

hen Melissa Oszustowicz moved from Hawaii into her house in Edina, she wasn’t thinking long-term. “I didn’t even know what it looked like when I started renting it,” she recalled of the 1969-built two-story. But the house ticked off all her must-have boxes: It was in the Twin Cities, in a convenient location, and it was big enough to share with her parents. And, important for an animal lover, it allowed pets. Oszustowicz, who grew up in Wayzata, had moved to Hawaii several years earlier to help launch and operate a family-owned chocolate company. But in 2005, with her mother battling cancer, Melissa and her parents returned to Minnesota for better access to health care, family and friends. “It was our base,” Melissa said. Her brother, Adam, stayed behind in Hawaii to run the business. Their mother’s condition worsened, and Adam, too, eventually returned to Minnesota to be with his family. By then, Melissa had bought the house. The family liked its comfortable features, its double lot and easy-access location. “And we have the world’s nicest neighbors,” Melissa said. Multigenerational living felt natural to the Oszustowiczes, especially after their experience on the islands. “In Hawaii, it was the norm,” Adam noted.

I’ve always thought of September as the beginning of the year — the real “new year.” To this day (many years out of school), I get that anything’s-possible-freshstart feeling that accompanied my return to the classroom. This September, my excitement for a new beginning has been shared with my daughter, who, after years of dorm living, moved into an unfurnished rental apartment with three of her friends. Although it’s a somewhat rundown and dingy apartment, the girls are thrilled; they share a living/dining/kitchen area, but each has her own bedroom. Their excitement over shopping for and furnishing the apartment was dampened only by the overwhelming thought of having to do so from scratch. My daughter turned to me for some decorating advice. Here’s what I told her: Buy secondhand or borrow. Try to buy as many of the large items (sofa, dining table, coffee table) as you can from the previous tenant, which saves money and the hassle of moving the items in. My daughter and her roommates bought an Ikea sectional from the previous renters; all they had to do was purchase a new slipcover. The girls were also able to buy a simple dining table and a coffee table from other friends. The one thing I do not recommend ever buying secondhand is a mattress. It’s best to start fresh. Roll on the paint. Even though most rentals do not allow tenants to paint, it is unlikely that a landlord would object if you splash a fresh coat of white paint on the walls. Typically, I use Benjamin Moore’s Decorator’s White, but for my daughter, who had never painted a room before, I suggested she use Valspar’s Perfect White (sold at Lowe’s), which is a paint and primer in one. It rolls on easily, and after only one coat, the walls looked markedly better. See APARTMENT on H3 Ø

The challenge: Architects and homeowners Joy and Ted Martin were tired of sharing a tiny, outdated second-floor bathroom, built inside a dormer of their 1920s Minneapolis Craftsman, with their two young children.

“We had to take turns brushing our teeth,” Joy said. The bathroom had a tub, but no shower, so the family was trekking downstairs to the main-floor bathroom shower. They needed a multipurpose bathroom with sinks and storage that would serve the needs of the whole family. “We chose to spend the budget on making a nice shared bathroom now, and planned to add a master bathroom when the children get bigger,” Joy said.

The solution: The Martins tore out the tub and knocked down a wall between the bathroom and a small hallway closet to gain space for a walk-in glass shower. Then they rerouted the plumbing and reconfigured the new bigger bathroom.

Sinks to serve all: The double wall-mount vessel sinks with vanities deliver storage and counter space. A mirror was cut to fit in the trapezoid-shaped wall space above the sink. “This decision is now in the hands of our nurses,” Allina said in a statement. “The offer they will vote on represents a true compromise that addresses all the issues raised by the union while offering a fair, respectful transition plan for nurses to the Allina Health core insurance plans.” The proposed three-year contract gives Allina executives their ultimate prize, a

phaseout of four union-backed health insurance plans that they viewed as too costly to maintain. But it offers the nurses some assurances about cost and quality of the alternative plans. Under the latest offer, the two most popular union health plans would be retained until 2020 and remain unchanged, though Allina would provide bonuses to nurses who switched to one of the com-

pany’s health plans in the next two years. Allina also committed to keeping its Allina First plan — so named because it gives incentives to use its own doctors and hospitals — unchanged throughout the three-year contract, and to never change its actuarial value by more than 7 percent in any three-year period. The proposal also gives nurses 2 percent raises in each of the next three years and a $500 bonus next June. The vote comes at a pivotal juncture, because striking nurses will temporarily lose their health benefits on Saturday until they return to work. Nurses picketing outside Abbott Northwestern Hospital in Minneapolis Friday morning expressed disappointment at the proposal and wondered if Allina wanted to test the resolve of striking nurses who are about to lose their health coverage. “After three days of negotiations, I really thought they would have come out with a contract that we could support,” said Shannon Stenson, an Abbott critical care nurse.

Who: 4,800 Allina Health nurses represented by the Minnesota Nurses Association went on strike on Labor Day. Why: Nurses objected to Allina’s effort to phase out union-backed health insurance plans. Affected hospitals: Abbott Northwestern, United, Unity, Mercy and Phillips Eye Institute.

One of the union negotiators, Abbott nurse Angela Becchetti, said the team’s decision not to make a recommendation is an acknowledgment of gains in some areas, but of Allina’s resistance to the union’s health care demands. “We would offer one solution and they would present five more problems,” said Becchetti, adding that it felt like “we were almost bargaining against ourselves at the end.” Among the compromises was a provision to address nurses’ concerns about workplace safety; Allina agreed to provide 24-hour security staffing in its emergency rooms. The union also wanted Allina to free supervisory charge nurses of their direct

patient assignments, so they could support front-line nurses in caring for their patients, but the contract proposal only calls for a joint nurse-company committee to address the problem. Becchetti said one important concession reached during negotiations this week was that a mediator would resolve any disputes that this staffing committee couldn’t work out. Nurses for months insisted on keeping their union-backed health plans, which feature low or no deductibles, arguing that they are at elevated risk of illness and injury due to the hazards of their jobs. Nurse negotiators eventually agreed to a phaseout of those plans, but in exchange sought some control over the company insurance plans to

assure that their costs and benefit levels didn’t change. Allina rejected the request, though, prompting the nurses to go on strike as of Labor Day. The prolonged negotiations have taken a toll. Allina’s cost to bring in replacement nurses during the two strikes easily surpassed $40 million. Striking nurses meanwhile were scrambling to find replacement income — hundreds are working at the Ryder Cup this week — and appealing to a union hardship fund. The absence of guidance from the union bargaining committee on the contract proposal is unusual. In 2010, more than 12,000 Twin Cities nurses were prepared to strike for a second time until their hospitals made last-minute concessions that preserved their pensions and produced a contract that the union recommended. Becchetti said nurses voting on Monday should decide “what’s best for their families and their practice.” Votes will be tallied separately for each of the Allina hospitals under strike: United in St. Paul, Mercy in Coon Rapids, Unity in Fridley, and Abbott Northwestern and the Phillips Eye Institute in Minneapolis. That raises the possibility that the strike could end at one hospital and continue at others. Cardiac nurse Eyobe Woldemariam has been providing paid rides via Uber to earn income during the strike, noting that he has a wife and three small children and also supports his extended family in Ethiopia. But he didn’t see enough compromise in the newest contract offer to support it, even though he already uses an Allina corporate health plan for his family. “We voted no already,” he said, “and this is the same thing.” Jeremy Olson • 612-673-7744

The Summit Hill House Tour opens the doors to the stately mansions of historic St. Paul. By KIM PALMER • kim.palmer@startribune.com

Karen Hartje used to be one of the people queuing up to gaze inside the Victorian-era mansions on the Summit Hill House Tour. This year, for the first time, Hartje will have a different role: opening her own home so visitors can take a peek inside at her ornate arched foyer, crystal chandeliers and elegant music room. Some might be reluctant to invite strangers to trudge through their home, but Hartje considers it an honor. “I was delighted to have been asked.” September is house-gawking season, with home tours of all types coming up in the weeks ahead. But the Summit Hill House Tour is the grand dame. It offers an entree into the well-preserved historic houses located along Summit Avenue and the surrounding neighborhood, most of them built a century or more ago for St. Paul notables. The houses in Summit Hill also represent a diverse array of architectural styles, including Queen Anne, Tudor, Italianate, Georgian, Gothic and Colonial Revival. Many were designed by renowned architects such

And most of the homes boast Old World features like stained- and leaded-glass windows and intricate carved woodwork, plus relics of a bygone age such as maids’ quarters and servants’ stairways. Hartje and her husband, Dave, bought their Summit Avenue house two years ago and are opening it for the tour for the first time. Neighbors Shari and Roger Wilsey are sharing their home for the last time. They’ve lived on Summit Avenue for 17 years, in a 1904 landmark that sits within sight of the governor’s residence. Over the years, the Wilseys have restored every inch of their own 10,000-square-foot mansion and its original carriage house. Their home was on the tour one year, their carriage house another. This year, both will be open for visiting. The Wilseys, soon to become empty nesters, are “ready to move on,” said Shari, probably to a smaller house closer to their grown children and grandchildren. “I’d love to turn it over to somebody who’d love it as much as we did,” she said. “We still love the place.” A look at two homes on this year’s tour, H5

Homes that have a higher HERS are less energy efficient, those with a lower HERS are more energy efficient. Older homes generally test over 130 (and often well over 150), and homes built to the current Minnesota energy code will test below 80. A super-efficient home can have a HERS rating as low as 20, and those with solar or wind power can theoretically have a HERS index of zero. (But don’t forget that energy use correlates to the size of the space to be heated or cooled, so a 4,000 square foot home with a HERS index of 60 will still cost more to operate than a 1,500 square foot home with the same HERS.) HPR: MN Green Path’s Home Performance Report documents the testing data from an independent RESNET rater. An enhanced HPR will also include all the energy features included in a home built with features that offer added energy and green performance.
