Let There Be Light There are plenty of benefits to remodeling your home, and gaining more natural light is one you’ll never regret. In order to stay healthy, you need natural light, and in Minnesota that means half of the year we rely on getting that light indoors. Older homes tend to be dark and dim, with windows selected to meet an architectural standard or simply to bring in fresh air. Today, we know we feel better when surrounded with natural light. We sleep better, we’re more productive, our outlook improves, and our risk for heart disease, weight gain, and depression is reduced. Marvin has been at the heart of beautiful, light-filled homes for over a hundred years. A family-run business, Marvin is the epitome of a successful American company. Their innovative windows and doors are found all across the world, from the most modern of residences to authentic historic renovations that ensure the beauty of yesterday is preserved.

Sweeten your dreams with a bedroom vista through your new Marvin windows.

R E I N T RO D U C I N G M A RV I N Today, Marvin is in the process of rebranding and reorganizing their product portfolio by combining Marvin Windows and Doors and Integrity Windows and Doors under one brand—Marvin. Their commitment to quality and value is unsurpassed no matter what style suits your needs. Look for an easier way to find the products you know and love across three collections, each curated around their customers’ preferences. The Signature Collection, previously known as Marvin Windows and Doors, their most aspirational product line, will offer fresh designs and category-leading innovation. The Elevate Collection will include the previous Integrity Wood-Ultrex branded products and focus on beautiful designs, strength, and price. The Essential Collection, previously known as Integrity All Ultrex, will create streamlined, maintenance-free windows and doors that boast clean lines. The Marvin portfolio of products for builders, architects, and homeowners is designed to provide exceptional solutions for any project with a focus on creating better ways of living. A fourthgeneration family-owned and -operated business, headquartered in Warroad, Minnesota, Marvin is proud to be the Presenting Sponsor of the Fall Parade of Homes Remodelers Showcase®. marvin.com

Designing a Home You Love If you were designing a new space to help you enjoy the things you love, what might that look like? Maybe it’s a new sunroom to spend an afternoon getting lost in a book or a craft area where you let your creativity soar. Perhaps a new outdoor entertaining space would be the perfect answer to your love of hosting friends and family on those beautiful fall evenings. Whatever specialty space you’re after, remodeling gives you the opportunity to create a home that fits your lifestyle while staying in the community you love. And the Remodelers Showcase is the perfect place to get inspired for your next project and find the right professional remodeler for the job! Inside, you can learn the basics on how to get started with your remodeling project (pages 10-12). Plus, read about the remodeling adventures of three local families to learn how working with professional remodelers helped them create spaces that work for the way they live today. One of these stories comes from local blogger Kate Arends Peters of Wit & Delight and her family. They graced our cover back in 2016 and are back to share their second round of remodeling (page 14). Their willingness to embrace remodeling has allowed them to continue living in the home they love, even as their family grew. You won’t want to miss the four Dream Remodeled Homes on this fall’s tour. You’ll be asked for a $5 admission when you visit these stunning remodels, which goes to support our BATC-Housing First Minnesota Foundation. Read more about their just work on page 27. Whether you’re ready to remodel today or just dreaming about it, our remodelers and their homeowners are eager to welcome you into their transformed homes. Happy Touring!

When Does Remodeling Make Sense? DO ANY OF THESE SCENARIOS S O U N D FA M I L I A R ?

Your family situation has changed, so you need more or fewer rooms, different amenities, or new features to suit the way you live today.

You found a great home in a community you love, but it needs some adjustments to fit your lifestyle.

Your income has changed—now you can afford to have some of the more expensive features you really wanted but gave up due to budget when you bought.

Your heating, cooling, and maintenance costs are killing you.

BUT … you’re in love with your neighborhood and really want to stay close to friends, family, your job, school, etc.

The best solution? Remodeling! And, even though you might not be able to visualize the VISIT THIS HOME ON TOUR

potential solutions for your home yet, a good remodeler can show you how remodeling will transform your old house into your dream home.

H OW TO G E T S TA R T E D First, picking up this Remodelers Showcase guidebook is a great place to start. Our tour lets you see the solutions other families have found through remodeling. It’s also the best place to meet and connect with a variety of the region’s best professional remodelers—without any obligation. All remodelers on the tour are members of BATCHousing First Minnesota, which means they are ethical and committed to the industry. Next, stop and analyze what works and what doesn’t in your current home. Write down all the things you love about your home, and then list all the things that you wish were different. You should also figure out how much you can or want to spend. Meet with your financial planner to see how a

remodeling project fits within your long-term goals. Then visit with a lender to explore financing options.

Once you’ve identified a handful of great candidates, do a search for them online and take a few minutes to review their websites. If you still like what you see, your next step is to connect and dig deeper.

CHOOSING THE RIGHT REMODELER Choosing the remodeler that’s right for you is the key to a great result. Unless you have construction experience, letting your remodeler coordinate the entire job reduces the chance for problems and errors. Hopefully, you’ll find a few remodeling firms during the Remodelers Showcase that are right up your alley. But you don’t have to stop there. Ask your friends, neighbors, and family for referrals. Go to ParadeofHomes.org and search for remodelers to see more work from the companies on the tour. And, look through social and online resources where remodelers tend to show more examples.

When you meet with a remodeler, make sure to learn as much as you can about their philosophy and work ethic. Find out if they’ve done work similar to what you’re envisioning. Ask them to explain all aspects of a project, from payment and budget requirements to design and what to expect during construction. They should explain how they schedule work, how you make selections, and what happens when unexpected challenges arise. During your meeting, pay attention to their personalities and communication style, too. If you don’t feel comfortable with them in an interview, you

won’t feel comfortable with them during your remodeling job. You’ll want to make sure they have a current Minnesota Contractor license and find out what kind of insurance they carry. Ask them about any subcontractors that they will be using and meet the person who will be managing your job on a day-to-day basis. Most importantly, make sure to contact their references. Talking to homeowners that have worked with the remodelers you’re considering will give you the best feel for what you’ll be getting into. Now that you’ve checked out their credentials, asked about their experience, talked with past customers, and discussed your budget and remodeling dreams, you’re ready to confidently choose the right remodeler for you.

Mc DONALD REMODELING

Last summer, Kate Arends Peters and her

Alyssa Lee Photography

husband, Joe Peters, were at a crossroads. In order to accommodate their growing family, they had two options: They could either find a new house or reimagine their existing one. While the thought of remodeling sends many homeowners running in the opposite direction, the Peterses were up to the challenge. “Remodeling is something that not everyone likes to take on, but I loved the idea of making it our own,” says Kate, the creative director and founder of the popular lifestyle blog Wit & Delight, which attracts 3.3 million followers interested in “designing a welllived life” through everything from interior design and food to motherhood and style. “It had all these wonderful architectural details. I love the windows, I like the layout, I like the sunroom, and I liked all the things about the house that are so hard to

recreate these days. I began to see what was possible with it.” The remodel of their 1,700-square-foot 1925 English Tudor they bought in 2014 was actually broken into two parts. The first in 2015 addressed the main level’s choppy flow, replacing a series of hallways with an open floor plan that allows for a more contemporary relationship between rooms. A kitchen overhaul swapped a breakfast nook and outdated appliances for increased countertop space and an improved layout. Additionally, an unfinished basement was converted into a lower-level family room and bathroom.

Find more details on Kate and Joe’s remodel on our Parade of Homes blog and read more about the journey at WitandDelight.com.

Opening the wall between the dining room and sunroom connected the spaces and made the outdoors more accessible.

“The home is 100 times more livable because it isn’t a bunch of chopped-up rooms with dead-end areas or hallways,” says McDonald Remodeling’s Jim McDonald, who was introduced to the Peters family after his daughter Anne spotted Kate’s Instagram post asking her 332,000 followers for builder recommendations. “Anne was like, ‘This is going to sound crazy, but my 60-year-old father and you have a lot in common,’” Kate recalls of the initial message. “Jim took all the ideas I had and showed us how to improve upon them, and helped me see the importance of having a builder who understands how you live in a space. He really worked through the problems with our needs in mind. That’s invaluable.” So when it came time to tackle the second phase of the renovation a couple years later, hiring McDonald once again was a “nobrainer.” “I think when you’re dealing with older homes, it really helps to stick with the same group of people,” Kate says. “Having someone who knows the ins and outs of your house is incredibly important.”

It had all these wonderful architectural details. I love the windows, I like the layout, I like the sunroom, and I liked all the things about the house that are so hard to recreate these days. I began to see what was possible with it.”

Take the kitchen, for example. Though the room was completed in the first round of renovations, after a few years of living in the space, both McDonald and the Peterses realized it wasn’t functioning as well as it could. But all it took was a few small tweaks to deliver a big impact: The peninsula was removed in favor of an island, which created space for a pantry, and the cement tile floor that proved difficult to keep clean

16

PA R A D E O F H O M E S R E M O D E L E R S S H O W C A S E ®

was replaced with wood. “We’re able to live there so much longer because we made that small configuration,” Kate says. “I can now see everything that I have in my pantry, I’ve been cooking every night, we’ve already had people over for dinner. Having a very busy lifestyle, those moments at home are so much easier to jump into when you’re not fighting with a kitchen that isn’t working for your family.”

S E P T E M B E R 2 7 – 2 9 , 2 0 1 9 | F R I D AY – S U N D AY 1 2 – 6 P M

The charcoal-colored porcelain tile used in the sunroom creates just the right visual impact for the space, while in-floor heat makes the room much more versatile.

The sunroom was also tackled in round two of renovations. Suffering from water damage, it took a year and multiple conversations for the couple to decide what to do with the extra 300 square feet of space. A rear entry, mudroom, and porch were also discussed, but none of the options

PA R A D E O F H O M E S T C

felt quite right—until it was suggested that they remove the wall between the sunroom and main living area. Then everything started to click into place. McDonald and his team raised the sunken floor, added heating underneath, crafted a

POHTC

vaulted ceiling, installed new Pella windows, and built a small entry deck off the back. The result is a sun-drenched room that feels like an extension of the home while simultaneously creating a better connection to the outdoors.

Though the Peterses were excited to update the home, they never lost sight of its nearly 100-year-old history. “I really wanted it to feel like it had soul,” says Kate. Taking inspiration from their travels to France and England—think deeper paint colors, bright brass accents, molding, and paneling—they struck the perfect balance between modern luxury and old-world charm. “I love to do that traditional design and do it well,” adds McDonald. “I hate the word ‘trend.’ Good design is more timeless. You want that creative-but-classic design that will stand the test of time, yet have a fresh, new feeling in the spaces.” Throughout the course of two renovations, finishes and fixtures weren’t the only changes. Joe and Kate also welcomed two children, son August and daughter Bennett, born 16 months apart. Having a 3- and 1-year-old played into some of the design decisions the couple made in the second renovation. “I became a lot more aware of how materials would hold up over time and making sure our spaces were really intentional in their use,” Kate says. “Flexibility and functionality are not necessarily a recipe for drab design decisions, but it was challenging to change my design process at first. Now that we are living with the end result, I'm so glad I was realistic and methodical in selecting our materials and altering our layout to better suit our needs.” This fall, the family celebrates five years in their St. Paul home, which finally feels complete. “It was a lot of fun to do this together and to really understand our problems,” Kate says. “I feel like we’ve just got a great new build. Every square foot is used as it should be.”

LAKE COUNTRY BUILDERS, LTD. A. Sadowski Designs Alyssa Lee Photography

Below Deck A finished lower level in a home off Christmas Lake offers fun and function for a family of four. by Taylor Hugo

When Ryan and Kelly Lampe built their house on a lot in Shorewood in 2013, the couple opted to leave the lower level walkout unfinished until they could decide what to do with the space. Four years and two kids later, in 2017, “we were a lot more knowledgeable about what we were needing in the basement,” says Kelly, pointing to a wish list that would satisfy the family’s desire for both fun and function. The only requirement for the space? The professionals hired to execute the project, Lake Country Builders and A. Sadowski Designs, had to stay within the existing framework.

A blank slate provided ample flexibility to achieve those goals. An open layout allows for an uninterrupted flow from the family-movie-night-ready living area to the bar, which the Lampes can easily restock by simply walking across the room to pull a fresh bottle from the glass-enclosed, walk-in wine cooler. Sliding glass doors lead to a screened-in patio underneath the deck for the homeowners to soak up Minnesota summers, sans bugs. There’s also a private guest suite to accommodate overnight visitors. VISIT THIS HOME ON TOUR

R12

“The focus of this project was, number one, to create a newly finished space downstairs, one in which they could entertain as well as have additional room for their kids to play,” says Patrick Jacobson, executive vice president for Lake Country Builders. “Aside from that, the design focus was really creating an indoor-outdoor connected space.”

The homeowners' goal was to have an open floor plan with easy access to the outdoors.

A wood bartop and quatrefoil tile backsplash speak to the homeowners' "rustic transitional" aesthetic.

“Being able to really fine-tune exactly what this basement was going to look like and make it work the way that it does was one of the things I loved about working with Lake Country. I wanted to be part of the process,” says Kelly, whose favorite part of the remodel is underneath the staircase. Rather than dedicate the square footage to even more storage space, the builders carved out an area for a kids’ playroom—complete with a miniature address plaque, Dutch door, sconce light, and mailbox. “I love coming down the stairs and hearing [my kids] having a tea party,” she says. “They just love it under there.”

At the end of the day, this is a newly finished space, but it feels like it was always there."

Taking inspiration from nearby Christmas Lake, the lower level and patio feature nautical touches. Anchored by woodwork like shiplap and beadboard, blue and creamy white fabrics pop against timeless pieces of furniture, while décor—think hanging oars, a sailboat picture— nod to lakeside living. Other statement-making finishes include wooden beams, floating shelves, industrial-style lights, and, at the bar, a butcher-block countertop and quatrefoil tile backsplash that speak

to the homeowners’ “rustic transitional” aesthetic. This vintage-meets-modern mix is a carryover from upstairs to ensure a seamless transition between the home’s levels. “In any project, we’re focusing on the design to make sure that the details implemented communicate and flow with the rest of the house,” says Jacobson, stressing the importance of hiring a professional team for a remodel. “At the end of the day, this is a newly finished space, but it feels like it was always there."

When Carol and Frank decided it was time to refresh their kitchen, they began by visiting the Parade of Homes. They were no strangers to remodeling, and Carol had been collecting Pinterest photos and descriptive adjectives already, but a visit to Edina-area homes gave them the chance to check out some of the new styles and features first hand. The couple had raised their three boys in their Edina home and had no intention of moving. “We did a significant remodel shortly after moving here,” explains Carol about their Cape Cod home, which included updating the kitchen. For 25 years, Carol loved her country livingstyle kitchen with its white cabinetry, black hardware, and pot rack. But, over time, the kitchen was simply worn out. Both Carol and Frank wanted a new, updated look that still remained true to the style of their home. “The kitchen has always been the heart of our home,” Carol says. “We always had people around and entertained from small groups to up to 50 or 60 people.” Carol did a lot of research online before they jumped in. When she reviewed Crystal

Kitchen Center, she fell in love with one of the photos on their website. When she called them, Mary Maney answered the phone and just so happened to have been the designer of the kitchen in Carol’s favorite photo. The couple spoke to several other companies, but when Mary came to their home to discuss their project, they were hooked. “Mary pulled out her tape measure and dove right in. She was just so open to spending time with me,” Carol extolls. “She was curious and excited about our project. We just clicked!” Once they had decided on their remodeler, the fun began. “I didn’t want just a builder on this project,” says Carol. “I wanted a kitchen designer. I wanted the kitchen to really function. I wanted it to be practical for entertaining and have a modern vibe, and Mary understood my vision.” The design process was a lot of fun for Carol. She and Mary reviewed all of Carol’s Pinterest photos, tossed ideas back and forth, and worked together to make sure every inch of the remodel was going to be perfect. “I’m sure I was the type of client that took a long time with all of my decisions,” Carol laughs.

The kitchen was reconfigured to take advantage of the view into their charming backyard.

The folks at Crystal Kitchen agreed, but they knew that the thoughtfulness they put into every single detail would pay off in the end. “Carol was a very hands-on client,” says Mary. “She knew what she wanted and did the research. That was part of what makes the kitchen look so great.” Once the decisions were made, the construction began. Carol can’t say enough good things about the three-month process where she got to know Crystal Kitchen owner Jolynn Johnson. “I couldn’t speak more highly of her.” She liked how Jolynn ran her business, “direct, honest, roll-up-your-sleeves, and

get it done.” And, with a detailed calendar, Carol was fully informed about when things would happen. Carol also praised the workers throughout construction. “They left my kitchen so clean I could have entertained,” she says. “Even though the kitchen was all torn up, it was immaculate, unbelievable.” Now that their new kitchen is complete, Carol is thrilled. Both she and Frank love the look and how it functions. “It has just been so fun to see it now with fresh new eyes and enjoy it in a fresh new way,” she says. “Our new kitchen gives us a wonderful new space to enjoy doing all the things we love to do!”

GIVING BACK

Building New Lives Through Housing Each time you visit a Dream Home on the Parade of Homes, your $5 admission supports the BATC-Housing First Minnesota Foundation’s work as it builds and renovates transitional housing facilities for Minnesota’s homeless, veterans, and others in need.

2018 MACV PROJECT

The Foundation believes stable housing is life-changing for families and individuals facing crises related to homelessness. As our Foundation meets with local shelters and organizations, it becomes increasingly clear that addressing homelessness is crucial for our community. Dream Home admission fees allow us to partner with local service providers to transform shelter facilities, increase our capacity to serve more people, and offer scholarships to those seeking an education in the construction-trade industry. HOUSE OF HOPE Fully restored the House of Hope in Bloomington for Emmaus Lutheran Church with build partner Homes By Tradition. This small parsonage now serves as a safe space for at-risk mothers and will change lives for years to come.

A H O M E FO R O U R H E RO E S Building a new transitional housing residence for veterans in need with build partner Lennar. Once constructed, this residence will provide temporary comfort and serve the needs of veterans experiencing homelessness.

SCHOLARSHIPS Addressing the labor shortage in the homebuilding industry through its scholarship program. This year, $20,000 in scholarships was awarded to 12 deserving recipients to help further their education and career goals within the residential homebuilding industry.

M A K E A N I M PAC T Your participation makes a difference in the lives of those we support each year. Whether you are visiting a Dream Home, attending our annual Hearts in Housing Gala, or making a donation, your involvement matters. Visit BATCFoundation.org to learn more about how we are changing lives of those who are experiencing homelessness.

We couldn’t do projects like these without your support. Your Dream Home ticket makes a lasting difference in people’s lives. Thank you.

Ispiri, LLC ADDITIONS, BATHROOM, GREAT ROOM/FAMILY ROOM, KITCHEN, LOWER LEVEL, MAIN LEVEL

As a family of six, the homeowners were eager for their home to accommodate their busy lifestyle with more space for entertaining and for their growing kids. An addition off the kitchen delivered the space needed for both the main level and lower level. A walk-in pantry complete this coveted kitchen with an abundance of natural light from the large windows in their new sunroom. By extending out the lower level with the addition, we were able to create a walkout with patio doors. To create the perfect entertaining space, the lower level was completely reconfigured allowing for a new theater, bar, game/rec. room, flex space for the kids, and an additional bedroom.

Black iron railings allow an improved sight line from the main floor to the wooded backyard, while brass accents and Cambria countertops give these walnut perimeter cabinets and black enameled island a sophisticated touch. Murphy Bros. Design | Build | Remodel KITCHEN Kitchens and waterfalls! What frustrated these homeowners the most was their inefficient, counter-stingy kitchen, which was walled off from the rest of the house and had restricted sight lines to their spectacular backyard water feature. Oh, and there’s the huge floor-to-ceiling brick stove. It all had to go. So, we removed the wall, took out the brick oven (not easy) and rearranged the workflow around a long peninsula. Add in a stunning backsplash, new stove, beverage center, and dishwasher, all surrounded by granite countertops and, most importantly, new large windows and patio door to frame the outdoor landscaping perfectly. www.mbros.com | 763-780-3262

Novare Renovation & Design, LLC BATHROOM, GREAT ROOM/FAMILY ROOM, LOWER LEVEL, MAIN LEVEL, UPPER LEVEL, WHOLE HOUSE

The setting of this ‘90s home couldn’t be more perfect and serene as it overlooks the St. Croix River. However, it had some layout issues. The main focal point was the staircase that was set right in the middle of the home. By demoing the existing steps and moving the staircase flush against the front wall of the home, we improved the flow of traffic on all three levels. On the main floor, this created better sight lines from family room to kitchen, while making more efficient use of the space. On the second level, this eliminated the hallway maze and formed an open landing. In the basement, this allowed for a more functional family room.

Ispiri, LLC ADDITIONS, DECK/PATIO/PORCH, KITCHEN, MAIN LEVEL, MUDROOM/LAUNDRY, OWNERS’ SUITE

With family gatherings becoming larger, these homeowners desired additional and improved spaces on their main level to accommodate everyone! “A kitchen that allowed for multiple people to be cooking at once” was a must! The small, awkward, triangle-shaped island was not sufficient for these gatherings. With the new addition, we created a much larger kitchen with a large island and new deck to accommodate both indoor and outdoor entertaining. The much-used mudroom/laundry was enlarged by removing a wall creating a much more functional design. The master suite now has a new custom closet, frameless glass shower, and elegant freestanding tub.

Russell Room Remodelers GREAT ROOM/FAMILY ROOM, KITCHEN This new white kitchen and main-level remodel started by creating a walk-in pantry from an oversized mudroom closet. The dated cabinets and backsplash were replaced, improving the function, and the bigger island with a built-in bench completed the owner’s vision of a cozy seating area to enjoy the new double-sided fireplace. The fireplace, which features split-faced travertine in the kitchen and ledgestone in the living room, is finished with a stone hearth and cherry mantle on both sides which complements the hardwood floors throughout. www.RussellRoomRemodelers.com | 651-735-8367 | 651-735-8367
