Remodeling With a Professional
Professional or Not? HERE'S HOW TO TELL
When planning your home remodel, it is important to work with a team of trustworthy professionals. Whether you are looking for a small bathroom renovation or a whole-home transformation, your remodeler will be spending a lot of time with you and your family. Hiring a professional will

Make sure the remodeler you hire has a Minnesota contractor license. Contractor license oversight is through the Minnesota Department of Labor and Industry. Use their quick license lookup tool to confirm the company you're interviewing is licensed and has no complaints against them.

A professional remodeler will be transparent with costs and payments. Whether they operate on a cost-plus basis or another method, they’ll explain how much they earn for their services.

Professional remodelers always provide written contracts. They don’t want to do any work without one, and neither should you.

Your municipality requires permits for most work done on your home. A professional remodeler will make sure your project is permitted and that the permit is displayed on site.

Check that they are a member of a professional organization like Housing First Minnesota. When a company makes the effort to be a part of an industry association, they have access to education and connections that let them keep up with the latest trends, codes, and products. They are also required to sign an ethics agreement upon joining.

All the remodelers you meet on the Remodelers Showcase are members of Housing First Minnesota. That means they adhere to a code of ethics, are educated, and are committed to the industry.
Ethical Housing First Minnesota remodeler members are required to sign and agree to abide by a strict code of business ethics and agree to mediation, which Housing First Minnesota will provide should a dispute arise. Members are required to show proof that their Minnesota contractor license is current and that they have completed a minimum of three major, successful remodeling projects before being allowed to participate in any Remodelers Showcase tour.
Educated Housing First Minnesota provides important educational opportunities to its members, both to maintain their state licensing and to help improve their day-to-day business. These courses help ensure remodelers are current on regulations, building codes, new technologies, and the latest products.

With brightly colored leaves falling from trees and a cool breeze in the air, it’s safe to
say fall is in full swing! While it’s always sad to see summer go, autumn is the last real chance to get your home ready for the coming winter. Not sure where to start? Here’s a helpful list of home maintenance tasks to complete this fall! by Katie Jenison

Whether you hire a landscaping company or prefer doing touch-ups yourself, fall is a wonderful time to give your lawn a little love—especially if you’re dealing with bare spots! Reseeding your lawn in the fall is an excellent idea because the cooler temperatures encourage growth. There are also fewer weeds for sprouting grass to compete against. Come spring, your lawn will look good as new!
CLEAN
Gutters
It may not be the most glamorous of fall home maintenance projects, but ensuring your gutters are squeaky clean is a must. A build-up of leaves and debris inside your gutters can prevent rain and melting snow from draining properly, which can result in significant water damage. Clear out dead leaves, branches, and other debris. While you’re at it, look for and repair cracked or loose gutter segments and double-check that drain spouts are directed away from the house.

Furnace
There’s no worse time to discover your furnace is on the fritz than when that first cold snap hits. Before turning your furnace on to test it, install a fresh filter. Early fall is also a good time to have your heating system checked by a licensed heating professional. Systems that are serviced regularly tend to have a longer lifespan and perform better overall.

Get your deck ready for winter by clearing it of fallen leaves and debris. Once clear, give it a good scrub, and if necessary, reseal the wood to protect it from the elements. Don’t forget to give outdoor furniture a thorough cleaning too! If you plan to store your outdoor furniture on the deck, it’s best to keep it under wraps with a waterproof cover or tarp.

Energy Efficiency
Heating your home during the winter can be costly, but assessing your home’s energy efficiency will save you in the long run. Start by checking doors, windows, and your foundation. If you notice potential air leaks, seal them with caulk or weather-stripping. If your home is on the older side, it might be time to hire a remodeler to make some energy-efficient updates. Investing in new windows and appliances will cost more upfront but can have impactful energy savings down the road. You may even be eligible for an energy rebate!

Inspect outside faucets for damage or leaks and repair them as needed. If you have an irrigation system, you can avoid a hefty repair bill come spring by having a professional winterize your system. When Mary Maney of Crystal Kitchen & Bath first walked through the home of Collin and Brenda Barr in the Rolling Green neighborhood of Edina, it was clear the kitchen was in need of an overhaul. “The cabinet doors were falling off. There was blue tape holding them up,” Maney recalls. “Their island was

too big for the kitchen, and there was no space to get around. They didn’t feel like their original kitchen was very grand for the size house it is.” The Barrs knew the kitchen would need to be redone when they first purchased the 10,000-square-foot house in 2008, but then the Great Recession hit. Rather than take
on a major renovation at the time, they instead focused on routine maintenance through the years, and even toyed with the idea of selling the property around 2010. They ended up staying, and after years of searching for the right contractor for the job, they hired Crystal Kitchen & Bath to turn their vision of a dream kitchen into reality.

Creating a focal point was a high priority, which the team achieved by installing an 81-inch decorative range hood that makes a statement. Four-pane glass doors along the upper cabinets break up the white color palette and add interest, as do the black soapstone countertops accented with white veining and a marble subway tile backsplash.

You don’t feel like it’s out of place,” says Maney, pointing out elements that aided the transition from old to new, such as the existing floor that was patched up and refinished, a bar area with painted wood paneling that inspired the custom cabinet color, and a small built-in bookcase housing cookbooks and treasures that was simply relocated. The most notable holdover from the original kitchen,

however, is the tray ceiling featuring a hand-painted mural of clouds and blue skies that was there when the homeowners moved in. “I get so many compliments on it. I don’t understand how anyone could take it down or cover it up,” says Brenda. From top-of-the-line appliances— a 42-inch Sub-Zero refrigerator, 36-inch Wolf range top, and two Cove dishwashers—to the farmhouse sink, the kitchen has truly become the heart of the home, where Brenda and Collin

can entertain their friends and family, including their three grown sons and one grandchild, with two more on the way this fall. “Right now, we’re at a time in our life when most people our age would be downsizing, but we’re planning to stay at least until Collin retires in about five years,” says Brenda. “Part of that is because we love our kitchen so much and we want to be able to enjoy it now that we’ve waited this long to have it redone.”

A Home of Their Own
After Mark Hargis inherited his childhood home in Woodbury, a remodel updated the main living spaces to fit the needs of his family of five. by Taylor Hugo
After Mark Hargis’ mother and father passed away in 2016 and 2018, respectively, he and his wife, Jennie, had a choice to make: sell Mark’s childhood home or move into the home with their three young kids. They chose the latter, deciding to hold off on remodeling for one year while the family grieved the loss of their parents and decluttered nearly four decades’ worth of memories. “I was looking forward to making it our own,” Mark says. “We kept some of the context of the older house, and from the exterior perspective, it looks the same. But from

an interior perspective, how we’re using it, it’s just more functional. It’s more us.” In order to achieve their goal of “building a customized house that would be comparable to one of the nicest, newest houses in Woodbury,” the homeowners hired Laura Wiener Scheidecker and the team at Cardinal Remodeling to carry out a complete main-level overhaul— starting with the floor plan. In typical 1980s fashion, all the rooms were closed off from each other, so the first order of business was knocking

down walls and vaulting the ceiling with cedar beams. “If that’s all we did, you’d walk in and think, ‘Oh my gosh, how much square footage did you add to this house?’ And the answer is none,” says Mark. A living room with a floor-to-ceiling brick fireplace now flows into a gourmet kitchen, complete with an extra-large refrigerator-freezer combo, a wall oven, and a pot filler secured to the subway tile behind the stovetop. A walk-in pantry was outfitted with additional countertop space and a sliding library ladder that matches the cedar beams on the ceiling. Anchoring the kitchen is an expansive Silestone quartz island that seats seven. “We always gather around the island,” Jennie says. “Friends come over, we’re hosting a kid’s event or a grownup event. Whatever the case, everyone gravitates to that space.” Long-term living was a top priority for the homeowners. Behind the kitchen, a “senior suite” was added to accommodate visitors and will eventually become Mark

and Jennie’s living quarters, so they don’t have to worry about stairs as they age in place. “It’s more of a planned transition home for us, because the goal isn’t to sell or move out,” Mark says. “We are planning on living in this house for the rest of our lives.” On the opposite side of the main level, a sunken living room was transformed to include a laundry room, a bathroom for guests to use when they come in from the pool, and a custom locker system designed by Mark that keeps jackets and shoes out of sight. “I spent 10 years coaching college football, so I’ve been in and out of locker rooms,” he says. “I told the cabinetmaker I wanted firstclass, professional-style lockers, like the Vikings would have.” That’s not the only nod to the family’s passion for athletics. A sport court in the backyard transforms into a hockey rink come winter, and multipurpose flooring in the back entryway was installed to protect against skate blades. In the basement, a golf simulator ensures Mark

can practice his swing year-round, and doubles as a space for the family to relax and recharge together. “We painted the walls and ceiling darker, and installed a wall of reclaimed barnwood from Manomin Resawn Timbers in Hugo,” says Scheidecker. “The simulator is really versatile, and you can use it for other activities, so the kids will go down there and play games or watch movies.” Despite all the changes, touches of Mark’s childhood home remain. For example, when the butcher block countertop was removed from the old island, it was refinished and repurposed as the family’s dining room table, blending old with new as the next generation takes over the home. “I think Mark’s mom would have hated the process, but she would absolutely love what we did with the place. A thousand percent,” says Jennie. “As much as they loved to host and entertain, she would be eating it up.”

A remodel 18 years in the making turns an outdated two-story into a modern, open-concept home in Minnetonka. by Taylor Hugo Amy Haugen waited 18 years to refresh her two-story home in Minnetonka. Originally built in 1987, the property’s floor plan was choppy and outdated, and unused spaces neglected to take advantage of the square footage. Living in the home for nearly three decades, Haugen had ample time to figure out her pain points and the aesthetic she wanted to achieve. Born in Hong Kong, she appreciates the clean lines and smooth surfaces common in Asian interior design, and after meeting with New Spaces’ Björn Freudenthal—who hails from Helsinki, Finland, known for similar design tendencies—she
felt he was the person to bring her modern home dreams to life. “I love the contemporary style, but over the years, my tastes have changed,” says Haugen. “I wanted to bring this home into the 21st century with the colors and the open floor plan.” The first order of business was raising a sunken living room to create a uniform floor height. “It was a real ankle-breaker,” says Freudenthal, which could cause problems later on for aging in place, which Haugen intends to do. “The space also becomes much more versatile and flexible when there’s a continuous, even floor height.”

From the kitchen, there are now clear sightlines to the dining room and front living room, where natural light floods in through windows that replaced walls during the remodel. “As I go through a design, I try to think about how individuals are going to move through the space,” says New Spaces’ lead designer, Sharon Barczak. “I knew my client would naturally be walking past that window frequently based on the geometry of the home and the space flow. It’s about locating those windows, so we maximize the human nature of being drawn toward what’s beyond.”

The dramatic floor-to-ceiling fireplace wall is another focal point. Meant to mimic a concrete column, the surround houses a slim, linear electric fireplace with color-changing embers. Above, a metal railing and beam system provides a framework for a decorative light fixture that illuminates both stories of the home. “At night, when all the accent lights are on, it’s out of this world,” says Freudenthal. To keep the main living spaces free of clutter, a new mudroom was built to the left of the staircase, where a sliding barn door opens to reveal storage cabinetry

and a drop zone for Haugen when coming in from the garage. “Amy is pretty active. She’s an avid tennis player, so having room for her gear was very important,” says Freudenthal. Though it took 18 years to finally execute the remodel, getting the home Haugen always wanted was worth the wait. “When you get to create something as meaningful as somebody’s forever home, we don’t take that lightly,” says Freudenthal. “We are part of another human being’s journey. It’s been a blessing to work with Amy and see her dream come alive.”

Unfortunately, homeownership is not attainable for everyone. But together we can begin to change this. The movement to grow homeownership opportunities. The benefits of homeownership reach every corner of the lives of Minnesotans. Most Minnesotans want to own homes, but there are barriers that unnecessarily limit homeownership opportunities for so many in our state. This problem is not new, but the housing market today presents unique and growing challenges for those left out of homeownership.
What our housing market needs—more affordably built homes. Minnesota’s housing market serves many of us well, and the homes we build in Minnesota are among the most energy efficient in the country. However, our housing market does not provide an adequate supply of affordably priced homes. We need to build more of them. Lots more of them. This lack of affordably priced options is not by design. The housing industry wants to meet the demand for these homes and to grow homeownership opportunities. Unfortunately, several barriers hold us back from serving the entirety of the housing market.
Lifting barriers to homeownership. One of the largest barriers to homeownership is a series of outdated rules and requirements that unnecessarily limit the construction of affordably priced homes. Many rules, like local government zoning, were created to protect resources and consumers. However, over the years these rules have grown to work against our shared value of the opportunity for homeownership for all. Modernizing these rules and protections to make them work in support of homeownership is a challenge, but it can be accomplished!

Building Futures T H RO U G H H O U S I N G Lack of family housing is a barrier to recovery. In 2018, the Housing First Minnesota Foundation and its build partners renovated eight Avivo family recovery housing apartments that provide mothers and their families housing while working on recovery. These apartments have been critical to women working on recovery and increasing the wellness of the entire family. Avivo serves individuals coming out of homelessness, abuse, and extreme poverty who are taking steps to lasting sobriety. Avivo’s transitional recovery housing is key to their lasting wellness and success. For mothers like Torey*, the pairing of housing with treatment is the only way to focus on recovery. Torey experienced numerous traumatic events growing up, triggered by her parents’ drinking, moving around, and homelessness. Her own struggles with addiction began as a teen. Without support, life became years of relapses, living on the streets, and involvement with the justice system. She was pregnant when she found Avivo. “At Avivo you have family housing, [treatment], and childcare,” shared Torey. “Avivo helped me get my kids back. I want to create a life I enjoy living, and for my kids to be able to trust me and know that I am here to stay.” Today, she is sober and living with her children in her own apartment and planning her next steps.
“Having a safe and healthy place to live while doing the hard work of recovery gives women the support they need to succeed,” said Kelly Matter, Avivo’s president and CEO. “We are so grateful for the Foundation and the build partners’ support. It’s a gift that keeps giving year after year and for decades to come.” Since the 2018 renovation of Avivo’s family recovery housing building, 33 mothers and their families have found a new place to call home. They found stability and the opportunity for the whole family to recover together, allowing them to take the next best steps for their health and advancement. “Housing First Minnesota Foundation supporters understand that housing is the key to ending homelessness,” said Donnie Brown, Housing First Minnesota Foundation director. “An investment in people and the community allows individuals and families struggling with financial hardships, substance use, mental health crisis, or other barriers a chance to hit the reset button to begin rebuilding their lives.” This year, the Housing First Minnesota Foundation joined forces with three build partners, The Kingdom Builders, Plekkenpol Builders, and John Kraemer & Sons, to renovate six additional onebedroom units for Avivo.

Eclectic Vibe This 1950s lake home went through a large renovation in the 1980s and is now completely reimagined in 2021! The living area ceilings were all vaulted—soaring to 16 feet. The back of the home is now nearly all glass to capture the panoramic lake views, and the forgotten pool was totally revived. Although the room had some nice features, such as the hand-painted cloud tray ceiling, large bay window, and a quaint built-in bookcase, it lacked details to make it a grand kitchen. After doing an owner’s bedroom addition a few years ago, the team at Retreat was brought back to replace the original windows on the main floor. One thing led to another and then the whole main floor was gutted. The team updated all the mechanicals as needed, spray foam insulated the exterior walls, and added new Marvin windows and new entry doors. Connection to the outdoors vastly improved from three small windows to wall-to-wall, floor-to-ceiling windows across the back. The kitchen was reworked into a roomy galley layout along the interior main wall, disguising HVAC runs with an integrated soffit design. Cabinet storage space increased by 20% and countertops by 36%.
