WHAT TYPES OF WINDOWS DO I HAVE TO CHOOSE FROM?

Bay and Bow: These project out from the wall, increasing light introduction and providing a horizontal surface for plants or even a window seat.

Fenestration (a fancy word for designing and arranging windows) involves a number of key terms to know. Glass panes are called glazing and are secured within a four-part frame. The independent, framed glazing is called a sash. The vertical members of the sash are called stiles, and the horizontal pieces are the top and bottom rail. The sashes are installed within a framed opening trimmed by two side jambs, a head jamb, and a sill.

Awning: Hinged on top, these swing outward, usually by means of a crank. Hopper windows are similar but open inward.

IS THERE A DIFFERENCE BETWEEN REPLACEMENT WINDOWS AND WINDOWS FOR NEW CONSTRUCTION? Windows for new construction have flanges fastened to the window framing during construction. Replacement windows are sized to fit into an existing window opening without needing to remove any siding.

WHAT ARE MY OPTIONS WHEN IT COMES TO WINDOW GLASS? Quality window units have two or three panes of glass in the frame, separated by thin spaces filled with inert gas (usually argon) and sealed to decrease heat loss and limit condensation and Windowfrost. glass can also be treated with a lowemissivity (Low E) coating of microscopically thin metal such as silver. The Low E coating blocks UV radiation and radiant heat transfer. For hurricane regions and areas where someone could fall into the glass, impact glass (a hybrid of tempered glass and laminated glass) is often required.

HOW ARE WINDOWS RATED FOR ENERGY EFFICIENCY? A window’s U-Factor tells you how well the window keeps heat indoors. The ratings range from 0.20 to 1.20. The lower the number, the better. The Solar Heat Gain Coefficient (SHGC) describes how well the window keeps heat out. It ranges from 0 to 1, with lower numbers indicating higher efficiency.

WHAT IS THE BEST WAY TO CLEAN WINDOWS? You can simply add a teaspoon of dishwashing soap to warm water in a five-gallon bucket. Scrub with a scrubber or clean, damp sponge. Start at the top and wipe off the solution with a squeegee or lint-free dry cloth. And don’t wash in direct sunlight.

WHAT MATERIAL SHOULD I CHOOSE FOR MY WINDOWS?

There’s a certain level of trust that comes with hiring a professional remodeler to work on your home. But that doesn’t mean operating on blind faith! Be sure to check their qualifications and request to see a copy of their business license and insurance certificate.

HOW LONG WILL THE REMODEL TAKE?

Best case scenario: your remodeling project goes off without a hitch. But if a problem occurs, it’s helpful to know what steps to take. Talking about how to handle any disputes before they happen will make them easier to resolve if something comes up.

Finding the right remodeling professional for your project may take some time, but it’s worth it in the end!

A home remodeling project can take anywhere from a few weeks to a year to complete. Make sure to ask about any unusual factors that may impact the construction timeline, such as material or labor shortages, so that you can plan accordingly.

Asking for references allows you to get unbiased feedback from past clients about their remodeling experience. Some important details to ask about include the remodeler’s quality of work, communication style, and timeliness.

There is a refreshed vision of the new bathroom, says Angela Barnhart of White Birch Design, LLC. “Homeowners want a light, bright, relaxing, and calm environment,” Barnhart said. “We see a lot of white, for example, in walls, for a clean, crisp feel. We’re also mixing and matching hues, like black chrome with gold polished High-qualitychrome.” paint is a must. Remodelers are seeing a return of wallpaper often in accents, but according to Jolynn Johnson of Crystal Kitchen & Bath, paint is still the choice for about 60% of homeowners. Other popular surfaces include subway tile shower wall treatments and luxury vinyl floors. Incorporating niches with a hand-thrown pottery look is artful, agree Barnhart and Kayla Vig of Quartersawn. “A touch of wood, like a walnut vanity, adds soft warmth,” Vig said. “Clients also love floating vanities for a more spacious vibe.”

In Minnesota, heated floors and heated towel bars are simply comforting and are among top priorities — along with features that create the ultimate space for relaxation.

“A freestanding tub gives the whole space an airy feeling,” said Tracy Loomis of Plekkenpol Builders, Inc. “And there are also tubs with aerated bubbles for a nice massage, instead of the jetted water.” What is vital in a freestanding tub is a hand-held shower. “We actually bought our house online from Texas,” explained Kathleen. “We did a video walk through with the REALTOR® and figured if it was really awful, we’d move or we could fix it.” And fix it they did. “Overall we were really happy,” said Kathleen. “We had friends nearby and really liked the location.” While the house had a lot of positives, the family still needed some changes to suit their lifestyle. They decided remodeling would be their best move for the money and their timeline. Having had some less-than-perfect experiences with contractors in the past, the couple started slowly by adding a basement bathroom. They met Andy Sonnen, owner of Bluejack Builders, through their church and the school all their children attended. “I knew Andy’s wife, and we assumed the guy that we knew through our kids would do a good job,” Kathleen explained. They weren’t wrong. First, they asked Andy to build out a bathroom in their basement. It was a test that Bluejack Builders passed with flying colors. Then they wanted to get going revamping the main level of their 1990s Plymouth home. They began with a rough sketch and explanation of what they thought would make the space work best for “Andythem. mocked up our idea, but he also mocked up a plan that he would recommend,” said Kathleen. “He brought us what he thought would feel natural with the space. We really liked his plans.”

The new layout provided the expanded kitchen they were looking for to host the many fundraising events Kathleen puts on. She offers cake and cookie decorating classes to raise money for charity and said that having this renewed kitchen makes it much easier for her to pursue these passions and host in the space. The new layout absorbed the old dining room into the new kitchen while they turned an unnecessary formal living room into a great dining space that boasts a table for 12. The kitchen has everything Kathleen needs for her classes: ample cabinet space, amazing appliances, a working island with a built-in step for the little ones, plus a separate island that can seat six. The look is clean, elegant, and functional and relied heavily upon Kathleen’s design sense. She worked with Andy and his trade partners on making selections and choosing styles and finishes that the family loves. She said she did rely upon the experts when it came to some of the more prominent features that can look different in a small sample than when installed in a home. “He would tell us ‘if this is the look you’re going for, you want to try these options,’” she said. The remodel took two-and-ahalf months. With bedrooms upstairs and the main-floor family room intact, they were able to make it work last summer by spending a lot of time contractorHiringoutdoors.aremodelingthatthey trusted made a big difference. Andy had already demonstrated his attention detail and quality, and that extended to every single one of his trade partners. “We were really pleased from the very beginning with all the subcontractors that Andy works with,” Kathleen asserted. “Everything was done perfectly the first time.”

When Shelley and Doug contacted Jolynn Johnson at Crystal Kitchen & Bath to plan a major remodeling project last year, they had already experienced a rewarding remodel with her as designer and Crystal Kitchen & Bath owner in a different house many years ago. Now empty-nesters, Shelley and Doug’s earlier remodel also inspired some design solutions for this 1980s rambler. They knew a thing or two about remodeling, having done some hands-on projects themselves, including a recent lower-level bathroom during the pandemic. Since then, they thought about further remodeling.

“People really need to give themselves enough time to plan and give the designer enough time to pick your brain about what you like — and look at lots of photos. This is collaboration, not a flyby-night thing,” said Shelley. “When it came to small accessories with hundreds of choices, Jolynn narrowed down good

This kitchen is light, airy, and sophisticated, with gleaming white custom Crystal Cabinetry warmed with wood accents and floors. It’s a cook’s dream now, and Shelley, who loves to cook, knew a reconfigured layout would bring her vision to life. The footprint was large enough to encompass a bar with floating walnut shelves, a seating area, and an island. Appliances and cookware are housed in their own accessible yet unobtrusive spaces. Design collaboration resulted in removing a second window and repositioning major appliances for a practical working triangle. “I didn’t want a cooktop on my island, for both safety and clean-up issues, so we

storage is genius. Oversized pullout drawers house sizable appliances. A row of tray dividers above the oven means no more pulling out everything to get to a baking tray. And the grandkids can easily open drawers to help out. The theme of warm sophistication flows to the bedroom, with wood floors that echo the living room. An awkward old TV niche became sleek white shelves and drawers. The new gas fireplace features a mantle that runs continuously across the wall as a countertop. The primary spa bathroom pairs luxury with function and features a walk-in, curbless, trench drain shower with a bench and grab bars. Aging in place is one thing, but as Shelley points out, anything can happen, such as when she broke her ankle and could wheel right up to the shower and bench. The walls surrounding the washer and dryer were removed for shelving. A sculptural tub replaced the bulky water jet built-in tub. This bathroom has heated floors, a separate toilet room, and custom Crystal Cabinets, including a drawer with plug-ins for small appliances. This smart space pairs white with dark blue walls, plus a marble bench, ledge, and countertops for crisp luxury. “When it comes to remodeling, it is important to us to work with people we trust,” said Shelley. “With Jolynn, things are transparent and realistic about expectations. Her project managers and tradespeople are the best, all a pleasure to work with.”

Obstacles and roadblocks threaten homeownership opportunities for many Minnesotans. A look at our history shows how affordability has slowly eroded, and how the growth in roadblocks has kept homeownership out of reach for too many Minnesotans.

Minnesota’s housing market has a complicated history. Although our housing market serves many Minnesotans and meets the regulatory goals of government agencies and cities, it fails to reach the goal of homeownership for everyone, everywhere.

This South Minneapolis kitchen had previously been updated, but still lacked storage and counter space. We remodeled this space by removing the wall between the kitchen and dining room, replacing a beam, arching doorways to match with existing, and reconfiguring window and door locations. We designed, built, and finished this painted cabinetry in our own in-house millwork shop and added wood-stained shelves throughout the design for some added warmth. We added a ton of storage, function al counter space, and updated finishes including a finished-in-home hardwood floor, quartz countertops, and a tile backsplash.

This 1942 Minneapolis home was ready for a fresh start! The client wanted to open the small kitchen and add more storage space. We reconfigured the kitchen by removing walls between the kitchen and dining room, and relocated the existing sink location. We designed, built, finished, and installed beautiful two-tone custom cabin etry including a peninsula featuring a large drawer stack and pull-outs in the kitchen and bench seating with large drawers for storage in the dining room. The much-need ed BA update included all-new fixtures and removing an old bathtub to install a custom shower surround. All cabinetry was built in our in-house millwork shop.

With careful planning and attention to the original essence of this 1930s Liebenberg and Kaplan home, this well-balanced and thoughtful addition brings the outside in. The artful and open sunroom ties into the details of the home, matching paneling, windows, and detailed trim work throughout the house.
