As home values and interest rates remain elevated, you may be wondering, “When is the right time to buy a new house?” There is no one size fits all answer. arket trends, economic forecasts, and individual circumstances will all play a role in someone’s decision to buy. There are, however, some signs you should look for and steps you can take that indicate you’re ready to make the leap no matter if you’re looking for your first home or forever home.
You need more space. One of the earliest signs it’s time to upgrade is that your family needs more room. Whether you’re purchasing an existing home or building new, “make sure it’s as big as you want it to be,” advises David rosch, owner of ootenia omes. “ ou can always upgrade fi tures later, but it’s not as easy to make a home bigger down the road.”
There’s more inventory available. Despite the current shortage of homes for sale, there are certain times of year when inventory is better. “We typically see the busy season from spring through the beginning of fall,” says Sandy Oleson, director of mortgage sales for laze redit nion. “ s we come into the summer months, people are wanting to make a move before kids go back to school,” so more homes are on the market.
You’ve been preapproved. Even if you’re not quite ready to put an offer on a home, start the preapproval process which involves submitting proof of income, banking information and ta forms to your lender early (preapproval letters are typically valid for 90 days . “ ou have to be preapproved,” says leson. “ f you go out and look at homes, you’re typically going

to have to make an offer within 24 to 48 hours. And if you’re not preapproved, your offer is never going to be accepted.”
You’re able to make a competitive o er. Buyers are often having to make multiple offers before one is accepted, so the more competitive you can be with your offer, the better. Think about offering a larger down payment or foregoing common contingencies like your ability to sell your current home or option to back out due to defects found during an inspection.
You have the right people on your team. The process of buying a new home can be
overwhelming, but you don’t have to go through it alone. Meet with a couple of builders and lenders to ensure you’re comfortable with the team you’ll be working with. “A home is the largest purchase you’re going to make in your life, and you want to make sure the people that are representing you — both on the Realtor side and the lender side — are actually there for you and being your advocate,” says Oleson.
You have a plan for your current home. Before you start looking for a new home, think about when you want to list your current home. Don’t put it up for sale too early in your home-searching process out of fear it will be sitting
for months, Frosch says. “If you price your house right, I don’t care what market you’re in — it will sell.” And should it sell faster than you anticipated, make sure you’ve thought about alternative living arrangements while you look for your next home.
You
feel ready. More important than the desire for more space or the current inventory, the right time to buy a home is when you feel ready financially and emotionally. A home is one of the biggest purchases you’ll ever make, so don’t rush the decision to buy just because you feel pressured by rising home values and interest rates.

But above all, the most important consideration when selecting a new home is how it enhances the lives of all family members, including your four-legged ones.
rom floor plans and materials to landscaping and community amenities, here’s how to pick the best home for your pet — both inside and out.
Opt for an open floor plan. n open floor plan not only makes the home feel brighter and more spacious, but it also provides pets with easy movement and increased interaction with their owners. “This especially helps with pets that have
separation anxiety and like to keep their owner in sight,” says Krystle Nehls, director of marketing for Lennar. “The design of the home can also come into play with one-level living. illas with one main floor are good for humans and pets alike that struggle with stairs.”

Pet-proofed features can make a home more comfortable for pets — and give homeowners peace of
mind. This could include doorknobs instead of lever door handles that are easier for pets to open and pullout garbage bins with a soft close to keep pets from getting into the trash. “Some other helpful features include upper cabinets to store toxic materials out of reach of curious pets and carpeted stairs to prevent slipping for animals running up or down,” says Nehls. “Another way a home can be designed to add to a pet’s comfort and safety is with a walk-in shower that makes the bathing ordeal less stressful.”
Look for pet-friendly flooring. When it comes to a home’s surfaces, it’s flooring that is tested most by pets. You want a material that will hold up to scratches and moisture, like laminate, tile, luxury vinyl plank (LVP), and carpet. “We offer quality LVP — that is durable, and scratchand water-resistant — along with resilient laminates that have builtin antimicrobial properties and warranties that cover pet accidents,” says Andrea Jacobson, design

Prioritize outdoor spaces.
The outside of your home is just as important as the inside — especially to your pets. “Create spaces where your pets can roam and play,” says Natalie Robare, design center manager for Pulte Homes of Minnesota. Think: shaded areas for taking a break from the sun, water features to sip from, fencing that is high enough to contain jumpers, and, if you have a digger, rocks instead of mulch. Also, “be mindful to include pet-safe plants in your landscape plan and avoid those
known to make your pets sick if ingested,” Robare adds.
Don’t sacrifice design.
When it comes to pet-friendly features and eye-catching design, you don’t have to sacrifice one for the other. “Our homeowners invest significantly in their new homes and have a clear vision for every square foot,” says Robare. “The appearance of the home is critically important. Fortunately, advancements in pet-friendly products over the past several years means that having a home suitable for pets no longer requires compromising on aesthetics.”
Explore the neighborhood.
Before buying a new home, make sure the neighborhood and community will enhance your family’s and your pet’s lives. Is there an emergency vet nearby? What
about a pet store for late-night food runs, or restaurants with dog-friendly patio seating? If the neighborhood has an HOA, are your pets welcome?
It can also be helpful to think about your pet’s personality when evaluating community amenities. “For a more social dog, pet owners searching for a home should keep an eye out for communities that are near dog parks,” Nehls suggests. “A dog and owner that like walking alone together would likely do better in a community close to a large park or trail system.”
“We truly believe that so much of the living experience comes from the community you belong to,” adds Robare. “We recognize that pets are integral members of the family, and creating spaces for them is always a priority.”

2 High-priced windows do not mean better energy performance. Some expensive window brands are not very energy efficient. o your homework or ask your contractor.
3 Consider ENERGY ST R ualified windows for
your home’s geographic location. Windows recommended for Minnesota’s climate are different than those recommended for the southern .S. n easy way to find the best energy-saving windows for your climate is to use the EPA’s Climate Zone Finder tool through their website at energystar.gov.
4 Collaborate with your contractor or builder. They’ll know about rebates, brand differences, warranties, and more.
5 And don’t forget that even the most energy efficient window
must be properly installed to ensure energy efficiency and comfort. Have your windows installed by trained professionals according to manufacturer’s instructions; otherwise, your warranty may be void.

Minnesota is in need of new housing units of all types: single-family homes, condos, duplexes — every unit counts. However, it has become increasingly more difficult to build these types of homes in our state.
The term NIMBY, an acronym for “Not in My Backyard,” refers to the phenomenon in which local residents oppose new developments or changes in their local area,
despite often supporting such developments elsewhere.
This opposition usually emerges in response to projects that include smaller or more dense-style housing at lower price points. While the motivations behind NIMBYism can vary, it often stems from a desire to maintain the status quo and protect perceived property values and community character.
However, many of the concerns associated with NIMBYism are based on misconceptions. Let’s debunk some common myths.
Myth 1: New Housing Developments Lower Property Values
One of the primary arguments against new housing developments is the fear that they will lower existing property values. This concern is particularly prevalent when it comes to developments with smaller homes or higher density. However, research suggests that this fear is largely unfounded.
According to a study by Zillow, the impact of more affordable housing units on nearby property values is minimal to nonexistent.
Myth 2: Increased Density Leads to Overcrowding and Strain on Infrastructure
Another common NIMBY argument is that increased density will lead to overcrowding and overburden local infrastructure, such as schools,
roads, and public services. However, the National Association of Home Builders (NAHB) explains in a study that thoughtful urban planning and investment in infrastructure can mitigate these concerns.
In fact, higher density can lead to more efficient use of resources
and support the development of better public amenities, such as parks, public transportation, and community centers.
Myth 3: New Developments Destroy Community Character
Many NIMBY advocates argue that new developments will upend the unique character of their neighborhoods. While change can be challenging, it is also an opportunity for growth and renewal.
Local planning experts emphasize the importance of integrating new developments in a way that respects and enhances the existing community fabric. This can be achieved through design standards and preservation of historical and cultural landmarks.
Embracing YIMBY
A growing movement, known as YIMBY (Yes in My Backyard), advocates for the positive aspects of development and encourages communities to embrace change. YIMBY supporters argue that sustainable growth and development are essential to addressing housing shortages, reducing inequality, and fostering vibrant, robust communities.

Over the course of the partnership, the Foundation has built over 33,000 square feet of supportive veteran housing, providing veterans a place to call home as they move toward stability and self sufficiency. ’s holistic approach and proven track record
have become a national model for ending veteran homelessness that other organizations and communities look to when addressing this critical issue.
