Financing Your Remodel

ou’re fina y ready to re ode your outdated kitchen, but how will you pay for it? From borrowing options to budget constraints, here’s what you need to now a out finan ing a re ode

After years (or even decades) of dreaming about the changes and improvements you want to make to your home, you’re now ready to pull the trigger on a remodeling project. But there’s still one big question to answer: How are you going to pay for it?

From borrowing options to budget constraints, there’s a lot to consider. Here, Twin Cities lending professionals and remodelers weigh in on what you need to know about finan ing a re ode e ore you start swinging a hammer.

Understand the scope of the project.

In most cases, you can’t execute a remodeling project without funding, but before you reach out to a lender, it’s smart to interview a couple of remodelers to get a better idea of costs. “You have to develop an understanding of the full project scope,” says Bjorn Freudenthal, vice president of business development for

New Spaces. “It makes sense to have initial conversations — is this something we want to do? What is our capacity to borrow? Homeowners should also keep in mind how long they’re planning to stay in the home because that’s also going to inform and in uen e how ar we go with the remodel.”

Consider your financing options. you refinan ed to a historically low interest rate in 2020 or , a ash out refinan e i e y isn’t an attra tive option to finan e your remodel. Instead, there are two other popu ar produ ts a fi ed rate home equity loan or a home equity line of credit (HELOC), both of which leverage the home’s equity but vary in the way money is distributed. With a home equity loan, the homeowners borrow a lump su against the ho e’s e isting

equity. A HELOC, on the other hand, is a line of credit homeowners can orrow ro up to a fi ed a ount — on an as-needed basis.

Get financing in place

All lenders have different lending criteria, so “do not start the remode unti you have the finan ing in place,” advises Sandy Oleson, Blaze Credit Union’s director of mortgage sales. “There have been times where peop e start a signifi ant re ode , and then we’re stuck as far as being a e to do the finan ing or the

As with any type of construction proje t, there are o ten une pe ted epenses that arise during a remodel, so if your loan-to-value ratio allows the a i u is typi a y 80% to 90% — “take out more than

you need,” says Tim McNeil, vice president of mortgage sales and operations at Blaze Credit Union. “We have people who wish they would have ta en out ore, and then si , eight, 10 months later, they want to refinan e their e isting and take out another $20,000.”

As the leaves change color and the cool nights of fall approach, Minnesotans eagerly anticipate spending time outdoors. For many, the allure of the great outdoors extends far beyond its natural beauty; it’s a space where memories are made and laughter echoes.

As Steve Hedberg, president o ed erg o e ri tone, aptly states, “People love the

outdoors, and it’s a great place to connect with family and friends in a less formal setting.”

So, it’s no surprise Minnesotans are see ing ways to in use their outdoor areas with ambiance, transforming them into inviting retreats of relaxation, entertainment, and enjoyment. Whether you enjoy hosting evening soirées or simply desire a tranquil sanctuary, here are some expert tips to add a ian e to your a yard

INCORPORATE LANDSCAPING & HARDSCAPING

hen it o es to the a yard, thoughtfully designed landscaping and hardscaping wor hand in hand to enhan e its beauty and tranquility. “Hardscaping is not just necessary; it’s essential to a successful landscape project,” Hedberg explains. “The right hardscaping can create whatever feeling or wonderland you and your family dream of to play, eat, or relax with each other and your pets or friends.”

“More livable outdoor space can be added to the property by using retaining walls to maximize the outdoor living space,” adds Clarissa Cooper, senior landscape designer at rea apes ands aping esign “Retaining walls can allow the patio to be extended out or built into a hillside.”

To soften hardscape areas, use lush and vibrant landscaping featuring plants native to Minnesota. “Select plant material with different heights, textures, and colors to complement the space and add changing interest through the seasons,” Cooper advises.

SEAMLESSLY BLEND INDOOR-OUTDOOR SPACES

While it’s easy to think of your backyard as an entirely separate space from the interior, these two spaces should work harmoniously. “Ideally, the outdoor space becomes an extension of the indoor living area,” explains Tracy ains, ounder and o he Bella Interiors.

Outdoor kitchens have become an increasingly popular backyard feature in Minnesota, allowing homeowners to cook, dine, and entertain alfresco. When designing your outdoor kitchen, Hains suggests prioritizing functionality and durability.

Nor-Son recently carved out space underneath a couple of kitchen drawers to create a feeding station, complete with a Cambria backsplash and spout for easily accessible drinking water. Bowls can also be built into drawers to keep them out of sight when not in use.

RETRACTABLE GATES

As much as you want to include your pets in family happenings around the house, there are some instances when you need to keep them contained in a certain area, such as when you’re cooking, cleaning,

or entertaining. Half-height pocket doors are a much more attractive solution than typical gates that can damage your walls. “Your pet can stay out of the space without feeling completely closed off from you,” says Mooney. “These are nice because they can also double as baby gates.”

No matter what you’re envisioning for your pet to live in the lap of luxury, put any pet-friendly features you want to incorporate at the forefront of the design discussion, recommends Mooney. “This will help determine the layout and locations of certain spaces in the remodel, as we as spe ifi se e tions and finish materials a homeowner may want to consider during their project.”

In Our Backyards:

Why New Housing Matters to Our Communities

Minnesota is in need of new housing units of all types: single-family homes, condos, duplexes — every unit counts. However, it has become in reasing y ore di fi u t to ui d these types of homes in our state.

The term NIMBY, an acronym for “Not in My Backyard,” refers to the phenomenon in which local residents oppose new developments or changes in their local area,

despite often supporting such developments elsewhere.

This opposition usually emerges in response to projects that include smaller or more dense-style housing at lower price points. While the motivations behind NIMBYism can vary, it often stems from a desire to maintain the status quo and protect perceived property values and community character.

However, many of the concerns associated with NIMBYism are based on misconceptions. Let’s debunk some common myths.

Myth 1: New Housing Developments Lower Property Values

One of the primary arguments against new housing developments is the fear that they will lower existing property values. This concern is particularly prevalent when it comes to developments with smaller homes or higher density. However, research suggests that this fear is largely unfounded.

According to a study by Zillow, the impact of more affordable housing units on nearby property values is minimal to nonexistent.

Myth 2: Increased Density Leads to Overcrowding and Strain on Infrastructure

Another common NIMBY argument is that increased density will lead to overcrowding and overburden local infrastructure, such as schools,

roads, and public services. However, the National Association of Home Builders (NAHB) explains in a study that thoughtful urban planning and investment in infrastructure can mitigate these concerns.

In fact, higher density can lead to ore e fi ient use o resour es

and support the development of better public amenities, such as parks, public transportation, and community centers.

Myth 3: New Developments Destroy Community Character

Many NIMBY advocates argue that new developments will upend the unique character of their neighborhoods. While change can be challenging, it is also an opportunity for growth and renewal.

Local planning experts emphasize the importance of integrating new developments in a way that respects and enhances the existing community fabric. This can be achieved through design standards and preservation of historical and cultural landmarks.

Embracing YIMBY

A growing movement, known as YIMBY (Yes in My Backyard), advocates for the positive aspects of development and encourages communities to embrace change. YIMBY supporters argue that sustainable growth and development are essential to addressing housing shortages, reducing inequality, and fostering vibrant, robust communities.

In 2017, the Housing First Minnesota Foundation established its Housing for Heroes community build projects in partnership with the service provider the Minnesota Assistance Council for Veterans (MACV), build partner Lennar, and philanthropy partner Lennar Foundation. Over the course of the partnership, the Foundation has built over 33,000 square feet of supportive veteran housing, providing veterans a place to call home as they move toward stability and se su fi ien y ’s ho isti approach and proven track record

have become a national model for ending veteran homelessness that other organizations and communities look to when addressing this critical issue.
