FAQs Who produces the Artisan Home Tour? Housing First Minnesota, presenter of the Parade of HomesSM and Remodelers Showcase®. How much does it cost to attend the Artisan Home Tour? • $30 when purchased at any Artisan home during the tour. • $25 when purchased online or using the Artisan Home Tour app. • $20 when purchased at Bachman’s locations. • $20 with a coupon from Holiday Stationstores. A ticket allows one-time admittance to all new and remodeled homes, plus one additional visit to one home of your choosing. What forms of payment will be accepted for tour tickets? We highly recommend that you order your tickets online at ArtisanHomeTour.org or by downloading the Artisan Home Tour app. Visa, MasterCard, American Express, and Discover will be accepted for both online purchases and at the homes. No bills over $20 will be accepted at the homes. Why should I purchase a ticket in advance? You will save when you purchase in advance, minimize contact at the homes, and save time when you start your tour. How do I get my ticket when I buy online? When ordering online at ArtisanHomeTour.org, your ticket will be emailed to you. Check your spam or junk folder if you don't see the tickets in your inbox. Please print your ticket or show your ticket on your smartphone when visiting the homes. Tickets may also be looked up at the homes by using the phone number and/or email address entered when your order was placed. What if I only want to visit one home? If you have a favorite builder or want to visit a home near you, tickets to visit a single home can be purchased for just $5 online, on the app, or at the home. Is there a charge for children? Anyone age six or older will need to purchase a ticket. An adult must accompany and be responsible for children at all times in the homes. Where does the money go from tickets purchased? The Artisan Home Tour helps to support the work of the Housing First Minnesota Foundation, a 501(c)(3) nonprofit organization composed of Housing First Minnesota members and supporters who contribute their time, materials, and expertise to help the Foundation continue its work building and remodeling safe housing for Minnesota’s homeless, veterans, and others in need.

SAFETY NOTE

When can I visit the homes? Your ticket is good anytime during the nine days of the Artisan Home Tour. New homes are open June 11-13, 18-20, and 25-27 (Fridays, Saturdays, and Sundays) from 12-6 p.m. each day. Remodeled homes are open the final weekend of the tour, June 25-27 from 12-6 p.m. Can I visit a favorite home a second time? Yes, you can visit one home twice when you purchase a full ticket. Do I drive directly to the home? Usually. Please be mindful of any signage with parking restrictions when arriving at the home and read the directions in this book or online for any other parking requirements. Some homes have off-site parking and will provide a shuttle service. What if I lose my ticket? What steps is the Artisan Home Tour taking for guests’ health and safety? The safety and well-being of our attendees, builders, and partners is our top priority. To provide a safe and enjoyable event, we will be following all CDC, federal, and state recommendations regarding COVID-19. While visiting the homes, please follow these guidelines for your safety and the safety of those around you. • If you are sick, stay home. Contact the builder for options on setting up a private showing or virtual tour at a later date. • Masks are required for all attendees. • Foot coverings/booties or socks are required for all attendees. No shoes or bare feet. We will have a limited supply of booties at the homes. If you are visiting multiple homes, please hang onto your booties. • The number of people allowed in each home at one time will be limited. If the home is full, please wait until you are notified that it’s acceptable to enter. • Maintain 6 feet of separation while waiting to enter the home and within the home as you tour. This may require waiting to enter a hallway or a room until the people ahead of you have left the area. Thank you for your consideration and patience. • Do not open cabinet doors and do not touch surfaces. • If you do not have a ticket, we encourage you download the Artisan Home Tour app and purchase your ticket online.

There are no less than 7,900 Minnesotans and 275 veterans who are homeless on any given day in Minnesota. Many are in crisis and do not choose to be without a home. This is why our Housing First Minnesota Foundation partners with nonprofit service organizations that provide transitional housing and supportive services for people in need of shelter.

S H E LT E R B E D S P R OV I D E D

Our Foundation’s focus is to end homelessness in Minnesota through remodeling and building new transitional housing in communities that support veterans, people with disabilities, and mothers in recovery who are taking steps to rebuild their lives. And, we offer scholarships to students entering the construction industry to provide relief in a world where students and young professionals are overburdened by debt.

Each community build is led by a Housing First Minnesota builder and trade partners who invest labor, expertise, and materials. Donations also play a vital role in funding these transitional housing projects to make a positive impact on people’s lives.

Our clients are the main inspiration for our work. We consider many things when we start a new custom home and our clients’ wishes steer us along the way. From the exterior design that fits into a neighborhood to the personalized floor plans, all the way down to the detailed finishes, our design ideas are influenced by every member of their family. W H AT A R E T H E M O S T I M P O R TA N T E L E M E N T S O F A SUCCESSFUL BUILD TEAM?

The entire build team must share similar values to deliver the same high-quality standard outcomes for their clients. A hands-on contractor who is there every step of the way, providing professional advice and expertise—from the first conversation to design and material selection, and throughout the final steps of construction, landscaping, and warranty maintenance—greatly impacts the final result. The team needs to consist of talented and experienced field managers that supervise the day-to-day details of your home site and make sure everything is running smoothly and efficiently.

to truly understand how you live and what you love before we start designing. We are not just doing things better, we are doing things differently. Rightsized construction when land and labor costs are on the rise. We are encouraging you to spend the time to decide what spaces you need in your home, and only build those spaces. Go back to simplicity. The baby boomer generation is looking to singlelevel living with one or two owners’ suites on the main level, foregoing a second floor and not finishing a basement that will never be used. Millennials want small and simple. Most will have one to two children, so they are not going to build your “typical” five-bedroom, five-bathroom home. City Homes is the expert in rightsizing. We want to build you the spaces that are right for you. We have the design ideas to fit your lifestyle needs now and into the future.

We are on a fact-finding mission. Some clients come in thinking they know exactly what they want but end up sharing things they like that don’t match that vision. V I S I O N TO L I F E ? Having the right team in place on day one is critical. Not every architect or interior designer is the right fit. Once that team is in place, we learn the critical details of how our clients live, what drives their lives, and what styles/trends they gravitate toward. Communication, trusting relationships, systems, and organization are keys to a successful team. Hartman Homes has sought out the best subcontractors, vendors, and employees in the industry and prides itself on the long-standing tenure of the team members. Throughout the years, Hartman Homes has refined operating and build systems to increase quality, efficiency, and communication between the customers and the entire Hartman Homes team.

TEAM?

The Hartman Homes team works with clients throughout every step of the building process. The company’s in-house showroom allows homeowners to easily make selections and our interior designer helps each project come full circle.

Over the years we’ve also found ourselves surrounded by a great team of subcontractors. Rarely will Hartman Homes hire a large subcontractor team. Instead, twoto three-man crews are what you can expect. A close circle of contractors and a well-respected team is at the heart of the business and is what sets our company apart. Hartman Homes has the expertise and resources of a large company, but is a close-knit team that shares a passion for the process. Building is all about starting from scratch, creating something from nothing. It’s the American dream. Simple, yet grand. That’s what you’ll get when you build with Hartman Homes.

With a passion for architectural design and building, Rick Hendel started Hendel Homes in 1997. After receiving his B.S. in biology from Bethel University, he pursued a medical degree. However, he so thoroughly enjoyed his experience in the building industry that he devoted himself to studying architecture and home construction. His background includes many roles, from laborer to carpenter to field supervisor/project manager, and eventually, to business owner. HOMEBUILDING?

Rick and Amy’s desire to build beautiful residences, while providing clients with the highest level of value, architectural authenticity, and craftsmanship, led them to establish Hendel Homes. The Hendel team is committed to not only building and creating beautiful spaces, but a wonderful approach to the entire process, while maintaining integrity in every aspect. Stewardship and trust. At Hendel

Homes, we believe in a philosophy of stewardship—this translates into putting service before self and looking out for the interests of our clients and designers. We do this by focusing on each detail along the way, not just the outcome of a building project. A service mindset involves listening to more than just our clients’ words—it informs our consultative and collaborative style. Stewardship means approaching each task with humility. It’s honoring the wisdom and solutions our collaborators offer in any given circumstance. Our clients develop confidence in us because they see we’re working with their best interests in mind. I truly think our floor plans are what set us apart. I think our homes are designed and built to be very livable. I take a lot of pride in taking the time to think through how a home will live and making the small adjustments to make it just right. I also think our straightforward and transparent approach is something clients find refreshing and they really appreciate.

What I like, and I think my team likes, is that every project is different and each client is different. That said, we have a similar process for each house that we know works. It helps the build stay on track and go as smoothly as a new build can go. There are always bumps in the road of a custom home, but having a formal process is very important. PROJECT?

W H AT A R E T H E M O S T I M P O R TA N T ELEMENTS OF A SUCCESSFUL BUILD T E A M ? Communication is key. I always say that there are hundreds of people who have a hand in a new home and the more we can all stay on the same page, the more successful the build will be. Pride of workmanship is a major component as well. We all feel very strongly about the end product and when you have that pride in what you’re building, it shows in the final result.

W H AT A R E S O M E O F YO U R FAV O R I T E TRENDS AND STYLES IN NEW

Outdoor living is a great trend in recent years. It is great to be able to use our outdoor spaces for as much of the year as we can in Minnesota and to extend our indoor space to the outdoors is just a great way to do that. I also really like the use of unique designs whether it be with wallpaper or a fun tile. Something that catches your eye and makes a statement!

I think being a good

listener is one of the most important parts of custom building. To bring a client’s vision to life, you first need to really listen to what that vision is and understand what they are looking to build. And then you need to be able to adapt. Custom building inherently comes with many choices and selections, so visions can change and it is important to adapt to your client’s evolving vision. W H AT M A K E S YO U P R O U D TO B E A

I think what makes me proud is that I am building something that is going to be in place for a long time. Something that I can drive by in 20 years and still be proud of. I’m proud of how we listen to clients and help them translate their dreams into reality for their family too.

This 4,496-square-foot detached villa is part of an intimate, 11lot development community. Overlooking a water preserve, Highland Oaks offers the perfect mix of nature and urban convenience in the heart of Eden Prairie. • An abundance of windows bathes the open floor plan in natural light, bringing attention to design choices that elevate the home’s aesthetic, such as the hardwood floors and custom millwork throughout the main level. • Cooking novices and experienced foodies alike will appreciate this kitchen, outfitted with quartz countertops, a 36-inch gas cooktop, double oven, farm sink, and wine refrigerator, plus the walk-in pantry around the corner keeps ingredients organized and out of sight. • White oak wire-brushed ceiling beams add a warm, rustic touch to the stone fireplace and custom cabinets in the great room. • An en suite bathroom off the owners’ bedroom feels luxurious with a freestanding tub, quartz double vanity, and ceramic tile heated floors.

• There’s no excuse for piles of dirty clothes when the laundry room is adjacent to the owners’ suite’s walk-in closet, complete with an ironing board and quartz-topped peninsula for easy folding. • Finishes in the walkout lower level were as carefully selected as those in the rest of the home. Barn doors slide open to reveal an exercise room, while a quartz bar area serves up beverages for family game night. The media center enrobed in shiplap, featuring two built-in bookcases, makes for a striking accent wall. • A vaulted shiplap ceiling, large windows, and a floor-to-ceiling stone fireplace on the three-season porch create a serene atmosphere to get lost in nature over a morning cup of coffee.

An elevated, wooded lot on Lake Minnewashta was the ideal setting to bring the clients’ dream of a Minnesota rustic-modern home to life. Whether looking out to their own backyard or visiting one of many nearby parks and lakes, this property offers plenty of opportunities to get lost in nature. • Whether cozying up in front of the fireplace in the great room or enjoying a meal in the dining room, views of the lake are never far away. • Light and bright design elements on the main and upper levels shift to a more rustic palette in the lower level, where layers of natural materials and textures reflect the home’s lakeside location. • Stained cabinetry, stone accents, and black plumbing fixtures complement the basement bar’s ceiling, made of reclaimed wood paneling from a cotton mill in Tennessee. • The kitchen is both stylish and functional, featuring a large island that houses two dishwashers; black, white, and stained

oak finishes; and a full-height quartz backsplash. • In addition to the five bedrooms and six bathrooms, some of the home’s floor plan is dedicated to leisure and recreation, like the study, home gym, and media area, complete with a bar and space for games. • Inspired by the homeowners’ trips to The Caves Hotel in Jamaica, the backyard includes an outdoor kitchen, a large patio for al fresco dining, and a hot tub and in-ground pool, all set to a background of lake views. • A large deck and adjoining screen porch with a fireplace allow for year-round enjoyment of the outdoors.

water before making their way through the lower-level entry into the recreation room, complete with a wet bar and game area. • A bonus room on the second floor can morph to fit the homeowners’ needs. Featuring a hidden bookcase door that leads to a secret room, the possibilities for this space are endless. • High-tech touches like remote-controlled shades create a sleek, streamlined look free of cords and strings. • Wanting to pay homage to the land the home is built on, a fireplace mantle and custom tabletop were fashioned out of heritage trees that existed on the property when the homeowners bought it.

CITY HOMES, LLC

4975 Minneapolis Avenue, Mound, MN

This family home on Lake Minnetonka is designed as a simple escape from city life. The homeowners found their perfect lakeside spot with a simple older home where they spent weekends together with family and friends. Now years later, they were ready to build a home that would comfortably fit their growing lifestyles and entertaining needs. • A timeless east coast Hamptons-style exterior with classic shingle-style material is highlighted with a lookout tower housing a light-filled stairwell leading to the garret level. • Comfort and function define the main level. As you walk through the front door, step inside the foyer, and pass into the main living room, you are struck with awe at the serene views of Lake Minnetonka. • The interior has a distinctly nautical vibe with bright white painted millwork, shiplap, and mixed metals, making this gem feel like a historic cottage. • The kitchen and dining area extends out to a four-season porch, complete with bar, 42-inch Astria Georgian fireplace, and Marvin bi-fold doors with Phantom Screens facing out to a beautiful lakeside terrace.

• The separate lake entry on the side of the house allows easy access to a bathroom and changing room, providing a functional space for easy lake living. • The second floor combines the sleeping quarters of an owners’ suite enveloped by endless lake views, two full en suite bedrooms and bathrooms, and a fully executed golf simulator entertaining space over the three-car garage. • The white oak staircase with painted risers extends to the garret level offering a bunk room that sleeps four and a game room clad in white enameled shiplap, all adding to the beachy home décor.

Less is more in this simple, classy home built for empty nesters who craved a space to entertain, but also live comfortably on a day-to-day basis. Sited on a narrower Lake Minnetonka lot, maximizing west-facing views and capturing year-round sunlight were priorities. • Simple form and function were a driving force of the floor plan, ensuring spaces were right-sized and cohesive but not redundant. • Notice the design choices that elevate the aesthetic of the home, such as the wide-plank white oak floors and floating metal staircase. • The line between inside and outside is blurred on the main level with fold-away glass doors that open from the living room to a patio outfitted with a gas fire table. • The kitchen has both beauty and purpose, featuring two 30-inch Sub-Zero refrigerator columns around a 36-inch Wolf cooktop. Porcelain on the island and countertops crawls up the wall to a custom metal range hood. • A bar area between the kitchen and living room provides easy access to beverages while hosting. Around the corner, a

scullery includes an additional sink and dishwasher, 18-inch wine column, double oven, and coffee blender. • A lounge off the kitchen is ensconced in warm wallcoverings and a dark-painted ceiling to create a deep, moody vibe. • The entire upper level is dedicated to the owners’ suite, where vaulted ceilings and floor-to-ceiling windows frame an idyllic view of the lake. A his-and-hers dressing room in the walk-in closet and a double vanity in the bathroom give each homeowner their own space, but they can unwind together on the private porch, complete with overhead heat, a fire table, and a TV with surround sound. • On the lower level, a recreation room and bar entertain visiting guests, who are welcome to spend the evening in the adjoining bedrooms and bunk room.

Less than 10 minutes from downtown Wayzata, marsh and wetlands create a serene escape from the day-to-day hustle and bustle. There, backing up to Tanger Lake on Lake Minnetonka, you’ll find this stunning jewel box, a home designed for a young couple who loves to cook, bake, entertain, and work on high-end automotives. • Modern and classical architecture combine in this four-bedroom, fivebathroom home. An all-white stucco exterior is punched up with black metal windows, yet softened by the addition of an arched entryway, a design element that is present throughout the entire home. • If ever there was a kitchen constructed for foodies, this would be it: black stainless appliances come in the form of five ovens, a 48-inch dual fuel range, two dishwashers, and multiple beverage refrigerators. A true scullery keeps tasks like washing dishes and cooking out of sight from guests. • You’ll feel like you’re dining al fresco in the dining room, encapsulated in a cube of windows on all sides. • Attention to detail was a top priority for the homeowners, which comes through in one-of-a-kind lights that double as works of art (don’t miss the 22-foot

ceiling-to-floor chandelier that shines through two stories), custom moldings and cabinetry, and high-end designer furnishings. • Dedicated his-and-hers spaces abound, including separate vanities and closets in the owners’ suite, plus an office divided into two workstations by a glass wall. • Special amenities come to life in the lower level, including floor lighting for added drama, a wine cellar outfitted with a fully backlit Sicis gem glass wall from Italy, and a garage that features a car lift and swanky bar. • A detached pool house—with a hydrauliclift door, a full kitchen and bath, and indoor/outdoor seating—emulates the style of the main home. • A main-level outdoor terrace offers another entertaining area, with a large gathering table, outdoor grill, bar, and pizza oven.

Timeless, organic, and approachable are the words this young family used when describing their vision for a new home. • A simple-yet-sophisticated floor plan starts in the foyer, where views out the back of the home beckon as soon as you walk through the front door. The rooms throughout the 5,630-square-foot property have their own identity, but still feel cohesive as a whole. • Daily functionality and weekend entertainment combine in the kitchen. An oversized, 12-foot center island acts as the nerve center of the home, surrounded by a 60-inch range with double ovens, a custom plaster hood, and classic white cabinetry detailed with white oak accents. • An anteroom separates the distinct spaces of the owners’ suite. The homeowners can leave the sleeping area to access two walk-in closets and a bathroom that boasts a custom vanity, walk-in shower with dual shower heads, and private water closet.

• A private flex space above the four-car garage was intentionally left detached from the home’s second floor to give the space extra separation. When taking a break from work, the homeowners can practice their golf game on the chipping and putting green or work on their race craft with the driving simulator. • To achieve the homeowners’ goal for seamless indoor-outdoor living, the expansive outdoor space was equipped with infrared heaters to elongate its use in Minnesota’s climate. • A media room, state-of-the-art gym, and billiards area round out the amenities in the lower level. • The casual color palette throughout features white oak floors, Montaggio fixtures, and Filament lights that shine.

This Evergreen Hill residence, with its picturesque view of Wayzata Bay, was designed for the enjoyment of multiple generations. Conceptually and literally, the home is welcoming to large gatherings and extended returns home. • Inspiration was drawn from stately east coast homes as well as the older homes right within the Woodland area. The exterior welcomes you with cedar shingle siding, cedar roofing, and natural stone pavers at the driveway, on the terraces, and on the exterior walls. • The interior style is also reminiscent of east coast homes, with surfaces clad in crisp white painted shiplap, paneling, and wallcoverings. • Enjoy your morning coffee from the balcony off of the owners’ suite or out in the sunroom overlooking the terrace. • Careful design planning ensures the home is right-sized, whether it’s just the two of them or the entire family. Each room was thoughtfully considered, including the cozy four-season porch with its own bar and the kitchen with dual islands and a scullery.

• Upstairs is home to five en suite bedrooms, a lounge, laundry room, and bunk room providing sleeping space for family and friends who want to stay. • Designed to accommodate the homeowners’ hobbies, you’ll find a brewery for perfecting handcrafted beers. A historic bar provides a timeless atmosphere in which to sample these craft brews or perhaps a unique bourbon. A large, curved-glass wine cellar across from the bar completes this lower-level escape. • This legacy home will be a family retreat for many generations to enjoy, complete with a swimming pool, home gym, expansive sewing area, and multiple play areas in which lasting memories will be made.

What do you do when he wants a rustic mountain home, and she craves a style that is modern, updated, and light? The team at Lecy Bros. seamlessly blended the two aesthetics in this 4,590-square-foot rambler on a wooded, private lot in North Oaks. • Sixteen-foot vaulted ceilings in the great room make a dramatic first impression as soon as you step through the front door. • Woodwork serves as an important element of the design throughout the home. Just take a look at the reclaimed truss-style ceiling beams in the main-level living areas. A 13-foot stone fireplace in the great room acts as an anchor for the space and serves as an eye-catching work of art. • The owners’ wing encompasses a large owners’ bath and an oversized walk-in closet with direct access to the laundry room. Adjacent to the owners’ suite is the home office. Convenience at its best.

• The generously sized kitchen island stained in a blue-gray hue provides enough space for enjoying morning coffee on a barstool or prepping dinner for guests seated in the adjoining dining room. • The lower level caters to entertainment and leisure, including two bedrooms for overnight visitors, a recreation room, and a home gym. • A wood-burning stone fireplace on the screened porch offers the authentic crackling sounds of a real campfire and opens to an outdoor kitchen.

Actually, we started with homebuilding. As clients shared their Frontier experiences, some friends and family members contacted us to remodel their homes. We soon realized we also had a knack for remodeling and enjoyed the challenge of adapting older homes to today’s families. Now we balance both. REMODELING?

We are inspired to come to work every day knowing that we get to make a difference in the lives of the people we touch. We get to make our clients’ lives more enjoyable in their homes through the remodeling process, we get to improve the professionalism in our industry through an ethical and honest approach, and finally, we get to give back to the communities we serve every year with our time and resources to help those that are less fortunate. Open lines of communication between the team and the client assure that everyone is working to meet the goals and the expectations of the homeowner. The second key is experience. WORK?

Experience, creativity, and empathy are all very important. No two homes or homeowners are alike, but when your team has successfully crafted solutions to hundreds of homes previously, they know what to look for and what questions to ask. This brings me to empathy, at Quartersawn we understand it takes a lot to put your visions, hopes, and dreams in the hands of another. We never take for granted the opportunity or responsibility that comes with that.

REMODELING TEAM?

JEFF NICHOLSON

The homeowners we work for inspire us. Each one of their stories is unique and the opportunities their project presents are theirs alone. We love getting to know them, their lifestyle, their goals, and finding really successful solutions to their needs. Great spaces change lives, and when you have the opportunity to work with so many of the same families and neighbors over so many years, hearing how the work we did improved their lives is very rewarding.

NOR-SON CUSTOM BUILDERS 357 Salem Church Road, Sunfish Lake, MN

WHOLE-HOME REMODEL

DIRECTIONS:

From a failing heating system to an abandoned septic system and boiler tank, this 8,622-square-foot home in Sunfish Lake was in dire need of an update from the inside out. Through a multi-phase renovation, Nor-Son Custom Builders reimagined many of the main living spaces to function more efficiently for modern living.

I-494 east to Dodd Road N.; Right on Mendota Heights Road; Left on Delaware Avenue; Sharp right on Salem Church Road

• A couple of tweaks to the exterior—such as a new cedar roof, copper gutters, and covered entry—instantly enhance the home’s curb appeal. • A small and outdated owners’ bath was converted to a walk-in closet with custom cabinetry. In the new bathroom space, the extensive use of marble is a luxurious showstopper. • The lodge-style renovation in the great room and adjacent kitchen is defined by a stone fireplace with a custom metal surround and hand-hewn timber beams. • In true made-for-entertaining fashion, the kitchen stuns with a 60-inch range and hood, an oversized refrigerator concealed with a wood finish, and two islands: one for food prep and one for

serving, complete with an overhang. A hidden pantry means additional space for a second dishwasher and sink. • Off the great room, bi-folding doors open to reveal outdoor living at its finest. Walk down the curved steps and you’ll be greeted by a new patio and pool. • An existing upper-level “trophy room” now acts as an owners’ office, outfitted with a gas fireplace and large dormer to allow for views of the lake. • On the lower level, a home gym and bathroom complement the existing space. • A mudroom, powder room, and mainfloor office round out the additions in this remodel.

A block from Lake Harriet in Linden Hills, classic red brick, stucco, and cedar shingles on the exterior give way to original woodwork and leaded glass built-ins inside. Building on the character of the American craftsman-style property, a multi-space renovation with a Scandinavian flair adds a modern twist.

• Touches of cozy, hygge décor pop up throughout the home. In the kitchen, white hexagon floor tiles and a clean, white backsplash featuring an organic braid tile pattern are warmed up by natural wood accents, such as the stained floating shelves. Modern, European-style cabinetry completes the kitchen refresh. • An addition on the upper level includes a new bedroom—bringing the total to four—with an adjoining bathroom and access to a balcony, giving the homeowners flexibility to use the space for guests or as an office. • Prior to the remodel, the home’s only bathroom resided on the upper level, an inconvenience when it came to entertaining guests. To fix this,

the building team added a second bathroom on the upper level, a powder room on the main floor, and a bathroom on the lower level, complete with a luxurious steam shower. • Small tweaks can have a big impact, as evident in the living room, where the existing fireplace hearth tile was replaced with a smooth, white surround—another nod to the Scandinavian aesthetic the homeowners admire. • In addition to cosmetic upgrades, structural adjustments had to be made as well. A widened staircase now leads from the foyer to the lower level, where a new 24-foot, 3,000-pound beam corrects a dropped ceiling from the 1970s.

MAIN-LEVEL REMODEL

DIRECTIONS:

This Edina home was just the right size for the homeowners, but the floor plan was choppy and rooms were closed off—not to mention the aesthetics of the house were stuck in the ‘70s. By stripping the interior to the studs, tearing down walls, and adding structural beams, they now have a contemporary home that suits their style and functions like a dream.

• This home sits on a prime lot overlooking Minnehaha Creek in Edina. Built in the 1970s, the exterior reflects a mix of midcentury modern and sprawling prairiestyle influences due to the low slung roof, wide eaves, and prominent cedar shakes. • The original layout was claustrophobic and crowded with walls and doors. Now the main living space is wide open with massive new windows and doors that overlook the creek. • The owners’ suite is appropriately tucked away with views of the creek, with a bathroom that is sure to wow and a dream closet with walnut built-ins, custom iron rods, and integrated LED strip lighting.

• The interior is influenced by mid-century modern sensibilities with contemporary functionality. • The expansive kitchen, dining room, family room, and wet bar surround a concrete two-sided fireplace flanked with floating walnut shelves. • Your senses are tickled by bold custom wallpaper in the front entry, black interior doors, modern tile, fun light fixtures, rich walnut accents, and gleaming Calacatta countertops and backsplash. • This house is unique to our homeowners but will delight every visitor who steps into this custom remodeled space.

WHOLE-HOME REMODEL

DIRECTIONS: Highway 100; Take Vernon Avenue

Overlooking a pool and dedicated wildlife area in Edina, this spacious 1956 rambler was remodeled to make better use of the interior space and capitalize on its scenic views. While the homeowners initially thought they would need to add a second story to accomplish all of their goals, the team was able to craft a solution without drastically changing the footprint of the home.

• A more functional and open main-level floor plan and lower level were instantly created by moving the stairway, which had previously severed flow and sightlines. • By rotating and consolidating common living spaces, a third bedroom was able to be added to the main level so that the parents and children could each have their own room on the same floor. • A primary suite that originally faced the street now beckons with views of the woods and pool, but the scenery inside is just as tranquil with a spa-like bathroom that includes a double vanity, freestanding tub, and reeded cabinet details. • An addition at the back of the home made room for a vaulted great room that

connects to the kitchen. Together, these spaces allow for natural light and long views in every direction. • In the kitchen, an ILVE white range with brass accents complement antique brass light fixtures. Detailed cabinetry is designed around dedicated workspaces for shared meal prep and entertaining. • Varying floor finishes give each space its own flair. Look for natural, slightly rustic white oak; handmade, hand-painted terra cotta tile; sliced marble; and brick fashioned in a herringbone pattern. • The walkout lower level offers the ultimate work hard, play hard experience, featuring a home office, exercise room, music area, and bar with custom brass shelving.

WHOLE-HOME REMODEL

DIRECTIONS: Highway 13; West on Rustic Road SE; North on Glendale Avenue SE; Home is on the left

A traditional two-story design was transformed to create one-level living in Prior Lake. With west views overlooking the water, the 4,327-square-foot home steps from a sand beach is ideal for sunset viewing and outdoor entertaining. • In the great room, vaulted ceilings accented with wooden beams and two-story Marvin windows enable uninterrupted views of Prior Lake. • No detail was forgotten in the owners’ suite, featuring a bedroom with accent lighting, a cozy fireplace, and access to a private hot tub on the patio. • Whether getting ready for the workday in the closet with ample storage or unwinding in the evening in the bathroom’s custom-tiled shower or soaking tub, everything the homeowners need is within reach. • A traditional-style kitchen with stainless steel appliances, a decorative range hood, and a large island is situated for easy access to the dining room, walk-in pantry, and dry bar, complete with a beverage center.

• Improved functionality can be seen in the home’s new additions, such as the main-floor laundry room next to the owners’ suite, an expanded garage that allows for additional shop space and custom cabinetry, and a mudroom with a bench and hooks. • The existing home is seamlessly bridged to the addition through a newly constructed staircase that leads to a lofted study. • To achieve the homeowners’ desire for lakeside entertaining, distinct outdoor living spaces were created. A stone kitchen includes a sink, fridge, and grill, while a dining area adjacent to the indoor dining space offers maximum entertainment capabilities. On chilly evenings, the open patio is warmed by a linear gas firepit.

DIRECTIONS:

Originally built in the 1960s, this lakeside property in Chanhassen was ready for a refresh. Trusting the team at Ispiri with a wholehome renovation, the owner’s childhood home ditched a difficult and cramped floor plan in favor of a modern farmhouse style ideal for contemporary living.

• Farmhouse and nautical aesthetics meet in the 3,274-square-foot home, designed with navy blue kitchen island accents, marble-looking quartz countertops, linen-textured and glass tile, and sterling light fixtures. The brushed oak flooring through the main level adds a whitewashed appearance. • Durability and comfortability were topof-mind in the lower level, where luxury vinyl plank flooring, rugged concrete quartz countertops, and reclaimed wood elements stand up to wet, sandy bodies. • A floor-to-ceiling stone fireplace separating the kitchen from the family room was removed, creating a more open and spacious floor plan that improved sightlines to Lake Riley.

• The family room’s distressed ceiling beams that are original to the home were given a facelift with a new coat of stain. • In order to fulfill the homeowners’ dream of a large owners’ suite with lake views and a main-level laundry room, an addition was added to the back of the house. • A transformed porch features collapsible vinyl screens to fully take advantage of three-season living, whether enjoying a summer evening or warming up after skating on the lake. • Family and friends are welcome to gather for meals around the bumped-out dinette area before retreating to reconfigured guest bedrooms in the lower level, complete with a private bath.

Surrounded by mature trees and water on both sides, this 1980s rambler sited at the end of Enchanted Island on Lake Minnetonka truly is enchanting. WHOLE-HOME REMODEL

DIRECTIONS: Take County Road 15 west from Wayzata around Lake Minnetonka toward Lafayette Club; Turn onto Old County Road; Old County Road

This two-story remodel nestled in the lakeside community of Orono proves that a little imagination can go a long way with the right design team. Handed an abandoned auto body shop from the 1950s, Pillar Homes transformed an industrial commercial building into a residential space perfect for a homeowner who has a passion for cars and boats. The result is a one-of-a-kind home that honors the history of the property while updating it for modern living where work, life, and play experiences can intersect.

becomes Navarre Lane

• The home’s modern-industrial aesthetic starts with the exterior, where horizontal metal siding blends with smooth cedar accents and custom hydraulic folding doors for a garage that accommodates 12 cars. • Paying homage to the building’s history as an industrial commercial space, the interior is finished with custom concrete floors, exposed Glulam beams, and joist ceilings. • Stylish living that exceeds the expectations of what a typical home provides was a top priority made possible through high-tech amenities, such as a state-of-the-art stereo system and lighting and window treatments that can be controlled at the touch of a button.

• The homeowners’ hobbies are on full display here, from the wall-towall TV entertainment center to the shuffleboard table. • Look closely for a secret door that swings open to reveal a speakeasy-style bar and media area. • To maximize space throughout the 4,023-square-foot home, bedrooms are outfitted with Murphy beds that can be discreetly tucked away when guests aren’t present. • On warm, sunny days, a rooftop deck clad in AstroTurf provides a comfortable space for leisure activities like reading, yoga, and gardening.
