Define your goals and objectives.

Preparing for a Successful Remodel When preparing for a remodel, it can be tempting to jump right to choosing new paint colors, finishes, and fixtures, but in order for any renovation to go smoothly, there are key things to consider as you start the planning process.

While most homeowners remodel for more than one reason, start by prioritizing your objectives. For most families, remodeling will involve a number of tradeoffs, so make a list of what you want your remodeling to accomplish and what objectives are most important.

Determine your budget & financing. Once you start designing, you’ll be tempted to start adding on more and more. Creating a firm budget before you begin—and sticking with it—is one of the most important parts of the planning process. Talk to your financial planner or visit with a mortgage banker to determine what you can spend and how you’ll finance the work. Then remember to keep a little aside for contingencies—surprises behind the walls of old houses are fairly common and may require unexpected repairs.

Build your wish list. Similar to your objectives, your wish list will help you make choices as you design your new space. Here you can start with inspiration photos—the ParadeofHomes.org photo gallery is a great place to find ideas. Add in products, features, materials, and colors that appeal to you. But don’t just put everything into a file, sort through your favorites and weigh the importance of each.

Research remodelers. There are tons of excellent professional remodelers who will do a great job for you, but how do you find them? Start by touring during the Remodelers Showcase. On the tour, you can meet remodelers and see their work without any obligation. You should also take advantage of the many online resources to help you find remodelers that build the type and style of projects that appeal to you.

Interview top contenders. Once you narrow your prospective remodeler list down, interview them. Give them a rough idea of what your parameters are and your budget to see if they fit your needs. This step also lets you get a feel for their individual communication styles and lets you understand exactly how they work. Ask them to walk you through the process—from the design stage to completion. Find out who will be on-site and who will be your primary point of contact.

Contact references. You’ll likely find one or two remodelers that seem just right. You like them, they have all the right answers, and you just feel right about them. But don’t stop there—make sure you talk with some of their past clients. Ask about their remodeling experience: specifically, what their project entailed, were they on time and on budget, what was it like having workers in their homes, and why they recommend the remodeler.

Today’s Remodeling Environment With Minnesotans spending more time at home than ever before, remodelers share what projects homeowners are prioritizing. by Maura Keller ROBERTS RESIDENTIAL REMODELING, INC.

The year 2020 will go down in the history books for a myriad of reasons. But within the home remodeling industry, 2020 will be remembered at least in part for the good it brought as consumers found themselves spending more time in their homes, resulting in an increased interest in home remodeling projects. Quartersawn Design Build founder, Jeff Nicholson, says that prior to March 2020 most homeowners had never cooked and eaten 21 meals in a week from their own kitchen. “Not only has the pandemic made people focus on the kitchen, but they also have been doing considerably more work, schooling, and exercise from their homes,” Nicholson says. “All this activity and time spent in these spaces have focused homeowners’ attention on the shortcomings their homes have.” Nicholson and his team have been working with a lot of homeowners who have recently purchased larger homes that need updating. They are working on additions for kitchens, owners’ suites, sunrooms, mudrooms, and more. “We are also assisting homeowners in better utilizing those underperforming rooms of their homes,” Nicholson says. “Semi-finished basements, with poor lighting, temperature control, and layouts, are prime to be transformed into great family hangout space, additional office spaces, and modern exercise rooms as well.” Angela Barnhart, co-owner of White Birch Design, LLC, agrees that with all the additional time that people are spending in their homes, they are finding aspects of their homes that make them unhappy. “From broken tile in the bathroom to an outdated kitchen to worn-out carpeting, the things in their home that they previously just ignored are becoming a priority as they now need to live with them day-in and dayout,” Barnhart says. Homeowners who are living, working, and schooling from home are looking to utilize their spaces in different ways. From creating a basement family entertainment space to a main-floor renovation that includes a home office, project scopes have broadened. James Madsen, owner of James Barton Design-Build, also is seeing a rise in finishing of lower levels.

“Now that people are staying at home, they are more willing to spend money on the home to create a lifestyle, where before the funds were spent on a trip or an experience,” Madsen says.

In addition to family rooms gaining attention, the kitchen remains the number one focal area as it continues to be the center of family living. “People are unable to eat out, so the kitchen is reaffirming itself as the key staple in the home,” Madsen says. “In addition, we are seeing porches and decks as the ‘number two’ desired project. These areas allow for more space to gather as a family while spending more time at home.”

On the Horizon Home remodeling has been, and will always be, in part a financial decision. John Paggen, owner of Roberts Residential Remodeling, explains that a home's value is often based on its square footage, so creating space through an addition is often the best way to add value. “Specifically, kitchen updates provide the biggest return of any room in the home,” Paggen says. “They are a focal point of the family’s activities and that hasn’t changed.” For many homeowners, the only bigger investment than remodeling they may have made is the original purchase of their home. “That’s why an addition or remodel needs to add both lifestyle and financial value to their home,” Paggen says. “Homeowners should ask whether a prospective remodeling contractor is qualified to deliver both the best design solution and the best financial solution.” And while no one can predict the future, remodeling projects will undoubtedly continue, as the industry is currently in a “perfect storm” with interest rates on refinancing and home equity loans at an all-time low, making financing for remodeling projects very appealing to many homeowners. “And we’re seeing people want to stay in their homes longer. Many wish to undertake the updates now and so they can enjoy the results longer,” Barnhart says. “We don't anticipate it slowing down, but no one expected the pandemic either, so we will have to see.” Nicholson also expects that people will continue to work and exercise more from home long after this pandemic has passed. “They have found new routines they enjoy and will continue with,” Nicholson says. “Home design will adapt the same way our lives have had to this past year. The technology we have all become accustomed to, especially for children, will become a regular part of our lives.”

And while these shows can be aspirational and inspirational, their message hits home, literally, in a way that goes beyond aesthetics.

“Shows like this are bringing to the forefront the psychological effects of clutter and disorganization,” says Dawn Dana, a senior interior designer with Studio M Interiors. “Clutter can be overwhelming, leading to anxiety or an uncomfortable feeling in a home.” Your home should be a place you can unwind and relax, so if you’re using the word “uncomfortable” to describe how you feel in your spaces, that may be a sign you’re ready for a remodel or interior design overhaul.

“Sometimes people wonder, ‘Should I really do a project?’ If you’re coming home and your space is stressing you out, it’s time to do something about it,” says Rachel Julkowski, the sales and design manager for design-build firm Julkowski, who—along with other Housing First Minnesota professionals—offers these tips for making your home more functional and efficient.

PLAN AHEAD.

Taking stock of the material items you have and where you currently keep them is the first step to discovering your home’s biggest problem areas and creating custom solutions. “Clients have an idea of those items they want to have accessible, but need some place to put them,” says Julkowski, noting that this may encompass everything from kitchen gadgets and electronic devices to clothing. “So if they can come up with an inventory for me, I’m going to help them plan out where we can hide those things and decrease clutter.”

LEAVE THE MESS.

Does your front entryway have a stack of unopened mail on a table? Are there toys scattered around the living room? Good, leave it that way. When you’re in the planning stages of a remodel, don’t clean when your builder or designer comes over for an assessment. “We’ll never know how you really live in your home until you show us,” says Dana.

INCORPORATE CABINETRY.

Clean lines and easy maintenance are two of the biggest requests Julkowski hears from her clients. To combat clutter and stay organized, ample storage is key, which is why her company frequently designs the main living spaces with elements like walk-in pantries and large kitchen islands that act not only as prep space, but places to hide the random tchotchkes so countertops are kept clear.

ELEVATE YOUR CLOSET.

LABEL EVERYTHING.

Baskets, buckets, and labels are the answer to one of the most common and unavoidable sources of disorganization in a home: kids. “Get the kids involved,” advises Dana. “If they can help in the organization of their space, it’s more likely they will remember where things go. Use bright colors and fun textures to make it more enjoyable.”

When it comes to closets, think beyond shelving and hanging rods to include islands or countertop space, baskets, drawers, benches, shoe racks, and glass display cases. “Accessories are tools of the trade needed to keep a place for everything and everything in its place,” says Caroline Moynihan, the marketing communications specialist for Twin Cities Closet Company.

PICK YOUR BATTLES.

Between working from home and distance learning, tech devices on countertops and coffee tables have become the norm. Rather than staring at a tangle of cords, Julkowski is embedding outlets in her clients’ mudroom and kitchen drawers so computers, tablets, and phones can be tucked out of sight while they’re charging.

“If home organization is difficult to keep up, it will likely not last,” says Dana. If family members can’t remember to fold blankets, get woven baskets they can just throw them in. If your teenager always leaves her hairdryer out, incorporate a metal bin into bathroom cabinetry where it can land. “There are storage solutions for nearly everything now,” she adds. “You just need the right professional to guide you to the ones that will fit best into the way you live your life.”

Mediterranean meets Modern Vujovich Design Build updates an

early-20th-century home in St. Paul for a family of four. by Taylor Hugo

When Dave Corkum and Julie Tauer bought their 1929 Mediterranean-style three-story in the Macalester-Groveland area of St. Paul in 2016, they acquired a home whose history preceded them. Affectionately referred to as the Donovan house in honor of the well-known owners who lived there for decades, Dave and Julie fell in love with the neighborhood and the 4,750-square-foot home’s early20th-century charm. “It’s a beautiful little enclave, and it’s so close to everything—close to downtown Minneapolis and downtown St. Paul, yet you’re in a walkable neighborhood, and people are always out and about,” says Dave. “The house itself has a historical feel and great architectural details, yet it’s updated from the standpoint of the flow of the house. We could envision how we wanted to live in and use this space. It’s just got a casual livability to it.” When they first moved in, it wasn’t their intention to remodel, but with two sons in high school, they began to crave a space in the basement where the boys could hang out with friends and teammates, and where the family could entertain or unwind together at the end of the day.

Split up into a handful of tiny rooms, the original layout of the basement presented a spatial challenge for Vujovich Design Build, which was already familiar with the house from a kitchen remodel executed for the former residents. The mechanicals for the home were all over the place, and a lot of structural work needed to be done to get the open space they desired. New footings and steel beams allowed the team to create not only a family room with a TV and fireplace, but a gym, laundry room, powder room, and walk-up bar that is the crown jewel of the area, featuring walnut custom cabinetry, a quartz backsplash, and a full-height wine refrigerator. With phase one complete, Vujovich moved on to phase two: updating the homeowners’ second-floor bedroomlevel spaces to better function for their needs. Both the kids’ Jack-and-Jill bathroom and Dave and Julie’s primary suite bathroom were ready for a refresh, and they all desperately needed more closet space. To accomplish this, Dave and Julie figured they would have to build an addition onto their second floor, but because of the exterior of the home—outfitted with

a limestone brick facade, copper gutters and downspouts, and a tile roof—it would be a costly undertaking. Vujovich found the solutions. “We went back to the drawing board and figured out how to rework the existing space, because they did already have the room. The space just needed to be reutilized,” says Vujovich’s director of sales and design, Lori Balestri. “More often than not, our design team can rework the existing square footage and find a better layout, a better flow to make it more functional.” Vujovich was able to give the homeowners his-and-hers closets, a spa-like bathroom, and a rooftop balcony. When it came to the design choices, Balestri was tasked with combining the house’s traditional Mediterranean flair with the homeowners’ modern taste. “They travel a lot, Dave lived in London— they’re used to that sleek look. They wanted that in the new design for the basement and for both the bathrooms upstairs,” she says, pointing to finishes that helped them achieve that seamlessly blended look, like rich walnut cabinetry, natural stone, deep paint hues, and bronze light fixtures.

Additionally, Vujovich worked with the homeowners to ensure both of their aesthetics were incorporated. Take the primary suite bathroom, for example, where soft, feminine white countertops, floors, and a freestanding tub are given a masculine touch with dark wood accents, gray paint, and clean-lined finishes. The final phase three, which, as of this writing, was not yet complete, will transform the attic space—accessible by a spiral staircase original to the house— into an office for Julie and a suite for guests. “Now the house, in addition to everything that attracted us to it initially, is completely updated— very modern in terms of the amenities, combined with the uniqueness of it and the great architectural details,” says Dave. “Part of the goal of the renovation was to maintain the character. We feel like we’re caretakers of a great home, and we take that seriously. Lori said to me at one point, ‘The renovation is not insignificant in what we’ve done. You’ve saved this home.’ We feel like we’re restoring it. It’s a great place and it will be a great place for somebody else when we move.”

Building Futures Through Housing “Having a space like this [Housing for Heroes home] has made my mind settle down. My concussion injuries have improved in the two months I’ve been here,” said Kayla, Air Force Veteran and Housing for Heroes resident. “My mental health is more stable, and I can focus on life and how beautiful it is. This is a wonderful place to heal.” Shouldn’t all veterans and Minnesotans experiencing homelessness have access to a safe place and an environment to heal? End homelessness. That’s our vision. How we accomplish this? Build new transitional housing and renovate spaces for Minnesotans and veterans experiencing homelessness, one project at a time. All of our build projects impact the lives of multiple people, over multiple years. Since 2017, the Housing First Minnesota Foundation has built over 14,375 square feet of housing for veterans and has added 18 shelter beds to serve over 102 individuals in our four Housing for Heroes homes. One house could serve up to

640 veterans over 50 years. Overall, we have completed 12 community build projects exclusively for veterans—that's 28,463 square feet of housing. What was once a rare empty 30’ North Minneapolis lot, conveniently located off of I-94 and Broadway Avenue, is now home to our latest Housing for Heroes build project. This two-story, 4-bedroom, 3.5-bathroom, 2,232-square-foot transitional house is our fifth Housing for Heroes build project for veterans experiencing homelessness. This project is on track to be completed in early spring with another Housing for Heroes build project scheduled later in the year. We’re not stopping there. Up to 10 apartment units in dire need of repair will be renovated for mothers enrolled in a chemical dependency program who will be able to live with their children in a safe and nurturing environment during recovery. Each 700-square-foot unit could serve at least 64 mothers and their children over 20 years.

Unfortunately, homeownership is not attainable for everyone. But together we can begin to change this. The movement to grow homeownership opportunities. The benefits of homeownership reach every corner of the lives of Minnesotans. Most Minnesotans want to own homes, but there are barriers that unnecessarily limit homeownership opportunities for so many in our state. This problem is not new, but the housing market today presents unique and growing challenges for those left out of homeownership.

What our housing market needsâ&#x20AC;&#x201D;more affordably built homes. Minnesotaâ&#x20AC;&#x2122;s housing market serves many of us well, and the homes we build in Minnesota are among the most energy efficient in the country. However, our housing market does not provide an adequate supply of affordably priced homes. We need to build more of them. Lots more of them. This lack of affordably priced options is not by design. The housing industry wants to meet the demand for these homes and to grow homeownership opportunities. Unfortunately, several barriers hold us back from serving the entirety of the housing market.

Lifting barriers to homeownership. One of the largest barriers to homeownership is a series of outdated rules and requirements that unnecessarily limit the construction of affordably priced homes. Many rules, like local government zoning, were created to protect resources and consumers. However, over the years these rules have grown to work against our shared value of homeownership opportunity for all. Modernizing these rules and protections to make them work in support of homeownership opportunities is a challenge, but it can be accomplished!

The opportunity of homeownership for everyone, everywhere. The Parade of Homes has a proud history presenting the premier homeownership event in Minnesota. We have welcomed Minnesotans to celebrate homeownership for decades and watched our region grow. Today we find ourselves in a moment of critical importance as we think about those left out of our housing market. After stripping the house to the studs (even the roof—including the trusses), the upper level was reconfigured to allow for an owners’ suite, an additional bathroom, and a large open FR, DR, and KT area. KT includes custom painted cabinets and Cambria Portrush quartz countertops. Other UL amenities: rustic wood floors, Heat-N-Glo fireplace, laundry room tile with mop sink/dog bath, barn door, and Marvin windows and patio door. Two lookout windows were added to the bedrooms in the LL. The original pink tub was refinished for the full BA. By adding a bump of 2’ out to the kitchen, we were able to create enough space to do a center island to sit at, as well as add a much-needed double oven.
