The Bryan College Station Home Builders Association (BCSHBA) is a local, professional trade organization affiliated with the Texas Association of Builders and National Association of Home Builders, chartered in 1967 to promote and protect the building industry and its customers in Brazos, Burleson, Grimes, Leon, Madison, Robertson, Walker & Washington counties. In 2014, BCSHBA obtained an assumed name certificate from the State of Texas for doing business as the Greater Brazos Valley Builders Association (GBVBA). This better reflects the area in which our members do business and the association represents. In 2020, GBVBA hired a Government Affairs Coordinator. This staff
member is shared with the BCS Regional Association of REALTORS® and works collectively for both organizations. Our mission is to cultivate a positive business environment in the building industry. We are committed to responsible growth by providing citizens with safe, quality and cost effective housing while promoting a positive economic future for the counties the association serves. In order to accomplish our mission, the organization interacts externally with NAHB, TAB, the government (local, state and national), the community, and the general public for the purposes of providing trade and technical information, education, political involvement, community support, and promoting member
the nation - The National Association of Home Builders, or NAHB. You also become a member of the Texas Association of Builders, or TAB. Both organizations work for you in the political arena. Along with NAHB and TAB, you also become a member in the GBVBA. Your local association is on top of local issues that may affect you as well as lending a hand to local causes. Membership in the BCSHBA dba Greater Brazos Valley Builders Association (GBVBA) has grown to over 300 members. There are three membership categories, Builder/ Remodeler/Developer membership, Associate (products and/or services) and Affiliate (added representative under current company member) memberships. GBVBA formed an official Remodeler’s Council in 2015. This group’s mission is to educate consumers and promote professionalism in the remodeling industry. Congratulations, you’ve decided to buy a home this year. Homeownership has many rewards including building up equity and having a place to call your own. Whether you’re a first-time buyer or a trade-up buyer, the sooner you start preparing, the better. By following these simple tips, you’ll feel confident and ready to get out there and find the perfect home for you this year.
DETERMINE YOUR HOME SEARCH CRITERIA

In a hot housing market, you may not get all the home features you want in a new place within your budget. You’ll have to decide on what you’re not willing to compromise. It is crucial to sit down and think through what your needs and wants are. Home features such as square footage or the size of the backyard might be difficult to change. Even seasoned home owners will find it a good use of time to make a list of new home must-have features. Instead of scrolling through listing after listing, you can narrow down your search significantly
by knowing your absolute needs. Prioritizing your list is important but so is keeping an open mind, especially when it comes to the smaller stuff. Most home buyers will have to compromise on at least a couple of items to find a house within their budget.
CHECK YOUR CREDIT SCORE Credit requirements have become stricter in recent years, making it challenging for some buyers to find home loans. Having a favorable credit score can make a huge difference in getting approved for a loan. Experts recommend checking your credit report even if you think

Before listing your home for sale, consider working on any maintenance issues your home may have and plan for when, how, and if each one will be addressed. Ask your realtor if investing in any upgrades to your current home would result in a favorable return when it comes time to sell and get to work.
