President’s Column REALIZE THAT this is the second article in a row that I am opening with the weather, but come on! Welcome to the wackiest spring/summer I can ever remember! When the temperature goes from 100 to 50 overnight, you know you’re in for a wild ride. And just today I read in the paper that we are going through a bit of a dry Paul Zimmermann, Owner spell. What!!??!!? It seemed to be raining every other day from 6301 W. Roosevelt LLC March to June. I must not be smart enough to understand. Enough with my weather rant. We have more important things to discuss. The level of activity in Berwyn has kicked up with the temps. We started out our event season a little damp & chilly, but most dogs didn’t mind at the Great American Mutt Show. Relocated to the Depot District and presented in

partnership with The Urban Mutt, it was well attended and we look forward to its growth in the coming years. We also saw the Fiesta Nuestra Raíces change locations, moving to 16th & Wesley. A great family event with tons of fun for kids, the turnout was fantastic and vendors were thrilled! We had the ground breaking for the Harlem/Cermak Gateway development, the Grand Opening of The Garlic Clove on Windsor and a Business After Hours at Connie’s on Harlem to celebrate their expansion. Make sure to get over to Autre Monde and Culver’s, both on Roosevelt Road. There are both open and ready for your business! On the economic development side, we see the Harlem/ Cermak corner taking shape as well as Meijer in Cermak Plaza. The Cermak Road and Roosevelt Road streetscape projects are moving along nicely. And Paisan’s Pizzeria’s flagship location on Ogden will be scheduling their grand opening soon. Take a bike ride around Berwyn and see it all for yourself, contingent on the weather cooperating, of course.

Berwyn Gateway Plaza Takes Shape 2011 continues to be another great year for redevelopment in Berwyn, as the Berwyn Gateway Plaza project starts to take shape. uring the past several months, the 1.5 acre site at the northeastern corner of Harlem Avenue and Cermak Road has been the center of a flurry of activity. Since late spring, Berwyn Gateway Partners, a team comprised of Keystone Ventures, J&P Properties, Bern Realty, and Hague Architecture, has demolished the existing structures on the site and begun preliminary construction of buildings that will feature approximately 20,000 square feet of restaurants and retailers. Even more exciting is the array of national tenants that have leased space in the new center. Buffalo Wild Wings, Chipotle Mexican Grill, Verizon Wireless, and Vitamin Shoppe have all
signed leases for operations at the site, with two more expected soon. Attracting popular quick-casual restaurants and top-quality retailers to Berwyn has been one of the BDC’s primary objectives in recent years, and Berwyn Gateway Plaza is proof positive that the City is a magnet for new commercial development. “The proximity to Cermak Plaza was a major selling point for those businesses to commit to Berwyn,” BDC President Paul Zimmermann said. “This project not only will be successful commercially, but its architecture and design also strengthens the City’s western gateway.” The target for completion of the project’s construction is the second quarter of 2012, but the development team is aiming for the fourth quarter of 2011, so that the tenants can be open for business for the holiday
ASK DR. RON How does my back pain cause pain into my butt and leg?
Pain in the buttocks and legs can be caused by an impinged (pinched) nerve as it leaves the spinal cord. Pressures on the nerve can be caused by a herniated disc or spine degeneration (arthritis). Inflammation within the low back causes local back pain as well as increased pressure on the nerve. Once a nerve is impinged the function becomes altered. Pain can be felt along the whole course of the nerve. The pain can be severe and lead to possible tingling and numbness into the leg. Prolonged untreated bouts of buttocks and leg pain can lead to muscle weakness and leg dysfunction. The majority of people experiencing leg pains get better with therapy (usually a few weeks or months). Because the pain can have different causes and levels of impairment it is always safe to seek medical care.

season. Tony Griffin, BDC Executive Director explained, “For Buffalo Wild Wings, being open during the college bowl season and NFL playoffs is crucial. For Verizon Wireless, operating during the holiday season means more sales of smart phones and tablets. For the City, having these businesses open for business means more sales tax revenue to support Berwyn’s high quality parks, schools, and other government services.” Berwyn Gateway Plaza was the last major project in the Cermak Road TIF District, which was terminated by the continued on page 13

Local Resources to Grow Your Business Hot Deals on the Rise N 2010, THE COUPON WAS KING. According to one of the nation’s leading media and marketing services companies, it was reported that American shoppers saved a whopping $3.7 billion using coupons last year. Even more staggering, marketers distributed over 332 billion coupons last year, which is the largest singleyear distribution quantity ever recorded in the United States. And if we look at trends, the use of coupons as a promotional tool is continuing to grow. The Promotion Marketing Association (PMA) reports, “Given the new frugality of American households brought on by the current economic hardship, the interest in finding new and additional ways to save is expected to continue. Coupons are a perfect fit as a convenient way to save a good deal of money without a lot of effort. That’s something everyone likes to do, in good times and bad.” In order to respond to this trend, the BDC now offers member businesses advertising space for 27 coupons in each edition of our magazine to promote shopping locally. See pages 8, 9 and 11 of this edition. This article intends to outline basics on how to create an effective coupon promotion that will help your business. Coupons should motivate the consumer to not only purchase the product but also to take notice of the brand. A well-designed coupon focusing on one particular product or service can generate a short-term boost in traffic. While only a small portion of coupons may actually be redeemed, establishing brand awareness is one of the long-lasting effects of a coupon promotion. Before starting a coupon promotion, be sure the offer is right for your target market. Make sure that the coupon has a value that makes it worth the consumer’s time and investment to use your coupon. In some cases, coupons may actually lower the value of a brand. For example applying a discount that is too high may cheapen your product’s image or make it seem that it was undesirable. The key is to find a balance. As coupons continue to be an inexpensive form of marketing, savvy retailers will offer consumers some form of a coupon, which means your competitors are most likely using coupons in their marketing plan. Overall, coupons can accomplish a lot for your business including: • Increasing your number of new customers: coupons give potential customers an incentive to try you out. • Increasing your sales of a specific product: a targeted coupon will direct attention to a new product or a sale item or service you’d like to highlight. • Increasing awareness of your brand: even if the coupons do not come back immediately, they are still an advertisement to consumers. 4

Berwyn Rising The City of Berwyn launches its 2011 Integrated Marketing Campaign. “The Why Berwyn campaign has been a huge success for our city. Whenever I meet a new resident that saw our billboards or ads and then moved here, I know that our efforts have made a positive difference and that we’ve added equity into an already great community. Berwyn is decked in accomplishments due in no small part to the energy and vision of our residents. In fact, Berwyn just was named by This Old House magazine as one of the nation’s best neighborhoods for bungalows and to protect this title, our grassroots volunteerbased “City of Homes” Organization just launched its Berwyn Bungalow Preservation Initiative to assist homeowners with restoration and maintenance of our beloved bungalows,” said Mayor Robert Lovero. “And our amenities are outstanding. Berwyn has over 23 parks and 500 activities that cater to every walk of life from little league baseball to swimming and splash pools to zumba classes. We have four great shopping corridors that continue to grow with developments such as the future Meijer and Buffalo Wild Wings that will be going in at Cermak and Harlem down to independent boutique eateries such as Autre Monde Café & Spirits on Roosevelt Road and Olive or Twist Restaurant and Martini Bar in the Depot District. We tell people that we are accessible by train or car and that they should visit us to see what we’re about, but once they visit I expect they wonder why they are leaving.” Paul Zimmermann, President of the BDC, added, “We used to say that Berwyn was a
hidden gem, nestled just west of Chicago’s South Loop, but we’ve elevated our game and people have taken notice. Berwyn no longer fits into that Svengooliefueled image, which is why we are able to attract young professionals and entrepreneurs. Our strength is in the diversity of our residents and businesses and the collective will to move forward together. I’m so impressed by all that we’ve accomplished and the development that we’ve experienced. I also love that Berwyn is such a welcoming, comfortable community even in the midst of change and growth. It’s the place to be, whether you call it home, do business here, or visit us for nightlife.” Now in its fifth year, the 2011 campaign will continue to brand Berwyn as a topchoice destination for move-up and firsttime homebuyers. The 2011 campaign runs from June through September and includes billboards in select Chicago neighborhoods, posters on select CTA el platforms, direct-toconsumer outreach through special events and direct mailings, radio advertising, and updates to the WHYBERWYN.com website. The billboards and platform posters will rotate in high traffic areas that capture views from pedestrians, drivers and transit riders. Online advertising will blend the Berwyn brand with promotion of special events and current accolades for the area’s housing stock in order to promote tourism and homeownership in Berwyn. True to its beginnings, the campaign continues to use a bull’s eye graphic to illustrate Berwyn’s geographical convenience. This key visual component has helped raise the community’s visibility and established a brand presence for Berwyn among consumers and business professionals living throughout the Chicago area. At the conclusion of the 2010 campaign, research found that Berwyn’s marketing efforts resulted in overall positive perceptions about Berwyn’s convenient location, its good dollar value, the quality of its homes, and its attractiveness as a destination and a place to live. This year, the campaign has repurposed its bull’s eye graphic into a rising sun and paired it with the tagline Berwyn Rising. The message is an aspirational one, which highlights Berwyn’s forward momentum and optimism while reminding the viewer of the opportunity and potential in making Berwyn home.
Berwyn on the road to being a “Model Community” HE U.S. ENVIRONMENTAL Protection Agency (EPA), the U.S. Department of Transportation (DOT) and the U.S. Department of Housing and Urban Development (HUD) recently launched a new inter-agency initiative that aims to link residents with increased access to public transportation and help living “greener,” more environmentally-friendly lifestyles. The resulting Interagency Partnership for Sustainable Communities will guide these coordinated policy efforts. Transportation Secretary LaHood says, “For the first time, the

The City of Berwyn was awarded $140,000 to work on the following four major areas: • a non-motorized transportation plan, which will map new walking and biking routes throughout the City; • school travel plans, which will map safe walking and biking routes to Berwyn’s schools; • a complete streets policy, which will guide future road development by considering all forms of transportation such as vehicles, mass transit, bikers and pedestrians; and • safe park zones, which will help make our parks safer by reducing speeds and increasing traffic fines.
federal government will speak with one voice on housing, environmental and transportation policy.” The Cook County Department of Public Health and the Public Health Institute of Metropolitan Chicago received $4 million in these federal stimulus funds to combat obesity in suburban Cook County. The money was turned into a grant initiative called “Model Communities,” which aims to make it easier for individuals and families to live healthy, active lives. Specifically, the goal of this funding is to create local policies that are applied to both community and school settings so that residents and students have more access to healthy foods, less access to unhealthy foods, and more safe places to be
through the Model Communities grant with no actual costs to the City. The plans and policies will also open up several more funding opportunities for the schools and the City. At this time, the City is reviewing drafts of School District 100’s school travel plans and the city-wide active transportation plan. The final plans will be brought in front of the School Board and City Council respectively for approval later this summer. The City also hopes to pass the complete streets policy and safe parks zones policy sometime this fall. erwyn is a great community and has everything you need for daily living, special occasions and impulse shopping. We hope that our residents try to Buy Berwyn whenever they can because, in keeping with our model communities initiative, our businesses are just a short walk or bike ride away. In order to make this easier, whyberwyn.com provides visitors with a stream of information on the area’s real estate, retailers and service providers, schools, parks and recreation, cultural hot spots and special events. Whatever the angle, visitors are certain to find an answer to the question, “Why Berwyn?” The site includes a comprehensive calendar of events that details the City’s many festivals and recreational opportunities as well as a full local business listing that offers convenient access to Berwyn’s hottest places to shop, dine and relax.
Berwyn Gateway Plaza continued from page 3
City Council in late June. During its 23-year life span, the District was extremely successful in supporting public- and private-sector redevelopment initiatives such as the new Jimmy John’s restaurant, installing greatly needed public infrastructure and streetscape components such as new sidewalks and planters, and retaining merchants and other business in the corridor, including James and Williams Jewelers. Tax increment financing (TIF) is among the chief economic development tools available to Berwyn, which allows the city to compete with neighboring communities for high caliber retailers and dining establishments.
