the Executive Director of the Berwyn Development Corporation (BDC), I would like to welcome you to our 1st Quarter Report, 2019. Within the report you will find valuable information on how the Berwyn Development Corporation has contributed to economic development in the City of Berwyn. Throughout Q1 2019, the BDC focused its goals on transparency, improved communication, community engagement, business attraction, and increased business retention and expansion.
In our efforts to increase community engagement, the BDC continued to raise Berwyn’s profile in the region through our highly successful “Why Berwyn?” marketing campaign. This campaign reaches more than 1 million people annually. In 2019, look out for our “Berwynners.” The Berwyn Development Corporation continues to attract new businesses to the community. In Q1 2019, we responded to more than 29 Requests-for-Information. In direct service for and recognition of our BDC members, the Berwyn Development Corporation hosted 8 seminars and educational events, 3 Business Corridor Roundtables, and marketed Berwyn at 11 conferences and trade shows. Additionally, we created an economic development section in our monthly e-blast to update our BDC members on new and exciting projects. The BDC continued to assist our business champions to expand and succeed. The BDC revamped and expanded our business funding mechanisms, improving our Commercial Loan and Microloan Programs. The BDC also launched the Finish Line Grant and Pay as You Go Programs, now available in our Depot and Roosevelt TIF Districts. The BDC engaged with our taxing body partners in an effort to convey the value of extending our South Berwyn (Depot) and Roosevelt TIF Districts for an additional 12 years. In Q1 2019, we received approvals from 7 out of 10 of these partners. We look forward to working with all of Berwyn’s taxing bodies to extend this crucial economic development tool.

A. Business Attraction: iv. The BDC provided information to 29 new business prospects on land, buildings, demographics, labor force, housing, education, infrastructure, and other relevant information. iii. The Berwyn Development Corporation provided information to the Illinois Department of Commerce and Economic Opportunity on available commercial properties for listing on their website. v. The BDC engaged in the following business attraction services on behalf of the City of Berwyn: a. The BDC launched the following programs in Q1 2019: 1. The Finish Line Grant Program – A matching grant for the rehabilitation of existing properties in Berwyn’s TIF districts. The program is a sliding scale based on investment total and availability of funds. More information is available on the BDC website. 2. Pay As You Go Incentive b. The BDC established relationships in the real estate community by meeting with real estate professionals and participated in community events (Trade Shows) as time and resources permitted. The BDC served as a resource to our business community, providing economic and real estate information to 5 existing businesses looking to expand or relocate within Berwyn. c. The BDC updated information on Berwyn’s economic profile, expanding the depth and breadth of information available on our website. This included an available properties map, sales tax data (in our annual and quarterly reports), and a vacant property map. d. The BDC conducted three (3) business corridor roundtables, including the Depot District, Roosevelt Road, and Harlem Avenue g. The BDC continued tracking businesses receiving a business license, in order to make a first “touch” and welcome the business to the community.
