Welcome to our first edition of the Berwyn Magazine for 2022! As the newest Board President, I look forward to building upon the extensive work of the BDC in the coming years. In addition to my role as the Branch Sales Manager at the Republic Bank of Chicago - Berwyn, I also served on the BDC board as the Secretary of the Executive Board Committee for four years, allowing me the opportunity to work with the Berwyn community – businesses and residents alike. I’ve seen continued support of neighbors through challenging times and I’m certain that this will continue. I’m looking forward to the opportunity to continue developing and implementing new projects. While the Finish Line Grant and Berwyn EDA Revolving Loan Fund continue to support our economic development goals, I’m most excited for the launch of the Berwyn Shops, a space designed to help entrepreneurs take their business to the next level. 2021 was filled with challenges, milestones, and incredible growth. We marked the second calendar year of the Covid-19 pandemic with the rollout of vaccines, as well as new health and safety guidance. As a City, we worked diligently to pull together as many resources as possible to support the reopening of our community. As a leader, I worked with our partner organizations at the local, state, and federal level to connect Berwyn businesses with available financial tools. And while critical to use funds to recover from the past, it is also crucial to look forward to the future. This is why we’re working with the BDC on the launch of the Berwyn Shops retail incubator space on Roosevelt Road. We’re also excited to announce the beginning of the Berwyn Internship for Small Businesses, a partnership with Morton College. We’re committed to supporting the growth of entrepreneurs right here at home and provide Berwyn businesses the tools they need to succeed in a changing world. DEVELOPING BERWYN Familia Fresh Market

Familia Fresh Market applied for and received a Finish Line Grant of $12,315.88 to replace their entrance doors and install cart corrals. Since its inception in 2008, Familia Fresh Market has been a staple of the community, offering fresh produce and quality customer service. Rite Price Auto

The BDC issued its newest Commercial Loan to Rite Price Auto, located at 6844 16th Street in Berwyn, in August of 2021. Rite Price Auto has provided dependable quality auto repair services to the Berwyn community since 2004. The BDC’s Commercial Loan of $187,500 was matched with the Illinois Department of Commerce and Economic Opportunity’s Advantage Illinois Program loan of $39,500 (see more about the Advantage Illinois Program below). The total loan of $227,000 was used to purchase the property where Rite Price Auto currently operates, solidifying their business location in Berwyn for the foreseeable future. www.ritepriceautorepairs.com

Available BDC Loan Programs The BDC Commercial Loan, Micro Loan, and EDA Revolving Loan Programs are operated in conjunction with the City of Berwyn to retain and improve Berwyn businesses and to encourage new business investments. The loans may be used for almost any business-related expense, including build-outs, façade improvements, equipment, inventory and working capital. The Commercial Loan Program offers: • Traditional loans of $10,001 or greater. • Annually-established interest rates. • A maximum term of 5 years. The Micro Loan Program offers: • Micro loans between $1,000 to $10,000. • Annually-established interest rates. • A maximum term of 3 years. EDA Revolving Loan Program Eligibility: • Have a denial letter from a financial institution • Meet other loan program criteria • Pledge to create or retain one job for every $35,000 borrowed

Loan applications may be submitted at any time.

Finish Line Grant Program Throughout 2021, the BDC continued operation of the Finish Line Grant program. This grant program assists businesses and property owners with rehabilitation and renovation of physical properties. Now in third year of operation, the program is open to all businesses operating in one of Berwyn’s TIF districts – regardless of how long they’ve been in business. This program both supports businesses and drives investment. In 2021, for every $1 of Finish Line funding, we saw $4.50 in private investment. Last year we committed more than $212,000 towards 21 projects. Because of this success, we’re continuing the program into 2022 with $650,000 available. Even more exciting is a reworked tier structure, which gives even more assistance to small projects, and has a higher maximum grant award for large projects.

The BDC Recognized as a Certified Lender In early 2021, the BDC received notice that it had been recognized as an approved lender through the Advantage Illinois Program. This State of Illinois program allows the BDC to submit eligible loans to the Department of Commerce and Economic Opportunity for further approval. Eligible loans would receive additional financing from the State which can act to reduce the BDC’s lending risk profile, reduce the borrower’s interest rate, and reduce the borrower’s equity requirement. The State of Illinois would take a second position on the loans, ensuring subordination to the BDC. These additional funds are not right for everyone, as they do come with specific job creation criteria. The Berwyn Shops is an upcoming incubator created to help pop-up shops, home-based businesses, and small online retailers test out a new market before committing to a brickand-mortar store. Along with their very own shops, vendors will receive practical business education, ongoing support, and mentorship designed to help them take their businesses to the next level. This dynamic new attraction will also give the residents of Berwyn and city visitors the opportunity to shop local, support growing businesses, and discover new items.
