Executive summary / project in short The area outside Bella Center Copenhagen transforms into Bellakvarter – a vibrant urban area with residents, shops and sustainable thinking in its DNA. Placed minutes away from both the city center and the airport, the area is looking to welcome a diverse range of visitors in Bellakvarter. Copenhagen trademarks in terms of lifestyle, food and design meets a dynamic, international business environment. In a front row seat, overlooking Amager Fælled, the 20.000 sqm Pandora Headquarters forms the foreground to Copenhagen's future cityscape. Crowned with a reflective metallic volume, floating on top of the heavy base, the building adds a monumental presence to the scene. While the crown matches the scale of the extensive Amager Fælled, the low base adapts to the human scale of the forecourt on the opposite side of the building. Vast fields and intimate plazas are external green elements to the headquarters, which also features a unifying atrium space and lush green rooftop terrace. The generality of the facade creates a flexible building where control lies with the user and a democratic design where no seat is better than the other. Pandora's future headquarters will be DGNB Platinum + DGNB Heart certified with a strong sustainable profile. With a starting point in UN Sustainable Development Goals, the suggested design is based on a belief in actions on several levels - a sustainable building for a sustainable neighborhood. Bellakvarter offer a unique opportunity to tailor this headquarters specifically to make it reflect the Pandora’s identity and profile. Welcome to your new headquarters building!

Bellakvarter - A new neighborhood

Rooted in Copenhagen's unique approach to architecture, design, lifestyle, and food, Bellakvarter is evidence of how a new Copenhagen urban district can interact with a dynamic, international conference center.

What makes Bellakvarter so unique is the fact that Bella Center, the largest exhibition and conference center in Scandinavia, is located in the very heart of the district. Bellakvarter also features great diversity. The existing area around Bella Center Copenhagen and AC Hotel Bella Sky will acquire a new, enhanced identity, and Bellakvarter will become a brand new urban district featuring a wide range of functions with a new approach to interweaving conferences, exhibitions, and events with urban life, housing, business, and local environments.

Bellakvarter features terraced houses, company headquarters, and shops. The area is constructed in blocks and composed of small-scale built structures with a height of between three and six stories with diverse materials and facades. In some places, the blocks feature rooftop functions. Like cubic tower buildings, they add density to a corner or a street. Bellakvarter will be a mixture of commercial and residential, thereby creating a vibrant, pulsating district accommodating 6,000 new residents and 6,500 new jobs, and buzzing with activity from morning to evening. The district has its own metro station with easy and fast connections from Ørestad to Copenhagen city center and the airport. In terms of scale and paving, the district's streets will be 'mixed use' – pedestrians, cyclists, and motorists

Construction is well underway and in the next few years, offices, townhouses, cafés, apartments of all shapes and sizes, plazas, and parks will come to life. In 2023 approximately 90% of the plan will be finalized. Only a few plots to the west of the new headquarters will be open for new developments, which keeps expansion options in the future possible.

Pandora - Brand and building In line with the planning of the area, the concept of the building is a solid base with a light top. Crowning the base volume with a glittering jewel on top, adding monumental presence – a prismatic volume overlooking Amager Fælled and the skyline of Copenhagen as a backdrop.

Pandora - Reflecting the brand It is our aim to create and offer a new global Class A headquarters building for Pandora that translates Pandora’s jewelry and the Pandora brand into a unique designed headquarters. A building that not only caters to the needs and ambitions of Pandora, but also commensurates with Pandora’s brand. By envisioning a new building Pandora has the unique possibility to design a building customized to Pandora’s brand image, its working methods and to its dedicated staff. A building that is not just a new headquarters, but a trade mark for the Pandora design, values and sustainable ambitions Pandora goes from having a place to work to

a place where the company can showcase its work – visually showcasing the Pandora brand through its building and creatinging a state-of-the-art work place that attracts and inspires the employees of Pandora.

Pandora - Embracing Sustainability Embracing Pandora’s sustainability agenda. Pandora has marked a change in its production of jewels by utilizing upcycled materials. Creating a new building poses not only new opportunities, but also a great responsibility when using the worlds resources to build. By utilizing the same approach in the building design as in Pandora’s jewelry it becomes evident that Pandora is dedicated a sustainable agenda and future. Pandora - Ways of working The way we work today is rapidly developing. As a result of the covid-19 pandemic new ways of working are emerging, being discovered, and being developed. At the base of the building we find an O-shaped floor plate with a central aula that acts as the heart of the building. Normal workspaces are placed at the outer perimeter of the building. At the inner perimeter touchdown workspaces are placed creating a dynamic work environment towards the aula. Central bridges create a setting for informal meeting spaces as well as bind the building together with a sculptural stair as a center piece.

On top of the base you will find a large, south facing rooftop terrace overlooking the rest of Bellakvarter. This outdoor space offers a wide range of possibilities as it could be used for meetings of both formal and informal nature or simply a quiet moment to relax in the green. It could also offer exercise and wellness opportunities, for instance the perimiter could become an approx. 250 meter running track.

Hovering above the rooftop terrace overlooking Amager Fælled and the rest of Bellakvarter you find the exclusive office area of the project. Pandora - Welcoming you inside The Pandora Headquarters experience begins long before one enters the building, in fact it begins in the public space facing the headquarters building. The public space is envisioned as an active and inviting public area where morning exercise can take place, Pandora can exhibit jewelry in showcases and visitors easily will be guided from the metro. The public space surrounding the building becomes an extension of Pandora’s headquarters building.

New ways of working walk-n-talk

Post covid-19 we have adopted new ways of meeting and exercising. Studies show that we are more productive after exercising. Walking is the simplest form of exercise and should be incorporated into the way we work and use our immediate surroundings. Below are 3 routes ranging from 15 minutes to 1 hour walks.

A DGNB Platinum and DGNB Heart certfied headquarters building. The design of Pandora’s headquarters is based on a deep understanding and respect for UN Sustainable Development Goals. We suggest actions and interventions on numerous levels and scales: place (urban scale), project (building scale) and people (human scale).

Place - the urban scale Place is important. Choice of location of a business has signal value. Connectivity to creative clusters create knowledge and innovation. The dynamics of urbanity attracts qualified minds – the main fuel for any knowledge organization. Bellakvarter in Copenhagen has all that. Placed between Scandinavia’s largest infrastructure hub – Copenhagen Airport – and the city of Copenhagen, acknowledged globally as one of the world’s most sustainable and liveable capitals, Ørestad in it’s own right is growing to become a knowledge cluster on it’s own. Bellakvarter is Denmark's first midway DGNB Gold-certified neighborhood, where the social integration between liveability, businesses, conference and hotels have created a model for mixed use development. Based on public transport connectivity to both city and airport and access to the region’s largest nature reserves. Bellakvarter is the perfect neighborhood to place a modern, sustainable headquarters.

Scaled and inviting for human beings The building shape is divided into well defined elements, base and tower, with clear vertical lines (bends) downscaling a large building into a human scale in a human neighborhood. Inviting and accessible: The building plot is defined on all four edges opening up to the surrounding neighborhood with publicly accessible and lively functions, such as the café and canteen, reception, winter garden and showcase area. Employees can interact with collaborators, clients and potentially the public in the canteen and café over the ritual of eating nutritious and healthy food.

Every area of the ground floor area, rooftop terrace and office floors are optimized for heightening the green factor Rooftop terrace: The rooftop is treated as a natural habitat for insects and birds, with species of plant selected carefully to enhance the biodiversity on site.

Project - the building scale All kinds of production use a certain amount of our planets resources. So does the production of buildings. The building and construction industry is responsible for 40% of the global carbon emissions. This includes two aspects of a building's footprint. The actual physical building itself. And the amount of energy the building uses in operation over a lifetime. When producing new buildings we have to be aware of both of these aspects to produce buildings with a minimal impact over a lifetime. UN Target 12.2 By 2030, achieve the sustainable management and efficient use of natural resources

1. A Minimal footprint Optimized and compact volume: The volume is shaped to create maximum window area per work space creating optimal daylight conditions and views for employees, possibility for natural ventilation and minimizing electricity needs for lighting and mechanical ventilation. The building volume is compact in order to build as little as possible and therefore reducing the amount of materials used to construct the building. Flexible and scaleable: The layout of the building is organized in a simple and flexible way. This results in departments have the potential of growing or shrinking both vertically and horisontally in the building and offers a wide range of flexibility. Furthermore, parts of the building could be subletted out to a seperate tenant without interfering with the headquarters. The site offers a building of up to 23.500m², in case the headquarters needs to scale up.

Parametric facade: The facade consists of lammellas that can adapt parametricly to different orientations. This means for example that the facade could be more closed towards south to protect from the direct sun and more open towards north. The volume is shaped to minimize surface on east and west facades to protect workspaces from low sun angles deep in the building.

Mining requires a lof of energy, so by using recycled metals we reduce greenhouse gas emissions. The emissions for recycled silver are one third compared to mined silver, while recycling of gold emits approximately 600 times less carbon than mining new gold. Pandora Annual Report 2020

UN Target 8.4 Improve progressively, through 2030, global resource efficiency in consumption and production and endeavour to decouple economic growth from environmental degradation, in accordance with the 10-year framework of programmes on sustainable consumption and production, with developed countries taking the lead 3. Minimize the use of non-renewable and virgin materials by using circular materials Recycled matarials: The buildings outer skin is highly durable, long lasting and low maintenance. For the base of the building a potential facade cladding could be certified upcycled tombak made from re-cast copper cables and zinc. A material with a potential of being almost 100% recyclable. For the top of the building we suggest to use recycled aluminium. With the potential of reusing materials from local demolishing projects of existing buildings in Bellakvarteret. UN Target 7.2 By 2030, increase substantially the share of renewable energy in the global energy mix 4. Utilize local energy renewables to reduce the reliance on fossil based energy sources Prepared for renewables: The roof of the building will be covered in PV panels producing energy for the building. The building will be partly cooled and heated through a geothermal system, utilizing the temperature of the ground. This will supply the building with a renewable source of energy.

People - the human scale In the modern day economy, people are any company's largest resource. The well-being and satisfaction of employees is directly linked to staff health, loyalty and creativity. A modern office building needs to perform as a source of joy for the people working in it and create a sense of pride and generosity.

UN Target 10.2 By 2030, empower and promote the social, economic and political inclusion of all, irrespective of age, sex, disability, race, ethnicity, origin, religion or economic or other status 1. Democratic design, where all employees have equal access to amenities and no group of employees is underprioritized Democratic and accessible design: The buidling is organized without vertical hierarchies and with equal access to daylight, fresh air and exterior spaces to create equal qualities for all employees in the building. The roof terrace in the building is open and accessible for all employees and guests creating equal opportunities to experience the view over Bellakvarter and Amager Fælled. The building meets the highest standards for accessibility creating equal opportunities for all users. Ramps and entrances are located to created an equal access to all parts of the building.

Best possible physical work climate with access to clean and natural air Fresh air quality: Air qualities are measured and work spaces partly naturally ventilated and mechanically ventilated to control air quality through the different seasons and creating the possibility to filter the air in the peak allergy season. Holistic work place, where body and mind is catered for by creating access to daylight, healthy food, stress relief and possibilities to exercise Natural daylight: The number of work spaces are optimized towards natural daylight and view to the surroundings. Exercise and well-being: Room for pause and contemplation is priorized all through the building including a stress relief garden on the terrace. View to green vegetation has a documented effect on stress relief. Exercise facilities are implemented on the roof terrace. The close proximity to the nature provides the posibility of for example taking a run in Amager Common during work hours. Healthy food: The canteen serves healthy, ecological and mainly vegetarian food. The front cooking concept reduces the amount of food and calories per serving while limiting food waste. The kitchen could work with a front serving concept that is organized to reduce the amount of food waste in the canteen. Socializing equals collaboration: Public functions on the ground floor and top of the building and plenty of informal meeting spaces encourages socializing across the organization, creating documented benifits for reducing internal conflicts and a better psychological work environment. Biophilic design: An inner forest in the central atrium of the building will absorb CO2 from the used air in the building and offers a space for mental recharging. Direct green access from work spaces has a documented positive effect on productivity and work satisfaction.

Process: Timeline


Creating a unifying, efficient and state-of-the-art headquarters for an international, modern company requires a process that is designed to promote a close and integrated collaboration. A process where Pandora, Bellakvarter, the Consultants and (at a later stage) a contractor all take part in a collaborative approach and all are willing to test and challenge inveterate habits.

Our Analytical Approach is primarily diagram and image driven and will inspire both discussions, drive design development and design decisions. It will also serve as our design management tool in connection with decisions regarding design, budget and project related issues. Moreover, the Analytical Approach addresses all aforementioned design parameters for evaluation.

We believe that an inter-disciplinary collaborative design approach will benefit the project as a whole and create a truly innovative office building design with technical solutions that sustain the operation of the building, layout flexibility and futureproofing that influence the design and use of the building, and vice versa.

Iterative Design Approach The Bellakvarter team use an Iterative Design Approach, where numerous design options are laid out in collaboration with the Client Team based on program, budget, context, space planning, etc. This Iterative Design Approach creates an evolutionary design process where design options are developed in dialogue and collaboration with the Client Team. By comparing pros and cons options are quantified, sub-solutions or combined solutions are selected for further development. The design evolves and progresses naturally bringing into play best ideas from all parties in the Project Team.

Analytical Approach The methods described in the following chapter are all developed to create the best basis for dialogue. These methods have been honed and developed through many years of work and through numerous successful projects where user’s involvement is an integral part of the design process. The Bellakvarter team always work analytically to provide the best basis for discussions and development of our projects. It is through our analytical approach that we can communicate difficult design related issues via diagrams and imagery. By communicating verbally and visually, dilemmas, potentials, challenges and principles can serve as a basis for our discussions with the Client Team (i.e. Pandora and Bellakvarter).

*As part of the Co-creation workshop process a space planner can be offered to help Pandora qualify their spatial requirements and configurations.

Based on a thorough analysis of options, a decision is made on the final solution. The method can be used both at early design phases, e.g. in terms of the volume of the building, but also later in the design process for instance with the design of facade details, use of surface materials. The method has been developed so that the Client Team can make informed decisions and prioritize on an ongoing basis. The process does not only create the best, most thoroughly analyzed results, but also ensures ownership for those who will use and work in the building.

Overall Process We have divided the Overall Process from begin design to completed building into three main phases: a Dialogue Phase, a Design Phase and a Construction Phase. We believe that the process from contracting to ready-for-use building can be done within 36 months. This is of course dependent on an efficient process with a stringent communication protocol between all parties in the project: The Client Team (Pandora, Bellakvarter), Planning Authorities, Stakeholders and The Consultant Team.

We believe this can be ensured by making use of cocreation workshops. Thereby the project is properly embedded with all parties in the Project Team, while bringing input from all groups and keeping everyone updated. Dialogue Phase The first of the three phases is the Dialogue Phase. This phase will focus on end-user involvement and co-creation, the purpose of which will be to map patterns of use, Pandora's technical requirements, layout

Commissioning of tenancy

The diagram above illustrates how we envision the process. and programming of the building. The user meetings will involve a select group of the Pandora's employees and operating staff, whereas the co-creation workshops will involve representatives from the Client Team: Pandora, the Consultants and Bellakvarter. Both the User Meetings and the Co-creation Workshops will be based on specific concepts and spatial sketches of the program. Here, issues like flow, supply, ventilation, internal distribution of spaces as well as materials and surface qualities will be discussed.

Timeline The first Co-creation Workshop will be used to identify a set of assessment criteria that are essential to the success of the project. These criteria will be used to evaluate the project throughout both the dialogue phase and the design phase to create a red thread in the discussion, but also in order to identify dilemmas and challenges and prioritize the right solutions based on this. These criteria will be chosen in collaboration with the Client Team, and as an example could be budget, buildability, architectural quality, flow, facility management, space planning, flexibility, efficiency, quality in workspaces and sustainability. This way we can absorb information on all aspects of the present operation, good / bad experiences alike – for example, on areas such as internal servicing (reception and handling of post), canteen, back of house functions as waste management, delivery of goods, cleaning, maintenance etc. The Dialogue Phase is estimated to last approx. 4 months and will begin with the signing of a Letter of Intent between Pandora and Bellakvarter. Furthermore, a steering committee will be established with representatives from Pandora and Bellakvarter. Steering committee meetings will be held regularly throughout all three phases. Design Phase The second overall phase is the Design Phase in which the consultants will detail the design using all the information gathered in the dialogue phase. This phase

will therefore focus on clarification and qualification of the design. The Design Phase will have a series of project design meetings and presentations. The project design meetings are the consultants' internal meetings where the project is reviewed, and the tasks coordinated. These meetings ensure progress and development in the project. The presentation meetings are where the consultants present the current status of the project to the Client Team. The Design Phase will begin with the signing of a Conditional Lease Agreement, which is contingent on a building permit from Copenhagen Municipality. We estimate that the Design Phase will last approx. 8 months. Construction Phase The Construction Phase will have weekly construction meetings at the construction site led by the site manager. As in the previous two phases steering committee meetings will be held regularly to ensure that necessary decisions are made to drive the process forward. At the start of the Construction Phase a Unconditional Lease Agreement will be signed by Pandora. The Construction Phase is estimated to last approx. 24 months.
