Executive summary / project in short The area outside Bella Center Copenhagen transforms into Bellakvarter – a vibrant urban area with residents, shops and sustainable thinking in its DNA. Placed minutes away from both the city center and the airport, the area is looking to welcome a diverse range of visitors in Bellakvarter. Copenhagen trademarks in terms of lifestyle, food and design meets a dynamic, international business environment. In a front row seat, overlooking Amager Fælled, the 20.000 sqm Pandora Headquarters forms the foreground to Copenhagen's future cityscape. Crowned with a reflective metallic volume, floating on top of the heavy base, the building adds a monumental presence to the scene. While the crown matches the scale of the extensive Amager Fælled, the low base adapts to the human scale of the forecourt on the opposite side of the building. Vast fields and intimate plazas are external green elements to the headquarters, which also features a unifying atrium space and lush green rooftop terrace. The generality of the facade creates a flexible building where control lies with the user and a democratic design where no seat is better than the other. Pandora's future headquarters will be DGNB Platinum + DGNB Heart certified with a strong sustainable profile. With a starting point in UN Sustainable Development Goals, the suggested design is based on a belief in actions on several levels - a sustainable building for a sustainable neighborhood. Bellakvarter offer a unique opportunity to tailor this headquarters specifically to make it reflect the Pandora’s identity and profile. Welcome to your new headquarters building!

Bellakvarter - A new neighborhood

Rooted in Copenhagen's unique approach to architecture, design, lifestyle, and food, Bellakvarter is evidence of how a new Copenhagen urban district can interact with a dynamic, international conference center.

What makes Bellakvarter so unique is the fact that Bella Center, the largest exhibition and conference center in Scandinavia, is located in the very heart of the district. Bellakvarter also features great diversity. The existing area around Bella Center Copenhagen and AC Hotel Bella Sky will acquire a new, enhanced identity, and Bellakvarter will become a brand new urban district featuring a wide range of functions with a new approach to interweaving conferences, exhibitions, and events with urban life, housing, business, and local environments.

Bellakvarter features terraced houses, company headquarters, and shops. The area is constructed in blocks and composed of small-scale built structures with a height of between three and six stories with diverse materials and facades. In some places, the blocks feature rooftop functions. Like cubic tower buildings, they add density to a corner or a street. Bellakvarter will be a mixture of commercial and residential, thereby creating a vibrant, pulsating district accommodating 6,000 new residents and 6,500 new jobs, and buzzing with activity from morning to evening. The district has its own metro station with easy and fast connections from Ørestad to Copenhagen city center and the airport. In terms of scale and paving, the district's streets will be 'mixed use' – pedestrians, cyclists, and motorists

Construction is well underway and in the next few years, offices, townhouses, cafés, apartments of all shapes and sizes, plazas, and parks will come to life. In 2023 approximately 90% of the plan will be finalized. Only a few plots to the west of the new headquarters will be open for new developments, which keeps expansion options in the future possible.

Pandora - Brand and building In line with the planning of the area, the concept of the building is a solid base with a light top. Crowning the base volume with a glittering jewel on top, adding monumental presence – a prismatic volume overlooking Amager Fælled and the skyline of Copenhagen as a backdrop.

Pandora - Reflecting the brand It is our aim to create and offer a new global Class A headquarters building for Pandora that translates Pandora’s jewelry and the Pandora brand into a unique designed headquarters. A building that not only caters to the needs and ambitions of Pandora, but also commensurates with Pandora’s brand. By envisioning a new building Pandora has the unique possibility to design a building customized to Pandora’s brand image, its working methods and to its dedicated staff. A building that is not just a new headquarters, but a trade mark for the Pandora design, values and sustainable ambitions Pandora goes from having a place to work to

a place where the company can showcase its work – visually showcasing the Pandora brand through its building and creatinging a state-of-the-art work place that attracts and inspires the employees of Pandora.

Pandora - Embracing Sustainability Embracing Pandora’s sustainability agenda. Pandora has marked a change in its production of jewels by utilizing upcycled materials. Creating a new building poses not only new opportunities, but also a great responsibility when using the worlds resources to build. By utilizing the same approach in the building design as in Pandora’s jewelry it becomes evident that Pandora is dedicated a sustainable agenda and future. At the base of the building we find an O-shaped floor plate with a central aula that acts as the heart of the building. Normal workspaces are placed at the outer perimeter of the building. At the inner perimeter touchdown workspaces are placed creating a dynamic work environment towards the aula. Central bridges create a setting for informal meeting spaces as well as bind the building together with a sculptural stair as a center piece.

On top of the base you will find a large, south facing rooftop terrace overlooking the rest of Bellakvarter. This outdoor space offers a wide range of possibilities as it could be used for meetings of both formal and informal nature or simply a quiet moment to relax in the green. It could also offer exercise and wellness opportunities, for instance the perimiter could become an approx. 250 meter running track.

Hovering above the rooftop terrace overlooking Amager Fælled and the rest of Bellakvarter you find the exclusive office area of the project. A smaller floorplate allows for a more intimate working atmosphere. Areas for more traditional office workspaces can be incorporated into the crown portion of the building. Areas can be subdivided into closed offices of 1, 2, 4 or 8 people. Maximum flexibility for Pandora's future office configurations.
